Annual Fireworks Celebration FRIDAY, JUNE 28TH | 6-9PM Fireworks start at dusk!
Join us for our 5th Annual Fireworks Celebration! This has quickly become the largest and most popular event here at Windermere! We are celebrating Independence Day this year with a bang! Arrive as early as 6:00 pm to claim your seat! From 6pm - 9pm we will have a DJ with activities, games, and more. The fireworks show will begin at dusk. Spectators will be able to watch in marked off areas in the pool and on the field. Seating is first come first serve. You may bring chairs and blankets to watch. No tents will be allowed. Your Commitment as a Homeowner
THE ASSOCIATION IS GLAD YOU’VE FOUND A HOME IN OUR COMMUNITY! Read and comply with the community’s governing documents. The Associations governing documents can be accessed by clicking here. Make sure you understand what’s included in them, particularly your home’s exterior maintenance and landscaping, architectural guidelines and when you must pay association assessments. Provide current contact information to association board members or the manager. Make sure they know how to reach you in case of an emergency, and ask them to notify you of association meetings and other important events. If you rent out your home, provide contact information for your tenants also for use in an emergency. Maintain your property according to established standards. The community’s appearance can add value to all the homes within it—including yours—so it’s important to keep landscaping neatly groomed and your home’s exterior well-maintained. Treat association leaders honestly and respectfully. Board members are homeowners—just like you—who have volunteered to give their time and energy freely to govern the community. While you should share your concerns about the community with them, do so in a way that’s constructive, informative and helpful. Pay association assessments and other obligations on time. Your regular assessments pay for common-area maintenance, amenities and other shared expenses. If you don’t pay on time, the burden for paying your portion of the association’s bills, like water, electricity and trash removal, falls on your neighbors. Ensure that tenants, visiting relatives and friends adhere to all rules and regulations. If you are leasing your home, you’re liable for maintaining the condition of the home and for the behavior of those who live in it. Make sure to screen tenants thoroughly, and familiarize them with the community’s rules.

CHOKING HAZARDS FOR YOUR DOG Just like us, dogs can easily choke on things put into their mouths. But unlike humans, they are more likely to gnaw on non-food items or simply swallow things whole. You might notice that certain pet toys have weight or size suggestions. This is an attempt to reduce the risk of that item being a choking hazard. Besides the obvious sticks in the backyard and bones from dinner, pay close attention to each item below. These are considered the top 10 choking dangers for our pups. #1 - BALL Anything that can fit past your dog’s mouth is too small and will go right down his throat with ease. Living on a golf course results in golf balls in our backyards thus creating excitement for many pups and bad news if swallowed. #2 - BONES Cooked bones are very dangerous. They usually splinter and create an even greater risk breaking into smaller, sharper pieces. Be safe and do not even provide bones. Go with appropriate chew toys. #3 - GRISTLE Table scraps are popular despite their risk for danger and are one of the most common things dogs choke on every year. Skip cooked meat and bones and just offer boiled chicken or veggies. #4 - STICKS Puppies especially go for the sticks, but they are typically unsafe. Not only can they get stuck in his mouth while running, they break into pieces creating even more danger. #5 - CHEW TOYS Some chew toys maybe safe for our dogs, but it is very important to find the right kind. I cannot stress this enough - MAKE SURE your dog is supervised unless you are absolutely sure he will not choke. I have had several pet clients/friends’ dogs choke on rawhide chew sticks and they ended up in the emergency room and could have died. This has made me refuse to give any dog “chewy sticks”.
#6 - CHILDREN’S TOYS With small children in the house, it is hard to keep all toys off the floor, but remember your pup will easily think they are HIS toys. #7 - ROCKS I am currently experiencing this with a Golden Retriever puppy that I walk almost weekly. He goes after each rock in sight, so I pay close attention and veer away from these hazards. Rocks can easily become stuck and cause obstruction in the intestines. #8 - PLASTIC WRAP Many items in our trash containers may be a problem. Plastic wrap is one of the worst with high potential for becoming stuck and choking our babies. #9 - BREAD Bread is actually easy for anyone to choke on considering how it expands and lumps together. And WE KNOW as humans to chew our food, but pups often swallow it whole in a hurry. #10 - HARD CANDY A definite NO NO! Never give your dog any type of candy especially hard pieces. We all hope for safety and ease caring for our precious pups. By following these guidelines, you should have less chaos and fewer visits to the vet!

