Welcome all HM residents to 2023! The board has hit the ground running with many new projects to update and improve our community and want to send out a few reminders of items all homeowners should be taking care of as we move into the Spring.
It has been a cold wet winter, but it is time to start cleaning up our yards, and outside of our homes. Please double check standards for mailboxes, outside lighting, lawn, and flower beds. Weeds will be popping up soon, and you may have gutter repairs or painting that need to be scheduled this year. It often feels like a lot to do to take care of our homes, but as we have seen over the last few years, the market for homes in Hamilton Mill is strong and we want to keep it that way to protect all our investments. If mailboxes need painting or numbers replaced, you can contact the property management office for a list of vendors.
One maintenance area the Board will be focused on this year is fencing along roads throughout the community. Many of the fences are original to the neighborhood and over 20 years old. If you have fences on the back of your lot that are visible from the road, please check that all are in good repair.
The Design Guidelines regarding fencing, spirit signs and walkways were updated this past year so refer to the revised document on the website if you have any questions about our Community Wide Standards. It is important to consult those guidelines and not just assume that if you have seen it somewhere in the neighborhood, it is ok for your yard. Unfortunately, there are times when residents think something is approved because someone else did it (without approval) and it results in a violation letter.
Speaking of Violation Letters – please remember that those letters are coming from the Board through our property manager. Always be respectful with the staff in the office as they are doing a great job keeping our neighborhood in top shape and following the directions of the board. If you have concerns, you can always contact the office to get on the next board meeting agenda to discuss concerns.
We know Republic had delayed services over the holidays and the windy weather has blown items out of recycle bins, but please clean up the trash on the sidewalks and roads, even if it is not yours. Trash cans need to be stored in the garage or out of site from the road and neighboring lots. We all need to do our part in keeping our community beautiful.
Gwinnett County Solid Waste Management 770-822-7141 will provide a rolling cart at no charge, instead of the recycle bin. If you need additional bulk pick up or have items that will not fit in your trash can, contact Republic Services 678-963-2800 to schedule extra service.

As some of you are aware our tunnel leading from the baseball park under Hog Mountain Road to the lake/pier area has been vandalized with graffiti several times. We have installed gates closing access through the tunnel and will repaint to prevent this from happening in the future. Please discuss with your families the financial impact this has on the association – your homeowner’s dues are paying for these repairs. We have spent $10,000.00 to rectify the situation and will continue to have Gwinnett County Police actively monitor this area. Violators will be prosecuted. If you see anyone defacing your community, please call 911 and report the issue.
