DID You KNOW? Monthly friendly advice for our Reunion neighbors about covenants issues & guidelines

The Covenants Committee would like to say “thank you” to all who try to follow Reunion’s guidelines. For the most part, neighbors respect these regulations that were distributed at the time of the home’s closing. Those rules help to keep our community in pristine condition for all of us to be proud of and enjoy. In addition, they keep property value high – and that’s something we all appreciate. Because of the busy holiday, the committee took some time off so new matters were not discussed. However, it is always a good policy to review items that consistently arise so that no one accrues a penalty. Fines are given for the following violations: 1) Trash cans in view of neighbors, those passing by, and/or golfers. • The way to avoid costly penalties is to store trash cans in the garage or behind fencing that meets the standards set and discussed in previous Patriot articles. If there are any questions about those standards refer to covenants’ guidelines posted on the Reunion Website.

the right side of the home’s driveway with the hoop facing that driveway and not the road. Homeowners are encouraged to also follow all speed signs and to recognize that unlicensed individuals CANNOT drive golf carts. A driver of a golf cart must have, at a minimum, a Georgia Permit and must be driving with a licensed driver. They cannot drive alone and/or with other unlicensed passengers. The Covenants Committee consists of volunteers who meet once a month. If you would like to serve, please contact Angela, our Activities Director, at: angelapavlichek@fieldstonerp.com for more information. The Covenants Committee is comprised of dedicated volunteers who do not make HOA rules, but simply monitor the community to make certain that all who live here follow the regulations that you were made aware of at the time of your purchase. We aim to keep Reunion the pristine neighborhood it is just as other committees strive to oversee the pool, social life, safety, and the Meeting House agendas.

2) Parking going against the flow of traffic or cars left overnight on the road. • The way to avoid costly penalties is to always park cars in driveways and, if that is not possible, do not park – or allow your visitors or service providers to park - going against traffic and do not park on the road overnight. 3) Installing free standing basketball hoops incorrectly. • The way to avoid costly penalties is to install basketball hoops along

Welcome to Reunion Country Club - Robert and Katherine Delaney! Welcome Georgia Homes On My Mind clients - MOVING in this SPRING!

Should you hire a Realtor if you’re Buying New Construction like Robert and Katherine did? Here are the top 9 reasons on why you SHOULD!

1

The sales agent works for the builder. When you walk into a model home, the friendly salesperson who greets you is employed by the builder. In the end, they’re trying to generate sales for their boss – the builder. Therefore, they may not work to your advantage.

2

Your real estate agent is your advocate. Your Realtor is obligated to work toward your best interest. Working with a Realtor, gives the client another advocate to help protect their interests.

3

Hiring a Realtor comes at no cost to you. When working with builders, there is no additional cost for working with a Realtor. The builder will pay your agent’s sales commission.

Michelle and her team have been excellent to work with! They are always quick to respond and take time to thoroughly explain and answer any questions. She has great resources and network and was able to sell our house very quickly during off season!! Couldn’t recommend them more!

4

An agent can help you choose the right builder and neighborhood. An experienced realtor can show you what the neighborhood values are currently for resale, which will help give you perspective when it comes to building your house, so you’re not necessarily over-building for the neighborhood – at least, not without knowing that you’re doing so.

5

A Realtor can help you make the right choices for your budget. New construction can be overwhelming. A good Realtor can help guide some of your decisions within your budget and make sure that your budget is in line with what you’re trying to accomplish.

6

An agent can help with the lot, floor plan and upgrade selections and can help guide you by making recommendations on items that appeal to a larger number of future buyers.

7

A realtor will be aware of builder promotions and may be able to help you negotiate a better price and terms. Negotiating the home price depends a lot on supply and demand as to whether the builders will negotiate or not.

8

An agent will guide you through the building process, if needed. When talking to your Realtor, it is important to clarify what your expectations are concerning their presence throughout

the process. You may want your agent to attend the selection process, the walk-through and other meetings with the builder.

9

Your agent can help with your lender selection. Sometimes, builders have relationships with certain lenders and they might try to offer some incentives so you will work with that lender. But it’s always a good idea to talk with another preferred lender to make sure what you think you’re getting, you are in fact receiving. At the end of day, you need to compare apples to apples. Hiring a Realtor to represent you when purchasing a brand new home provides many benefits. Give us a call today and let us help you with all of your real estate needs.

WHERE YOU TAKE THEIR SPINE MATTERS

Because we know growing bones. Our pediatric orthopedic team knows kids’ and teens’ spines. They have specialized training in pediatric techniques that you won’t find at most other healthcare providers. Children’s assesses every step of the spine surgery journey looking for ways to improve. This dedication to quality has led to our program achieving some of the best outcomes in the nation with less time in the hospital and high patient satisfaction. When it comes to your child’s spine, trust the specialists at Children’s. ©2020 Children’s Healthcare of Atlanta, Inc. All rights reserved.
