Association Manager As we are in the heat of Summer we know many of you are planning maintenance and upgrades to your home! Frequent items that need attention are: Exterior painting of your home, replacing dead sod, trees and other plant materials, and maintenance of mailboxes. Please be sure to be proactive and plan accordingly for all projects and improvements to your home by submitting an application for modification. Please visit the website and look under the resources tab to download a copy of the application.

Applications still need to be submitted even if you are using the same paint or roof colors.

DOWNLOAD APPLICATION Applications are required for ALL projects to the exterior of your home or lot. This includes but is not limited to the following: Roof replacements, repainting the exterior of your home, tree removal, installation of basketball goals, trampolines, play sets and fences. We would also like to remind you of frequent violations to avoid. Trash cans must be stored out of view of the street. Portable basketball goals must be approved and installed according the guidelines which includes proper placement and screening. Pine straw should be fresh and installed at least twice per year. Edging must be of approved materials.

ARC REQUESTS

Does your home need some work? Are you thinking about renovating? ...Not sure if your project needs approval? Most projects that are performed to a home or lot require prior approval from the Association. Contact us at Windermereactivities@comcast.net • As a reminder, the ARC Request process is outlined below.

FOR A COMPLETE COPY OF THE ARC GUIDELINES PLEASE CLICK HERE. Section 1.01 Modifications Requiring Approval Every structure or thing which is placed, erected, or installed upon any Unit and all improvements or other work (including staking, clearing, excavation, grading, and other site work, exterior alterations of existing improvements, or planting or removal of landscaping) which takes place within Windermere, must be in compliance with the Declaration and the Architectural Guidelines. New construction or any change or modification that is visible from the outside of a residence is subject to these guidelines and the authority and approval of the ARC. Section 1.02 Submittals (a) Process A three-step process as follows: (i)Complete online Application for Modification form (ii) Gather required supporting documentation (iii) Submit Application and supporting documentation to the Property Manager – PLEASE NOTE THE DATE RECEIVED BY THE PROPERTY MANAGER MAY DIFFER FROM THE DATE PRINTED ON THE ONLINE APPLICATION FOR MODIFICATION FORM

(b) Fee for the process There are no fees for the standard review process for ARC Applications. However, per the Financial Policies and Procedures Applications to the Architectural Review Committee for changes, alterations, additions, or deletions to property by delinquent homeowners will not be considered until all obligations for that individual property are resolved. Certain projects such as but not limited to, an addition to a residence, new construction and pool/courtyard additions may require review from a licensed architect. These types of projects shall be subject to additional review fees as determined by the Board or their designee. The property owner will receive notification of additional fees once an application has been submitted and all fees must be paid prior to starting the review process. Fees are payable via check or money order. If you wish to expedite the standard review process for your ARC Application which would not require review by a licensed architect rush fees will be charged as follows: Approval in 2-4 Days once a complete form is submitted - $100 fee payable at the time of submission. Approval in 5-7 Days once a completed from is submitted - $50 fee payable at the time of submission. At the discretion of the Association Manager, certain projects may not be permitted to be rushed. Applications may be submitted at any time, with an average processing time of 14 business days. Please plan ahead for all projects, including holiday and birthday gifts. Failure to receive prior approval for any and all projects is subject to sanctions for violation including unapproved modification fines starting at $200. Ensure all required documentation including but not limited to: (paint samples, roof shingles, plat/survey site, materials lists, renderings, etc.) are included with your application. Failure to provide the required documentation may result in the application not being accepted or delays in the processing time.

