Arc Requests Does your home need some work? Are you thinking about renovating? ...Not sure if your project needs approval? Most projects that are performed to a home or lot require prior approval from the Association. Contact us at Windermereactivities@comcast.net As a reminder, the ARC Request process is outlined below.
FOR A COMPLETE COPY OF THE ARC GUIDELINES PLEASE CLICK HERE. Section 1.01 Modifications Requiring Approval Every structure or thing which is placed, erected, or installed upon any Unit and all improvements or other work (including staking, clearing, excavation, grading, and other site work, exterior alterations of existing improvements, or planting or removal of landscaping) which takes place within Windermere, must be in compliance with the Declaration and the Architectural Guidelines. New construction or any change or modification that is visible from the outside of a residence is subject to these guidelines and the authority and approval of the ARC. Section 1.02 Submittals (a) Process A three-step process as follows: (i)Complete online Application for Modification form (ii) Gather required supporting documentation (iii) Submit Application and supporting documentation to the Property Manager – PLEASE NOTE THE DATE RECEIVED BY THE PROPERTY MANAGER MAY DIFFER FROM THE DATE PRINTED ON THE

(b) Fee for the process There are no fees for the standard review process for ARC Applications. However, per the Financial Policies and Procedures Applications to the Architectural Review Committee for changes, alterations, additions, or deletions to property by delinquent homeowners will not be considered until all obligations for that individual property are resolved. Certain projects such as but not limited to, an addition to a residence, new construction and pool/courtyard additions may require review from a licensed architect. These types of projects shall be subject to additional review fees as determined by the Board or their designee. The property owner will receive notification of additional fees once an application has been submitted and all fees must be paid prior to starting the review process. Fees are payable via check or money order. If you wish to expedite the standard review process for your ARC Application which would not require review by a licensed architect rush fees will be charged as follows: Approval in 2-4 Days once a complete form is submitted - $100 fee payable at the time of submission. Approval in 5-7 Days once a completed from is submitted - $50 fee payable at the time of submission. At the discretion of the Association Manager, certain projects may not be permitted to be rushed. Applications may be submitted at any time, with an average processing time of 14 business days. Please plan ahead for all projects, including holiday and birthday gifts. Failure to receive prior approval for any and all projects is subject to sanctions for violation including unapproved modification fines starting at $200. Ensure all required documentation including but not limited to: (paint samples, roof shingles, plat/survey site, materials lists, renderings, etc.) are included with your application. Failure to provide the required documentation may result in the application not being accepted or delays in the processing time.

2021 ANNUAL MEETING NOTICE TO ALL HOMEOWNERS In accordance with Article II, Section 2.3 of the Bylaws for Windermere Homeowners Association, the Annual Homeowners Meeting is scheduled for Thursday, October 21, 2021, at 7:00 pm. The meeting will be held in the Windermere Lodge located at 4444 Front Nine Drive, Cumming, GA. Representatives for the Board will be present to discuss all aspects of the Association.
we will be using it again for this election cycle as well. No paper proxies will be accepted. If a resident does not have a computer, they may use a neighbor’s computer, go to the Library on Old Atlanta Road, or use a computer in the Lodge.
The Bylaws state, in order to hold a meeting and conduct business of the Association, there must be a quorum present. A quorum is the number of homes represented either in person or by proxy. The required quorum to attend this meeting and allow for the election of directors is one tenth (1/10th) of the homes. If the quorum for the annual meeting is not met, the Association must recall the meeting until quorum is established. In recalling the meeting, until quorum requirements are met, the Association incurs additional administrative costs. Your attendance or proxy will help fulfill the quorum requirements.

The most frequent violations that can be easily avoided are: GARAGE & YARD SALES Individual or neighborhood garage sales, moving sales, rummage sales, yard sales or similar activities within Windermere are prohibited. Community-wide events have traditionally been scheduled twice per year.
LAWNS TRASH CANS They must be stored out of view from the street. They cannot be stored on the side of the house or by the garage.
Rule Update: Trash and recycling containers should be placed at the curb for no more than 48 hours. Generally, this is 24 hours prior to pickup and 24 hours after pickup.

