The use of the facility is generally intended to be limited to owners, their families and their personal guests. The Lodge is generally available for rental for private events by Windermere owners Weekdays (Monday-Thursday) and Weekends (Friday-Sunday). TENNIS NEWS
Junior Tennis at Windermere Pee Wee classes for our 5-7 year old hitters is held on Thursday from 4:30-5:15. We run, we hit balls, we throw balls, we make lots of noise and have fun. Monthly cost to attend one day per week is $60. 13 and Under and Junior Academy classes are held Tuesday and Thursday, 5:30pm-7pm. These drills are designed for beginners and those considering making tennis one of their afternoon activities. Fun and activity is the main objective. Monthly cost to attend one day per week is $80 or $160 for both days.
Need Your Racquet Strung? Thad is offering discount stringing services to Windermere residents. Residents pay $36 for Wilson NXT that would normally cost $44 through other stringing services. This new app will allow you to make court reservations, as well as reserving your spot and paying online for Bobby’s drill sessions. AVOIDING
HOME STRESS
Is it possible the holidays are here already? It simply cannot be true…weren’t we just water-skiing last weekend? Now Thanksgiving is just around the corner, which for us means that our home will be full of food, laughter…and, well, lots of extra people! This season of celebration is one our family deeply cherishes, but let’s be honest: the holidays can also be stressful! So, while we could talk all day about holiday decoration, we’d rather address this fundamental issue: avoiding holiday home stress! We can’t give you any advice on how to handle family dynamics, but we can give you an easy to-do list on some home maintenance and improvement items that will help you and your guest feel more at ease this season: 1. Welcome your guests by making the entry ways of your home, both your foyer and exterior walkways as inviting as possible! • If you’re like us, your coat closet is already packed to the brim leaving little to no space for your company. Go ahead and move extra coats, umbrellas and such to back rooms. Add back enough empty hangers to accommodate all your guests. • Clear the pathway to your home. Start with cutting back dead limbs on trees or bushes and especially if they interfere with walkway traffic. • Light the way! Lighting at landing areas is essential. The overall goal is to cast a wide pool of light that illuminates the entry, banishes dark corners, and casts a warm glow that highlights the architecture of your home. Take a look at your front porch in the evening…It might be time to replace that fixture! Also check the wattage of your entry and foyer bulbs to see if you can increase the illumination. 2. Stock the cabinets! When planning for overnight company, grab a few extra toiletries the next time you’re at the store. An extra toothbrush, toothpaste, deodorant, or razor would be greatly appreciated by your guest who forgot to throw theirs in the bags during the chaos of packing! Another couple of great

things to leave in the guest room is an extra cell phone charger, Wi-Fi (or other necessary) passwords, and bottled waters. 3. Avoid disaster! Service the most utilized systems and appliances in your home. Think about your worst entertaining nightmare…an overflowing toilet, YIKES! If you have a slowmoving toilet drain or one that’s prone to clog, act now before your guests arrive! Surprisingly, there have been recent innovation in toilets…both in their flushing capacity and in their ease of installation. So fixing the problem may or may not require a plumber depending on your skillset. The other appliances on the top of our pre-holiday inspections are the dishwasher and garbage disposal. We need those in prime working condition for turkey day! The Hidden Costs Of Selling Your Home The Silicon Valley Way By Stephanie Patterson | Cole Team Real Estate with Compass Getting your home sold in just one day with multiple offers might sound too good to be true, but these days there are many start-ups and tech-backed companies promising to do just that. They guarantee a sale in a certain time period, buy the house directly from you, or offer a platform where you accept and review online bids from buyers. It sounds like a dream come true, right? Unfortunately, it doesn’t always work out and has some serious hidden costs. Hidden Cost #1: Low-Ball Offers — If your down payment was less than 20%, your loan likely came with private mortgage insurance that has added a little extra to your monthly payment. If you now have at least 20% equity in your home, you can refinance your loan in order to remove the PMI. If you don’t have at least 20% equity yet, it might be worth waiting a little bit longer. The Scenario: You’ve Just Made A Big Investment It’s A Sign To: Stay Put — The main reason why most sellers choose to list with a real estate agent is to maximize the value of their homes, and the data backs this up. According to NAR, the average “For Sale By Owner” sales price is significantly lower ($185,000) than the average price of a home represented by an agent ($245,000). This is because a real estate agent who is immersed in their local market understands how to price a home properly, utilize staging to show off the home’s best features, make expert recommendations on any fixes that could be made to get a higher value, and negotiate with the buyer’s agent so you don’t end up cutting the price in order for the buyer to commit. For flat-fee platforms, the offers you receive depend on how many people can actually see your home. One reviewer reported getting few showings and only receiving one offer, which was well below other properties in her neighborhood. With companies that offer to buy your home outright, you may not receive the full value of your home. Even worse, you may not even receive an offer at all. For instance, your home could fall outside of what their algorithm deems valuable, like if your home was built before 1960. If you’re okay with losing out on potential profit or receive an offer

