COMMUNITY NEWSLETTER Winter 2021 WELCOME 2021! We hope everyone had a safe and healthy Holiday Season whether it was virtual or in person with family and friends! Who knows what 2021 will bring us, but we hope it won’t be as bad as 2020. I think we can all say that we are happy to see 2020 go! The new year is already looking up with the promise of COVID-19 vaccines! When the weather starts to get warmer again, we can all look forward to good times spent outside and tackling those projects that you have been putting off due to the cooler weather temperatures.
AS WE FINISH UP OUR CELEBRATIONS, SCHOOL BEGINS...
The Hall County Superintendent of Schools posted an update as of December 9th. Schools will continue unless numbers of COVID cases increase in school. So far, all cases are coming from outside of school and have been quarantining at home. Where those COVID cases were reported, schools have switched to blended learning and schools are being deep cleaned. Hall County continues to monitor moving forward and will make decisions as early as possible. Buses are coming and going in the community. Please be careful and watch out for the children while driving in the community.

A MESSAGE FROM THE MANAGER Once again, the holidays have come to an end and the beginning of a new year is here! Time flies even with a pandemic! I hope everyone had a very Happy Holiday! Everything sure was different, but my son and I managed to see so many beautiful Holiday displays. It has always been our tradition to drive around to see the lights while we play Christmas music on the radio. Then we’d go home and watch a Christmas movie or show and play some Christmas trivia. It’s always been a special day for both of us and I think, with him now being 22 years old, it’s mostly to appease his mom! LOL My son is a good sport!

This past holiday, my son’s girlfriend Kate, was able to come down with him so the celebration and laughs we all had were that much more special to us! They left on the 31st for home so they could ring in the New Year with their friends! I can’t wait to see those photos! Kate is such a sweet young woman and I couldn’t ask for a nicer person for my son. They have a great connection. They do so many things together or with their group of friends. Kate always shares the photos with me. I’m sure many moms, who have sons, know how hard it is to have them send you a picture! Ugh! My holiday was not without some craziness as well… I found a very serious leak, behind my wall in the kitchen, three weeks before Christmas and scrambled to have everything torn out and repaired. I couldn’t thank Rooter Plus and ParkerYoung enough for getting my house back in order right in time for my Christmas Holiday! I hope everyone stays safe and healthy this coming year and I hope this pandemic gives us all a break and goes away.

If you have any creative ideas for our community we would love to hear from you!
Does your home need some work? Are you thinking about renovating? …Not sure if your project needs approval? Most exterior projects that are performed to a home or lot require prior approval from the Association. As a reminder, the ARC process is outlined below. Article 6.2 Guidelines and Procedures in your Covenants Please read over the Guidelines and Procedures in your Covenants Process • Complete Architectural Modification Form • Gather required supporting documentation and photos (including your survey/plat of your property) • Submit Application and supporting documentation to the Property Manager— PLEASE NOTE THE DATE RECEIVED BY THE PROPERTY MANAGER MAY DIFFER FROM THE DATE YOU PUT ON THE ARCHITECHTURAL MODIFICATION FORM. • Applications should be submitted at least 45 days prior to your start date for your project
Safety in our Community As we would all like to keep Mundy Mill safe. There are a few things that you can do as a part of the community.
Street Light Outages
If you see a street light out, it is a simple fix. Jackson EMC has a hotline to report street light outages. Simply get the number off of the pole that is out and call (770) 536-2415. They will take the information and then dispatch someone to come and fix the light.
Known thefts or suspicious activity
Call the Police! We do have police patrolling the community. However, the patrols will increase if there are reports of known thefts or suspicious activity.

