Arc Requests Does your home need some work? Are you thinking about renovating? ...Not sure if your project needs approval? Most projects that are performed to a home or lot require prior approval from the Association. Contact us at Windermereactivities@comcast.net As a reminder, the ARC Request process is outlined below.
FOR A COMPLETE COPY OF THE ARC GUIDELINES PLEASE CLICK HERE. Section 1.01 Modifications Requiring Approval Every structure or thing which is placed, erected, or installed upon any Unit and all improvements or other work (including staking, clearing, excavation, grading, and other site work, exterior alterations of existing improvements, or planting or removal of landscaping) which takes place within Windermere, must be in compliance with the Declaration and the Architectural Guidelines. New construction or any change or modification that is visible from the outside of a residence is subject to these guidelines and the authority and approval of the ARC. Section 1.02 Submittals (a) Process A three-step process as follows: (i)Complete online Application for Modification form (ii) Gather required supporting documentation (iii) Submit Application and supporting documentation to the Property Manager – PLEASE NOTE THE DATE RECEIVED BY THE PROPERTY MANAGER MAY DIFFER FROM THE DATE PRINTED ON THE

(b) Fee for the process There are no fees for the standard review process for ARC Applications. However, per the Financial Policies and Procedures Applications to the Architectural Review Committee for changes, alterations, additions, or deletions to property by delinquent homeowners will not be considered until all obligations for that individual property are resolved. Certain projects such as but not limited to, an addition to a residence, new construction and pool/courtyard additions may require review from a licensed architect. These types of projects shall be subject to additional review fees as determined by the Board or their designee. The property owner will receive notification of additional fees once an application has been submitted and all fees must be paid prior to starting the review process. Fees are payable via check or money order. If you wish to expedite the standard review process for your ARC Application which would not require review by a licensed architect rush fees will be charged as follows: Approval in 2-4 Days once a complete form is submitted - $100 fee payable at the time of submission. Approval in 5-7 Days once a completed from is submitted - $50 fee payable at the time of submission. At the discretion of the Association Manager, certain projects may not be permitted to be rushed. Applications may be submitted at any time, with an average processing time of 14 business days. Please plan ahead for all projects, including holiday and birthday gifts. Failure to receive prior approval for any and all projects is subject to sanctions for violation including unapproved modification fines starting at $200. Please contact us at windermereactivities@ comcast.net if you do not receive a decision letter. Ensure all required documentation including but not limited to: (paint samples, roof shingles, plat/survey site, materials lists, renderings, etc.) are included with your application. Failure to provide the required documentation may result in the application not being accepted or delays in the processing time.

Board Candidates WILLIAM STONE | ARDEN GREENS I am William Stone, a recent first-time homeowner and living in Windermere almost a year. I work for UPS Corporate in their IT/Engineering department and am looking to broaden my board exposure and support our community. I have shadowed in on advisory board meetings of ENGAGE – a venture capital firm who helps high-growth startups looking to accelerate their enterprise go-to-market strategy and partner with Fortune 500 companies within the Atlanta area. (Companies include Coca-Cola, Delta, Georgia-Pacific, Home Depot, Honeywell, Invesco, UPS) I previously worked at other large corporations which include Lockheed Martin, Gulfstream Aerospace and MGM Resorts International. At Lockheed Martin was on the Quality Engineering Review Board for their D5 FB Missiles Program and at MGM Resorts International was awarded their Distinguished Leader Award. I am business graduate form Georgia Southern University and recently married my wife Ashton in 2019. I am also an active member of the Windermere Men’s Golf League on Thursdays. Looking forward to the opportunity to serve on the board and appreciate your vote consideration.

SCOTT TANNER | BENNINGTON My name is Scott Tanner. I am seeking your vote to be a member of the Windermere association board. My wife, Susan Tanner, and I have been residents of Windermere for 17 years. I have previously served as a liaison to the Windermere landscape committee under the direction of Larry Holmes. I have owned and operated my real estate business for the past 30 years. I also have a background in commercial and residential construction. I have been a high school community wrestling coach for 23 years and continue to serve in that capacity at South Forsyth High School. My wife and I serve as mentors at Lakeside Middle School and last year I was selected as Mentor of the Year. My wife writes the pet article for the Windermere Leaflet and operates her pet care business here. We have both been particularly active in the community in the areas of drug and alcohol awareness and recovery for our youth. We enjoy entertaining our grandkids at the wonderful Windermere pool. I play tennis on one of our Windermere ALTA teams. I am interested in maintaining our great Windermere community at a high level. I have particular interest in landscape and architectural areas. Also, I would like to be a voice for those sections west of the wooden bridge on Trammel Road – Arden Greens, Bennington, Castleton as I don’t see those areas being maintained at the same high level as I see elsewhere in Windermere. JOHN VAUGHAN | GRANDVIEW John Q. Vaughan is a practicing attorney in Georgia. His firm varies from contracts, estate planning, and assisting victims in personal injury cases. Over the years, he has earned a reputation as a skilled negotiator and has procured millions of dollars on behalf of his clients. His litigation team is second to none, and collectively they treat every case with equal vigilance. John began his young career in “Corporate America”, being promoted to an executive level position at a very young age. During this time, he learned the valuable principles of communication and education, two of the foundational principles of his firm. John has served on three board of directors, the most recent, and current, being for an office complex here in Cumming, Pine Creek Commons. PAUL VALCHEFF | GRANDVIEW As an experienced Board member, I bring a unique, working perspective to the residents of Windermere, Since moving here almost seven years ago, I have had a daughter grow up in this community until graduating from college, another daughter actively participating on the swim teams and as a lifeguard, and a son who so enjoys this community where he drives his power wheelchair through the neighborhoods year round but especially loves his newly-granted permission to ride down the waterslides at the pool during the summer. My personal qualifications come from a leadership career in technology, working with companies to identify new markets, build new products, and strategically bring them to market. I have been a part of successful exits and flaming failures. And learned much from both. Moreover, several important characteristics of these successful organizations apply to all: detailed strategic direction, methodical execution, and clear communication. I have excelled in many of the C-level positions, as well as numerous Board positions. I bring skills in finance, operations, marketing, human resources, conflict resolution, and working as a team. Some immediate places where I could help: improvement on expanding the capability of the HOA website and resident communications, negotiations with third parties for several outstanding issues we face, and increasing the visibility and reputation of Windermere across the county. This next chapter of life at Windermere will be very exciting. I would be honored to serve.