2020 ANNUAL MEETING NOTICE TO ALL HOMEOWNERS

In accordance with Article II, Section 2.3 of the Bylaws for Windermere Homeowners Association, the Annual Homeowners Meeting is scheduled for Thursday, October 15, 2020 at 7:00 pm. The meeting will be held in the Windermere Lodge located at 4444 Front Nine Drive, Cumming, GA. In light of the current pandemic, this year’s annual meeting will have a virtual attendance component that will allow residents to attend the meeting online. The meeting will be held out of the Windermere Lodge located at 4444 Front Nine Drive, Cumming, GA. Representatives for the Board will be present, virtually, to discuss all aspects of the Association. The Bylaws state, in order to hold a meeting and conduct business of the Association, there must be a quorum present. A quorum is the number of homes represented either in person or by proxy. The required quorum to attend this meeting and allow for the election of directors is one tenth (1/10th) of the homes. If the quorum for the annual meeting is not met, the Association must recall the meeting until quorum is established. In recalling the meeting, until quorum requirements are met, the Association incurs additional administrative costs. Your attendance or proxy will help fulfill the quorum requirements. You may recall several years ago we instituted an electronic voting system. Feedback continues to be overwhelmingly positive so we will be using it again for this election cycle as well. No paper proxies will be accepted. If a resident does not have a computer, they may use a neighbor’s computer, go to the Library on Old Atlanta Road, or use a computer in the Lodge.

A FRIENDLY REMINDER We would like to remind everyone what the Windermere ARC Guidelines say regarding Political Signage. Please be sure to not place any signage out prior to October 13th.

Pool Closes

SUNDAY, SEPTEMBER 13TH!

September Hours for the Pool- Monday through Friday one guard will arrive at 4:30 pm to sanitize and close the pool. The pool will close from 4:30 pm -5:00 pm and then reopen for the final session until 8:00 pm. NO guard will be seated in the stands during this time. Weekday usage is considered “swim at your own risk”, and the slide will not be operational during this time. In other words, the slide will only be open on Saturdays and Sundays through the end of the pool season. This is the same schedule that we have used for many years, but we just wanted to remind everyone and make sure that all new homeowners are informed. In and Out Photos will be back again this year to take Santa Photos at the Lodge. You will be provided a Professional Photo CD the day of your shoot. Mark your calendars because space is limited and these spots will fill up fast! Sign ups begin October 15. To sign up you must contact In and Out Photo directly at 770-889-7305. You will receive your CD of photos before you leave that day. You will be able to use the CD to print your own pictures. Total Cost: $80 paid to In and Out Photos. These are the dates that will be available here at the Lodge:

In and Out will be implanting new safety measure for this year’s event. Santa’s suit will be sprayed with alcohol based cleaner between each session. Tips for an Enjoyable Dog Walk! We all know it’s a great idea to take your dog for a walk at least once a day, yet studies show that 20% do not walk them every day. If you have a little extra time, try to make this a habit even if you don’t go very far. Walks are greatly beneficial to you both! Here are a few tips to help make your walks a bit more enjoyable LET THEM SNIFF! Did you know your pup’s walks are more than physical? This is usually the only time they get out to explore the world each day. Give them a little extra time to sniff around. I must admit, this can often drive me crazy, but even if you don’t want to stop every 5 seconds, just decide which areas are appropriate and safe for them to explore. Those smells provide him with stimulation and information. It’s their way of keeping track of what’s going on in the neighborhood! And you would be surprised at how exhausting a nice “sniffer” walk can be to your dog compared to a brisk 15 minute one with no sniff breaks. We often just focus on the physical aspect of the walk, but keep in mind that extra mental stimulation is important too. Some scientists argue that we’re doing a disservice to our animals by not acknowledging the importance of smell for their well-being. BEST NOT TO USE RETRACTABLE LEASH Retractable leashes cause unnecessary hazards compared to traditional leashes. The length of most retractable leashes makes it difficult to maintain control of your pup especially in high traffic areas. They can easily run into the street and these leashes are hard to reel in! And the locks are known to disengage causing injuries to dogs and owners. Grabbing onto the leash itself can cause severe burns. And when he reaches the end of the leash, that sudden jerk can cause you to fall and cause serious injury to your pup. If your pup already pulls when walking, it will only worsen. It’s as if he is being rewarded with more freedom every