you want to accept, you still have to consider fees. Though your fee will vary, the average is around 8-9%, which is more than the average real estate agent fee. It doesn’t stop there. One seller reviewing their experience with Opendoor reported being hit with repair costs and other hidden fees, including $8,000 in fees added an hour before he was closing on his property. Another seller reviewed their experience with Opendoor and shared how an inspector stated it would cost $200 to replace 3 light bulbs in their home. Hidden Cost #2: No Human Contactl — If you’re the type of person who lets every call go to voicemail, this problem can sound like a positive. But consider the fact that when you sell your home, you’re probably going to want someone to call if your listing contains a bunch of errors and takes six weeks to show up on their website. Even worse: when any messages you send about those issues go unanswered. When selling to a company that buys your home outright, the relationship can end as soon as you accept their offer. One seller who reviewed her experience with Opendoor detailed how she was charged $400 to take the trash out of her house. Hidden Cost #3: Unexpected Surprises — The main issue a seller will run into is a lack of one-on-one representation. For example, when you list with a service like Purple Bricks that promises to sell your home for a flat fee, you’re matched with an “area expert” who may be stretched for time. In the end, the “Silicon Valley” way of selling a home isn’t for everyone. If you’re thinking about making your next move, start by getting in touch with a real estate agent to learn more about what you can expect from the selling process.

Winter Wonderland Thursday, December 5th (5-7pm) The event that your family looks forward to all year is almost here! As always, we will have a Winter Wonderland in Windermere with snow machines where you can capture magical photos of your kids playing in the SNOW! This year we have a new activity that is sure to wow EVERYONE, no matter your age! Have you ever seen a CAMEL face to face? If not, be sure to come to the event to grab a photo with these beautiful animals! We will also have TRAIN RIDES, SANTA available for pictures, and lots of Holiday TREATS & CRAFTS! MORE DETAILS TO COME! Also, this year we are supporting a special charity called The Place of Forsyth! We are asking for unwrapped toys for all ages! Please see more details below. Each year in Forsyth County, hundreds of parents struggle to make the holidays special for their families! Help bring holiday joy and the spirit of the season to those in need by contributing to the 5th Annual The Place Holiday House. The Place Holiday House is a special place where parents can shop for gifts for their children at no cost. Last year gifts were provided for approximately 2,064 children, ages infant through 18. Donations for all ages will be collected at Windermere’s Holiday Celebration on December 5th. Items should be unwrapped and in new condition with the exception of good condition bicycles and gaming systems (please no iTunes gift cards or stuffed animals). Items can be dropped off at the Windermere Lodge during the Holiday Celebration December 5th from 5:00 PM – 7:00PM.

