A little about your new full-time onsite Community Manager…. As most of you know, Ruth Banford is the new Community Manager for Mundy Mill. Ruth was the Association Assistant for Mundy Mill since she started with FirstService Residential in March 2017 and has been a constant in the community. Before Ruth came to FirstService, she lived in Philadelphia, Pennsylvania and worked for a prominent law firm for 30 years. Ruth is the proud mother of one son who is still living in Philadelphia and attending Temple University.

INCREASE IN HOA DUES FOR 2019

The HOA dues for 2019 have increased from $500.00 to $550.00 and the implementation of a two (2) installment plan has worked out well. It is now July and if there is anyone who has not paid their HOA Fees, it is requested that you pay it as soon as possible. Amenity cards have been deactivated and late and interest fees have now been applied to those accounts. If you have already paid your fees, we thank you!

from the manager NO PARKING! As everyone should know, there is no parking on the streets within the community. This has been a challenge to say the least. Everyone should be parking within their garage or on their driveway, no matter how briefly it is.

IMPORTANT INFORMATION Please remember to submit an Architectural Modification Application when doing any type of modification to the exterior of your home. Following the Covenants is a crucial part of living in an HOA. You can find the forms needed on the Mundy Mill Website: https://mundymill.connectresident.com If you haven’t already registered on the website and would like to do so, please provide your email address and current cell phone number to Ruth Banford at ruth. banford@fsresidential.com

If you are found parking on the street, you will be given a violation notice to correct your parking immediately. These violations do not come with any extra days to correct the violation. You must correct it immediately. If the violation continues, a fine will be assessed to the account of the violator.

Parking on the streets make it very difficult for any emergency vehicles to maneuver if they have to come into the community. Please be courteous to your community. Here is an excerpt of the Covenants for parking: 7.4 Vehicles: Parking. Vehicles shall be parked only in appropriate parking spaces serving the Unit or other designated parking areas established by the Board, if any. No on street parking shall be permitted. All parking shall be subject to such reasonable rules and regulations as the Board may adopt. Commercial vehicles shall not be permitted on any Common Property or any Unit.

“Parking on the streets makes it ver y difficult for any emergency vehicles to maneuver if they have to come into the community.” SAFETY IN OUR COMMUNITY As we would all like to keep Mundy Mill safe, there are a few things that you can do as a part of the community. STREET LIGHT OUTAGES If you see a street light out, it is a simple fix. Jackson EMC has a hotline to report street light outages. Simply get the number off of the pole that is out and call (770) 536-2415. They will take the information and then dispatch someone to come and fix the light. KNOWN THEFTS OR SUSPICIOUS ACTIVITY Call the Police! We do have police patrolling the community. However, the patrols will increase if there are reports of known thefts or suspicious activity. We would like to organize a Neighborhood Watch in the near future and will update everyone as we obtain the necessary information. SPEEDING Speeding within the community has become a big concern. Please SLOW DOWN! There are children riding their bikes, scooters, etc. The biggest area is along Clubside Drive. Please remember the large amenities are off of Clubside Drive and additional traffic is always around this area.

