POTENTIAL SINKHOLE EXPENDITURE: Golf Cart Path from Grandview/Farrington/ Edenham to Lodge Affected As everyone in the community knows and appreciates, there are many streams, creeks, and waterways that flow through Windermere. These have always added to the beauty of the area. In addition to these waterways there are also several retention and detention ponds throughout the community to capture, divert, and hold excess water. To ensure the health of all of these aquatic areas, the community assesses all culverts, ponds, and stream ways with assistance/guidance of storm water management professionals.

Windermere has never issued a special assessment and does not intend to do so to effectuate this repair. Further, we do not intend to raise dues. We have the money in our reserve fund, if we choose to use it. Of course, the Board may decide to delay the repair, as neither engineering firm was willing to predict how long the road would last without a collapse.

As this is the largest unpredicted expenditure in the history of our HOA, we felt you should know about it. If you have any questions or comments, feel free to reach out to the During a regular quarterly inspection by our storm water professionals, it was noted that the Property Management team or a Board member. 3 four-foot culverts under Village Center Lane were failing (this is the concrete path that goes behind Newgate and runs between Holes 10 & 11, with terminating points in the Lodge parking lot and the Grandview entrance). Specifically, the seams where they are bound together are starting to cave in. This, in turn, has caused earth to fall through the culvert into Daves Creek. As the earth has continued to fall through a sink hole has formed. While there is no immediate danger, it is only a matter of time before the sink hole widens and the culverts collapse. After learning of this issue, the Board engaged two engineering firms to evaluate and propose a potential solution for this issue. The first engineering firm recommended that the culverts be spin-casted with concrete reinforcement, and the second firm recommended a complete rebuild of the three culverts and the road. At this point, our best estimate of the minimum amount of money required to fix this is $250,000. 4

Spring is in the Air What does that mean? It’s time for the 4 P’s of home ownership. It’s time to get outside and take a 360 walk around your home. What do you see? Is your Paint fading or peeling? Do you need a fresh coat? Is your driveway and sidewalk filthy and moldy? How about a good ole fashion Pressure washing? Let’s not forget landscaping. Now is the time to Prune trees and trim overgrown bushes. Additionally, it is time for that spring application of Pine straw (mulching material). As we head into spring these are a few areas we will be looking at during our covenant inspections. Make sure you don’t receive one of those pesky notices by being proactive and checking off those maintenance items now. • EXTERIOR PAINTING - IT’S MORE IMPORTANT THAN YOU MIGHT THINK You can save a lot on the extent of necessary painting and repairs by catching failure early. Keep a close eye out for spider cracks, fading, and on the overall health of your older paint in particular. (** Please remember all painting projects require prior approval/an ARC application must be submitted) • PRESSURE WASHING Did you know that routine pressure washing will increase the lifespan of your paint and stain? And, it can transform your exterior surfaces, washing away corrosive residues, mold, mildew, and more from your deck, patio, walkways, driveway, and siding. • PINE STRAW & MULCH Article I. Pine straw & Mulch –there are many benefits to using pine straw as natural garden mulch. First and foremost, pine straw is a natural by-product; meaning pine straw is discarded by pine trees naturally. Pine needles (straw) help provide excellent growing conditions for healthy trees, plants and shrubs. Here are some benefits of pine straw and mulch installation besides the appearance.

• Pine straw and mulch installation are essential to the survival of your landscape during a drought. They will reduce the amount of water that evaporates from your soil, greatly reducing your need to water your plants. • Pine straw and mulch improve the quality of your soil by breaking up clay and allowing better water and air movement through the soil. Also, mulch provides nutrients to sandy soil and improves its ability to hold water. • Pine straw and mulch act as an insulating layer on top of soil, keeping it cooler in the summer. • Pine straw and mulch keep weeds down, and the weeds that do grow are much easier to pull. • They are also a great deterrent against weeds, insects, and rodents. • PRUNING LANDSCAPE TREES Proper pruning of landscape trees improves their structural strength, maintains their health, enhances their beauty, and increases their value. Why Should Trees Be Pruned? Pruning is advisable if: • trees have crossing branches, weak branch unions, or other defects • branches are dead, dying, decayed, or hazardous • lower branches interfere with people or vehicles, or block visibility of signs • branches are growing into buildings or utility wires • limbs have been broken by storms • trees have grown too large and might injure people or damage property Landscape trees not only make homes and communities more beautiful, but they also improve our environment and can increase the value of a property up to 20 percent. Trees are truly assets that need to be enhanced and protected. Proper pruning is definitely a worthwhile investment!

