All homeowners who wish to make any modifications to their property are required to submit an Application for Modification. Applications can be submitted at any time and you will receive a decision letter in approximately 15 business days. Please plan ahead for all projects, including Holiday gifts.

Association Manager Fall is in the air What does that mean? It’s time for the 4 P’s of home ownership. It’s time to get outside and take a 360 walk around your home. What do you see? Is your Paint fading or peeling? Do you need a fresh coat? Is your driveway and sidewalk filthy and moldy? How about a good ole fashion Pressure washing? Let’s not forget landscaping. Now is the time to Prune trees and trim overgrown bushes. Additionally, it is time for that spring application of Pine straw (mulching material). As we head into fall these are a few areas we will be looking at during our covenant inspections. Make sure you don’t receive one of those pesky notices by being proactive and checking off those maintenance items now. • EXTERIOR PAINTING - IT’S MORE IMPORTANT THAN YOU MIGHT THINK You can save a lot on the extent of necessary painting and repairs by catching failure early. Keep a close eye out for spider cracks, fading, and on the overall health of your older paint in particular. (** Please remember all painting projects require prior approval/an ARC application must be submitted) • PRESSURE WASHING Did you know that routine pressure washing will increase the lifespan of your paint and stain? And, it can transform your exterior surfaces, washing away corrosive residues, mold, mildew, and more from your deck, patio, walkways, driveway, and siding. • Pine straw & Mulch Article I. Pine straw & Mulch –there are many benefits to using pine straw as natural garden mulch. First and foremost, pine straw is a natural by-product; meaning pine straw is discarded by pine trees naturally. Pine needles (straw) help provide excellent growing conditions for healthy trees, plants and shrubs.

Here are some benefits of pine straw and mulch installation besides the appearance. • Pine straw and mulch installation are essential to the survival of your landscape during a drought. They will reduce the amount of water that evaporates from your soil, greatly reducing your need to water your plants. • Pine straw and mulch improve the quality of your soil by breaking up clay and allowing better water and air movement through the soil. Also, mulch provides nutrients to sandy soil and improves its ability to hold water. • Pine straw and mulch act as an insulating layer on top of soil, keeping it cooler in the summer. • Pine straw and mulch keep weeds down, and the weeds that do grow are much easier to pull. • They are also a great deterrent against weeds, insects, and rodent free. • Pruning Landscape Trees Proper pruning of landscape trees improves their structural strength, maintains their health, enhances their beauty, and increases their value. Pruning is advisable if: • trees have crossing branches, weak branch unions, or other defects • branches are dead, dying, decayed, or hazardous • lower branches interfere with people or vehicles, or block visibility of signs • branches are growing into buildings or utility wires • limbs have been broken by storms • trees have grown too large and might injure people or damage property Landscape trees not only make homes and communities more beautiful, but they also improve our environment and can increase the value of a property up to 20 percent. Trees are truly assets that need to be enhanced and protected. Proper pruning is definitely a worthwhile investment!

Did you know...?
Many Home owners have asked why the decision was made to raise the assessments this year for the HOA.
Every year, Windermere undergoes an extensive budgeting process to assess the annual, and future, needs of the community. This planning is based on current financials, prior years’ future planning, and years of tracked historical data,. The Finance Committee uses this information to plan three different budgets: Operational, Capital, and Reserve. We would like to take this opportunity to highlight some of the main points that take place in the planning process:
the engineers for review. This report is a general analysis of the assumed remaining life expectancy of the HOA’s assets. • The Finance Committee reviews with HOA Management to Analyze what projects need to be done. • These decisions are made based on the actual needs of the association and the actual evaluation of the assets. o All Budgets go through multiple revisions and edits. The HOA manager is given guidance and adjusts all budgets accordingly.
• July: The budgeting process starts o Committees submit their wish lists for Capital Projects – This is for new purchases or projects throughout the community. o Reserve Analysis is performed – We hire an engineering firm to evaluate what assets need to be repaired or replaced.
• September: o Final versions of the budgets are submitted to the Finance Committee for review and approval. o Once approved, all budgets are presented to the Board for review and approval. • October:
• August: o The Operation budget is completed based on daily/weekly/monthly needs of the association. This Budget is completed by the HOA management and submitted to the Finance Committee for review and approval. o The Capital budget is compiled and submitted to the Finance Committee for review and approval.
o Budgets are presented to the community at the annual meeting. o Without majority objection, the Budget passes. The Association would invite anyone who has further interest into the detailed process and execution of the Budget to join us on the Finance Committee to assist with shaping the Community’s Financial future.
o The Reserve Analysis Report is submitted by

Reminder on Holiday Decorations With the upcoming holidays, we would also like to remind everyone what the guidelines say regarding decorations.
Holiday decorations are both permitted and encouraged and will not require approval by the ARC. However, such decorations may be installed no sooner than forty-five (45) days prior to the holiday and must be removed within ten (10) days after the holidays for which they are intended. With respect to Christmas lighting displays, they should not be illuminated until the day after Thanksgiving. ARC reserves the right to require the removal of decorations which do not comply with these guidelines or which, in the judgment of the ARC, pose a potential public safety risk.

Ankle Biters Tennis Ankle Biters Tennis (ABT) is now available in Windermere. ABT specializes in introducing tennis to children 10 and Under. We offer Wednesday classes for 6 and Under, 8 and Under and 10 and Under. Ankle Biters is focused on keeping tennis fun while staying on schedule with online classes, thus avoiding inclement weather and cancellations. These classes are designed for beginners and kids who have never played tennis. FREE t-shirts and rackets based on availability and size of child.

