Association Manager As we head into Summer we know many of you are planning maintenance and upgrades to your home! Frequent items that need attention are: Exterior painting of your home, replacing dead sod, trees and other plant materials, and maintenance of mailboxes. Please be sure to be proactive and plan accordingly for all projects and improvements to your home by submitting an application for modification. Please visit the website and look under the resources tab to download a copy of the application.

Applications still need to be submitted even if you are using the same paint or roof colors.

DOWNLOAD APPLICATION Applications are required for ALL projects to the exterior of your home or lot. This includes but is not limited to the following: Roof replacements, repainting the exterior of your home, tree removal, installation of basketball goals, trampolines, play sets and fences. We would also like to remind you of frequent violations to avoid. Trash cans must be stored out of view of the street. Portable basketball goals must be approved and installed according the guidelines which includes proper placement and screening. Pine straw should be fresh and installed at least twice per year. Edging must be of approved materials.

COMMUNITY NEWS Before you light up the night on July 4th, be aware that while fireworks may be legal to purchase in the state of Georgia THEY ARE NOT ALLOWED TO BE USED IN ANY COMMON AREAS WITHIN WINDERMERE. Please review these laws and be courteous to your neighbors! • Fireworks cannot be used after 9:00 PM throughout the year • July 4th, fireworks may be used until midnight • Fireworks may not be used at a park, within 100 yards of a nursing home, hospital, electric plant, water plant, or gas station1) • Igniters must be at least 18 years old and not under the influence of drugs or alcohol. • Authorities recommend leaving the fireworks to professionals who are accustomed to potential hazards.

Georgia has some places where fireworks are banned. Do not light fireworks on roads and highways. It is also illegal to light fireworks within 100 yards of the following; Hospital, Nursing home, Prison, Nuclear power plant Gas station or refinery. Also, be mindful of neighbors who have small kids and others who go to bed early for work or school. Many animals are affected by fireworks as well. Please be a courteous neighbor!

ARC REQUESTS

Does your home need some work? Are you thinking about renovating? ...Not sure if your project needs approval? Most projects that are performed to a home or lot require prior approval from the Association. Contact us at Windermereactivities@comcast.net • As a reminder, the ARC Request process is outlined below.

FOR A COMPLETE COPY OF THE ARC GUIDELINES PLEASE CLICK HERE. Section 1.01 Modifications Requiring Approval Every structure or thing which is placed, erected, or installed upon any Unit and all improvements or other work (including staking, clearing, excavation, grading, and other site work, exterior alterations of existing improvements, or planting or removal of landscaping) which takes place within Windermere, must be in compliance with the Declaration and the Architectural Guidelines. New construction or any change or modification that is visible from the outside of a residence is subject to these guidelines and the authority and approval of the ARC. Section 1.02 Submittals (a) Process A three-step process as follows: (i)Complete online Application for Modification form (ii) Gather required supporting documentation (iii) Submit Application and supporting documentation to the Property Manager – PLEASE NOTE THE DATE RECEIVED BY THE PROPERTY MANAGER MAY DIFFER FROM THE DATE PRINTED ON THE ONLINE APPLICATION FOR MODIFICATION FORM

(b) Fee for the process There are no fees for the standard review process for ARC Applications. However, per the Financial Policies and Procedures Applications to the Architectural Review Committee for changes, alterations, additions, or deletions to property by delinquent homeowners will not be considered until all obligations for that individual property are resolved. Certain projects such as but not limited to, an addition to a residence, new construction and pool/courtyard additions may require review from a licensed architect. These types of projects shall be subject to additional review fees as determined by the Board or their designee. The property owner will receive notification of additional fees once an application has been submitted and all fees must be paid prior to starting the review process. Fees are payable via check or money order. If you wish to expedite the standard review process for your ARC Application which would not require review by a licensed architect rush fees will be charged as follows: Approval in 2-4 Days once a complete form is submitted - $100 fee payable at the time of submission. Approval in 5-7 Days once a completed from is submitted - $50 fee payable at the time of submission. At the discretion of the Association Manager, certain projects may not be permitted to be rushed. Applications may be submitted at any time, with an average processing time of 14 business days. Please plan ahead for all projects, including holiday and birthday gifts. Failure to receive prior approval for any and all projects is subject to sanctions for violation including unapproved modification fines starting at $200. Ensure all required documentation including but not limited to: (paint samples, roof shingles, plat/survey site, materials lists, renderings, etc.) are included with your application. Failure to provide the required documentation may result in the application not being accepted or delays in the processing time.