ARC REQUESTS

Does your home need some work? Are you thinking about renovating? ...Not sure if your project needs approval? Most projects that are performed to a home or lot require prior approval from the Association. Contact us at Windermereactivities@comcast.net • As a reminder, the ARC Request process is outlined below.

FOR A COMPLETE COPY OF THE ARC GUIDELINES PLEASE CLICK HERE. Section 1.01 Modifications Requiring Approval Every structure or thing which is placed, erected, or installed upon any Unit and all improvements or other work (including staking, clearing, excavation, grading, and other site work, exterior alterations of existing improvements, or planting or removal of landscaping) which takes place within Windermere, must be in compliance with the Declaration and the Architectural Guidelines. New construction or any change or modification that is visible from the outside of a residence is subject to these guidelines and the authority and approval of the ARC. Section 1.02 Submittals (a) Process A three-step process as follows: (i)Complete online Application for Modification form (ii) Gather required supporting documentation (iii) Submit Application and supporting documentation to the Property Manager – PLEASE NOTE THE DATE RECEIVED BY THE PROPERTY MANAGER MAY DIFFER FROM THE DATE PRINTED ON THE ONLINE APPLICATION FOR MODIFICATION FORM

(b) Fee for the process There are no fees for the standard review process for ARC Applications. However, per the Financial Policies and Procedures Applications to the Architectural Review Committee for changes, alterations, additions, or deletions to property by delinquent homeowners will not be considered until all obligations for that individual property are resolved. Certain projects such as but not limited to, an addition to a residence, new construction and pool/courtyard additions may require review from a licensed architect. These types of projects shall be subject to additional review fees as determined by the Board or their designee. The property owner will receive notification of additional fees once an application has been submitted and all fees must be paid prior to starting the review process. Fees are payable via check or money order. If you wish to expedite the standard review process for your ARC Application which would not require review by a licensed architect rush fees will be charged as follows: Approval in 2-4 Days once a complete form is submitted - $100 fee payable at the time of submission. Approval in 5-7 Days once a completed from is submitted - $50 fee payable at the time of submission. At the discretion of the Association Manager, certain projects may not be permitted to be rushed. Applications may be submitted at any time, with an average processing time of 14 business days. Please plan ahead for all projects, including holiday and birthday gifts. Failure to receive prior approval for any and all projects is subject to sanctions for violation including unapproved modification fines starting at $200. Ensure all required documentation including but not limited to: (paint samples, roof shingles, plat/survey site, materials lists, renderings, etc.) are included with your application. Failure to provide the required documentation may result in the application not being accepted or delays in the processing time.

New Pickleball Courts Are Ready for Play! You asked for it, now you got it! Pickleball is one of the fastest growing sports in the nation and so many of you had been asking how we could get some courts here at Windermere. The tennis courts previously know as Courts 11 & 12 have been converted into six permanent pickleball courts. Reservations for the pickleball courts can be made on kourts.com, in the same account you use to make your tennis court reservations. If you want to learn more about the sport, here’s a three minute YouTube video that shares some of the basics: https://www.youtube.com/watch?v=WLWj2LXecHU In dedicating Courts 11 and 12 to pickle ball, the designated “walkon” courts are now the two courts at Bennington. There will still be no reservations for the walk-on courts and please keep in mind that they do not have lights or bathroom facilities. Lastly, we will have several pickleball related group activities over the next few months, beginning with our first Pickleball 101 clinic on Saturday, February 22nd from 1 to 4 (raindate Sat. Feb 29). This is a free clinic hosted by Bobby and local pickleball pro Chris Wolfe. In addition, be on the lookout for more details about our first pickleball social coming in coming late spring when the weather gets warmer.

