A MESSAGE FROM THE

Association Manager As we head into spring we know many of you are planning maintenance and upgrades to your home! Frequent items that need attention are: Exterior painting of your home, replacing dead sod, trees and other plant materials, and maintenance of mailboxes. Please be sure to be proactive and plan accordingly for all projects and improvements to your home by submitting an application for modification. Please visit the website and look under the resources tab to download a copy of the application.

Applications still need to be submitted even if you are using the same paint or roof colors.

DOWNLOAD APPLICATION Applications are required for ALL projects to the exterior of your home or lot. This includes but is not limited to the following: Roof replacements, repainting the exterior of your home, tree removal, installation of basketball goals, trampolines, play sets and fences. We would also like to remind you of frequent violations to avoid. Trash cans must be stored out of view of the street. Portable basketball goals must be approved and installed according the guidelines which includes proper placement and screening. Pine straw should be fresh and installed at least twice per year. Edging must be of approved materials.

Annual Assessment REMINDERS The second installment of the annual assessments are due on or before April 1st. Payments received after that date are subject to a 10% late fee. Please remember to mail or submit payments at least 7-10 days prior to the due date. Be sure to include your coupon and write your account number on your payment in order to assure your payment is posted to the correct account. For your convenience, payments may be dropped off at the Lodge. However, payments are not processed in this office and are mailed to the processing center in New Jersey. Payments will not be accepted at the Lodge after March 19th so that we can allow ample time for the processing center to receive them and post them to your account by the due date. Per the Windermere Financial Policies and Procedures, late fees will not be waived under any circumstances.

Thinking About Selling Your Home? Do you need a closing letter? What should the For Sale sign look like? How much are the fees (transfer fee, capital contribution)? PLEASE CLICK HERE FOR THE ANSWERS TO THESE QUESTIONS. Amenity Cards: the amenity access cards should be given to the buyer at closing from seller. If not, the buyer or seller may purchase them from the association for $25 per card (maximum of 2 cards).

ARE YOU BLOCKING TRAFFIC? One of the largest complaints that we receive in the community is that home owners, and their guests, are parking on the streets. Vehicles parked on the Windermere streets create issues for our overall thoroughfare within the community. They also obstruct access for public and emergency vehicles to be able to provide the services that we need. Many residents know that our roads are public, and therefore they are maintained, monitored, and enforced by county and state laws. And, even though our founding covenants prohibit excessive street parking, they are not legally enforceable. In other words, if a vehicle is legally parked on a public road, we do not have the authority to take action against it. For that reason, we are not able to impose/enforce legal or financial repercussions when certain neighbors choose to go against what our expectations are. Since we all moved into this wonderful community, with an expectation of cars not being parked on the street, PLEASE FOLLOW THE RULES

ARC REQUESTS

Does your home need some work? Are you thinking about renovating? ...Not sure if your project needs approval? Most projects that are performed to a home or lot require prior approval from the Association. Contact us at Windermereactivities@comcast.net • As a reminder, the ARC Request process is outlined below.

FOR A COMPLETE COPY OF THE ARC GUIDELINES PLEASE CLICK HERE. Section 1.01 Modifications Requiring Approval Every structure or thing which is placed, erected, or installed upon any Unit and all improvements or other work (including staking, clearing, excavation, grading, and other site work, exterior alterations of existing improvements, or planting or removal of landscaping) which takes place within Windermere, must be in compliance with the Declaration and the Architectural Guidelines. New construction or any change or modification that is visible from the outside of a residence is subject to these guidelines and the authority and approval of the ARC. Section 1.02 Submittals (a) Process A three-step process as follows: (i)Complete online Application for Modification form (ii) Gather required supporting documentation (iii) Submit Application and supporting documentation to the Property Manager – PLEASE NOTE THE DATE RECEIVED BY THE PROPERTY MANAGER MAY DIFFER FROM THE DATE PRINTED ON THE ONLINE APPLICATION FOR MODIFICATION FORM

(b) Fee for the process There are no fees for the standard review process for ARC Applications. However, per the Financial Policies and Procedures Applications to the Architectural Review Committee for changes, alterations, additions, or deletions to property by delinquent homeowners will not be considered until all obligations for that individual property are resolved. Certain projects such as but not limited to, an addition to a residence, new construction and pool/courtyard additions may require review from a licensed architect. These types of projects shall be subject to additional review fees as determined by the Board or their designee. The property owner will receive notification of additional fees once an application has been submitted and all fees must be paid prior to starting the review process. Fees are payable via check or money order. If you wish to expedite the standard review process for your ARC Application which would not require review by a licensed architect rush fees will be charged as follows: Approval in 2-4 Days once a complete form is submitted - $100 fee payable at the time of submission. Approval in 5-7 Days once a completed from is submitted - $50 fee payable at the time of submission. At the discretion of the Association Manager, certain projects may not be permitted to be rushed. Applications may be submitted at any time, with an average processing time of 14 business days. Please plan ahead for all projects, including holiday and birthday gifts. Failure to receive prior approval for any and all projects is subject to sanctions for violation including unapproved modification fines starting at $200. Please contact us at windermereactivities@comcast.net if you do not receive a decision letter. Ensure all required documentation including but not limited to: (paint samples, roof shingles, plat/survey site, materials lists, renderings, etc.) are included with your application. Failure to provide the required documentation may result in the application not being accepted or delays in the processing time.

