2019 ANNUAL MEETING NOTICE TO ALL HOMEOWNERS

In accordance with Article II, Section 2.3 of the Bylaws for Windermere Homeowners Association, the Annual Homeowners Meeting is scheduled for Saturday, October 19, 2019 at 10am. The meeting will be held in the Windermere Lodge located at 4444 Front Nine Drive, Cumming, GA. Representatives for the Board will be present to discuss all aspects of the Association. The Bylaws state, in order to hold a meeting and conduct business of the Association, there must be a quorum present. A quorum is the number of homes represented either in person or by proxy. The required quorum to attend this meeting and allow for the election of directors is one tenth (1/10th) of the homes. If the quorum for the annual meeting is not met, the Association must recall the meeting until quorum is established. In recalling the meeting, until quorum requirements are met, the Association incurs additional administrative costs. Your attendance or proxy will help fulfill the quorum requirements. You may recall several years ago we instituted an electronic voting system. Feedback continues to be overwhelmingly positive so we will be using it again for this election cycle as well. No paper proxies will be accepted. If a resident does not have a computer, they may use a neighbor’s computer, go to the Library on Old Atlanta Road, or use a computer in the Lodge. If you missed out on this year’s Dueling Pianos you missed a fantastic evening at the clubhouse! Our first seating hosted 68 residents. Our attendees enjoyed a wide range of songs selected by our guests. The hilarious banter of the Andrews Brothers provided a fun and clean show for everyone! The second seating was sold out at 75 residents! This show was considered more of a PG-13/R rated show and the Andrews Brothers had everyone up singing and dancing along! We look forward to hosting this event next year and hope if you were not able to attend this great event you will look forward to it next year!

Windermere Tennis has transitioned to a new court reservation system Windermere has transitioned our court reservation system to Kourts.com. This new app will allow you to make court reservations, as well as reserving your spot and paying online for Bobby’s drill sessions. Please ensure that your contact information on the association website (www.windermerecommunity.net) is updated to include email addresses and cell phone numbers, as this is required information to register for the new Kourts app. We encourage you to go ahead and download the app and sign up. Junior Tennis at Windermere Pee Wee classes for our 5-7 year old hitters is held on Thursday from 4:30-5:15. We run, we hit balls, we throw balls, we make lots of noise and have fun. Monthly cost to attend one day per week is $60. 13 and Under and Junior Academy classes are held Tuesday and Thursday, 5:30pm-7pm. These drills are designed for beginners and those considering making tennis one of their afternoon activities. Fun and activity is the main objective. Monthly cost to attend one day per week is $80 or $160 for both days. High School drills are held Monday and Wednesday, 5:30pm-7pm. These drills are designed for the high school aged player interested in playing on their school team. Each drill features a tactical, technical and competitive component. Monthly cost to attend one day per week is $80 or $160 for both days.

Adult Clinic (for New & Beginner Players) Do you want to learn how to play tennis? Exercise AND have fun? Meet new friends? Then join us for our new Adult Clinic on Friday, August 2nd from 10:4512 pm at the Windermere tennis courts. Don’t have a racquet? Not to worry… we have racquets you can demo to see what fits you best. This class is for those interested in being introduced to the game and for those on beginner teams who feel Open Drills may be too advanced for them. Please register through our new reservation app, Kourts.com. Cost will be $16 per session for residents and $18 for non-residents who play on a Windermere ALTA team. Be on the Lookout for a Few Changes Around the Courts Just in time for Fall ALTA season, the tennis committee has been busy sprucing up the courts. Over the last month, new USB outlets have been installed at each pavilion for your charging convenience. We’ve also purchased a new water station for you to fill your water bottles or just grab a quick sip. A new digital display will soon be installed that will scroll through court assignments as well as other tennis news. Lastly, the tennis committee has purchased two new BATT Towels for your rainy day relief. These towels are being used at all the big tennis centers these days and are far more effective than a squeegee. CLEANING THE CAT LITTER BOX One of the most dreaded jobs for cat owners is cleaning that litter box. If you are saying UGH over the smell of your cat’s box, then rest assured he is too! It is very important to regularly clean the litter box for 2 reasons - one, no one wants a stinky house and two, more importantly, no one wants a sick pet.

Thoroughly wash with the box with soap & water. Other cleaning products may be harmful to sweet kitty. Do not clean it in the bathroom sink or tub. Use the laundry sink or better yet, outdoor cleaning is even better. Let it air dry or use a towel then add the liner or just add no more than 2-3 inches of new litter to the clean box.

It is imperative to remember that the feces and urine in his box can by harmful to the person cleaning it. That’s why it’s important to use the right tools. Make sure you grab a pair of rubber gloves and a mask. The mask is to reduce the risk of toxoplasmosis, a dangerous virus that can be contracted through cat feces. Another word of caution, if pregnant, you need to recruit help for this assignment.

Don’t be surprised if kitty is ready and waiting to inspect your handy work! Hopefully, job well done and he will approve!

