A Message from the Association Manager MAILBOXES

FREQUENT VIOLATION REMINDERS We understand that no one wants to receive those pesky violation letters! The most frequent violations that can be easily avoided are: GARAGE & YARD SALES Individual or neighborhood garage sales, moving sales, rummage sales, yard sales or similar activities within Windermere are prohibited. Community-wide events have traditionally been scheduled twice per year.

Please make sure that mailboxes are not faded and that mailboxes numbers are easily visible.

TRASH CANS They must be stored out of view from the street. They cannot be stored on the side of the house or by the garage.

Rule Update: Trash and recycling containers should be placed at the curb for no more than 48 hours. Generally, this is 24 hours prior to pickup and 24 hours after pickup.

Please make sure your yards and beds are properly treated for weeds and that pine straw or mulch is kept looking tidy and fresh. This includes the sides and back of your homes as well...Your yard is one of the first things that is noticed about your home.

Holiday DECORATIONS

With the upcoming holidays, we would also like to remind everyone what the guidelines say regarding decorations. Holiday decorations for holidays recognized in the United States are both permitted and encouraged and will not require approval by the ARC. However, such decorations may be installed no sooner than 30 days prior to the holiday and must be removed within ten (10) days after the holiday for which they are intended. The sound level associated with holiday decorations shall not exceed 80 decibels measured from the front door of any adjoining dwelling, and all sound shall be turned off between the hours of 11:00 pm and 8:00 am. 4

DON’T FORGET TO SUBMIT AN APPLICATION FOR MODIFICATION FOR Holiday Gifts! IF YOU ARE PLANNING TO GIVE BASKETBALL GOALS, TRAMPOLINES, OR PLAY SETS AS A GIFT FOR THE HOLIDAYS, PLEASE REMEMBER TO SUBMIT FOR APPROVAL PRIOR TO INSTALLATION. The Application for Modification and the Architectural Guidelines Standards and Procedures are available on the Windermere website homepage. All homeowners who wish to make any modifications to their property are required to submit an Application for Modification. Applications can be submitted at any time and you will receive a decision letter in approximately 15 business days. Please plan ahead for all projects, including Holiday gifts. THE LAST DAY TO TURN IN YOUR APPLICATION TO BE REVIEWED FOR DECEMBER 25TH APPROVAL IS MONDAY, DECEMBER 9TH. If you need to add a rush to your application, the deadline for rush applications is Monday, December 16th. *Rush fees apply. Please note that the Office will be closed from Monday, December 23rd - January 1st and will re-open at 9:00 AM on the 2nd.

Neighborhood Reminders

2020 ASSOCIATION DUES REMINDER

Coupon booklets for the 2020 Association Dues were mailed out in November. If you have not received your coupon booklet please contact us right away so that we can assist you in making your payment. Failure to receive coupons or to notify us if you have not received them will not be considered a valid reason for making a late payment and late fees will still apply. Again, this year, you have two options for payment of association dues: You may pay the entire amount of $1,100.00 at one time, using both $550.00 coupons. Or, you can make two (2) payments of $550.00; the first payment is due January 1st and the second payment is due April 1st. Please remember that assessments are due and payable on the 1st of the month. Payments received after the 1st of the month are considered late and are subject to a 10% late fee.* Please allow at least seven (7) business days for receipt and processing of your payment. Payments are not posted instantly whether they are mailed to the lockbox, paid on-line via your personal bank, the First Service on-line payment service or dropped off at the Lodge. If dropping payments off at the Lodge, please keep in mind the dates that we will be closed for the holidays. With that in mind, we suggest that you mail your payment directly to the lock box if payment is made after December 19th. This is the best way to ensure that your payment is received and posted in a timely manner. When submitting your payment, please attach your coupon. Additionally, please write your 14 digit account number on your payment. Your account number begins with Q113. If you use on-line bill pay please be sure that your bank has your complete account number and the correct P.O. Box information. ARC REQUESTS

Does your home need some work? Are you thinking about renovating? ...Not sure if your project needs approval? Most projects that are performed to a home or lot require prior approval from the Association. Contact us at Windermereactivities@comcast.net • As a reminder, the ARC Request process is outlined below.

