Welcome spring and warmer temperatures, pollen, weeds, and the season to get outside and do spring cleaning projects. Your Property Management team is working in coordination with the Board of Directors and Committee Volunteers to prepare common areas and amenities for spring and summer activities. You may have noticed all the activity at the Lakeview clubhouse with the replacement of the retaining wall and the installation of a new splash pad with some exciting water features. We want Hamilton Mill to look its very best for you and your guests. Residents are reminded that spring is also time for exterior home and landscape maintenance. To avoid receiving a violation notice, please make sure the following items have been addressed: • Weed Control Applied (Pre & Post Emergent Treatment) • Mow and Edge Your Lawn and properly dispose of grass clippings and yard debris. Do not blow clippings into the streets and storm drains. • Mailbox Maintenance – Please keep your mailbox clean and the approved numbers on both sides. Mailbox vendor information can be found in the helpful information section if needed. • Modification Requests – Exterior changes to your home and property requires approval by the modification committee. Making changes without submitting a Modification Request Form and receiving approval may result in fines and suspension of amenity use. As pool season approaches, it is a great time to make sure your amenity access card is working and that members of your household have an amenity card. Cards are issued to residents in good standing with the association and must be shown when asked by property management, security, lifeguards, and Gwinnett County Police. This policy is intended to protect the association against liability from use of common areas by non-residents. You can obtain cards on Mondays and Thursdays at the Lakeview Clubhouse and are encouraged to set up an appointment with property management. The cost of a replacement card is $25.00 payable by check or money order only. We hope everyone has an enjoyable spring season and please let us know if we can help in any way.

GRADUATION BANNER POLICY
HAMILTON MILL COMMUNITY ASSOCIATION, INC. · Group Graduation Banners to be displayed at the entrance of each neighborhood participating. · Neighborhoods that have parallel entrances may only have one group graduation banner: • Chadbourne • Glenaire • Laurel Ridge · Neighborhoods that have adjacent entrances may have two identical banners at each entrance: • Millwater Crossing 1 – Hog Mountain Road/Jim Moore Road • Treybyrne – Hog Mountain Road/Jim Moore Road · Banner Size: • 1 Graduate – 3x6 • 2 or more Graduates – no larger than 4x8 · Neighborhood representatives will notify Banner Committee of number of graduates/banner size that will be used so that information will be communicated to the Activities Director to coordinate with Russell Landscaping to know which area to be sprayed for post placement. · For neighborhoods that do not have representatives, they cannot put up any banner because the post placement area would have needed to have been located and sprayed by Russell Landscaping; they will be removed. · Any individual banners at neighborhood entrance (with the exception of that neighborhood having only 1 Graduate) or any unapproved banners will be removed and homeowner(s) will be assessed a fine. · Group Graduation Banners up – May 1st; removed Memorial Day Weekend SIGN-UP Nearly every neighborhood has created a g-mail e-mail address that will be used specifically for Graduation Banners on a yearly basis. We created and are purchasing a yard-sale type sign for every neighborhood participating in this years’ project*. This sign will be posted near the exit of every neighborhood from approx. March 18 - April 1st annually. The cost of this year’s sign will be included in the price of this year’s graduation banner. This sign will serve as an information board to direct those interested in participating in the Neighborhood Graduation Banner the neighborhood e-mail address and the date in which to reply by (April 1st). In addition to the neighborhood e-mail address on the sign, we will also include HMill.com as additional means to go to the website to get the name and/or e-mail address of the representative for their neighborhood.

At the end of this year’s graduation season, these 2 neighborhoods will create a neighborhood e-mail address in the future for upcoming representatives.
In addition to the information sign, we will utilize both the Hometown Herald and social media, NextDoor and Facebook, to assure every interested graduate has an opportunity to be made aware of who they need to contact to get on that neighborhoods banner. Once the information sign is removed; we will schedule a date to collect them and they will be stored and given to the next years’ representative in early March. We will communicate to the HOA to assure the signs are not inadvertently removed and/ or disposed of by the landscaping company. In the event that the sign is stolen or damaged, the representative for that year will need to reorder a new sign and incorporate the cost into the cost of the graduation banner. BANNER COSTS: When Graduate names are submitted, the neighborhood liaison/representative will communicate to each family that there will be a shared cost in order to participate on the Graduation Banner and if those fees are not paid by the set deadline, then their graduate will not be allowed to be on the banner. This communication will also disclose that no part of any of the costs of the Graduation Banner comes from any portion of Hamilton Mill HOA annual dues/fees. Each neighborhood representative will formulate the approximate cost each family would need to contribute based on the amount of graduates that year as well as come up with a payment deadline. The representative will decide on how they will accept payment (via cash, check, or payment app).

Spirit Signs, Banners, or Flags such as for Mill Creek or any other seasonal team sport, such as soccer, baseball, etc. may be displayed on the day of the event, but not on a permanent basis. These signs shall not exceed four square feet. No signs may be installed in the County Right of Way, on the entry monuments or in Association landscaping. Any damage to landscaping or irrigation will be billed to the Lot owner. Graduation banners may be displayed on your lot throughout the month of May. Group Graduation banners must follow the procedures outlined in the Graduation Banner Procedures. All other spirit signs require submission of a Modification Request Form.