MUNDY MILL FREQUENT VIOLATION REMINDERS We understand that no one wants to receive those pesky violation letters! The most frequent violations that can be easily avoided are: TRASH CANS Trash cans and Recycling cans must be stored out of view from the street or neighboring properties. Please store them in the garage or rear yard. Cans cannot be stored on the side of your home, hidden by an air conditioning unit or anything else. •
EXTERIOR OF HOME Please keep your property in a clean, well-kept manner (yard tools, debris etc. should be removed promptly). This is including the rear of your home when your yard is visible from any street or neighboring property. The exterior of your home (including the roof ) should not have any rotting wood, missing shutters, peeling paint, mold or any other unsightly conditions. •
LAWNS Please ensure that your lawn has been properly treated for weeds and fertilized; lawn maintenance should occur on a regular basis and your lawn and landscape beds should be free of weeds and grass and enough pine straw or mulch should be installed at least twice per year. Fall is here and everyone should begin raking up leaves. •
YARD SIGNS Yard signs are not permitted unless otherwise authorized by the HOA. If you have a contractor working on your home, please make sure they do not place a sign in your yard. •

PETS All pets should be leashed or otherwise controlled by the owner when outside a home and shall not be allowed to become a nuisance by barking or other acts. Owners must clean up after their pets.

ARCHITECTURAL MODIFICATIONS Please submit a modification request for any changes to the exterior of your home.

VEHICLES AND PARKING Vehicles must be parked in garages or driveways and may not be parked elsewhere on the property. There is no parking on the streets. Unlicensed or inoperable vehicles are considered a nuisance and must be removed. 6

Mundy Mill Landscape Letter Now is a great time to think about lawn and landscape care for your property. View these essential early spring tasks. Always have a plan before you get started especially when planting any new plant material is involved. Below is a check list to help get started. EARLY SPRING TASK (MARCH/APRIL-DEPENDING ON WEATHER): Pruning - May structural problems in ornamentals can be corrected right now, before plants leaf out, with corrective pruning. Clean-Up - Leaves and debris should be raked and removed from lawn areas, as well as shrub and flower beds. Mulching - A spring application will help to prevent weeds, conserve moisture sin the soil and keep soil temperatures cooler as the weather heats up. Chemicals - now is the time to apply a pre-emergent on your turf to hlep fight the spring weeds. Irrigation - run through and evaluate your sprinklers. Make sure you have no leaks. Proper coverage of each sprinkler head is key so that you are not wasting water. Planting - now is a great time to come up with your new planting ideas. Even though it is not time this will help put together a great list of what you need (top soil, fertilizer, mulch, pine straw, ect.) With early spring-like weather we all want to get out and plant new flowers and shrubs. Give the weather some time to settle. With early spring-like temperatures we can still have a major freeze that could kill newly planted flowers or shrubs because they would not be well rooted.

‘Invincible’ 102-Year-Old Woman Who Lived Through Spanish Flu Survives Her Second Bout with COVID-19 TAKEN FROM PEOPLE GABRIELLE CHUNG 12/2/2020 A woman from New York who lived through the Span-ish flu pandemic in 1918 has now triumphed over the novel coronavirus — twice. Angelina Friedman, whose remarkable recovery from COVID-19 made headlines earlier this year, has sur-vived her second bout with the respiratory illness after celebrating her 102nd birthday, according to her daughter. “Not only has she beaten COVID at 101, she’s beaten it at 102,” Joanne Merola told WPIX. Merola said she received a call from the North Westchester Restorative Therapy and Nursing Center, where her mother is currently living, in late October “to tell me she had tested positive again.” The news came just six months after Friedman was first diagnosed with coronavirus, a disease that has proven especially dangerous for adults over the age of 65. “She had symptoms — fever, a dry cough,” Merola recalled. “They thought she might also have the flu.” As staff and residents at the nursing home were getting sick, Merola said older residents were put in isolation. She continually got updates on Friedman and received news that her “invincible mother tested negative” on Nov. 17. Friedman, who Merola said has “an iron will to live,” was moved out of isolation and back into her room after a second COVID-19 test that yielded negative results. “She’s not the oldest to survive COVID, but she may be the oldest to survive it twice,” Merola said. The coronavirus crisis is the second pandemic Friedman has lived to see. Over 102 years ago, Friedman’s mother died giving birth to her while aboard a ship making its way from Italy to New York. Her death came amid the Spanish flu pandemic of 1918, which killed more than 50 million people, according to the Centers for Disease Control. Friedman was diagnosed with coronavirus in March after she was admitted to a local hospital for a minor medical procedure, WPIX previously reported. She reportedly spent a week at the hospital before being transferred back to her nursing home, where she remained in isolation until April 20, when she tested negative for the virus.

