Happy New Year! We hope everyone had a safe and healthy Holiday Season! It is nice to finally have some normalcy and get together with our family, friends and neighbors. We have a lot to look forward to in 2022. COVID will hopefully lose its “pandemic” status due largely to rising global vaccination rates and developments of antiviral COVID pills (???) that could become more widespread. When the weather starts to get warmer again, we can all look forward to the grand opening of the new pool. Taking care of the projects around the house that we have been putting off due to the colder weather.
THE SECOND HALF OF THE SCHOOL YEAR IS HERE! The Hall County Superintendent of Schools posted an update as of December 7th. COVID vaccinations work, and medical decisions are personal. He believes masking slows down the spread of COVID in some impactful ways. They will make the decisions on a case-bycase basis, weighing the cost and benefit of all decisions. Buses are coming and going in the community. Please be careful and watch out for the children while driving in the community.

A MESSAGE FROM THE MANAGER What a year it has been! I would like to thank everyone of our residents for a great year in 2021. With all of our amenities back up and running at full capacity to the new White Oak Section coming in and Linden Park East completed, it has been a very busy year. COVID can’t stop this community! I hope everyone had a wonderful holiday season. Welcome 2022! We hope to have a great year of welcoming new residents and add more events to our calendar. Without a clubhouse, we need to think out of the box and our Social Committee is ready for the challenge. If anyone has any suggestions, they will be very welcome to help out. The Social Committee would like to get more residents involved this year so this can be our greatest year ever. The way the Social Committee works with events for Mundy Mill residents is all due to the continued support of the community. There will be times where a small price will be asked and that would be for food carts and such. When a food cart is reserved for an event, a deposit amount for the cart is taken out of the Social Committee portion of the budget. This deposit is based on how
many residents we would anticipate for the event and their purchase of food. When you purchase something from a food cart, this money goes back toward our deposit and goes back into the Social Committee budget so the Social Committee can use that money for another event in the future. Many of the events we have had do not cost anything to our residents and we are happy to be able to have those types of events. The Social Committee hopes that more residents will come to the events that are set up for the community. Let’s have a great year of events!

2022 ANNUAL DUES
WE LOVE OUR COMMUNITY! If you have any creative ideas for our community we would love to hear from you!
The 2022 Annual Dues are $600, paid in two (2) equal installments of $300, due on or before January 1, 2022 and due on or before April 1, 2022. You as a homeowner, are responsible for paying your annual dues on time. If you are delinquent, your account will accrue several fees monthly until the payment is made in full. The payment of your dues is a crucial element in the running of the Association. We thank everyone who has paid their annual dues before the due date or on time! It is greatly appreciated.

We understand that no one wants to receive those pesky violation letters! The most frequent violations that can be easily avoided are: •

TRASH CANS Trash cans and Recycling cans must be stored in the garage or rear of home so as not to be seen from the street. Also, they should only be put out at the curb no earlier than 5:00 pm the day before pick up and put away no later than 9:00 pm the day of pickup; EXTERIOR OF HOME Please keep your property in a clean, well-kept manner (yard tools, debris, etc. should be removed promptly). This is including the rear of your home when your yard is visible from any street or neighboring property. The exterior of your home (including the roof ) should not have any rotting wood, missing shutters, peeling paint, mold or any other unsightly conditions; LAWNS Please ensure that your lawn has been properly treated for weeds and fertilized; lawn maintenance should occur on a regular basis and your lawn and landscape beds should be free of weeds and grass and enough pine straw or mulch should be installed at least twice per year;
•
VEHICLES AND PARKING Vehicles must be parked in garages or driveways and may not be parked elsewhere on the property. There is no parking on the streets. Unlicensed or inoperable vehicles are considered a nuisance and must be removed.
•
YARD SIGNS Yard signs are not permitted unless otherwise authorized by the HOA. If you have a contractor working on your home, please make sure they do not place a sign in your yard.
•
PETS All pets should be leashed or otherwise controlled by the owner when outside a home and shall not be allowed to become a nuisance by barking or other acts. Owners must clean up after their pets.
•
ARCHITECTURAL MODIFICATIONS Please submit a modification request for any changes to the exterior of your home.
•
NO PLASTIC BAGS Plastic bags are not permitted. Please put plastic bags in a can when putting out for trash pickup.

USE OF PAVILIONS AT MUNDY MILL Even though the weather is much cooler, our pavilions are still available for use. These pavilions are available to the homeowners of our community. PLEASE NOTE: The maximum number of guests allowed at an event is 25 for the smaller pavilions and 35 for the large fireplace pavilion. During the cooler months, the larger pavilion with the fireplace is a nice area for a gathering. We hope everyone gets a chance to enjoy the amenities provided at Mundy Mill!