You should scoop feces or the urine that clumps together at least once a day. And CLEAN the entire box once a week. Cleaning means throwing out the old litter, scrubbing the box clean and adding fresh, new litter. If you use a liner, pull it carefully off each corner and place entire contents in a trash can. And, of course, NOT the indoor trash bin, but the outdoor receptacle. Kitty may be nearby watching closely! 20

SANTA PHOTOS In and Out Photos will be back again this year to take Santa Photos at the Lodge. You will be provided a Professional Photo CD the day of your shoot. Mark your calendars because space is limited and these spots will fill up fast! Sign ups begin October 15. To sign up you must contact In and Out Photo directly at 770-889-7305. You will receive your CD of photos before you leave that day. You will be able to use the CD to print your own pictures. Total Cost: $80 paid to In and Out Photos.

POOL NEWS

Pool Information

POOL PARTIES Reservations for private pool parties may be made in person at the Activities Office. The reserved party area is under the Lodge deck and there is also an adjacent indoor room available with refrigerator and tables. To make a reservation, complete the 2019 Rental Agreement which can be found on the Windermere website. Please drop off to the Activities Office along with a check for the rental fee. No cash may be accepted.

POOL HOURS The Pool opens at 5:00 a.m. for residents to swim at your own risk. The Pool closes each evening when lifeguards go off duty. Lifeguard on duty schedule is detailed on Page 4 of the Pool Information Packet POOL SAFETY: ATTENTION ALL RESIDENTS!! Please pay close attention to the pool rules which are intended to ensure a safe environment for all residents. Please be aware that Lifeguards are primarily responsible for life safety. Parents are responsible for monitoring and supervising their children at all times, while in the water and on deck, and ensuring they observe the rules for their own safety. The majority of our parents are diligent in this regard, but there still are too many instances of unsupervised children. We ask that you give your utmost attention to this and your full understanding and cooperation to the Lifeguards.

POOL CLOSURES Please be aware that pool management and staff have the discretion to close any pool for safety and weather-related reasons.

If a guard hears or sees lightning or thunder, everyone will be asked to get out of the pool. If lightning is seen, the guards may direct everyone to leave the pool area. The waiting period before pool/pool area re-entry is permitted is 20 minutes for thunder and 30 minutes for lightening. The clock starts over each time a guard hears a thunder or sees lightening. SEPTEMBER GUARDED HOURS FOR THE POOL: There will be no lifeguards on duty Monday through Thursday beginning on Tuesday, September 3rd. On Friday, guards will arrive at 4:45pm. It will be considered “swim at your own risk�, and the slide and splash pad will not be operational during the unguarded hours. This is the same schedule that we have used for many years, but we just wanted to remind everyone and make sure that all new homeowners are informed. SEPTEMBER FULL GUARDED SCHEDULE: Monday 9/2 10am to 9pm Fridays 9/6,9/13 4:45pm to 10pm Saturdays 8/31, 9/7, 9/14 10am to 10pm Sundays 9/1, 9/8, 9/15 11am to 8pm Only one guard to watch over pool, clean and lock up at night. No guards seated in stands. No lifeguard breaks.

ARC REQUESTS

Does your home need some work? Are you thinking about renovating? ...Not sure if your project needs approval? Most projects that are performed to a home or lot require prior approval from the Association. FOR A COMPLETE COPY OF THE ARC GUIDELINES PLEASE CLICK HERE. Section 1.01 Modifications Requiring Approval Every structure or thing which is placed, erected, or installed upon any Unit and all improvements or other work (including staking, clearing, excavation, grading, and other site work, exterior alterations of existing improvements, or planting or removal of landscaping) which takes place within Windermere, must be in compliance with the Declaration and the Architectural Guidelines. New construction or any change or modification that is visible from the outside of a residence is subject to these guidelines and the authority and approval of the ARC. Section 1.02 Submittals (a) Process A three-step process as follows: (i)Complete online Application for Modification form (ii) Gather required supporting documentation (iii) Submit Application and supporting documentation to the Property Manager – PLEASE NOTE THE DATE RECEIVED BY THE PROPERTY MANAGER MAY DIFFER FROM THE DATE PRINTED ON THE ONLINE APPLICATION FOR MODIFICATION FORM

(b) Fee for the process There are no fees for the standard review process for ARC Applications. However, per the Financial Policies and Procedures Applications to the Architectural Review Committee for changes, alterations, additions, or deletions to property by delinquent homeowners will not be considered until all obligations for that individual property are resolved. Certain projects such as but not limited to, an addition to a residence, new construction and pool/courtyard additions may require review from a licensed architect. These types of projects shall be subject to additional review fees as determined by the Board or their designee. The property owner will receive notification of additional fees once an application has been submitted and all fees must be paid prior to starting the review process. Fees are payable via check or money order. If you wish to expedite the standard review process for your ARC Application which would not require review by a licensed architect rush fees will be charged as follows: Approval in 2-4 Days once a complete form is submitted - $100 fee payable at the time of submission. Approval in 5-7 Days once a completed from is submitted - $50 fee payable at the time of submission. At the discretion of the Association Manager, certain projects may not be permitted to be rushed. Applications may be submitted at any time, with an average processing time of 14 business days. Please plan ahead for all projects, including holiday and birthday gifts. Failure to receive prior approval for any and all projects is subject to sanctions for violation including unapproved modification fines starting at $200. Please contact us at windermereactivities@comcast.net if you do not receive a decision letter. Ensure all required documentation including but not limited to: (paint samples, roof shingles, plat/survey site, materials lists, renderings, etc.) are included with your application. Failure to provide the required documentation may result in the application not being accepted or delays in the processing time.