time he pulls. Retractable leashes are a poor choice for normal walks, but in certain situations (like the beach or potty breaks) they are convenient. Just keep your normal leash handy when walking him in a traffic area. BRING PLENTY OF WATER If walking more than 30 minutes or out in hot weather, bring plenty of water for your dog. Pups have a harder time regulating their temperature than we do and it’s easy for them to overheat. And since dogs sweat through panting, they can easily become dehydrated during exercise especially in warm weather. MAKE SURE PUPS HAVE PROPER IDENTIFICATION I.D. tags are extremely important and make sure they are up to date. Personalized collars with your phone number are a great idea. Getting a chip is very important as well. BEWARE OF HOT PAVEMENT Best way to see if the pavement is too hot - place your hand or bare foot on the pavement for 5 seconds. If it’s too hot for your skin, it’s too hot for pup’s paws! This can actually cause injury to his feet. TAKE TREATS If your pup is easily distracted, take along a treat or two. For some dogs, a distraction can become a major event. Beware of other dogs because not all pups are “dog friendly”. Just because your baby is sweet does not mean others are the same. You can ask permission before approaching another dog or simply walk on the other side of the street. In my job as a personal pet sitter, I am ALWAYS overly cautious with my client’s pups and immediately move to the other side of the street giving others plenty of space. ALWAYS PICK UP POOP We say this over and over, but many needing reminding again. Keep a poop bag tied to your leash handle preparing you for the next walk. Picking up poop is more than just being a respectful neighbor. It can cause major concerns to humans and to pets alike. It may easily contain harmful organisms such as giardia, E Coli, roundworms, hookworms and salmonella that can spread to other animals and humans. And besides, who really wants to step in poop in their yard! No one!! Time to take my dog for a walk! Happy Walking!

Lodge & Fitness Center The Fitness Center was re-opened in June on a limited basis. We are glad to announce that we have been able to open the gym back to its full operations. Please read all posted signs before entering the gym. Although we have increased gym cleaning by our professional cleaning company to 3 times per week, as a courtesy to other residents of your community, please remember to always clean equipment before/after usage, and employ social distancing. Lastly, please limit your work out to no more than 2 hours when others are wanting to use the facility.

Forsyth Chamber and UNG Partner to Support Local Businesses The Forsyth County Chamber and the University of North Georgia (UNG) have joined forces to provide pro bono consultations to Forsyth County businesses in a new initiative called Profs for FoCo. Profs for FoCo aims to help business owners and their management staff navigate the constant and changing challenges of doing business in this time. The program matches a UNG Mike Cottrell College of Business faculty member with a business leader for short consulting appointments. These conversations aim to address each business’ most critical needs- all at no charge. At this time, more than twenty professors have signed on to the program with areas of expertise ranging from digital communication to small business financing. “The Mike Cottrell College of Business is uniquely positioned to serve as a resource for businesses in our region and beyond,” according to Dr. Mary Gowan, SPHR, SHRM-SCP, Dean of the College. “In fact, in the midst of the uncertainty faced by so many for profit and not-for-profit organizations around us, we believe that it is our responsibility to share our expertise in ways that will help these organizations navigate their way forward. Doing so creates a win-win situation for our region and opens doors for further engagement with the college.” UNG is one of Georgia’s largest public universities. With more than 100 programs of study, it was ranked one of the top 25 public universities in the South by the U.S. News & World Report. “Profs for FoCo clearly demonstrates the level of partnership that exists between Forsyth County’s educational institutions and the private business sector,” commented James McCoy, President & CEO of the Forsyth County Chamber. “We are excited to elevate this partnership to a new level with this program.” The Chamber’s mission is to advance positive business growth and community partnerships to promote a superior quality of life in Forsyth County. 22

Chamber Leader Selected for National Economic Recovery Fellowship Laura Stewart, Vice President of Community Engagement at the Forsyth County Chamber of Commerce, has been selected by the Association of Chamber of Commerce Executives (ACCE) to study economic recovery and resilience strategies with 41 other Chamber of Commerce professionals from communities throughout the United States. The Fellowship for Economic Recovery is an immersive executive development program that provides Chamber of Commerce professionals with education and tools to improve the post-COVID-19 pandemic outcomes in the communities they serve. “This is a tremendous honor for our community and our Chamber,” said James McCoy, President and CEO of the Forsyth County Chamber of Commerce. “Laura Stewart’s leadership has earned this national recognition by our peers. The Chamber and Forsyth County are fortunate to have her talent and skill working to build our local economy.” Throughout the year-long Fellowship for Economic Recovery, participants focus on addressing different aspects of economic recovery from education and talent to economic development to entrepreneurship. The curriculum will focus on strategies for building more equitable economic outcomes and creating economies that work for everyone. “We have been overwhelmed by the enthusiastic response to this executive leadership training initiative and the high caliber of applicants,” said ACCE President Sheree Ann Kelly.