Adult Clinic (for New & Beginner Players) Do you want to learn how to play tennis? Exercise AND have fun? Meet new friends? Then join us for our new Adult Clinic on Fridays from 10:45-12:00 pm at the Windermere tennis courts. Don’t have a racquet? Not to worry… we have racquets you can demo to see what fits you best. This class is for those interested in being introduced to the game and for those on beginner teams who feel Open Drills may be too advanced for them. TENNIS NEWS

Some Major Improvements Have Been Made to Your Courts Just in time for Winter season, the Tennis Committee and your HOA Board have been busy sprucing up the courts. Over the last few months, new LED lights have been installed on courts 1, 2, 7 and 8. Lighting upgrades are a major HOA budget item, so the new lights will be installed in stages. We’ve also added a new LCD digital display monitor on the wall of the bathhouse. The new display will scroll through court assignments as well as other tennis announcements and neighborhood news. Lastly, due to the overwhelming positive response to the two BATT towels we previously purchased, the tennis committee has added four more to our supply for your rainy day relief. These towels are being used at all the big tennis centers these days and are far more effective than a squeegee. Junior Tennis at Windermere Pee Wee classes for our 5-7 year old hitters is held on Thursday from 4:30-5:15. We run, we hit balls, we throw balls, we make lots of noise and have fun. Monthly cost to attend one day per week is $60. 13 and Under and Junior Academy classes are held Tuesday and Thursday, 5:30pm-7pm. These drills are designed for beginners and those considering making tennis one of their afternoon activities. Fun and activity is the main objective. Monthly cost to attend one day per week is $80 or $160 for both days. High School drills are held Monday and Wednesday, 5:30pm-7pm. These drills are designed for the high school aged player interested in playing on their school team. Each drill features a tactical, technical and competitive component. SWIM TEAM NEWS

The Windermere Waves looking forward to the 2020 Season! The Windermere Waves swim team is gearing up for their 17th season this summer. We continue to plan some fun activities for the kids including our “Fun Fridays”, Swimmer of the Week, and festive themes for each home meet. Practices will begin in early May (tentatively May 11th) and continue through June 25th. Meets are held at 5:30 pm on Thursdays, with the first meet on May 28th and then each Thursday in June. We end the season with our biggest meet, the Forsyth County Meet, which will be held on Friday, June 26th at the GA Tech Natatorium. Team Registration will open March 1st – please see our website (www.windermerewaves.com) for all registration information as well as tentative practice schedules, volunteer positions and information about our Ripples (4 year olds) program. REGISTRATION WILL BEGIN ONLINE MARCH 1ST Registration fees include: kickoff celebration, end of season banquet and a swimmer’s t-shirt. Also, register before April 1st to avoid a $15 dues increase! PARENT MEETING/SUIT FITTING There will be a parent informational meeting & suit fitting on Wednesday, March 11th at the Windermere Lodge. Suit fitting will begin as early as 5:30 and go through 7:30, (we will have new suits this year, however, returning swimmers are welcome to wear their suits from last year). The parent meeting will begin at 7:00pm. The online registration process will be reviewed along with all major topics. We encourage all parents to attend. We are looking forward to a fun and exciting season!!! OPEN COACHES POSITIONS Resumes are being accepted for consideration for open coaching positions (some full time coaches and some Ripples coaches). Interested individuals meeting the minimum requirements posted on our website should submit their resume to edwardstanya@bellsouth.net before February 15th for consideration. Forward Forsyth’s Annual Report