FOR A COMPLETE COPY OF THE ARC GUIDELINES PLEASE CLICK HERE. Section 1.01 Modifications Requiring Approval Every structure or thing which is placed, erected, or installed upon any Unit and all improvements or other work (including staking, clearing, excavation, grading, and other site work, exterior alterations of existing improvements, or planting or removal of landscaping) which takes place within Windermere, must be in compliance with the Declaration and the Architectural Guidelines. New construction or any change or modification that is visible from the outside of a residence is subject to these guidelines and the authority and approval of the ARC. Section 1.02 Submittals (a) Process A three-step process as follows: (i)Complete online Application for Modification form (ii) Gather required supporting documentation (iii) Submit Application and supporting documentation to the Property Manager – PLEASE NOTE THE DATE RECEIVED BY THE PROPERTY MANAGER MAY DIFFER FROM THE DATE PRINTED ON THE ONLINE APPLICATION FOR MODIFICATION FORM

(b) Fee for the process There are no fees for the standard review process for ARC Applications. However, per the Financial Policies and Procedures Applications to the Architectural Review Committee for changes, alterations, additions, or deletions to property by delinquent homeowners will not be considered until all obligations for that individual property are resolved. Certain projects such as but not limited to, an addition to a residence, new construction and pool/courtyard additions may require review from a licensed architect. These types of projects shall be subject to additional review fees as determined by the Board or their designee. The property owner will receive notification of additional fees once an application has been submitted and all fees must be paid prior to starting the review process. Fees are payable via check or money order. If you wish to expedite the standard review process for your ARC Application which would not require review by a licensed architect rush fees will be charged as follows: Approval in 2-4 Days once a complete form is submitted - $100 fee payable at the time of submission. Approval in 5-7 Days once a completed from is submitted - $50 fee payable at the time of submission. At the discretion of the Association Manager, certain projects may not be permitted to be rushed. Applications may be submitted at any time, with an average processing time of 14 business days. Please plan ahead for all projects, including holiday and birthday gifts. Failure to receive prior approval for any and all projects is subject to sanctions for violation including unapproved modification fines starting at $200. Ensure all required documentation including but not limited to: (paint samples, roof shingles, plat/survey site, materials lists, renderings, etc.) are included with your application. Failure to provide the required documentation may result in the application not being accepted or delays in the processing time.

Children who learn a second language benefit a lot more than you’d think. The earlier one starts in learning another language, the greater the benefits. It is never too early to start learning a second language, even as early as PreK3! Here are few of the benefits: Be smarter! Learning a second language helps develop cognitive skills. Children who know two languages tend to score higher in math and language arts standardized tests, as compared to students who only know one language. Be a problem solver! People who know more than one language develop creative problem solving skills. Bilingual brains are on constant mental workout while sorting through more than one language system to communicate. Although this might seem confusing, these individuals learn to plan, concentrate, multitask, and problem solve, thus increasing their executive function skills. Get better jobs! In this growing global economy, more and more companies are looking for professionals who can communicate in more than one language. Bilingual people have better chances than monolingual job aspirants to get the job. In addition, such bilingual individuals are usually better paid than those who only speak one language. Be nicer! Bilingual people develop empathy and tolerance towards other cultures. Learning a second language leads to understanding other people’s customs and points of view. This builds empathy and tolerance in a way that we learn to appreciate and embrace diversity. Stay sharp longer! Due to the fact that the bilingual brain is in constant mental workout, people who know more than one language are prone to prevent age-related mental illnesses such as Alzheimer’s disease. Windermere Teams Play at ALTA City Finals!

Huge congratulations to Andrew Miller’s A-5 ALTA team for winning City Finals and bringing home the big dinner plate! Way to go Gentlemen!! Scott Arneson’s B-3 Men’s Team also made a great showing at City Finals. They finished as the runner-up and brought home the salad plate. Congratulations on a great season guys!

