PROPERTY MANAGEMENT TEAM UPDATE: We would like to welcome Heather Bieber from Shaben and Associates to the Hamilton Mill team! She will be assisting our onsite Property Manager, Maureen Murphy, at the office at the Lakeview Clubhouse. Be sure to come by and say hello!

We will miss Chris Shanks after four years of service in our neighborhood. We wish him the best of luck in his new role! GROUNDS AND FACILITIES UPDATE: The six entrances and exits to the following neighborhoods will be redesigned and receive a fresh look this fall: Brookside, Fairpointe, Hill Grove, Woodlawn, Lake Forest and Stonewood. Check out the renderings for an idea of what to expect. REMINDERS: Political signs, banners, and flags can only be displayed 2 weeks before the election and must be removed immediately after. Halloween Decorations can only be on display starting October 1 and must be removed immediately after October 31.

2021 Hamilton Mill Graduation Banners As we begin a new school year, we are also gearing up to celebrate our Hamilton Mill 2021 Graduating High School Seniors! The Graduation Banner Subcommittee will be having a meeting on Wednesday, October 21st at 6:00pm in the Lakeview Conference Room. We will be discussing the graduation banner process and will start a list of residents interested in being the representative/contact person for each of our neighborhoods.

PROPERTY MANAGEMENT

Speed Kills Fellow Homeowners, While most of us have heard the term “Speed Kills” we typically associate that to interstate driving and the deaths that occur from speeding and reckless drivers. However, speeding can also kill the value of home sales in more ways that many people are aware of. There are neighborhoods that develop bad reputations based on the number of people that speed through those areas. I am quite certain that none of us would like Hamilton Mill to be one of those “speeding” neighborhoods. We have always had a problem with speeders on the parkway. Part of that issue is that our parkway is used by many neighborhoods around us as a route to get to I-85. My hope is that the new interchange being built on Gravel Springs will alleviate the traffic on the parkway and subsequently the number of speeders will also be reduced. You too can do your part here by managing your speed on the parkway. Unfortunately, the parkway is not the only area of our neighborhood where speed is a problem. In recent months I have had numerous residents express their concern about people speeding through our internal neighborhoods like Treybyrne and Millwater Crossing. I have heard reports of people driving 45-50 mph in these areas; well above the posted 25 mph speed limit. We all need to be diligent in monitoring our speed throughout the neighborhood. I cringe when thinking of a potential home buyer standing outside of a home making the decision that Hamilton Mill is not the place to live because, at that time, a neighbor zooms by at twice the speed limit of a local street. In general, if you wouldn’t want someone speeding by your house then you shouldn’t speed by theirs.

Regarding the “reckless driving” aspect we also have an increasing number of golf carts throughout our community that are now being driven by kids. On numerous occasions I have personally witnessed golf carts that were not being driven safely, had too many children in the cart, or had children who were standing up in them. Many people are not aware that to drive a golf cart you either need to have a valid license (if you are alone) or be older than 12 AND be accompanied by a valid driver over the age of 18. You may also not be aware that, according to GA code, “No person shall drive any vehicle upon a sidewalk or sidewalk area except upon a permanent or duly authorized driveway”. In other words, golf carts are meant for roadways, not sidewalks, and are subject to the laws of the road. I highly encourage everyone who owns a golf cart to read up on and be completely aware of the laws and restrictions for these types of vehicles. As President of the HOA my commitment to our homeowners is that our Board of Directors will continue to monitor both the speeding and golf cart issues and will discuss what remediation tactics we can employ to help ensure the safety of our residents as well as the value of our homes. You can do your part by watching your speed, ensuring your children aren’t speeding and ensuring you and your children are obeying traffic laws written for golf carts and low speed vehicles. Halloween is a day many people, including adults and children, eagerly anticipate. Steeped in tradition, Halloween is a day that’s always good for a scare and, of course, some candy. Many Halloween traditions are rooted in customs from the ancient Celtic festival of Samhain. Samhain marked the end of the summer harvest and the beginning of the cold winter. Celts believed that the boundary between the world of the living and the dead was permeable on the night before the new year, when it was possible for ghosts to return and wreak havoc. Halloween 2020 will likely feel a little different than it’s been in years past, as a global pandemic has forced people to limit their interactions with those who live outside their homes. But even if trick-or-treating or other social gatherings are not possible, there are many ways to enjoy the Halloween festivities. BUILD A SAMHAIN BONFIRE Gather the supplies for a bonfire - albeit on a smaller scale. Light a fire in a fire pit or outdoor fireplace. While ancient Celts burned crops and other things as sacrifices to Celtic deities, your bonfire can be what you make of it. If you want some dramatic effect, the science resource ScienceStruck notes the addition of metal salts can change the color of flames in the fire. For example, iron fillings produce gold sparks and copper sulfate will make green flames. Wear costumes and make s’mores while around the Samhain fire. MAKE A WITCH’S BREW Images of witches stirring a bubbling cauldron are ubiquitous on Halloween. Families can create their own Halloween “spells” and mix up a batch of potion over a campfire or on the stove. It can be a favorite soup or stew recipe, or cocktails and mocktails for the kids. Here’s a recipe for “Witch’s Brew,” courtesy of the Food Network¨ and Sandra Lee. Pour one 6-ounce package of lime gelatin into a large bowl. Slowly stir in 2 cups boiling water. Stir for at least 2 minutes until the gelatin is completely dissolved. Stir in 3 cups chilled pineapple juice. Let cool to room temperature. Purchase a plastic cauldron from a party supply store and one block of dry ice. Break up the dry ice and place (using tongs or heavy-duty gloves) into the bottom of the cauldron. Pour a little water on top just to cover to get the ice to start “smoking.” Place a punch bowl that fits inside the cauldron on top of the dry ice. Pour the drink mixture in the punch bowl. Slowly add a two-liter bottle of chilled lemon lime soda or ginger ale. If desired, add two cups chilled vodka. Stir gently to mix. Enjoy. JACK-O’-LANTERN CARVING CONTEST Large turnips and potatoes were once reserved as canvases for Halloween jack-o’-lanterns, but pumpkins now are the gourd of choice. Ask neighbors if they would like to participate in the festivities and contribute toward supplies for a Halloween gift basket as a prize. Each household then carves a pumpkin and places it on their doorstep Halloween night. One person can serve as judge and choose the winner. Whoever is chosen gets the basket, which can be filled with treats and trinkets. Everyone can enjoy some Halloween fun even if they have to stay closer to home this year.

Paint Duluth 5 is a pléin air adventure celebrating it’s fifth year in 2020. Pléin Air is a fancy French term for painting outside. (Think Impressionist artists). The event is being held in the beautiful Duluth, GA area. The excitement begins with an optional workshop Thursday,October 8, with artist Stephanie Amato. Following the workshop there will be three days of pléin air painting – Friday, October 9, Saturday, October 10, and Sunday, October 11.