Pickle Ball Play Is In Full Swing
Need to Reserve a Court?
We’re thrilled to see so many of our residents out enjoying our new pickle ball courts. Especially all the young folks who have taken up the sport and our flocking to the courts on a regular basis. Our August pickle ball clinic with Coach Chris Wolfe was also a big success and we hope to see more of you join us at future events.
All reservations should be made on your phone at Kourts.com. This app allows you to make court reservations, as well as reserving your spot and paying online for Bobby’s drill sessions. Please ensure that your contact information on the association website (www.windermerecommunity. net) is updated to include email addresses and cell phone numbers, as this is required information to register for the Kourts app.
Please keep in mind that even though we do have six courts, there are many times when all six courts are full. If you are concerned about securing a court, please reserve your court ahead of time on the Kourts.com app to ensure a court will be available. Protect Yourself from Porch Pirates this Holiday Season The Holiday season brings good cheer, chilly weather and, the dreaded porch pirates. Santa’s elves are not the only ones working hard this season as thieves are working overtime to steal packages from doorsteps! Don’t become one of the 11 million people who had packages stolen from outside their homes last year. In addition to home security systems with doorbell cameras, the major package shipping companies offer options on how you can thwart porch pirates and ensure your packages are kept safe:
Request a signature: As a shipper, you can request that packages you send require a signature before they’re released. That will help ensure that the box is never left unattended. FedEx Delivery Manager: This free service at fedex.com/ delivery allows you to customize home deliveries to fit your schedule. You can opt for a vacation hold, reschedule delivery and more. UNITED PARCEL SERVICE (UPS)
AMAZON.COM Use an Amazon Locker: The company has installed lock boxes in well-known locations like stores and other secure sites. In-home delivery: By using the Amazon Key Smart Lock Kit, couriers can drop packages off inside Prime members’ homes. The system works in tandem with an Internetconnected door lock and camera. This is available in select cities. In-car delivery: Prime members can have couriers put packages inside eligible vehicles with Amazon Key In-Car Delivery, which is also available only in select cities. FEDEX Send your package to a local FedEx store: Instead of having your package delivered to your door, you can opt to have it delivered to the nearest FedEx store. UPS My Choice: The company offers UPS My Choice lets members leave the driver instructions on where they want the package left, get delivery alerts, get confirmed delivery windows and more. The service is free but also comes with a premium option for $40 a year. UPS Delivery Intercept: UPS also lets customers hold their packages at a UPS facility or reschedule a delivery via Delivery Intercept. A fee may apply. U.S. POSTAL SERVICE Informed Delivery: The Postal Service offers Informed Delivery, an email notification service which lets homeowners know what’s coming to their mailboxes while you’re away. Those who sign up get scans of all first-class mail that will be delivered to their address later that day. Require a signature: To ensure safe delivery, USPS also allows signatures on the following: Priority Mail Express (if requested), Certified Mail, Collect on Delivery, Insured Mail (over $500), Registered Mail, Return Receipt, Signature Confirmation and Adult Signature.

SYMPTOMS TO NEVER IGNORE Obviously pets cannot tell us when when something is wrong, so we must trust our instincts and pay attention. If you notice something different with your cat or dog, it could be a sign of a serious medical condition. Below are five signs to never ignore: 1. Heavy Panting - It’s normal for pets to pant after chasing toys or taking a vigorous walk on a warm day. What is not normal is heavy panting which usually involves deeper labored breathing and may last longer than usual. It could easily indicate pain and may involve suffering from heart stroke, poisoning, heart failure, Cushing’s disease, pneumonia or lung tumors.
5. Change in Odor - Don’t mistake your pet’s stinky breath as par for the course when it comes to aging. Remember usually pets do NOT stink. If he starts to smell differently - bad breath, stinky ears and skin, excessive gas - there could be a problem. Bad breath can be a sure sign of dental disease, oral melanoma, diabetes or kidney failure. Musky smelling ears are usually a sign of an ear infection. Stinky skin often accompanied with itchy, flaking skin or skin lesions can be indicators of allergies, seborrhea or bacterial or yeast infections. If your pet is displaying any of these signs, please don’t wait; take him to your vet for an examination. Delaying could make things much worse.
2. Drooling - Many breeds such as boxers, bloodhounds, mastiffs and St. Bernards are known for messy drooling. However, excessive drooling may be a sign that something is definitely wrong. Excessive sudden drooling may indicate heart stroke, dental issues such as periodontitis or a tooth abscess or your pet has possibly clamped down on something that has irritated or burned his mouth, has eaten a toxic plant or is suffering from a neurological problem. 3. Excessive Consumption of Water - We’ve all seen our pets enjoy a big bowl of water especially after play time on a warm day. If he returns again and again over a period of time, this may indicate a problem. Drinking excessively can be a sign of a kidney failure, diabetes, Cushing’s disease or mellitus (diabetes). Keep in mind that medications may cause an increase in water consumption and excessive panting can also lead to heavy drinking. 4. Change in Behavior - If your pet is acting odd such as unprovoked aggression, moodiness, erratic temperament, anxiety, fearfulness, submissive behavior, sudden seizures, inactivity, choosing to be alone, even lack of appetite can be a strong indication that something is wrong. Pain and discomfort are the most common reasons for a change in your pet’s behavior. This can be linked to thyroid dysfunction, pancreatitis, cancer, arthritis, parasites, skin allergies, heart disease or an injury.
