DIRECTORS A Message from the Board Karen Taylor, President Kyle Shields, Vice President Chris Singleton, Secretary Dale Robbins, Member at Large Tony Hinnant, Member at Large Liz Carter, Member at Large The Hamilton Mill Board of Directors meets the last Monday of each month at 6:45 pm in the main room of the Lakeview clubhouse. The resident open forum is from 6:45 to 7:00 pm for homeowners. We encourage homeowners to attend. While you cannot participate after the resident forum, because this a business meeting, you can attend and listen to both the Committee reports and Management reports. This will provide you with good insight to what is going on in the neighborhood. You can meet with a Board member after the meeting or at a later time to ask any questions. Spring is just around the corner and we are working to support the Committees in getting the pool ready, the common grounds in great shape and all other amenities looking there best. Both the Millview and Lakeview amenities will be getting a fresh new look this spring. The Millview pool will have new refurbished furniture. It’s a look we will all be proud of. We encourage you to contact Property Management, a Board member or a Committee member if you see anything thing missed. Hamilton Mill From Your Property Manager

G&F Update

Happy Spring!! G&F is continually working on improving and maintaining our community. In March many areas along the main roads will see the end of the dirt patch. In the winter we increased many of the pine beds due to the increase in the tree canopy, and now phase 2 is to lay new sod. It is very important to not have exposed dirt. The top soil deteriorates and erosion results. Many times mulch is the answer. Erosion is a huge issue that we are dealing with as a subdivision. We encourage everyone to mulch where grass cannot grow. Pool season is just around the corner. Hamilton Mill is very proud of their swim team and encourage everyone who wants to participate to sign up. Millview will be getting a new look this year. Existing furniture frames that can be refurbished are, and any furniture that cannot is being replaced. A new color scheme will be introduced to go with the new color scheme of the amenity buildings, when painted. Thanks to Tracey Hill for donating her expertise and time to help in all of the color selections!! And another thank you to Kyle Shields for coordinating the furniture refurbishment. We hope you like the new look when it is unveiled.

Flowers!! Yes, there will be flowers at Parkside/Millwater and the Millwater/Hog Mountain entrance. Irrigation is still an issue that has not been resolved with the County. Flower beds in these areas will be smaller, temporary and hand watered for the season. We hope to have irrigation by the fall. Trees, trees, trees. The HOA has replaced or treated many diseased, dying and overgrown trees. Many homeowners are also doing the same. Please make sure you fill out a modification request before removing any trees. Also, you can consult an arborist. You can contact the Gwinnett County Extension service for help in finding one. Sometimes a tree just needs a little TLC. I’m sure you have heard the saying, it takes a village. G&F asks for your help too. If you see something amiss that needs attention please let us know. Go to hmill.com, and go to the committees tab, go to G&F and there is an area where you can send an online request. This is a huge beautiful community and extra eyes are always a help. What a fun night at the Lakeview Clubhouse on February 20th! We tried something new again and it was a big hit! TRIVIA NIGHT was nothing but fun as Hamilton Mill residents battled it out with brain power (or useless knowledge as some might say). We had a full house and the teams were really into it! Our Trivia Host, Jen Crowe, did an outstanding job creating a night that slowly got harder, with different types of questions and betting schemes that made the game close and kept everyone in the hunt for prizes until the very end! The music in between questions was perfect as Jen even took requests! In the end, we awarded prizes for first place, second place and third place. The prizes ranged from $25 gift cards per person to Bonefish Restaurant to $10 Kroger cards for each team member. Fun! The best part of the night was hearing the team names you all came up with. HA! First place went to CCGB! Here are some of the other team names, just for fun…”The Real Housewives of Bill Cosby,” “Steven Hawking’s School of Dance,” “Mulberry Dreams,” ”Puppy Monkey Babies,” ” Legalized Woodleaf,” “Extra Baggage,” “Softball Junkies” and ”The Dirty Seven.” Thank you all for participating. French Onion Cheese Bread Ingredients

3 tablespoons butter 3 onions, peeled and thinly sliced 2 cloves garlic, chopped 3 sprigs fresh thyme, leaves only 1 tablespoon sugar 1 teaspoon kosher salt 1 teaspoon black pepper 1 tablespoon white balsamic vinegar 4 French rolls, split in half 2 cups Gruyère or Fontina cheese, shredded

