From the Board As we get closer to springtime people will undoubtedly start planning those big outdoor projects to beautify their house and/or yard. We would like to take this opportunity to remind our homeowners that many of these projects will require approval through our modifications committee. One of the most asked questions among our homeowners is “How do I know if I need a modifications request?” In general, that answer would be any time you are making a material difference in the appearance of your yard or home you need to get it approved. More specifically, if you are impacting any item that is covered in the design guidelines posted on the website you, most likely, will need approval. Some examples of areas where homeowners don’t realize they need approval are for the following items: • Changing the paint color of your house or trim • Removing trees or bushes • Changing the color of the shingles on your roof • Work done in the backyard of your house • Materially changing the landscape design of your yard If you are unsure whether or not your work needs to be approved, the best suggestion we can make is to email Maureen, our property manager, at Maureen@ shabenmgt.com. She can help answer your questions and guide you through the process if you do need approval. You should also review the design guidelines on the website to ensure that what you want to do is permitted. You can get to the design guidelines by going to hmill.com and clicking on ‘Public Documents’ from the main banner before logging in. Finally, and most importantly, please make sure you get approval BEFORE you begin working on your project. While the Association has up to 30 days to process your request they are generally completed in one to two weeks.
2021 Annual Meeting Recap The 2021 Hamilton Mill Community Association Annual Meeting was held on Thursday, January 28, via a Zoom meeting this year due to COVID-19. We appreciated all the homeowners that joined and participated in the annual meeting. A special thank you to Chris Smith, David Figueroa and Drew Suiter for your willingness to serve the community and run for the board. We look forward to using your talents in the future. Our Hamilton Mill Board for 2021: President – Jerry Hanes – elected for a twoyear term Vice- President – E’Lane Tullis Treasurer – Allison Heusel - elected for a twoyear term Secretary – Bill Jennings Member at Large - Karen Taylor Member at Large – Sam Basquin Member at Large – Allan Tucker - elected for a two-year term We closed the year strong financially.