ANKLE BITERS TENNIS Ankle Biters Tennis (ABT) is now available in Windermere. ABT specializes in introducing tennis to children 10 and Under. We offer Wednesday classes for 6 and Under, 8 and Under and 10 and Under. Ankle Biter’s is focused on keeping tennis fun while staying on schedule with online classes, thus avoiding inclement weather and cancellations. Congratulations to Andrew Miller’s AA3 ALTA Mixed Doubles Team Windermere came out on top at the ALTA Mixed Doubles city finals while playing on the courts of the Truist Open at Atlantic Station. What a fun way to bring home the dinner plate!

The COVID-19 pandemic did not change the digital landscape, it supercharged it. Updated Pool Procedures, Parties, Swim Team, and Entertainment Slide Procedures** To ensure social distancing and the safety of all patrons, only ONE (1) person at a time will be allowed on each staircase platform. Please note, parents may accompany their children to the top of the slide. All others patrons must queue at the base of the stairs until their turn. The Slide is only operable during guarded hours. New Behavior Protocols** At the first occurrence of a “time out”, the resident will be required to provide their amenities card for information capture. If a card is not provided, the resident will be asked to leave. If the action is from a guest, then they will be asked to leave the facility immediately. Upon the second “time out”, the resident will be asked to leave. This occurrence will be documented, filed and possibly result in the suspension of privileges. ** For the safety and enjoyment of all residents, please share these new procedures with all members of your household.** ACCESS CARDS / POOL STICKERS Access cards with a 2021 sticker must be used by residents for admittance to the pool area. Stickers may be obtained in person at the Lodge by the adult homeowner or resident. No children, nannies, or other family members may obtain stickers. Please read the Pool Rules and sign the acknowledgement form. You must be current on HOA dues and fees, present your access cards and bring your signed rules acknowledgement to receive your stickers. Please pay close attention to the pool rules which are intended to ensure a safe environment for all residents. Please be aware that Lifeguards are primarily responsible for life safety. Parents are responsible for monitoring and supervising their children at all times, while in the water and on deck, and ensuring they observe the rules for their own safety. The majority of our parents are diligent in this regard, but there still are too many instances of unsupervised children. We ask that you give your utmost attention to this and your full understanding and cooperation to the Lifeguards. Be a Wise Pet Owner! I don’t know about you, but I cringe when I see posts of lost dogs or cats!! I will keep checking the Windermere Residents page to see if it has been found. How easy it is for a pet to escape, but here are just a few reminders to ensure safety: 1. I would imagine the most common pet escape is an open door. Please make sure you hear the door latch “click” when you close a door. Go over this with your entire family reminding them to NOT leave a door cracked and to close it tightly when entering or exiting the house. 2. Make sure when taking your pup for a walk that the leash is securely attached to his collar. 3. Make sure his collar is not too big where his head can easily slip out. {Yet, do not ever make his collar too tight. You should be able to fit a few fingers under his collar to allow some room.}
6. One of my big worries is seeing dogs hanging halfway out of a car window. You know your pup better than anyone, but it only takes seconds for him to jump or fall out. MAKE SURE the car doors are securely locked so a puppy paw won’t accidentally open a door or roll down a window completely. 7. When hiring a pet sitter, remind them over and over to NOT leave a door open. I double check a door when I leave a client’s house. 8. Loud noises such as thunderstorms or fireworks can be extremely frightening to many pets. Please make sure they are in a safe place if you know ahead of time when these experiences might occur. 9. Be leery of letting YOUNG family members/friends walk a high
spirited dog or simply one that likes to chase squirrels or gets excited seeing other pups. The walker must be strong enough to tighten the grip when he becomes anxious and hold on tight! It is sweet to teach your children to walk the family pet, but it’s more important to be practical for safety’s sake. The child can easily be dragged and get hurt while the dog runs away. 10. Lastly, make sure your pet has an identification tag on his collar, if in fact, he gets loose. Microchipping is always wise too. Never, ever forget to have easily accessible identification on your dear fur babies! Safety with our pets is HUGELY IMPORTANT and part of being a good, responsible pet owner.
4. If you have a fenced in yard, please remind everyone to CLOSE that gate when coming in or out. A very common occurrence is when the yard man leaves and forgets to close it. I know several pet owners whose pups have escaped due to this issue. When your yard man leaves, go ahead and confirm that the gate is closed before letting your dog out! 5. If using an electric fence, make absolutely sure it is working well and the collar is on! These often make me nervous.