BABYSITTING CLASS
The Babysitting 101 + program - now in it’s 10th year, and close to 2000 graduates - has a target audience of girls and boys ages 10-15. Although designed for babysitters, the lessons taught in this class are imperative for today’s youth to understand, and the foundation for a lifetime of success.
This program is not just about babysitting. It is about life. This class is taught from the HEART. It does not just teach the kids WHAT they should do while babysitting or home alone, but WHY they are doing it. It also teaches them ACCOUNTABILITY for their words and Meet actions and helps them understand the IMPACT they have on the kids they watch and others they interact with on a daily basis. It's not just about preparing to Babysit, it's about preparing them for life! The topics covered stem from the foundation - we delve into who we are, what our values are and then we apply that to the care of others, and understanding how our actions impact everyone around us. We cover the soft skills of interacting without use of cell phones, safely marketing yourself safely with today’s problems of human trafficking and drug triangle. While all of the fundamentals of babysitting are covered, this class delves into the good, bad and ugly - - the things kids don’t often think of, and are therefore not prepared. The icing on the cake - - your kids with be thoroughly trained in CPR from an American Heart Association certified instructor. Your kids should not babysit before taking this class! There is too much accountability involved to send your kids to work without the proper training. All this PLUS the EXPERIENCE RELIABLE BABY SITTER kids have a blast, while learning such important lessons!

Pool Rules
POOL PARTIES Reservations for private pool parties may be made in person at the Activities Office. The reserved party area is under the Lodge deck and there is also an adjacent indoor room available with refrigerator and tables. To make a reservation, complete the 2019 Rental Agreement which can be found on the Windermere website. Please drop off to the Activities Office along with a check for the rental fee. No cash may be accepted. ACCESS CARDS / POOL STICKERS Access cards with 2019 sticker must be used by residents for admittance to the pool area. Stickers may be obtained in person at the Lodge by the adult homeowner or resident. No children, nannies, or other family members may obtain stickers. Please read the Pool Rules and sign the acknowledgement form. You must be current on HOA dues and fees, present your access cards and bring your signed rules acknowledgement to receive your stickers.
LODGE HOURS Monday thru Friday from 9am to 5pm POOL HOURS The Pool opens at 5:00 a.m. for residents to swim at your own risk. The Pool closes each evening when lifeguards go off duty. Lifeguard on duty schedule is detailed on Page 4 of the Pool Information Packet POOL SAFETY: ATTENTION ALL RESIDENTS!! Please pay close attention to the pool rules which are intended to ensure a safe environment for all residents. Please be aware that Lifeguards are primarily responsible for life safety. Parents are responsible for monitoring and supervising their children at all times, while in the water and on deck, and ensuring they observe the rules for their own safety. The majority of our parents are diligent in this regard, but there still are too many instances of unsupervised children. We ask that you give your utmost attention to this and your full understanding and cooperation to the Lifeguards. WATER SLIDE Weak and non-swimmers are not permitted to use the slide. Also, buckles, metal, ornamental clothing or life jackets with exposed plastic are not permitted on the slide (Rule 1.F.iii.c). LAP LANE One lap lane is available at all times and will be kept clear for lap swimmers in the lap pool (Rule 1.H).