Forsyth Chamber of Commerce
A Corporate Focus on Education Forsyth County Schools are among the best in the state—boasting the highest average SAT scores in the state, highest ACT scores of any metro Atlanta school and the highest financial efficiency rate of any system in Georgia. Since 2012 the Chamber of Commerce has partnered with Forsyth County Schools to offer the Principal for a Day Program. Presented by Children’s Healthcare of Atlanta, the program provides local business executives, public officials and community leaders with an oppor¬tunity to shadow a principal at a local county school. “[This] really gets me excited! To learn what [schools] are doing to continuously better themselves but also, what they are doing to partner with our business community to grow the workforce we need and to be better positioned for the future,” commented Adi Patel of Edward Jones, during his past shadowing experience. This year’s Principal for a Day Orientation Breakfast will take place on November 6th at 7:30 a.m. at the Forsyth County Board of Education Building. The event allows local business and community leaders to meet the principals that they will shadow. All of the principals and participants will reunite on December 12th at 11:30 a.m. for a Celebration Luncheon at the Forsyth Conference Center. National Manufacturing Day in FoCo The Chamber of Commerce once again partnered with the Forsyth County Schools’ College and Career Development Department and local manufacturers to involve high school students in National Manufacturing Day 2019: September 22

25th. Students from all Forsyth County high schools spent National Manufacturing Day touring the local operations of many manufacturers. The local manufacturers included GAF Materials Corp., a roofing and building materials manufacturer; Atlanta Caseworks, a commercial cabinets and custom casework manufacturer; TUV SUD, a manufacturing inspection and product certification company; American BOA, a metal bellows, metal expansion joints and flexible metal hose manufacturer; Panduit, a network infrastructure and industrial electrical wiring manufacturer; Swagelok, a manufacturer of gas and fluid systems components; Gant Medical, a dental and surgical bibs manufacturer; and Specialty Appliances, a full service orthodontic laboratory. Each group of students toured these companies to draw attention to the many rewarding, high-paying careers available in the manufacturing industry and to highlight the importance of manufacturing to the nation’s economy. The students spent the day visiting multiple manufacturers before

Encompass Health Announces Plans to Bring Rehabilitative Services to FoCo Encompass Health Corporation recently announced plans to expand its network of hospitals through the addition of a 50bed inpatient rehabilitation hospital in Cumming, Georgia. The hospital, which is expected to open in the fourth quarter of 2020, will be located on 9.2 acres at 1165 Sanders Road in Cumming. It will provide comprehensive rehabilitative services to patients overcoming a variety of debilitating illnesses and injuries such as stroke and other neurological disorders, brain injuries, spinal cord injuries, amputations and complex orthopedic conditions. “Cumming and the surrounding area is growing rapidly with other healthcare services and hospitals expanding to meet healthcare needs. This new rehabilitation hospital will help meet the growing demand for a hospital level of intensive physical rehabilitation making access to care

much more manageable for patients and families in need,” said Linda Wilder, president of Encompass Health’s southeast region. “The new rehabilitation hospital will become part of Encompass Health’s integrated delivery network of hospitals and home health locations with three hospitals and 22 home health locations throughout Georgia. Our services are focused on not only returning complex patients to their home following significant illness or injury, but helping them remain home through coordinated and connected care.” The hospital will have a large therapy gym, advanced rehabilitation technologies, an activities of daily living suite, cafeteria and dining room, in-house pharmacy and courtyard. The project will bring approximately 91 full-time jobs to the community.