Directions

1. Melt butter in a large saucepan over medium heat. Add onions, garlic and thyme leaves and cook for 10 minutes, stirring occasionally. Lower heat to medium low, cover and cook for 1 hour, stirring occasionally. 2. Add sugar, kosher salt and pepper and cook for 10 minutes. 3. Add balsamic vinegar and cook for another 10 minutes or until onions are caramelized. 4. Preheat oven to 400°F. 5. Place bread halves on a baking sheet, cut side up. Sprinkle evenly with shredded cheese then spoon caramelized onion on top. 6. Bake for 10-15 minutes or until cheese has melted and bread turns golden brown. 7. Cut into pieces and serve immediately. One Pot Creamy Asparagus & Bacon Pasta Ingredients 8 slices bacon, chopped 8 oz baby bella mushrooms, sliced 4 cups low-sodium chicken broth 3 cups milk, divided

12 ounces penne pasta 1 pound asparagus, tough ends trimmed, cut into 1-inch pieces Salt and pepper to taste

4 oz. cream cheese, softened 2 tablespoons all-purpose flour 1/2 cup Parmesan cheese

Directions (Yield: 6 Servings) Note: Different brands of penne pasta will vary in this recipe. The cooking times given in the recipe are for penne pasta that has a package cook time of 11-12 minutes (for al dente). You’ll want to adjust accordingly for pasta with shorter or longer cook times (reduce the broth by 1/2 cup to 1 cup if using pasta that has a 7-8 minute cooking time, adding additional broth at the end, if needed). This makes a fairly saucy pasta as that is our preference; if you want slightly less sauce, consider adding only 3 1/2 cups broth and adding more at the end, if needed. The sauce will thicken even more as the pasta rests.

1. In a 12-inch nonstick skillet or in a large pot, cook the bacon until crispy. Transfer the bacon to a paper towel-lined plate and drain all but a teaspoon of the bacon grease. Over medium heat, add the mushrooms and season lightly with salt and pepper; cook until the mushrooms are browned and the liquid is mostly evaporated, 4-5 minutes. Transfer to the same plate as bacon. 2. To the skillet or pot, add the broth, 2 cups of the milk, the pasta, 1/2 teaspoon salt and 1/4 teaspoon pepper. Bring the mixture to a vigorous simmer and cook for about 8-9 minutes, stirring occasionally and moderating the heat so the mixture simmers but doesn’t stick to the bottom of the pot. Stir in the asparagus and cook for another 4-5 minutes, until the asparagus is tender and the pasta is al dente but still slightly firm (it will cook for a few more minutes later). There will be some liquid left; that’s ok as it will help make the creamy sauce in the next step. 3. In a blender, process the remaining 1 cup milk, cream cheese and flour until very smooth. Gradually add it to the skillet or pot while stirring quickly to combine. Simmer for a couple of minutes until the sauce has thickened. 4. Remove the skillet or pot from the heat. Stir in the bacon and mushrooms, reserving a bit of the bacon to sprinkle on top, if desired. Stir in the Parmesan cheese or sprinkle it on top, also. Hamilton Mill Association News A routine physical examination of your pet is the most important part of your pet’s wellness veterinary care. The vaccines that were once the driving force for veterinary visits, though still important are no longer the focus. Vaccination may not be recommended annually based on your pet’s lifestyle and vaccine history. An annual examination is always recommended! The American Veterinary Medical Association and the American Animal Hospital Association

