Arc Requests Does your home need some work? Are you thinking about renovating? ...Not sure if your project needs approval? Most projects that are performed to a home or lot require prior approval from the Association. Contact us at Windermereactivities@comcast.net As a reminder, the ARC Request process is outlined below.
FOR A COMPLETE COPY OF THE ARC GUIDELINES PLEASE CLICK HERE. Section 1.01 Modifications Requiring Approval Every structure or thing which is placed, erected, or installed upon any Unit and all improvements or other work (including staking, clearing, excavation, grading, and other site work, exterior alterations of existing improvements, or planting or removal of landscaping) which takes place within Windermere, must be in compliance with the Declaration and the Architectural Guidelines. New construction or any change or modification that is visible from the outside of a residence is subject to these guidelines and the authority and approval of the ARC. Section 1.02 Submittals (a) Process A three-step process as follows: (i)Complete online Application for Modification form (ii) Gather required supporting documentation (iii) Submit Application and supporting documentation to the Property Manager – PLEASE NOTE THE DATE RECEIVED BY THE PROPERTY MANAGER MAY DIFFER FROM THE DATE PRINTED ON THE

(b) Fee for the process There are no fees for the standard review process for ARC Applications. However, per the Financial Policies and Procedures Applications to the Architectural Review Committee for changes, alterations, additions, or deletions to property by delinquent homeowners will not be considered until all obligations for that individual property are resolved. Certain projects such as but not limited to, an addition to a residence, new construction and pool/courtyard additions may require review from a licensed architect. These types of projects shall be subject to additional review fees as determined by the Board or their designee. The property owner will receive notification of additional fees once an application has been submitted and all fees must be paid prior to starting the review process. Fees are payable via check or money order. If you wish to expedite the standard review process for your ARC Application which would not require review by a licensed architect rush fees will be charged as follows: Approval in 2-4 Days once a complete form is submitted - $100 fee payable at the time of submission. Approval in 5-7 Days once a completed from is submitted - $50 fee payable at the time of submission. At the discretion of the Association Manager, certain projects may not be permitted to be rushed. Applications may be submitted at any time, with an average processing time of 14 business days. Please plan ahead for all projects, including holiday and birthday gifts. Failure to receive prior approval for any and all projects is subject to sanctions for violation including unapproved modification fines starting at $200. Ensure all required documentation including but not limited to: (paint samples, roof shingles, plat/survey site, materials lists, renderings, etc.) are included with your application. Failure to provide the required documentation may result in the application not being accepted or delays in the processing time.

Association Manager Fall is in the air What does that mean? It’s time for the 4 P’s of home ownership. It’s time to get outside and take a 360 walk around your home. What do you see? Is your Paint fading or peeling? Do you need a fresh coat? Is your driveway and sidewalk filthy and moldy? How about a good ole fashion Pressure washing? Let’s not forget landscaping. Now is the time to Prune trees and trim overgrown bushes. Additionally, it is time for that spring application of Pine straw (mulching material). As we head into fall these are a few areas we will be looking at during our covenant inspections. Make sure you don’t receive one of those pesky notices by being proactive and checking off those maintenance items now. • EXTERIOR PAINTING - IT’S MORE IMPORTANT THAN YOU MIGHT THINK You can save a lot on the extent of necessary painting and repairs by catching failure early. Keep a close eye out for spider cracks, fading, and on the overall health of your older paint in particular. (** Please remember all painting projects require prior approval/an ARC application must be submitted) • PRESSURE WASHING Did you know that routine pressure washing will increase the lifespan of your paint and stain? And, it can transform your exterior surfaces, washing away corrosive residues, mold, mildew, and more from your deck, patio, walkways, driveway, and siding. • Pine straw & Mulch Article I. Pine straw & Mulch –there are many benefits to using pine straw as natural garden mulch. First and foremost, pine straw is a natural by-product; meaning pine straw is discarded by pine trees naturally. Pine needles (straw) help provide excellent growing conditions for healthy trees, plants and shrubs.