SWIM DIAPERS & COVERS Swim diapers and plastic pants that fit snuggly around the waist and legs are required for all persons age three and under and for those who are not toilet trained. Parents may be asked to verify that a child is wearing a swim diaper and plastic pants (Rule 1.E). RAFTS AND FLOATS (NEW) No rafts or inflatables as these can create a visual impediment for the lifeguards (Rule 1.N). PROPER ATTIRE Attire appropriate for a family friendly association is required at all times. Please No thongs (Rule 1.P). WINDERMERE WAVES SWIM TEAM AND POOL CLOSURES Practices begin on May 6 and will be held Monday-Thursday 4:30 - 7:30 pm through May 24. Beginning May 28, practice will be Monday-Friday 8:00 am - 12:45 pm through June 28. There will be two additional weeks of practice the weeks of July 1 and 8 from 8:00 - 10:00 am for states competitors. IMPORTANT NOTICE: The Waves are hosting three home swim meets on three Thursdays, May 30, June 13 and June 20. On these three dates only, the entire pool facility will be closed for swim meets at 3:00 pm for the remainder of the day. News from the
Forsyth Chamber of Commerce FOCO IS MOVING FORWARD The Cumming-Forsyth County Chamber of Commerce’s 2019 State of the County Luncheon certainly made a bangor perhaps it was the confetti cannons! This year’s event, presented by Northside Hospital Forsyth and held on May 8th at the Forsyth Conference Center, began with the State of the County Address by Forsyth County Board of Commissioners Chair Laura Semanson. In preparation, Commissioner Semanson looked back at documents from the 2009 State of the County Address. She noted the economic tough time the nation as a whole was experiencing then but also the victories that were being celebrated – foundations of Forsyth County’s blessings today. She noted the realization of those blessings mentioning the high caliber of Forsyth County Schools, the county’s repeat rank as the healthiest county in Georgia, the county’s low crime rates and many other accolades. The Commissioner then noted the need to continue to move the community forward…and economic development as the mechanism to do that. She spoke on the ways that economic development can benefit residents- things like shortening commute times by providing residents with job opportunities closer to home and balancing the tax digest to lessen the tax burden on residents. With economic development the topic at hand, the Commissioner was joined by representatives from the Chamber of Commerce (Board of Directors Chair Kevin McDonough), the Development Authority (Chair David Seago), the Board of Education (Chair Kristin Morrissey) and Lanier Technical College (Vice President of IE and Operations Dr. Joanne Tolleson) to discuss the future of economic development in Forsyth County. James McCoy, president of the Chamber of Commerce, moderated a panel discussion as these leaders spoke on the importance economic development has in every aspect of Forsyth County residents’ quality of life. The event culminated with the announcement of a new entity: Forward Forsyth. Forward Forsyth is a partnership of the Forsyth County Government, the Chamber of Commerce, the Development Authority, the Forsyth County School System and Forsyth County’s higher education institutions. Forward Forsyth will serve as the driving force behind Forsyth County’s strategic economic development plan produced in 2018 by TIP Strategies consultants. The plan identified target industries: e-commerce, data services, technology, healthcare and advanced manufacturing, to name a few. It also promoted action items like convention center development, development of commercial product in north Forsyth County, mixed-use 22

developments, efficient regulatory processes and other items. “The new partnership is really designed to provide leadership, oversight and guidance to the execution of the economic development plan and to provide all of us an opportunity to communicate and chat with each other a little better,” explained James McCoy. Forward Forsyth was ceremonially “open for business” as the panelists cut a ribbon and confetti rained down on the sold-out audience. “This is not 2009, this is 2019. The economy is booming, and we can’t miss an opportunity to take advantage of that quality growth,” commented David Seago. “There’s a lot of competition out there, and we’ve got to be on top of it, and at the end of the day, we improve the tax base so it’s the right time.” To learn more visit www.ForwardForsyth.org. FORSYTH COUNTY TRANSPORTATION SUMMIT RE-CAP On April 10, 2019, the Cumming-Forsyth County Chamber of Commerce held a summit to discuss issues affecting transportation in the county. This is the sixth year of the annual transportation summit. This year the summit featured a panel which included State Representative Kevin Tanner, Executive Director of SRTA & GRATA, Chris Tomlinson, & Georgia Department of Transportation (GDOT) Commissioner Russell McMurry. Also, several prominent officials in Forsyth County and the state of Georgia spoke at the summit, including Garrin Coleman, Forsyth County’s Assistant County Manager, Cumming Mayor Troy Brumbalow and Brandon Kirby, GDOT District 1 Assistant Engineer. Throughout the summit, speakers and attendees focused on the current state of transportation projects in the county. The county has partnered with GDOT on several critical projects, like the widening of Georgia 400 and the building of the Highway 369 bridge. But having said that, there is more work to be done. Ultimately, GDOT commissioner Russell McMurry said that a transit study will be administered in the county in order to understand what locals want and need from local transportation. Then there was a discussion of current highway projects. In Forsyth County itself, Assistant County Manager Coleman stated that three road widening projects are expected in 2019. These include the widening of Bethelview Road and Pilgrim Mill Road, with many of the projects expected to be completed later this year or next year. Other projects include the widening of Old Atlanta Road and a project expanding Ronald Reagan Boulevard from McFarland Parkway to Majors Road. The summit also touched on the expansions of state route