Amenities Updates Gym. The gym is currently open. Please see page 19 for full details. Playgrounds. The playgrounds are currently open. Lodge Rentals. Now that the Governor has increased the maximum gathering to 50, events with 50 or fewer participants will be allowed. This will include resuming all regularly scheduled community events that fall into these criteria. When the Governor increases the gathering size limit, we will adjust accordingly. We will continue to take reservations, with the right to cancel the event if the state gathering limits cannot be satisfied. Basketball Courts. The basketball courts are currently open. The Green. The Green is officially open. We ask that groups that gather there be limited to 50 or less, and that proper social distancing practices be followed. Pool. The Pool will continue to operate under current rules with an occupancy load limit of 300 people. Q - What are the Hours?

SWIM TEAM NEWS

WINDERMERE WAVES SUMMER 2020 Although our Windermere Waves 2020 summer season was very different this summer, we were able to pull together a condensed 4-week neighborhood only team. We had a great group of swimmers who got to come each day, improve in their swimming strokes and skills, and have some fun along the way! We held some inter-squad “Mock Meets� where the kids could enjoy some fun competition and cheer on their friends. Our coaches loved the enthusiasm of both swimmers and parents! We thank our HOA and Windermere Pool Committee for allowing our team to put this together. Even though it was short, it was great to have the kids back in the water. We look forward to season 2021 - when we can hopefully get back to our full 8 to 9 week program! Enjoy the rest of your summer!! WINDERMERE WAVES COACHES

Yard of the Month Congratulations to the Landry family in Heathrow for winning the Yard of the Month for May! The Sherry and Co Real Estate Team will be placing a sign in your yard that you can proudly display to your neighbors! Lodge & Fitness Center The Fitness Center was re-opened in June. We ask residents to use every other machine (reinforced with signage and yellow tape), clean equipment before/after usage, and employ social distancing. We also ask that there be no more than 10 people at any given time in the gym; meaning, if you enter the gym and you are number 11, please do not go in. As a courtesy to others wanting to use the facility, please limit your work out to no more than 2 hours. Lastly, we have increased gym cleaning by our professional cleaning company to 3 times per week.

Understanding My Cat’s Personality Over the years of my pet sitting business, I have seen so many different personalities in cats. I recently came across a study from the University of Australia describing 5 personality types based on an analysis of a wider base of 3,000 cats. Researchers sent out a questionnaire to an international array of cat owners and results identified 5 distinct feline characteristics. They are as follows: 1) Skittishness 2) Outgoingness 3) Dominance 4) Spontaneity 5) Friendliness So what relevance does this have with our feline friends? Well quite a bit actually. If you struggle with your cat’s behavioral problems or have 2 cats who don’t get along, it can help to understand their personality types. Then you can make adjustments around the house to attempt to make them feel happy and less stressed resulting in a friendlier more inclusive household. 1. The Skittish Cat - Anxious or high strung. Typically dart away when visitors are around and hide. Best to give them plenty of opportunities to hide throughout the house in various holes such as a cardboard box. Never force them to face their fears - only traumatizes them. They cope by avoiding fearful situations. 2. The Outgoing Cat - Often referred to as NOSY.

Outgoing cats love to explore, investigate and often get into some trouble by going to areas where they are forbidden. They need mental stimulation. If bored, they can resort to destructive behavior scratch furniture or soil the house. They also may enjoy chasing fellow housemates! They do well with toys and active playtime. Chasing a string, feathers or laser helps to vent their high level of energy. 3. The Dominant Cat - Bully may be a good description. Often less tolerant of others and may hog food bows and litter boxes. Can make multi-cat households a misery! They need their very own food bowl and litter box and should be placed some distance apart. They need to be played with regularly to take the edge off that energy level. 4. The Spontaneous Cat - This type cat tends to act erratically and may react differently to the same situation on different occasions. He often has not learned coping skills of life and when faced with uncertainty, runs first and asks questions later! Never shout at a spontaneous cat (or any other pet for that matter). It will raise his anxiety level and increase his erratic behavior. It helps to have set routines such as feedings and playtime so he is aware of what is about to happen. 5. The Friendly Cat - He needs very little explanation purrs frequently, rubs up against your shin or whatever is around. Well adjusted often as a result of superb socialization when he was a kitten. The friendly cat is everyone’s dream and most likely to live in harmony in a multi-cat or pet household. Just like people, every cat is a blend of different personalities. By simply being alert to our kitty’s personality traits, you can help him live with less stress and more contentment which is good news for all involved whether 2 or 4 legged!