Here are some benefits of pine straw and mulch installation besides the appearance. • Pine straw and mulch installation are essential to the survival of your landscape during a drought. They will reduce the amount of water that evaporates from your soil, greatly reducing your need to water your plants. • Pine straw and mulch improve the quality of your soil by breaking up clay and allowing better water and air movement through the soil. Also, mulch provides nutrients to sandy soil and improves its ability to hold water. • Pine straw and mulch act as an insulating layer on top of soil, keeping it cooler in the summer. • Pine straw and mulch keep weeds down, and the weeds that do grow are much easier to pull. • They are also a great deterrent against weeds, insects, and rodent free. • Pruning Landscape Trees Proper pruning of landscape trees improves their structural strength, maintains their health, enhances their beauty, and increases their value. Why Should Trees Be Pruned? Pruning is advisable if: • trees have crossing branches, weak branch unions, or other defects • branches are dead, dying, decayed, or hazardous • lower branches interfere with people or vehicles, or block visibility of signs • branches are growing into buildings or utility wires • limbs have been broken by storms • trees have grown too large and might injure people or damage property Landscape trees not only make homes and communities more beautiful, but they also improve our environment and can increase the value of a property up to 20 percent. Trees are truly assets that need to be enhanced and protected. Proper pruning is definitely a worthwhile investment!

ANNUAL MEETING UPDATE
Welcome New Board Members! Last month, the Community held its Annual Meeting. During the meeting, Board President Craig Holmes delivered a State of the Community presentation and Treasurer George Aubrey gave the financial presentation. Details from the meeting are available on the homepage of the website! 236 total votes were cast (18.5% of the community). The results of the Board elections were also announced. The Lodge is generally available for rental for private events by Windermere owners Weekdays (Monday-Thursday) and Weekends (Friday-Sunday). Reminder on Holiday Decorations With the upcoming holidays, we would also like to remind everyone what the guidelines say regarding decorations.
Holiday decorations are both permitted and encouraged and will not require approval by the ARC. However, such decorations may be installed no sooner than forty-five (45) days prior to the holiday and must be removed within ten (10) days after the holidays for which they are intended. With respect to Christmas lighting displays, they should not be illuminated until the day after Thanksgiving. ARC reserves the right to require the removal of decorations which do not comply with these guidelines or which, in the judgment of the ARC, pose a potential public safety risk.

Ankle Biters Tennis Ankle Biters Tennis (ABT) is now available in Windermere. ABT specializes in introducing tennis to children 10 and Under. We offer Wednesday classes for 6 and Under, 8 and Under and 10 and Under. Ankle Biters is focused on keeping tennis fun while staying on schedule with online classes, thus avoiding inclement weather and cancellations. These classes are designed for beginners and kids who have never played tennis. FREE t-shirts and rackets based on availability and size of child.

Pickle Ball Play Is In Full Swing We’re thrilled to see so many of our residents out enjoying our new pickle ball courts. Especially all the young folks who have taken up the sport and our flocking to the courts on a regular basis. Please keep in mind that even though we do have six courts, there are many times when all six courts are full. If you are concerned about securing a court, please reserve your court ahead of time on the Kourts.com app to ensure a court will be available. In and Out Photos will be back again this year to take Santa Photos at the Lodge. You will be provided a Professional Photo CD the day of your shoot. Mark your calendars because space is limited and these spots will fill up fast! To sign up you must contact In and Out Photo directly at 770-889-7305 or click the sign up genius link here https://www.signupgenius.com/go/409044aafaa2fa31-santa. You will receive your CD of photos before you leave that day. You will be able to use the CD to print your own pictures. Total Cost: $80 paid to In and Out Photos. How To Troubleshoot Your Home Wi-Fi These days, we take Wi-Fi for granted – right up until it stops working and brings our household to a complete stop. Fortunately, there are several easy self-service repair options to get you reconnected quickly. For new troubleshooters out there, here are some tips to help you work through a repair. Basic Checks Before hopping into repairs, let’s first assess the problem. 1. Is the Wi-Fi router running? It’s not out of the question for the plug to have been accidentally pulled or the cat to have stepped on the power button. Make sure your cables are tightly connected to your device and the Wi-Fi router’s lights are on. 2. Is the issue related to one device or all devices? Fixing computer problems like Wi-Fi connection issues often comes down to the process of elimination. That’s why technical support technicians often start by asking obvious questions like “is the computer plugged in?” Once you know the Wi-Fi is running, check to see if the problem happens on just one device or on all of them. If you can’t connect on your laptop, for example, check your phone to see if you can see Wi-Fi signal strength bars. 3. Is your TV displaying a no signal message? If your TV is hooked up to a Cable Box, Streaming Device or DVD player, check that the TV is on the right channel or input. It could be that someone accidentally changed your settings. 4. Visit more than one website If a website you are visiting doesn’t load, try visiting another website. Does it load up properly? This means the original website you went to could be down for all visitors. If no websites load properly, then the connection problem is most likely on your end or happening with your provider. 20