The Importance of Annual Exams

have started a task force called Partners for Healthy Pets. They have formulated guidelines for routine preventative care for cats and dogs, focusing on the annual examination. Additionally, the American Association of Feline Practitioners stresses the importance of annual examinations as a means for earlier disease detection and prevention for our most sneaky pets, cats! Cats will not tell you they are sick or hurting unless they can no longer hide or compensate for their disease process. A complete physical examination of your pet begins with a thorough history, followed by a nose to tail examination. Often during the initial conversation, the veterinarian is observing your pet’s body language. You would be amazed how much information your pet provides just with their posture, gait and facial expressions! Early diagnosis of heart and lung problems detected by listening to your pet annually can often improve their outcome if abnormalities

are found. From wheezing to heart murmurs, owners will only notice clinical signs at home if the disease is moderate to severe. Evaluating the mouth is something most owners do not do with their pets, and are usually surprised when we show them what we are seeing. That bad breath owners notice may be caused by broken teeth, severe periodontal disease or even an abscess (infection). These are very painful conditions for cats and dogs, just like they are for us. Our pets often mask their discomfort by chewing on the other side of their mouth, requesting soft food only, or swallowing their food without spending much time chewing it. The abdomen is palpated to look for discomfort or organ enlargement. The lymph nodes are examined to ensure they are not enlarged. The nervous system and musculoskeletal system are evaluated together. The veterinarian examines the bones, the joints, reflexes and ability to move normally without discomfort simultaneously. Animals that are not as active as they once were may be silently suffering from painful arthritis. Many pets can return to the

same exercise level and comfort they once had, often with just the addition of supplements. The skin is also closely examined. Lumps and bumps, red splotches, crusts, scabs, dandruff, matted hair and thin skin provide the veterinarian many clues as to the overall health of their patient, and some of the lumps and bumps can be quite troublesome if not addressed. Thin skin, chronic infections, and dandruff can indicate endocrine (hormone) diseases such as hypothyroidism and Cushing’s disease. The cliche’ “an ounce of prevention is worth a pound of cure” is so true! This saying sums up most of the problems we identify. Whether it is disease prevention or early disease diagnosis and treatment, there are options in the early stages that are not present once the disease has progressed. Please do your pet the favor of taking them to their veterinarian for their annual visit. Your veterinarian wants to be a part of disease prevention as much as disease treatment! Hamilton Mill Real Estate Update

Spring Real Estate Market is Here Hamilton Mill and the surrounding areas have seen a large increase in the number of houses coming on the market for sale over the past month or so.

Over the past year, Hamilton Mill saw more than a 20% increase in the number of houses sold versus 2014. A total of 117 homes sold in Hamilton Mill in 2015, versus 98 houses sold in 2014. This increase marks the fifth straight year of home sales growth and one we expect to continue in 2016. Our expectations are that we will see close to 150 homes sold in 2016 and then a decrease in homes sales in 2017 and 2018 as the market does start to correct itself, as is typical in a 7-8 year real estate cycle. Hamilton Mill and Gwinnett County have seen a steady increase in both the number of sales and sales price over the past five years and with continued low interest rates and a healthy economy, the trend will continue through 2016. On a National level, home sales increased to 5.26 million in 2015, which was up 400,000 units over 2014, making it the best year for home sales since 2006. This is welcome news to Hamilton Mill homeowners and those who are considering selling this year as we expect to see an increase in these figures as stated earlier. Home prices also saw an increase nationwide of 6.8% over 2014. However, this increase places us on a national level right at the edge of the sustainable range. In Dacula, the 4th quarter increase in sales price of 3% is typical of Dacula during the normal sales cycles and in between market corrections. When considering selling your Hamilton Mill home there are certain things to consider prior to placing your home for sale. First and foremost, make sure you hire a real estate agent that knows the local market and has a pulse on what is happening in and around Hamilton Mill. Are they aware of new construction homes, foreclosures, short sales and other factors that can have an impact on your pricing? When interviewing agents ask whether or not they are working full time in the real 14 | Hometown Herald | April 2016

