P.M. AT THE WINDERMERE LODGE
The Board of Directors of Windermere Community Association, Inc. is calling an annual meeting of the membership for the purpose of presenting the 2023 budget and reviewing the highlights of the 2021-2022 Board year.
Due to only having four candidates for the four open Board of Directors seats there will be no election. The Board of Directors for the coming year will be George Aubrey, Travis Barrs, Jon Lyman, Rebecca Paterson, Scott Tanner, Paul Valcheff and John Vaughan. George, Rebecca, and Jon have been re-elected to the Board to fill the 4 open position due to running unopposed and Travis will become newly appointed. Their election will be accepted by acclamation at the annual meeting. Officers will be elected in an Executive Session Board Meeting immediately following the Annual Meeting.
While we will not be having an election this year, we will still need to have 10% (127 members) present at the meeting in person or by proxy to establish a quorum as outlined in Section 2 of the Bylaws. Instructions on how to complete your online proxy will be mailed from VOTE NOW.

Please do not place signs in your yard, however we do encourage those participating to place a balloon on your mailbox. We do not advertise specific addresses; therefore, we suggest that you place additional advertisement to draw traffic to your home.

7 Tips For Newborn Kitten Care
Taking care of a brand new kitten is both joyful and a bit exhausting AND comes with great responsibility. A kitten is considered newborn from birth until 4 months which allows enough time for her to be weaned from her mom and learn a few life skills such as eating and using a litterbox.
If you’ve considered a newborn kitten, below are some helpful guidelines.
1. BEDDING
Newborn kittens are born blind. They open their eyes around 7 to 14 days after birth, so they must be kept safe and warm at all times.
They tend to curl up with each other and their mom, if possible. A soft bed of layered materials such as fleece blankets is ideal. Place the bed in a draft free, cozy corner where they won’t be disturbed by other pets or kids.
2. FOOD
If the cat mom is not around to nurse, baby will need to be bottle-fed a special formula. Ask your vet for the best choice. Never feed a kitten on her back because she can easily choke. Lay her on her side or upright. Once she is weaned, give her specially formulated kitten food to help her develop strong bones, eyes and muscles.
3. LITTER BOX TRAINING
Cats are not born knowing where to potty, so if mama’s not around it’s up to you to guide her. Let her examine the box carefully and then place her in the box. She may instinctively start pawing at the litter or even began USING IT. If not, run your fingers through the litter to demonstrate the pawing action. Also, began placing her in the litter box right after a meal.
4. GROOMING
Brushing her coat and trimming her claws are 2 important elements of kitten care so start early. Brushing helps with hairballs plus keeps her coat clean and shiny while nail clipping lessens her chances of claw snag!
5. WELLNESS
It’s best that newborns see the vet preferably the 1st week or two after birth so the doctor can conduct an overall wellness check. Newborns are prone to illnesses such as upper respiratory infections, distemper, ear mites and intestinal parasites.
6. SPAYING or NEUTERING
Most kittens are spayed or neutered at approximately 6 months old and sometimes earlier. Always consult your vet.
7. PREPARING FOR ADOPTION
Whether or not you intend to put your kitten up for adoption or keep her, you want to socialize the newborn. It’s recommended to gently handle your kitten one at a time once they have reached their 1st week of life....letting mama cat sniff you first if she is indeed around. Babies love to nip and paw at their humans, but once a cat is grown their behavior could become a problem. Socializing a kitten allows her to become comfortable and secure during interactions with people and other animals, which in turn helps her to adjust to a new environment when she is adopted. Cats who don’t mind being held will also have an easier time with necessities such as vet visits and meeting new people.
Getting a newborn pet of any kind always requires extra steps and attention, so make sure you are ready and well prepared for this precious and innocent baby!

As many residents are aware, we have a compliance coordinator that drives the community three times a week to ensure all homes are being maintained to the community standard. One area of focus is spe cifically landscape maintenance and tree care. Here are a few tips and reminders on landscape and tree care.
LANDSCAPE - Please ensure the lawn is mowed regularly (weekly during the growing season) and edged along the sidewalk and driveway. The ma jority of homeowners have a professional company to treat the lawn for weeds. We highly recommend you hiring a professional company if you have not already. Most smaller landscape companies do not have a chemical license to apply the proper chemicals to keep the lawn weed free year round. Weed control needs to be a proactive approach. If you use pine straw for ground cover, it needs to be installed twice a year as it breaks down relatively quickly. Pruning of bushes are as needed. If you have some older larger plant material around the house, an option in lieu of replacement would be to perform a hard prune in fall/winter on the plant material to significantly reduce the size of the plant.
Please consult a professional before hard pruning as it would only apply to certain type of plants.
TREE CARE – Due to the age and size of the ma jority of the trees in the community, many owners may have bare spots in the Bermuda turf due to a lack of sunlight. Removing some of the low hanging branches on the tree in addition to selectively prun ing may help the turf with additional sunlight. For those owners with street trees, please ensure they are not encroaching into the street, blocking street signs or streetlight poles. We suggest you consult a professional tree care company when it comes to tree pruning and overall tree care.

Section 1.01 Modifications Requiring Approval
Every structure or thing which is placed, erected, or installed upon any Unit and all improvements or other work (including staking, clearing, excavation, grading, and other site work, exterior alterations of existing improvements, or planting or removal of landscaping) which takes place within Windermere, must be in compliance with the Declaration and the Architectural Guidelines. New construction or any change or modification that is visible from the outside of a residence is subject to these guidelines and the authority and approval of the ARC.
Section 1.02 Submittals
(a) Process
A three-step process as follows:
(i)Complete online Application for Modification form (ii) Gather required supporting documentation (iii) Submit Application and supporting documentation to the Property Manager –PLEASE NOTE THE DATE RECEIVED BY THE PROPERTY MANAGER MAY DIFFER FROM THE DATE PRINTED ON THE ONLINE APPLICATION FOR MODIFICATION FORM
(b) Fee for the process
There are no fees for the standard review process for ARC Applications. However, per the Financial Policies and Procedures Applications to the Architectural Review Committee for changes, alterations, additions, or deletions to property by delinquent homeowners will not be considered until all obligations for that individual property are resolved.
Certain projects such as but not limited to, an addition to a residence, new construction and pool/courtyard
additions may require review from a licensed architect. These types of projects shall be subject to additional review fees as determined by the Board or their designee. The property owner will receive notification of additional fees once an application has been submitted and all fees must be paid prior to starting the review process. Fees are payable via check or money order. If you wish to expedite the standard review process for your ARC Application which would not require review by a licensed architect rush fees will be charged as follows: Approval in 2-4 Days once a complete form is submitted - $100 fee payable at the time of submission. Approval in 5-7 Days once a completed from is submitted - $50 fee payable at the time of submission. At the discretion of the Association Manager, certain projects may not be permitted to be rushed.
Applications may be submitted at any time, with an average processing time of 14 business days. Please plan ahead for all projects, including holiday and birthday gifts. Failure to receive prior approval for any and all projects is subject to sanctions for violation including unapproved modification fines starting at $200. Ensure all required documentation including but not limited to: (paint samples, roof shingles, plat/survey site, materials lists, renderings, etc.) are included with your application. Failure to provide the required documentation may result in the application not being accepted or delays in the processing time.

The use of the facility is generally intended to be limited to owners, their families and their personal guests. The Lodge is generally available for rental for private events by Windermere owners Weekdays (Monday-Thursday) and Weekends (Friday-Sunday).