9 and state route 20. Both highways are currently being expanded, and the projects are being funded by Forsyth County’s $200 million bond program that started four years ago. As for state route 9, it is being expanded from Alpharetta to Cumming. The expansion project is proceeding well, but not quite as well as expected due to unexpected weather in recent months. At this time, the expansion is expected to be complete by December 2020. State route 9 is expanding from Cumming to Canton. The project itself has been subdivided into six separate projects. That said, there are, unfortunately, delays in starting each of these projects. Specifically, county officials are in the middle of the right-of-way acquisition process. Once that process, along with environmental permitting, is complete, a construction date will be finalized. With all of these projects in progress or on deck, Forsyth County residents should be sanguine about the future. The county has been proactive in working with several groups like GDOT and the Atlanta-Region Transit Link Authority (“ATL”) to make travel easier throughout the county. Ultimately, along with these partnerships, county officials are looking at the future. Specifically, they are seeking to incorporate new, disruptive technologies into the county’s transportation system. At this year’s Cumming-Forsyth County Chamber of Commerce Transportation Summit, state representative Kevin Tanner spoke about the county planning for new technologies like electric bicycles, autonomous vehicles, and even air taxis. As for autonomous vehicles, 5G technology—which would power these self-driving cars—is already being installed in Forsyth County. And by this time next year, the state of Georgia will have the largest deployment of traffic signals that can actually communicate with vehicles. All of this means that Forsyth County officials are planning for a transportation future that looks much different than today. Even though it is unclear when self-driving cars and air taxis will become viable transportation options, county officials are ready to take advantage of these technologies. This bias in acting to tackle transportation issues within the county is certainly promising.

DEXTER COMPANIES CREATING SPACE FOR NEW JOBS IN FORSYTH COUNTY Dexter Companies is pleased to announce the development of a new industrial business park on Shiloh Road within the Meadows campus of South Forsyth County. Section 1.01 Modifications Requiring Approval Every structure or thing which is placed, erected, or installed upon any Unit and all improvements or other work (including staking, clearing, excavation, grading, and other site work, exterior alterations of existing improvements, or planting or removal of landscaping) which takes place within Windermere, must be in compliance with the Declaration and the Architectural Guidelines. New construction or any change or modification that is visible from the outside of a residence is subject to these guidelines and the authority and approval of the ARC. Section 1.02 Submittals (a) Process A three-step process as follows: (i)Complete online Application for Modification form (ii) Gather required supporting documentation (iii) Submit Application and supporting documentation to the Property Manager – PLEASE NOTE THE DATE RECEIVED BY THE PROPERTY MANAGER MAY DIFFER FROM THE DATE PRINTED ON THE ONLINE APPLICATION FOR MODIFICATION FORM
(b) Fee for the process There are no fees for the standard review process for ARC Applications. However, per the Financial Policies and Procedures Applications to the Architectural Review Committee for changes, alterations, additions, or deletions to property by delinquent homeowners will not be considered until all obligations for that individual property are resolved. Certain projects such as but not limited to, an addition to a residence, new construction and pool/courtyard additions may require review from a licensed architect. These types of projects shall be subject to additional review fees as determined by the Board or their designee. The property owner will receive notification of additional fees once an application has been submitted and all fees must be paid prior to starting the review process. Fees are payable via check or money order. If you wish to expedite the standard review process for your ARC Application which would not require review by a licensed architect rush fees will be charged as follows: Approval in 2-4 Days once a complete form is submitted - $100 fee payable at the time of submission. Approval in 5-7 Days once a completed from is submitted - $50 fee payable at the time of submission. At the discretion of the Association Manager, certain projects may not be permitted to be rushed. Applications may be submitted at any time, with an average processing time of 14 business days. Please plan ahead for all projects, including holiday and birthday gifts. Failure to receive prior approval for any and all projects is subject to sanctions for violation including unapproved modification fines starting at $200. Please contact us at windermereactivities@comcast.net if you do not receive a decision letter. Ensure all required documentation including but not limited to: (paint samples, roof shingles, plat/survey site, materials lists, renderings, etc.) are included with your application. Failure to provide the required documentation may result in the application not being accepted or delays in the processing time.