Comedy Night

Our first social event of 2020 was a huge success! We had an early and a late seating and both shows sold out in hours! We were able to add more seats to each event and had a packed house of 100 attendees at each show! The 2 comedians were very entertaining and had material that appealed to guests of all ages! ONE RESIDENT WROTE:

New Pickleball Courts Are Ready for Play! You asked for it, now you got it! Pickleball is one of the fastest growing sports in the nation and so many of you had been asking how we could get some courts here at Windermere. The tennis courts previously know as Courts 11 & 12 have been converted into six permanent pickleball courts. Reservations for the pickleball courts can be made on kourts.com, in the same account you use to make your tennis court reservations. If you want to learn more about the sport, here’s a three minute YouTube video that shares some of the basics: https://www.youtube.com/watch?v=WLWj2LXecHU In dedicating Courts 11 and 12 to pickle ball, the designated “walk-on” courts are now the two courts at Bennington. There will still be no reservations for the walk-on courts and please keep in mind that they do not have lights or bathroom facilities.

Adult Clinic (for New & Beginner Players) Do you want to learn how to play tennis? Exercise AND have fun? Meet new friends? Then join us for our new Adult Clinic on Fridays from 10:45-12:00 pm at the Windermere tennis courts. Don’t have a racquet? Not to worry…we have racquets you can demo to see what fits you best. This class is for those interested in being introduced to the game and for those on beginner teams who feel Open Drills may be too advanced for them. Please register through our new reservation app, Kourts.com. Cost will be $16 per session for residents and $18 for nonresidents who play on a Windermere ALTA team. Batt Towels Are Here for Your Rainy Day Relief

Windermere now has 6 BATT towels for your rainy day relief. These towels are being used at all the big tennis centers these days and are far more effective than a squeegee at distributing the puddles. Check out videos on how to use the BATT towel here: https://battowel.com/video Please remember to hang the towels back up on the inside of the fence when you have finished using them.

Junior Tennis at Windermere Pee Wee classes for our 5-7 year old hitters is held on Thursday from 4:30-5:15. We run, we hit balls, we throw balls, we make lots of noise and have fun. Monthly cost to attend one day per week is $60 13 and Under and Junior Academy classes are held Tuesday and Thursday, 5:30pm-7pm. These drills are designed for beginners and those considering making tennis one of their afternoon activities. Fun and activity is the main objective. Monthly cost to attend one day per week is $80 or $160 for both days. High School drills are held Monday and Wednesday, 5:30pm-7pm. These drills are designed for the high school aged player interested in playing on their school team. Each drill features a tactical, technical and competitive component. SWIM TEAM NEWS REGISTRATION OPENS MARCH 1ST!

The Windermere Waves season is coming soon!

The Windermere Waves swim team is looking forward to their upcoming 2020 season! We continue to plan fun activities for the kids as well as continuing with fun Fridays, Swimmer of the Week, themes for each home meet, and more. Practices are tentatively set to begin Monday, May 4th, and continue through June 25th. Meets are held at 5:30pm on Thursdays, with the first meet on May 28th and then each Thursday in June. We end the season with our biggest meet, the Forsyth County Meet, which will be held on Friday, June 26th at the GA Tech Natatorium. Registration will open March 1st – please see our website to register (www. windermerewaves.com), you will also find all registration information as well as tentative practice schedules, volunteer positions and information about our Ripples (4 to 6 year old) program. REGISTRATION WILL BEGIN ONLINE MARCH 1ST Registration fees include: kickoff celebration, end of season banquet, meet fees, and a swimmer’s t-shirt Also, register before April 10th to avoid a $20 dues increase! PARENT MEETING/SUIT FITTING There will be a parent informational meeting & suit fitting on Wednesday, March 11th at the Windermere Lodge. Suit fitting will begin as early as 5:30 and go through 7:30, (we will have a new suit this year, however, returning swimmers can wear last year’s suit if they’d like). The parent meeting will begin at 6:30pm. The online registration process/meet sign up will be reviewed along with all major topics, including introduction of Coaches. Forsyth Chamber of Commerce

