Ask anybody who has served on a HOA Board and they will tell you one of their least favorite tasks was when a disgruntled homeowner reached out to them regarding the violation letter they just received. While this may be an infrequent situation for a Board member, it is much too commonplace for the HOA’s Property Management team.
for the next Board meeting and present your case to the Board members. They will then review and make a final decision.
While getting a violation letter from the HOA is never a good thing, it is an important component in ensuring that when you put your home up for sale that the surrounding area is not a detriment to the value of the house. As we head into spring, weeds start popping up, barren or old pine straw starts to show more; therefore, violation letters become more commonplace.
• Weeds in your lawn- right now the Bermuda is still dormant, but those pesky green weeds are pushing through if you didn’t use a preemergent in the Fall. Please apply a weedkiller or hire a service before it gets worse.
There are a few things that The Board would like to remind everyone regarding these letters that will, hopefully, reduce the discomfort getting one causes. First, we have provided a goal for the Property Management company to drive through each subdivision twice a month to open, escalate or close violations. We are not “targeting” any homes, homeowners, or neighborhoods and try to treat each homeowner as fairly as their neighbors. As a point of reference there have been over 1,000 violation letters sent to date this year. Secondly, we are not able to provide you a list of who else received letters. It is against the law for Property Managers and Board Members to discuss violation situations regarding one homeowner with any other homeowners. There is an Executive Session Board meeting that does not include other homeowners that provides The Board an opportunity to discuss any escalated violations. Finally, if you need clarification on a violation, please feel free to contact the Property Management company to discuss the situation. On the other hand, if you feel like your violation situation is not appropriate or you are being treated unfairly please DO NOT call the Property Managers to complain as they are just facilitating the process and are not the decision makers on these types of matters. Instead, ask to be added to the agenda 6 | HOMETOWN HERALD | April 2021
Below is a list of the most common violation letters that are sent out. Keeping these in mind will help reduce the chance that you get one of our lovely letters.
• Weeds in the landscape beds – try to stay ahead of the growing season and pull weeds on a regular basis to keep a clean appearance. • Pruning- hollies and other bushes around your home will surprise you if you implement a rejuvenation pruning. Best to prune now and you will be amazed at the new growth this spring and summer. You will see Russell Landscape has taken this approach throughout the community. • Ground Cover- you may notice that the pine straw in your beds is a little gray or your mulch has disintegrated a little bit. Spring is usually a great time for a touch up. • Exterior Painting- if you are changing the color of the exterior of your home you must submit a Modification Form for approval to avoid a $500.00 fine. Please allow 30 days to process your request. • Mailboxes- if your mailbox and/or post is fading or the numbers are starting to peel away, see the “Helpful Information” section in the front of this newsletter on who to contact. Graduation Banner Policy

If those fees are not paid by the set deadline, then their graduate’s name will not be allowed to be included on the banner. This communication will also disclose that no part of any of the costs of the Graduation Banner comes from any portion of Hamilton Mill HOA annual dues/fees. Each neighborhood representative will share a payment deadline and calculate the cost each family would need to contribute based on the number of graduates’ names that year. The representative will decide on how they will accept payment (via cash, check, or payment app).

Spirit Signs, Banners, or Flags such as for Mill Creek or any other seasonal team sport, such as soccer, baseball, etc. may be displayed on the day of the event, but not on a permanent basis. These signs shall not exceed four square feet. No signs may be installed in the County Right of Way, on the entry monuments or in Association landscaping. Any damage to landscaping or irrigation will be billed to the Lot owner. Graduation banners may be displayed on your lot throughout the month of May. Group Graduation banners must follow the procedures outlined in the Graduation Banner Procedures. All other spirit signs require submission of a Modification Request Form.