The most frequent violations that can be easily avoided are: GARAGE & YARD SALES Individual or neighborhood garage sales, moving sales, rummage sales, yard sales or similar activities within Windermere are prohibited. Community-wide events have traditionally been scheduled twice per year.
LAWNS TRASH CANS They must be stored out of view from the street. They cannot be stored on the side of the house or by the garage.
Rule Update: Trash and recycling containers should be placed at the curb for no more than 48 hours. Generally, this is 24 hours prior to pickup and 24 hours after pickup.

Ankle Biters Tennis Ankle Biters Tennis (ABT) is now available in Windermere. ABT specializes in introducing tennis to children 10 and Under. We offer Wednesday classes for 6 and Under, 8 and Under and 10 and Under. Ankle Biter’s is focused on keeping tennis fun while staying on schedule with online classes, thus avoiding inclement weather and cancellations. Pickle Ball Play Is In Full Swing We’re thrilled to see so many of our residents out enjoying our new pickle ball courts. Especially all the young folks who have taken up the sport and our flocking to the courts on a regular basis. Our August pickle ball clinic with Coach Chris Wolfe was also a big success and we hope to see more of you join us at future events. Please keep in mind that even though we do have six courts, there are many times when all six courts are full. If you are concerned about securing a court, please reserve your court ahead of time on the Kourts.com app to ensure a court will be available. Windermere will provide the Garage Sale signs at the main entrance monument of each neighborhood. We will advertise the neighborhood sale in the classified section of the AJC and Forsyth County News. Please do not place signs in your yard, however we do encourage those participating to place a balloon on your mailbox. We do not advertise specific addresses; therefore, we suggest that you place additional advertisement to draw traffic to your home.
POOL NEWS The Windermere Pool Committee is seeking interested individuals with a desire in serving the Community in matters relating to the pool, one of Windermere’s premier facilities. Four positions are open for the 2022 season, which begins with our first meeting in February. Meetings are monthly through October. We are seeking individuals (ideally) who use the pool and have an interest in contributing to and improving our pool and Community. Interested persons are welcome to attend the October 18 final meeting for 2021 to learn more. NOVEMBER 13-14 with In & Out Photo
In and Out Photos will be back again this year to take Santa Photos at the Lodge. You will be provided a Professional Photo CD the day of your shoot. Mark your calendars because space is limited and these spots will fill up fast! Sign ups begin October 1. To sign up you must contact In and Out Photo directly at 770-889-7305 or click the sign up genius link here https://www.signupgenius.com/go/409044aafaa2fa31-santa. You will receive your CD of photos before you leave that day. You will be able to use the CD to print your own pictures. Total Cost: $80 paid to In and Out Photos. These are the dates that will be available here at the Lodge:

In and Out will be implanting new safety measure for this year’s event. Santa’s suit will be sprayed with an alcohol-based cleaner between each session. For those that are not comfortable sitting on Santa’s lap, there will be some great options for you as well to still be able to capture a great photo with Santa!

Please Pick It Up We sound like a broken record again, but more and more residents are asking that we please remind everyone to PICK UP YOUR PUP’S POOP! Sadly, this simple failed effort is causing some discord between our residents and it should not be an issue if we all just treat people the way we wish to be treated.

Simply keep a tied bag or two on your leash handle and when they are used, replace them with more. Once it’s scooped, tie it quickly and carry it back home to discard in your trash bin or if you pass one of the neighborhood dog trash bins, toss it in there. As we’ve said, who wants to walk out into their own yard and step in dog poop? It’s bad enough when it’s your own dog, but especially from a neglectful neighbor’s pup. Teach your kids young when they are being trained to walk the dog to be respectful of others and keep a poop bag handy. Dog poop can become riddled with maggots in the warm weather and can mold when it’s damp. It can also carry diseases and parasites such as parvovirus which is a potentially deadly intestinal virus that is shed in feces. Everything