Forward Forsyth’s Annual Report

At 11:30 a.m. on March 12, 2020 at the Forsyth Conference Center, Forsyth County Schools and the Forsyth County Chamber of Commerce will host the annual Celebration of Excellence Luncheon, presented by Northside Hospital Forsyth. One of the Chamber’s largest community events, the Celebration of Excellence recognizes the importance of investing in the education of youths. This event honors community businesses (“Education Partners”) that help schools and students alike throughout the year. It also recognizes some of Forsyth County’s best and most influential teachers – by congratulating all of the Teachers of the Year and announcing the 2020 Forsyth County Teacher of the Year. The Teachers of the Year finalists included: Bill Robertson from West Forsyth High School, Katie Harwood from Piney Grove Middle School, Alex Marbut from Shiloh Point Elementary School, Meghan Street from Big Creek Elementary School, Jenelle Crocker from Johns Creek Elementary School, Lindsey Tumaliuan from Otwell Middle School and Jessica Younghouse from North Forsyth High School. The Celebration of Excellence aims to recognize what makes Forsyth County schools some of the best in the nation. FoCo is Being Discovered! The Chamber’s Tourism Department exists to increase visitor investment in Forsyth County. The capstones of the department’s efforts are the amateur sports market and the film industry. Recruitment of film productions and amateur sporting tournaments to Forsyth County result in positive economic impacts through hotel taxes, sales taxes on visitor purchases and increased opportunities for local businesses. The Chamber’s Director of Tourism, Michelle Daniels, created the Film Forsyth initiative, to highlight Forsyth County as a “Camera Ready” community. The goal of this new initiative is to offer support to the film industry and create a one stop resource for film productions. This includes assistance in location scouting, providing support to film productions who need guidance on securing lodging, permits and introductions to local businesses who support the industry. The buzz about Film Forsyth spread in 2019. Last year the county hosted eight TV and Motion Picture productions, including the Netflix series Ozark, Dolly Parton’s Heartstrings, Teenage Bounty Hunters and the CBS series MacGyver. Additionally, the Forsyth County School System played host for the first time ever to a feature movie that filmed at Denmark High School. In the sports market, Michelle’s efforts contributed to recruiting the Georgia Youth Soccer State Cup to Forsyth County, drawing more than 150 teams for a state-wide soccer championship. As a result, Forsyth County will host this state tournament for the foreseeable future. Michelle also assisted in bringing back the Triple Crown USA Softball Tournament to the community in 2019 after organizers had previously hosted the tournament in Forsyth County in 2018. This is the first time this organization has hosted a national event in the same location in consecutive years, drawing 170 teams to compete for a national championship. FORSYTH COUNTY Crown USA’s attraction to the community is an example of the outstanding facilities and services the Forsyth County Parks and Recreation Department has to offer as well as the increasing amenities the community provides to the organizers, players and families traveling to the area year after year. To further elevate Forsyth County’s presence in these target markets, Michelle also led a year-long initiative to rebrand the Chamber’s Tourism Department. She researched worldwide tourism brand leaders, surveyed community stakeholders, business owners, and key event planners who had produced large-scale events in the community to gather an assessment of what Forsyth County’s destination identity looked like. With assistance from the Chamber’s Tourism Advisory Committee, Mayor Troy Brumbalow, representatives from the Forsyth County School System, county commissioners and a marketing firm specializing in destination branding, Michelle used this data to select a new logo, tagline and begin website development. This year will see the launch of this new Discover FOCO brand with a full rollout of new marketing elements including a stand-alone website dedicated to tourism in Forsyth County, a new and improved visitor guide and a digital media campaign. Discover FOCO is a new chapter in Forsyth County’s tourism industry and Michelle’s vision for this new brand is becoming a reality. With resources that are easy to navigate and user friendly, visitors will have access to all the adventure options available while visiting Forsyth County. This includes showcasing local hospitality-related businesses, a guide highlighting incredible local amenities, a calendar of upcoming events and a blog to featuring restaurants, breweries, shopping and more! The blog posts will feature a team of local experts contributing their insights on all the adventures Forsyth County has to offer. Pick It Up Pretty Please We live in an amazing neighborhood with fantastic families and their sweet dogs and cats. Of course, with dogs around, there is lots of poop. Wondering how many times you have walked in your yard and spotted #2... or even worse, you have stepped in it! And some of you don’t even own a dog, so that makes it even worse. We all need to be extremely aware of good manners and exhibit respect for our friends/neighbors and pick up after our pups. It is really quite simple to tie a “poop bag” to your leash handle or just grab a grocery store/drugstore bag and put it in your pocket. We must teach our children at a young age to take on this responsibility that comes with owning a dog. With my job, I am walking dogs all throughout the day and I see this too often and I hear it from others. NO ONE wants poop in their yards. Stepping in it is not fun especially if we are in a hurry during a busy day. It takes time to remove it from our shoes and it easily brings anger and disgust in the process. I have a few neighbors with specific signs in their yards about keeping dogs out of their yards and we all need to respect that. As much as we try so hard to make our dogs go in our own yards, we know the urge often comes way past our houses. Just MAKE SURE you pick it up immediately. The Golden Rule easily applies here to simply treat others as you would want to be treated. YOU do not want poop in your yard, so please do not leave it in others’ yards. Remember the easy initials P.U.P. (pick up poop)!
