Did You Know? Greetings, Over the course of the summer we had a record breaking amount of neighbors making improvements to their homes. Additionally, we had a tremendous amount of sales in all areas. Therefore, we wanted to take a moment to clarify a little bit of what is going on behind the scenes when it comes to home improvements, and home maintenance. Home Improvements and modifications are regulated and approved by the Architectural Review Committee (The ARC). The committee meets on the First Tuesday of the month to discuss areas of concerns, owner appeals, and any updates needed to the ARC standards and guidelines. Did you know that as of last month, the ARC and the Board of Directors approved painted brick homes within Windermere? After much conversation and discussion, it was approved to allow painted brick within the communi-

ty. Each submission will be thoroughly reviewed at the monthly ARC meeting to ensure that the neighborhoods continue with the aesthetic appeal that Windermere is known for. On the other side of the home improvement area is Compliance. Although this is not necessarily a “friendly” area of communication, we want to ensure that standards are set and standards are met. Did you know, on a weekly basis, the HOA conducts neighborhood drive throughs? The staff is tasked in conducting these inspections to ensure that the expected standards set by the community are met. Additionally, we receive reports from homeowners vis the website or

phone calls. Once we receive a violation of compliance the process typically goes as follows: • A report is made. • A letter is sent. 15 days are given for corrective action. • If the compliance issue is not corrected, then a follow up letter is sent, and a fine is implemented. If the HOA receives communication from a homeowner that they are taking care of the compliance issue, and a plan is made, than no further action is taken in regards to a fine or letters sent. All standards and guidelines are reviewed and approved by the ARC and the Board of Directors to ensure the continued beautification of Windermere. FREQUENT VIOLATION REMINDERS We understand that no one wants to receive those pesky violation letters! The most frequent violations that can be easily avoided are: GARAGE & YARD SALES Individual or neighborhood garage sales, moving sales, rummage sales, yard sales or similar activities within Windermere are prohibited. Community-wide events have traditionally been scheduled twice per year.
LAWNS TRASH CANS They must be stored out of view from the street. They cannot be stored on the side of the house or by the garage.
Rule Update: Trash and recycling containers should be placed at the curb for no more than 48 hours. Generally, this is 24 hours prior to pickup and 24 hours after pickup.

Please make sure your yards and beds are properly treated for weeds and that pine straw or mulch is kept looking tidy and fresh. This includes the sides and back of your homes as well...Your yard is one of the first things that is noticed about your home.

Arc Requests Does your home need some work? Are you thinking about renovating? ...Not sure if your project needs approval? Most projects that are performed to a home or lot require prior approval from the Association. Contact us at Windermereactivities@comcast.net As a reminder, the ARC Request process is outlined below.
FOR A COMPLETE COPY OF THE ARC GUIDELINES PLEASE CLICK HERE. Section 1.01 Modifications Requiring Approval Every structure or thing which is placed, erected, or installed upon any Unit and all improvements or other work (including staking, clearing, excavation, grading, and other site work, exterior alterations of existing improvements, or planting or removal of landscaping) which takes place within Windermere, must be in compliance with the Declaration and the Architectural Guidelines. New construction or any change or modification that is visible from the outside of a residence is subject to these guidelines and the authority and approval of the ARC. Section 1.02 Submittals (a) Process A three-step process as follows: (i)Complete online Application for Modification form (ii) Gather required supporting documentation (iii) Submit Application and supporting documentation to the Property Manager – PLEASE NOTE THE DATE RECEIVED BY THE PROPERTY MANAGER MAY DIFFER FROM THE DATE PRINTED ON THE

(b) Fee for the process There are no fees for the standard review process for ARC Applications. However, per the Financial Policies and Procedures Applications to the Architectural Review Committee for changes, alterations, additions, or deletions to property by delinquent homeowners will not be considered until all obligations for that individual property are resolved. Certain projects such as but not limited to, an addition to a residence, new construction and pool/courtyard additions may require review from a licensed architect. These types of projects shall be subject to additional review fees as determined by the Board or their designee. The property owner will receive notification of additional fees once an application has been submitted and all fees must be paid prior to starting the review process. Fees are payable via check or money order. If you wish to expedite the standard review process for your ARC Application which would not require review by a licensed architect rush fees will be charged as follows: Approval in 2-4 Days once a complete form is submitted - $100 fee payable at the time of submission. Approval in 5-7 Days once a completed from is submitted - $50 fee payable at the time of submission. At the discretion of the Association Manager, certain projects may not be permitted to be rushed. Applications may be submitted at any time, with an average processing time of 14 business days. Please plan ahead for all projects, including holiday and birthday gifts. Failure to receive prior approval for any and all projects is subject to sanctions for violation including unapproved modification fines starting at $200. Ensure all required documentation including but not limited to: (paint samples, roof shingles, plat/survey site, materials lists, renderings, etc.) are included with your application. Failure to provide the required documentation may result in the application not being accepted or delays in the processing time.

