Freezing Weather: Frozen Pipe Prevention When outside temperatures fall below freezing for more than 12 hours, the potential for frozen pipes rises. A strong wind makes the potential for a problem even greater. Please consider the following: • Pipes do not always burst during the first freeze; it may take several freezes and thaws for them to crack, since they weaken each time. Just because you did not have broken pipes last year does not mean you will not have them this year. • Allow water to flow through pipes. You should leave at least one inside faucet, preferably in the bath, on a constant drip. Water temperatures should be lukewarm (combination of hot and cold pipes) with the drip being the width of a matchstick. Continue this preventive measure if temperatures remain below freezing. • Open cabinet doors under sinks allowing heat to enter the area around the pipes.

The need is constant. The gratification is instant.

• Before going to bed and first thing in the morning, check all faucets. Be sure they are flowing. Be sure to check your washing machine as well. • Garden hoses connected to outside faucets almost guarantee broken pipes. Before freezing temperatures begin, disconnect garden hoses from outside spigots and cover the spigots with an insulated cap which can be found at your local hardware store. • Plumbing along perimeter walls or in unheated areas like garages are especially susceptible to freeze damage. • If a pipe breaks, immediately turn off all water to your home. Go ahead and now locate your main water valve. Most of them can be found in your front yard close to the street. If the break is in a hot water pipe, shut the valve off on top of the water heater. Also, be sure to switch off the heater at the circuit breaker and immediately call a plumber.

Despite the impact of COVID-19, the SOTL Lakes and Trails Committee had a very productive year. Our committee meetings migrated to Zoom in the early spring and then to a mix of in-person and Zoom in June. We’ve had to switch to Zoom occasionally when there were reports of COVID exposure, so we’ll continue to use the mix for the foreseeable future.

Many of you are probably familiar with our efforts because you walk the trails or fish in the lakes. Here’s a quick list of our accomplishments this year: Trail Guide created (available on Sterling-Life), Trail Name Signs installed for each trail, Crape Myrtle trees planted on the island, trail behind the clubhouse resurfaced, large Geese population relocated, Lake Pavilion repaired and painted, picnic tables and pavilion and bollards painted, turbidity curtain below Lake 2 spillway replaced, access point to lake for fall FishingCOTournament completed, 200 W.fishing Hampden cleared, Ave, Suite 200 | Englewood, 80110 | 303-220-4242 | Fax: 303-220-4244 new dead and diseased tree process implemented, lake fertilized, dead bushes on boat ramp access replaced.