AS REQUIRED BY THE GEORGIA DEPARTMENT OF PUBLIC HEALTH 1. SHOWER BEFORE ENTERING THE WATER. 2. CHILDREN SHALL NOT USE THE POOL WITHOUT AN ADULT IN ATTENDANCE. 3. ADULTS SHOULD NOT SWIM ALONE. 4. ALL CHILDREN THREE YEARS OLD AND YOUNGER AND ANY CHILD NOT POTTY-TRAINED MUST WEAR SNUG FITTING PLASTIC PANTS OR WATER RESISTANT SWIM DIAPER. 5. DO NOT SWIM IF THE SUCTION OUTLETS ARE MISSING, BROKEN, OR NOT CLEARLY VISIBLE FROM THE DECK. 6. NO GLASS ARTICLES ALLOWED IN OR AROUND POOL. 7. DO NOT SWALLOW THE POOL WATER. 8. NO DIVING ALLOWED. 9. DO NOT SWIM IF YOU HAD DIARRHEA WITHIN THE PAST TWO WEEKS. 10. NO ANIMALS ARE ALLOWED IN THE POOL OR POOL ENCLOSURE, EXCEPT SERVICE ANIMALS ARE ALLOWED ON THE DECK. ADDITIONAL POOL/AMENITY RULES 11. ALL USERS OF THE POOL DO SO AT THEIR OWN RISK AT ALL TIMES. The Owner’s Association assumes no responsibility for the safety of members/residents, their children or guests. Users accept all risk when using the pool and other amenities even during periods when pool monitors, security staff and/or Owner’s Association staff may be present. 12. All members/residents and guests are required to abide by the pool rules as defined on this and any other signage related to the pool and/or amenity areas. Failure to follow the rules may result in revocation of pool rights. Parents must caution, and are responsible for, seeing that their children observe all rules. Members/residents are responsible for seeing that any guests observe all rules. 13. In the event of storms, lightning or thunder, all users must immediately evacuate the pool and surrounding area. Re-entry to the pool is not permitted until at least 30 minutes after the storm has passed. 14. All members/residents and guests MUST obey the instructions of any pool monitors, security staff and any other Owner’s Association appointed staff. Failure to do so may result in revocation of a members’ pool rights. 15. Any conduct deemed by pool monitors, security staff or the Owner’s Association appointed staff to be dangerous or unwarranted is grounds for a reprimand, warning or suspension from the pool area. 16. Pool use is restricted to members/residents in good standing with the Owner’s Association and their guests. Guests must be accompanied by a member/resident at all times. 17. NO MORE THAN FOUR(4) GUESTS PER HOUSEHOLD MAY USE THE POOL AT ANY ONE TIME UNLESS APPROVED IN WRITING BY THE HOA MANAGEMENT COMPANY. 18. The pool and amenity gates should be kept locked at all times. Obstructing the closure of any gate is strictly prohibited. 19. NO DIVING OF ANY SORT IS PERMITTED AT ANY TIME. 20. No running or rough play is permitted in the pool area. 21. Children under 14 must be accompanied by a responsible adult. 22. All infants and young children not potty-trained MUST WEAR SWIM DIAPERS. No regular disposable diapers are permitted in the pool. 23 Parents with small children must strictly supervise and safeguard their children, and any small guest children, at all times. 24. Glass containers or dishes are not permitted in the pool area. 25. No food is permitted at the pool side. Food and drink is permitted at the tables and other areas of the pavilion. 26. No bikes, skateboards, skates, scooter or similar items are permitted in the amenity areas. 27. Only pool toys and moderate size flotation devices are permitted in the pool area. Pool monitors, security and related staff may limit the use of these items if, in their opinion, it is necessary under then existing circumstances. 28. No profanity, improper behavior or vulgar language is permitted. 29. Any music devices at the pool and amenity areas shall be kept at a volume so as to not disturb others. 30. No individually owned grills or other cooking apparatus may be used within the pool or other amenity areas. 31. No smoking, including e-cigarettes is permitted in the pool area. 32. Swimming attire must be suitable for a family environment. Street clothes, cut-off shorts, thong bathing suits or see through attire is not permitted. 33. The Owner’s Association may close the pool and amenity areas at any time to address safety and/or other issues that the Board deems closure is necessary. 34. The rules governing the pool and other amenities may be changed by the Owner’s Association Board of Directors at any time at the sole discretion of the Board. 35. FAILURE TO FOLLOW ALL POOL RULES AND REGULATIONS MAY RESULT IN A SUSPENSION OR REVOCATION OF A MEMBER/RESIDENT’S RIGHTS TO USE THE POOL OR OTHER AMENITIES. 36. NO CHAIRS PERMITTED IN POOL.