Is your Hamilton Mill home in a Buyers’ or Sellers’ Market? By Rob Dietrich, REALTOR® Buyers’ and Sellers’ Markets both exist in Hamilton Mill today and in this article, we are going to identify where your home may currently sit. But first let’s define these markets. A Seller‘s Market is generally defined where there is less than 4 months of inventory (i.e. this is how long it would take for all current active homes to sell based on previous sales results.) A Buyer’s Market exists when there is more than a 5 month supply of homes, while a Balanced Market exists in between 4 and 5 months of inventory. Now, just because your home might be subject to a Buyer’s Market doesn’t mean your property won’t sell. It just means that you may need to be more aggressive when it comes to pricing and ensure that the condition of your property is on or above par. For this exercise we have taken a 12-month period to smooth out any volatile months and have segmented the market into price brackets. Note that market data fluctuates constantly so this should be an indication only.

Confetti Bars INGREDIENTS
· 1/2 cup butter at room temperature · 1/2 cup white sugar
· 1/4 cup + 1 tablespoon brown sugar · 1 large egg at room temperature · 1 teaspoon vanilla extract · 1 and 1/2 cups white flour · 1/2 teaspoon baking soda · 1 teaspoon baking powder · 1/2 teaspoon cornstarch · 1/4 teaspoon salt · 1 and 1/4 cups white chocolate chips separated · 3 cups miniature marshmallows · 3/4 cup Spring M&Ms · 3 tablespoons sprinkles Spring colored INSTRUCTIONS 1. Preheat the oven to 350 degrees F. 2. Combine the room temperature butter with the white and brown sugar in a medium sized bowl. 3. Mix the butter and sugars together with hand beaters or in a stand mixer until creamy and fluffy. Mix in the egg and vanilla and beat until just incorporated.
6. With a wooden spoon, stir in one cup of the white chocolate chips. Press the cookie dough into a 9 x 13 pan that has been sprayed with nonstick spray. 7. Bake the cookie dough for 17-22 minutes or until the edges are lightly browned. 8. Remove and immediately top with the miniature marshmallows and M&M’s. Return to the oven for 1-2 minutes or until the marshmallows become puffy.
4. In a separate bowl, combine the flour, baking soda, baking powder, cornstarch, and salt. Stir together and slowly add the dry ingredients to the wet ingredients.
9. Remove and sprinkle the remaining 1/4 cup white chocolate chips and sprinkles over the bars.
5. Mix until combined.
10. Let cool completely and then cut with a wet knife.

“SHOULD I TAKE PRIVATE TENNIS LESSONS?” One question that is often asked of a coach is “Should I take private tennis lessons?” My answer is always “Yes”. Players of all levels and ages can benefit from one-on-one instruction, whether they are just learning the game or trying to take their game to the next level. Let’s explore a few advantages to taking private lessons. Player gets individualized attention. During a private lesson, players can focus on technique problems that may not be addressed in a group setting. Your problems are the only ones discussed, so no time is wasted hearing how to fix someone else’s strokes. The goal is to develop fundamentally sound stroke production, and this can be achieved much faster when the focus is on you. Add new shots to your arsenal. No matter how long someone has been playing, there is always something new to learn. If you are looking to add a new shot or improve one you have been working on, a private lesson is the best setting. A good coach can model professional techniques and has a working knowledge of how to break down the stroke in to easy-to-understand steps. So, if you are looking to add a new serve or drop shot to your arsenal, a private lesson will give you the best opportunity to master the shot. Minimize frustration. Tennis can be a difficult game to learn. Many players quit playing out of pure frustration. Private lessons can make it much easier to understand what it takes to become a better tennis player. Everyone learns at different speeds, so setting individual goals can help you be less frustrated. As you start to meet your goals, you become a more determined player and want to play more. By removing some of the frustration, you can become more confident and start to enjoy playing tennis. When you enjoy playing, you want play more. Learn how to practice. Many players who start playing tennis, don’t understand how to practice properly. Having good practice habits will help improve your play much faster. A coach can help plan your practice sessions to maximize improvement. You should always have a purpose for your practice. Many players just go out and hit balls or only play matches, and consequently, do not see much improvement over time. Focusing your practice sessions on your individual needs will help you improve much faster. Minimize injuries. As players start to love tennis and begin to play more, injuries can start to creep in. These injuries could be Tennis Elbow, Patellar Tendinitis, ankle sprains and muscle strains. Injuries can be caused by several reasons and can be prevented with the help of a good coach. In private lessons, working on proper technique will help minimize the risk of Tennis Elbow and muscle strains. Learning good warm up and training habits will help lessen the chance of injuries while practicing or playing. Your coach can also ensure that you have the proper equipment. Using a racket that is properly fit for you can reduce the risk of tendinitis just as wearing proper footwear can reduce the risk of ankle sprains. With less risk of injuries, you can practice more and improve faster. As you are debating the idea of taking private lessons and looking for a new coach, take a few things into consideration. Make sure the coach has the right personality for you. If your personalities clash, you will not get the full benefit of the lesson and will be less willing to continue. Also, ensure the coach’s teaching style matches your learning style. If a coach teaches in a way that does not make sense to you, the ability for you to absorb the idea will be limited. Lastly, Have Fun! If you don’t have fun, you will not want to keep playing.