Super Bowl Party Recipes 5 MINUTE MILLION DOLLAR DIP Ingredients Instructions • 5 green onions chopped • 8 oz. cheddar cheese • 1 1/2 cups mayonnaise • 1/2 cup real bacon bits • 1/2 cup slivered almonds
• Combine ingredients: Add green onions, cheddar cheese, mayonnaise, bacon bits, and slivered almonds to a small bowl. Mix until fully combined. • Chill and enjoy: Refrigerate for at least 2 hours. Serve with your favorite crackers.
INSANELY DELICIOUS HOT CRAB DIP Ingredients • 8 ounce cream cheese softened • 1/4 cup sour cream • 1/4 cup of mayonnaise • 1 cup cheddar cheese grated • 1 teaspoon garlic powder • 1/2 teaspoon paprika • 1 Tablespoon Worcestershire Sauce • 1 Tablespoon lemon juice • 1/2 teaspoon salt • 1/4 teaspoon pepper • 1 pound lump crab meat canned
Instructions: • Preheat your oven to 350 degrees. In a medium sized mixing bowl, combine cream cheese, sour cream, mayonnaise, cheddar cheese, garlic powder, paprika, Worcestershire sauce, lemon juice, salt and pepper. Stir together until combined and fold in lump crab meat. • Spread in a small casserole dish and bake for 20-25 minutes until heated through and bubbly. Serve with a slice baguette or tortilla chips.

MUNDY MILL TENNIS COURT FACILITIES RULES & REGULATIONS The Board is opening the tennis court facilities for use by Owners and Residents ONLY but reserves the right to close the facilities if it deems such closure is appropriate. Until further notice, the following additional rules and regulations now apply to protect the health and safety of Owners and Residents: 1) Hours of Operation: 8:00 a.m. – 9:00 p.m. 2) Use of the tennis court facilities is AT YOUR OWN RISK, including the risk of exposure to the Corona virus (COVID-19). Owners and Residents wishing to use the tennis courts MUST be a member of the Association in good standing and MUST sign an Assumption of Risk Form and turn it into management before using the tennis court facilities. 3) Guests of Owners and Residents are NOT permitted to enter the tennis court facilities at any time. 4) Owners or Residents who currently have the Corona virus (COVID-19) or have the following symptoms are not permitted to use the tennis court facilities: a) Fever b) Cough c) Shortness of Breath d) Other flu-like symptoms e) Loss of taste and smell 5) Owners and Residents MUST bring their own sanitizer and disinfectant to use before going to the court and use frequently during the course of play. Player’s should avoid touching one’s face. 6) Players must always observe social distancing measures during play. Specifically, players should maintain six (6) feet of distance from one another during change overs. At no time should players shake hands, hug or make physical contact with one another. 7) Restrooms located near the tennis courts will remain closed until further notice. 8) Clean and wipe down your equipment, including racquets and water bottles. Do not share racquets or any other equipment such as wristbands, grips, hats and towels. 9) When not actively playing, please adhere to all proper personal protective equipment and face mask protocols. 10) If you need to sneeze or cough, do so into a tissue or upper sleeve. 11) Avoid touching court gates, fences, benches, etc., if you can. 12) Tennis court usage is restricted to singles play ONLY. 13) Additional persons, such as family members or other players, may not be present on the court or in the tennis court areas while not actively participating. 14) Players should utilize new tennis balls for each session of play. The tennis balls should be properly disposed of following each session of play. 15) Use your racquet/foot to pick up balls and hit them to your opponent. Avoid using your hands to pick up the balls. 16) Owners and Residents should comply with social distancing guidelines when entering or leaving the tennis court areas. Warning Under Georgia law, there is no liability for an injury or death of an individual entering these premises if such injury or death results from the inherent risks of contracting COVID-19. You are assuming this risk by entering these premises. Thank you for your cooperation as we continue to navigate our way through this global pandemic.