Danger Foods for our Pets
I have covered this subject before, but feel it is definitely worth reminding everyone again! Certain foods that are good for us can be dangerous and even toxic to our pets. Please protect your dogs and cats by NOT letting them get their paws on the following foods. Also, preach this to your kids who may think “Rover” can get anything! Chocolate - Can cause vomiting, diarrhea, heart arrhythmia and seizures and can even be fatal due to an ingredient called theobromine. The darker the chocolate and the smaller the dog, the greater the danger. Consult your veterinarian if consumed. Fatty Foods - Gravy and high fat foods such as cheeseburgers, bacon and fried foods lead to vomiting, diarrhea and gas and may result in pancreatitis and gastrointestinal issues. Fat Trimmings & Bones - Can cause liver and pancreas problems. Better to never give your pup bones. Cooked ones are more likely to splinter and sharp pieces can tear his digestive organs and cause internal bleeding. Onions and Garlic - Can be lethal due to ingredients called thiosulphate which can damage your pet’s red blood cells and cause anemia. This is found in onions, shallots, chives and onion powder.... and especially potent in garlic. Nuts - Can cause seizures, lethargy, vomiting, loss of muscle control. Mushrooms - Remove wild ones from your yard. They typically cause the most harm. Even a few bites can cause
seizures and vomiting. Avocado - The large pit can become lodged in his stomach, esophagus or intestinal tract. Raw Fish - May contain harmful bacteria leading to food poisoning. Salt - a pretzel or chip here and there is pretty harmless, but large quantities of salt leads to salt poisoning affecting the neurological system - seizures and brain swelling. Be sure to monitor your pet at the beach since drinking salt water is a common because of salt poisoning. BEWARE also of fruit with pits, grapes, raisins, yeast, rhubarb, nutmeg, sugar substitutes. Also consuming milk, cheese, ice cream or yogurt can result in diarrhea and other issues. BEVERAGES Alcohol - NOT EVEN SMALL AMOUNTS. This can lead to poisoning. Even mouthwash and fermented foods. Caffeine - This stimulant can damage the nervous system, heart and other organs. In addition, tea and soda are off limits.
The best RULE OF THUMB.... simply give your dog and cat pet food made just for them! And please call your vet quickly if any of the above is consumed.

FOR A COMPLETE COPY OF THE ARC GUIDELINES PLEASE CLICK HERE. Section 1.01 Modifications Requiring Approval Every structure or thing which is placed, erected, or installed upon any Unit and all improvements or other work (including staking, clearing, excavation, grading, and other site work, exterior alterations of existing improvements, or planting or removal of landscaping) which takes place within Windermere, must be in compliance with the Declaration and the Architectural Guidelines. New construction or any change or modification that is visible from the outside of a residence is subject to these guidelines and the authority and approval of the ARC. Section 1.02 Submittals (a) Process A three-step process as follows: (i)Complete online Application for Modification form (ii) Gather required supporting documentation (iii) Submit Application and supporting documentation to the Property Manager – PLEASE NOTE THE DATE RECEIVED BY THE PROPERTY MANAGER MAY DIFFER FROM THE DATE PRINTED ON THE ONLINE APPLICATION FOR MODIFICATION FORM
(b) Fee for the process There are no fees for the standard review process for ARC Applications. However, per the Financial Policies and Procedures Applications to the Architectural Review Committee for changes, alterations, additions, or deletions to property by delinquent homeowners will not be considered until all obligations for that individual property are resolved. Certain projects such as but not limited to, an addition to a residence, new construction and pool/courtyard additions may require review from a licensed architect. These types of projects shall be subject to additional review fees as determined by the Board or their designee. The property owner will receive notification of additional fees once an application has been submitted and all fees must be paid prior to starting the review process. Fees are payable via check or money order. If you wish to expedite the standard review process for your ARC Application which would not require review by a licensed architect rush fees will be charged as follows: Approval in 2-4 Days once a complete form is submitted - $100 fee payable at the time of submission. Approval in 5-7 Days once a completed from is submitted - $50 fee payable at the time of submission. At the discretion of the Association Manager, certain projects may not be permitted to be rushed. Applications may be submitted at any time, with an average processing time of 14 business days. Please plan ahead for all projects, including holiday and birthday gifts. Failure to receive prior approval for any and all projects is subject to sanctions for violation including unapproved modification fines starting at $200. Ensure all required documentation including but not limited to: (paint samples, roof shingles, plat/survey site, materials lists, renderings, etc.) are included with your application. Failure to provide the required documentation may result in the application not being accepted or delays in the processing time.