Ankle Biters Tennis Ankle Biters Tennis (ABT) is now available in Windermere. ABT specializes in introducing tennis to children 10 and Under. We offer Wednesday classes for 6 and Under, 8 and Under and 10 and Under. Ankle Biter’s is focused on keeping tennis fun while staying on schedule with online classes, thus avoiding inclement weather and cancellations. These classes are designed for beginners and kids who have never played tennis. FREE t-shirts and rackets based on availability and size of child.
Starts August 11th
The next session of ABT begins Wednesday, August 11th with a Zoom call that will introduce all the players and parents to our ABT coaches Shaun and Geovi. The following week on August 18th, players will meet Coach Shaun and Coach Geovi at the courts for their first lesson of the season.
Windermere High School Tennis Academy will begin Monday August 11. Classes will be offered Monday, Wednesday and Thursday, 4:15-6:15 pm. Cost to attend two days per week, per four week session is $224 Cost to attend three days per week, per four week session is $300 This class requires player evaluation. Pickle Ball Open Play Is In Full Swing Thursday Night Open Play Pickleball is now being held for all Windermere residents. Updated Pool Procedures, Parties, Swim Team, and Entertainment Slide Procedures** To ensure social distancing and the safety of all patrons, only ONE (1) person at a time will be allowed on each staircase platform. Please note, parents may accompany their children to the top of the slide. All others patrons must queue at the base of the stairs until their turn. New Behavior Protocols** At the first occurrence of a “time out”, the resident will be required to provide their amenities card for information capture. If a card is not provided, the resident will be asked to leave. If the action is from a guest, then they will be asked to leave the facility immediately. Upon the second “time out”, the resident will be asked to leave. This occurrence will be documented, filed and possibly result in the suspension of privileges. ** For the safety and enjoyment of all residents, please share these new procedures with all members of your household.**

POOL HOURS The Pool opens at 5:00 a.m. for residents to swim at your own risk. The Pool closes each evening when lifeguards go off duty. Lifeguard on duty schedule is detailed on Page 4 of the Pool Information Packet POOL SAFETY: ATTENTION ALL RESIDENTS!! Please pay close attention to the pool rules which are intended to ensure a safe environment for all residents. Please be aware that Lifeguards are primarily responsible for life safety. Parents are responsible for monitoring and supervising their children at all times, while in the water and on deck, and ensuring they observe the rules for their own safety. The majority of our parents are diligent in this regard, but there still are too many instances of unsupervised children. We ask that you give your utmost attention to this and your full understanding and cooperation to the Lifeguards. Note parties are available during the following time slots 12:00 PM – 3:00 PM or 5:00 PM – 8:00 PM * All parties must take place during guarded hours ONLY. * No parties will be held during Swim Meets, Social Events, or Holidays (high volume days). ACCESS CARDS / POOL STICKERS Access cards with a 2021 sticker must be used by residents for admittance to the pool area. Stickers may be obtained in person at the Lodge by the adult homeowner or resident. No children, nannies, or other family members may obtain stickers. Please read the Pool Rules and sign the acknowledgement form. You must be current on HOA dues and fees, present your access cards and bring your signed rules acknowledgement to receive your stickers. Taking Pup on a Road Trip Ironically, I had planned to write about tips for traveling by car with your dog and then when I opened my Sunday AJC (yes I still take the good old fashioned newspaper), a gentleman wrote a very helpful article about the same topic. Therefore, I have combined my thoughts with his thoughts to offer some advice. First of all, make sure your pup enjoys being in a car and is accustomed to the entire experience. Start them off young if you DO indeed want them to accompany you on trips by taking them on short rides, then progress to longer ones. Of course, be fully aware of the pet rules of the hotel, cabin or whatever type destination you have chosen and be very respectful of their guidelines.
It is best to have your dog up to date on all shots and you could even carry this paperwork with you. If you have pet insurance, read through it to see if your pet is covered when traveling. Make sure your name and your contact information is on the dog tag attached to his collar. If your dog is microchipped, make sure your information is correct and up to date. We hate to think about accidents, but if one did occur and your baby got loose, your contact information would be easy to find! Stop every couple of hours to give him a potty break and to stretch his legs when you stretch yours! He will
greatly appreciate this and may be ready for some water and food, as well. Of course, never, ever leave him in the car unattended, especially during the summer months. If you must leave your dog, make sure a member of the family is with him so you can leave the vehicle running or safely roll the windows down a bit. And finally, just keep in mind that some pups are not car travelers and may prefer being cozy at home with a caring pet sitter (such as me)....or staying with a loving and responsible friend/neighbor. An unhappy pet can surely ruin a much-awaited vacation!

There are various types of “car seats” for pups so check those out and see what works best. Travel carriers for smaller pups with shoulder straps work very well. They can be clicked into the car to prevent shifting and then taken to a hotel room where he can be crated. Often hotels require pets to be crated when you leave the room and your baby may even be more comfortable in his own little “room”. Be sure to pack his leash, favorite toys, bed, blanket and snacks, along with his food and even collapsible bowls are easy to pack. It’s a good idea to bring along some stain cleaner and odor eliminating spray in case of accidents. Remember to bring poop bags and keep them handy when stopping along with a towel in case muddy paws get back into the car. 22

The Fitness Center was re-opened in June on a limited basis. We are glad to announce that we have been able to open the gym back to its full operations. Please read all posted signs before entering the gym. Although we have increased gym cleaning by our professional cleaning company to 3 times per week, as a courtesy to other residents of your community, please remember to always clean equipment before/after usage, and employ social distancing. Lastly, please limit your work out to no more than 2 hours when others are wanting to use the facility.