Quick Fixes Like the IT Support at work, sometimes it really is as easy as restarting your system. • Check Modem Location Where is your modem? Hiding in a cabinet? If your Wi-Fi drops out in certain parts of the house on a regular basis, the problem is almost certainly a “dead zone” caused by a router that can’t reach everywhere. If possible, move the router to a more central location in the house. Alternatively, you can add a Wi-Fi extender to increase the range of your router. • System Refresh If you’re a Xfinity customer, you can complete a full X1 System Refresh that scans your devices and account to make sure everything is working as it should be. A System Refresh will address most technical issues, and you can launch it from anywhere with the My Account app or directly from your TV screen using the X1 Voice Remote. • Check for Local Outages Xfinity customers can also view the Comcast Outage Map to check for outages. The map displays your service address’ status and outages in the surrounding areas. If you are still experiencing a connection interruption and you have Xfinity, call us at 1-800-Xfinity and we’ll get working on it right away. Bringing Home A New Puppy Bringing a new puppy into your home can be quite daunting and exhausting at the same time. Below are a few tips to make this transaction as smooth as possible. 1. SAFE PLACE TO SLEEP & PLAY Dog crates and playpens offer a secure space to rest and to play. Puppies need a place when you are not home where they can be safely confined until they learn their house manners. Plus, it keeps them from chewing and peeing inappropriately. Just do not leave them crated too long. Puppies need to go out every 2 to 2 1/2 hours in the beginning. Try to take them to the same spot outside so they will become comfortable with that area. 2. SUPPLY OF HEALTHY FOOD AND TREATS Choosing the right dog food should not be a last-minute choice as you walk through the grocery store. Consult your vet on the best nutritional food to help them grown well and strong. Don’t forget that puppies require more food at first and it’s best to feed them 3 times a day. DO NOT UNDERFEED a puppy. They are growing quickly with abundant energy and need extra calories. Be careful with the types of treats. I have always preferred not to leave my pups with “chewy sticks” especially when I am not home. I have heard too many stories of choking and even death if the owner is not around to help. 3. STURDY COLLAR & LEASH Choose a size appropriate collar and leash for the particular breed, age and size. An adjustable collar is imperative due to the rate of speed they grow. And you will most likely be buying a couple more over the years if your pup is a large breed. Remember to regularly examine the collar for condition and fit. YOU SHOULD BE ABLE TO FIT 2 FINGERS UNDERNEATH THE COLLAR BUT NOT SO LOOSE THAT IT CAN SLIP OVER HIS HEAD. I despise seeing tight collars!
4. I.D. TAGS The ability to identify your puppy is a must! Choose an easy to read identity tag with his name, your family name and your contact information. Even if you consider your dog an “indoor dog”, they can easily slip out the door fast and your hope is that someone can grab him, read the tag and call you quickly. 5. FOOD & WATER BOWLS Stainless steel, stoneware or ceramic bowls are good choices because they are easy to clean, dishwasher safe and can be sanitized. Non-slip bowls can minimize spills and some vets even recommend an elevated bowl to give pup more comfort while eating. 6. PLAY TOYS Puppies are curious and although they sleep a lot in the beginning, they love to explore and investigate when awake! To keep them mentally stimulated provide a variety of toys with all kinds of textures, shapes and sounds. However, beware of cheap, soft “easy to destroy” toys that can easily cause choking. And keep socks out of their mouths. I have known too many dogs who have been rushed to the emergency vet due to this issue. It can be fatal. Provide a toy box that’s easily accessible in the area where you hang out in the house. This may prevent him from chewing on furniture, pillows, etc. 7. LASTLY, HAVE PATIENCE Your patience will certainly be tested but like a very small child, they have a lot to learn. While they may seem subdued and mellow for the first few days, your puppy’s true personality will show soon! They are full of energy and can be quite a handful. They playbite, chew and will pee in the house at random times until house trained. Realize that some of the development and some of the behaviors such as attacking your legs and chewing on your hands will decrease - if you handle it humanely and correctly. Consider attending a training class. They are online or in-person. Many owners prefer hiring a personal trainer but I have witnessed several over my many years of pet sitting that came home and forgot everything they learned. Lots of money gone too! Most of all, love that puppy like crazy!!!