estate business. While doing real estate part time is a personal choice and many real estate agents do a fine job working part time, would you go visit a part time doctor, lawyer or financial planner? You are entrusting your largest investment in the hands of your agent and you need to make sure they are the right person for the job of selling your home and getting the most money for you. Second, are you doing the things needed to present the home in its best condition? First impressions are the most critical so make sure you go through your interior and exterior of your home with a fine tooth comb to make sure all items that are in need of attention are repaired or replaced. Do not take the attitude that someone will come make an offer to purchase your home and you will give a discount on the price for the Buyer to fix them. What a Buyer sees is RETAIL prices to fix an issue, where you as the seller can typically make repairs for much less money than what a Buyer thinks something costs. Thirdly, make sure the agent you hire can get you the most money in the shortest amount of time on the market. Listen to what is said regarding pricing. An overpriced home will sit on the market and eventually sell for less than market value. Tennis News Jeff Dudacek, Director of Tennis Getting back from spring break, we are in final weeks of the spring Alta league. In April, with all the flex leagues, social play and league matches there is a match going on every day on the courts. Tennis is big at Hamilton Mill and it shows it with all the players using the courts. If you want to be part of the tennis community or change teams at Hamilton Mill. Your first step is contact me or the tennis shop for direction. LADIES TOURNAMENT AND ALTA CAMP Did you miss the tennis events? Stay in touch with Hamilton Mill Tennis. The first Hamilton Mill Adult Ladies Tournament was held on February 26th. 32 ladies joined the event in making it a success! Topping the day off with a nice luncheon held at the Hamilton Mill Golf Club. The following weekend held the ALTA 3 day camp for 50 ladies. Ladies came out for 3 days of drills and a whole lot of “GRIT” to gear up for the ALTA spring season, which will be started March 17th. Hamilton Mill tennis has partnered up with Calvin Kemp and his wife Martina to bring their academy to Hamilton Mill. They are one of the premier junior development programs in Atlanta. They developed kids from Alta league players, high school stand outs and National ranked players. Hamilton Mill is a premier tennis community and they now have an outstanding junior development program in their own back yards. Check out the new info.

Tennis Tip- court position for doubles Jeff Dudacek, Director of Tennis It is the middle of the spring Alta tennis season and by now I hope you have found your partner. Now partner can be, a person you like to play with, the person who your captain puts you with or even the person that no one likes to play with. Whoever it is there are 3 basic court positions that you will use: two up, two back or the ever popular one up one back. Two Up Two up means that both players are positioned at the net. This is the best of the three because you are offensive and can cover most of the court from this configuration. The draw-back is the lob. If you play Alta (Atlanta Lob Tennis Association) the lob is more often used against this strategy. If you decide to attack the net you need to recognize when they are setting up to lob your team. Keep these tips in mind when you are at the net. • You both are at the net they will lob sometime? • Did your shot force them back behind the baseline? • Did they turn their back and run for a deep shot? • Is their rack face opening up during the shot? • Is that all they do? When you anticipate the shot, then your team can back off the net near the service line. You cannot stop the lob but you can prevent most lobs going over your head. Two Back Two back means that both players are positioned on the baseline. Although most of the court is covered and you do not have to worry about the lob, this is not considered as effective as two up because it is difficult to be offensive from the baseline in doubles. Here are a few times you might use this strategy of two back. • My partner and I do not like to volley. • My partner is getting drilled at the net because of my shots. • The team is rushing the net and we have no answer. • To drive the other team crazy. • It is a nice day and I want to play for a long time. • I have no strategy.

One Up - One Back One up, one back means that one player is standing at the net while their teammate is on the baseline. This is the most popular of the three configurations but not the most effective, mainly because there is a big gap left open in the court right down the middle. As long as the ball stays in front of the player at the net, it is not as big a problem. But if the ball is hit down the line to the net player they have a volley shot down the middle between the team, then you are in trouble. It also makes poaching (the opponents net player crossing the middle of the court to intercept the ball) more effective because there is a big open middle to hit too. If you are caught one up and one back situation. Don’t panic, it is not the end of the world. Here are few tips to help the strategy. • If you get a short ball close the net after the shot. • Your net player needs to recognize when the shot is hit down the line. • Return the serve and rush the net and be aggressive. • Get out of your comfort zone. • You want to win not make friends, we have enough friends. • You will be able to recognize the lob better. • If you do not get off the court faster then the food/beer will be gone.

A waitress put a glass of water in front of him. “How much is an ice cream sundae?” “50 cents,” replied the waitress. The little boy pulled his hand out of his pocket and studied a number of coins in it. “How much is a dish of plain ice cream?” he inquired. Some people were now waiting for a table and the waitress was a bit impatient. “35 cents,” she said brusquely. The little boy again counted the coins. “I’ll have the plain ice cream,” he said.