The Forsyth County Chamber is proud to promote a superior quality of life for the community by actively engaging in economic development efforts as part of Forward Forsyth, the community partnership entity championing positive movement in the tax digest. Below, find some of 2019’s highlights and get a glimpse of how Forward Forsyth’s investors are producing exceptional results for the community. • 88 Economic Development Projects These projects are the initiatives that grow the county. The business professionals and community leaders in the area worked together this year to foster future development in the key areas of healthcare, manufacturing and technology. In turn, these projects generated jobs and capital investments in the community. Of the 88 projects Forward Forsyth’s team worked on, 28 percent are existing firms announcing local expansions. The remaining 64 percent are firms relocating to the community and 8 percent deciding to remain in Forsyth County rather than moving elsewhere. • 1,100+ Jobs Created Job growth is critical to bolster a thriving economy. New employers in the area include Encompass Health, Premier Automation and the Embassy Suites at Halcyon. Firms like Sports Warehouse, Solvay Specialty Polymers and Clear Comms expanded their local operations in 2019, creating additional local jobs. • Nearly $115 Million Dollars of Capital Investments Added to the Community When a business relocates, begins or expands in Forsyth County, it makes an investment in this community. In 2019, Forward Forsyth assisted 88 businesses in investing nearly $115 million back into the community. Additionally, a huge step forward was taken in 2019 for commercial growth and development in the community when the Chamber of Commerce, the County Government, the Development Authority, the School System and Lanier Technical College announced an economic development partnership entity at the 2019 State of the County Address. That entity was Forward Forsyth. This new partnership and more aggressive direction are already paying important dividends. 2019 was an impressive year for economic development. LET’S TALK POOP

Since dogs cannot talk, we spend a great deal of time trying to interpret various signs through their health. Is he acting odd? Appetite normal? We seek answers from our vet via exams, blood samples and through their history. One way we can help detect problems is through their poop. As owners, we become familiar with our own pup’s poop. We are well attuned to both subtle and not so subtle variations in in his stools. We waste no time being concerned if he has diarrhea, but may not be sure what to do if it is suddenly a different color or different volume.

The 4 C’s of Poop COLOR Under normal circumstances, the stool is a chocolate brown color. During normal digestion, the gallbladder releases bile in the breakdown of food. Bilirubin is a pigment in bile that affects stool color. The poop may have some minor deviations in color due to diet, hydration or dyes in his food, but you should not see a substantial amount of change. SOME ABNORMAL COLOR PATTERNS ARE: Black : bleeding high up in digestive tract may result in tar colored stool Red Streaks : indicates bleeding in lower digestive tract. Gray or Yellow : may indicate issues with pancreas, liver or gallbladder. If abnormal colors persist in more than 2 stools, call your vet. CONSISTENCY Formless stool means the large intestine is not properly reabsorbing water; hard stool can be painful to pass and may indicate dehydration. The ideal poop is the consistency of Play-Doh, easily squishable yet holding it’s form without melting into the grass. Either of these isn’t always a cause for concern, especially if your pet is healthy otherwise, but if it persists for more than a day, call your doctor. CONTENT Dissecting the poop is the way to analyze it and that is what we pay a vet to do, but a few abnormal things to look for : Worms - long and skinny roundworms or little rice shaped tapeworm segments. Remember, stool that has been outside for hours may have little creatures in it that were not there at the onset, so it’s important to get a fresh sample. Foreign Materials - grass, sock bits, plastic pieces..... Pica is the eating of non-food items and not that uncommon in dogs. Sometimes you do not know that your pup is digging into the trash until you find a piece of Ziploc bag.

Fur - Big clumps of fur in stool can indicate overgrooming which can happen secondary to stress, allergies, skin disease or even boredom. COATING Poop should not have a coating or a film over it. When picking it up from grass there should not be any type of trail left behind. A coating of mucus often accompanies large bowel inflammation and often concurrently with diarrhea. Fortunately, for all of the uncomfortable and unpleasant issues of poop, the vet can resolve the majority of it within 24 hours. If a pet is eating, drinking and behaving normally otherwise, giving it a day should be fine. If, however, he stops eating, seems depressed or continues to have symptoms after one day, it’s best to call your vet and investigate.