Pickleball
In 1965 three fathers in Bainbridge Island, Washington came up with an idea on their summer vacation with their children. They threw together wooden paddles, a badminton net, and a perforated plastic ball and came up with a game to play. The sport “Pickleball” was born, deriving its name (according to one legend) from the dog of one of the families named Pickles, who kept chasing their ball and running away with it. Today Pickleball, which is a hybrid of Tennis, Badminton, and Ping-pong, is the fastest-growing sport in America. Published recently in the Sport & Fitness Industry Association’s Top Line Participation Report, Pickleball grew by 21.3% to 4.2 million players in 2020, the largest recorded increase ever! What makes Pickleball different than Tennis? Pickleball is played on a Badminton sized court 20’ x 44’. The ball is served diagonally (starting with the right-hand service-square) underhand with the paddle below the waist, and points can only be scored by the side that serves. Players on each side must let the ball bounce once before volleys are allowed, and there is a seven-foot no-volley zone on each side of the net (known as the ‘Kitchen’), to prevent “spiking.” The server continues to serve, alternating service courts, until he or she faults. The first side scoring eleven points and leading by at least two points wins. Pickleball can be played with singles or doubles. Why are so many people gravitating to Pickleball? The sport is easy to learn, not as taxing on the body, and players of all ages can play. In fact, the largest increase of new players are under the age of 30. “The stigma has always been that Pickleball is a sport for older retired people, that is just not the case” said Max Bisschop, Organizer of Wednesday Night Pickleball, “younger players enjoy the fast-paced action and a typical game only takes about 15 minutes to play”. Pickleball in Hamilton Mill has seen a similar level of growth. Over the past 7 months a group of players have been meeting on Wednesday evenings at the Lakeview Tennis Courts to play and grow the game. What started out as 8 players on their very first night has grown to 35-45 players each week. “The turnouts have been better than I ever expected” said Bisschop. As the weather warms up, he does not see it slowing down, “participation numbers will continue to climb as more people hear about how much fun Pickleball is to play, plus it’s a great social outing.” The group that meets each week has started a GroupMe page that anyone can join, and there is a Facebook page specifically dedicated to Pickleball in Hamilton Mill. There was a Round Robin social hosted by the Tennis shop that drew nearly 40 players back in February and future ones are scheduled for April 25th and another in July.

Cuban Mojo Chicken THIS CUBAN MOJO CHICKEN HAS BEEN MARINATED IN A WICKED CUBAN MOJO MARINADE AND ROASTED TO JUICY PERFECTION. TRY THIS ZESTY, GARLICKY CUBAN CHICKEN FOR DINNER TONIGHT! PREP TIME10 minutes COOK TIME50 minutes TOTAL TIME1 hour
INGREDIENTS • 2 pound bone in chicken thighs and chicken drumsticks about 8 pieces total MARINADE: • cup extra virgin olive oil • ½ cup cilantro leaves lightly packed • 1 teaspoon orange zest • cup orange juice fresh • ¼ cup lime juice • ¾ teaspoon dried oregano • 1 teaspoon cumin powder • 1 ½ tablespoon fresh mint leaves • 4 garlic cloves • 1 teaspoon salt • ½ teaspoon black pepper GARNISHES (OPTIONAL): • 1 orange cut into wedges • cilantro leaves for garnish
INSTRUCTIONS 1. Place the marinade ingredients in a food processor. Blend until the cilantro is finely chopped. 2. Pour the marinade over chicken in a large bowl. Cover with cling wrap and marinade for 12 – 36 hours. To Cook 1. Preheat oven to 350°F. 2. Place chicken in a baking pan, and scrape in residual marinade in the bowl. Place thighs skin side DOWN. Add orange wedges, if using.

3. Bake chicken for 30 minutes. Remove and turn chicken. Spoon over pan juices. 4. Bake for a further 20 minutes or until the skin is nicely browned. Rest for 5 minutes then serve!
RECIPE NOTES To make with chicken breast, follow the recipe to marinade. Then cook on the stove instead of the oven – cook over medium high heat. This easy Cuban chicken is one meal you’ll want to make over and over again. Tender juicy chicken loaded with delicious flavor, this Mojo chicken comes out perfectly tender every time!