Some Major Improvements Have Been Made to Your Courts Just in time for Winter season, the Tennis Committee and your HOA Board have been busy sprucing up the courts. Over the last month, new LED lights have been installed on courts 1,2, 7 and 8. Lighting upgrades are a major HOA budget item, so the new lights will be installed in stages. We’ve also added a new LCD digital display monitor on the wall of the bathhouse. The new display will scroll through court assignments as well as other tennis announcements and neighborhood news. Lastly, due to the overwhelming positive response to the two BATT towels we previously purchased, the tennis committee has added four more to our supply for your rainy day relief. These towels are being used at all the big tennis centers these days and are far more effective than a squeegee. Adult Clinic (for New & Beginner Players) Do you want to learn how to play tennis? Exercise AND have fun? Meet new friends? Then join us for our new Adult Clinic on Friday, August 2nd from 10:45-12 pm at the Windermere tennis courts. Don’t have a racquet? Not to worry…we have racquets you can demo to see what fits you best. This class is for those interested in being introduced to the game and for those on beginner teams who feel Open Drills may be too advanced for them. Please register through our new reservation app, Kourts.com. Cost will be $16 per session for residents and $18 for non-residents who play on a Windermere ALTA team. TENNIS NEWS

Junior Tennis at Windermere Pee Wee classes for our 5-7 year old hitters is held on Thursday from 4:30-5:15. We run, we hit balls, we throw balls, we make lots of noise and have fun. Monthly cost to attend one day per week is $60. 13 and Under and Junior Academy classes are held Tuesday and Thursday, 5:30pm-7pm. These drills are designed for beginners and those considering making tennis one of their afternoon activities. Fun and activity is the main objective. Monthly cost to attend one day per week is $80 or $160 for both days.

This new app will allow you to make court reservations, as well as reserving your spot and paying online for Bobby’s drill sessions. The event that your family looks forward to all year is almost here! As always, we will have a Winter Wonderland in Windermere with snow machines where you can capture magical photos of your kids playing in the SNOW! This year we have a new activity that is sure to wow EVERYONE, no matter your age! Have you ever seen a CAMEL face to face? Santa’s elves are not the only ones working hard this season as thieves are working overtime to steal packages from doorsteps! Don’t become one of the 11 million people who had packages stolen from outside their homes last year. In addition to home security systems with doorbell cameras, the major package shipping companies offer options on how you can thwart porch pirates and ensure your packages are kept safe:

Amazon.com

Use an Amazon Locker: The company has installed lock boxes in well-known locations like stores and other secure sites. In-home delivery: By using the Amazon Key Smart Lock Kit, couriers can drop packages off inside Prime members’ homes. The system works in tandem with an Internet-connected door lock and camera. This is available in select cities. In-car delivery: Prime members can have couriers put packages inside eligible vehicles with Amazon Key In-Car Delivery, which is also available only in select cities.

U.S. Postal Service

Informed Delivery: The Postal Service offers Informed Delivery, an email notification service which lets homeowners know what’s coming to their mailboxes while you’re away. Bringing A Cat Home

Cats can certainly make great companions, but there is more to owning a cat than just having a cute, soft, furry kitty around the house. Before you adopt, there are a few things to think about and just good to know, in general.

Cats are independent by nature, but not quite able to take care of themselves. Before you adopt, make sure your lifestyle can make room for a feline. Different breeds can have different personalities. Some are extremely active and some are laid back. Do your research! Do you have allergies? If you suffer from severe allergy reactions, consider testing yourself for feline allergies. It is a safe bet to choose a cat with low allergens. Consult your vet, books or animal shelter employees for suggestions. Before bringing a cat home, take him for a check up and immunizations. Also, schedule a time to be neutered as soon as age permits. This can mean the difference between a healthy, happy cat and a miserable cat trying to claw its way through the windows or spaying your furniture. Get a GOOD cat litter box and a quality cat litter. An enclosed litter box can allow you and your cat more privacy and clumping litter is easier to maintain. Keep the box clean for the comfort of your kitty and your nose! Also, buy well-balanced age appropriate food for your cat. Consult your vet about the best food.

Cats love to play with toy mice, string, feathers and even empty boxes make for great amusement. Play things need not be expensive - just make sure there are enough to keep him happy, active and mentally occupied. If you don’t want a shredded sofa, invest in a scratching post. They WILL do some scratching so be prepared. Catnip and those little freeze dried treats are excellent tools for cat bribery and training. If choose a kitten, make sure you begin a grooming routine early. Bathing brushing and trimming claws will be an event they don’t mind rather than something to dread.

One final reminder - cats can live as long as 20 years so you and your furry feline friend could be together a LONG time if well taken care of!
