We at the Covenants Committee will start sending out friendly reminders in the Patriot, and hopefully, this information may be helpful to residents. Thank you to all for adhering to the Covenant and recognizing that these regulations are necessary to keep our community a visually attractive and safe place to live.
House Painting:
If you are changing your house’s paint color, you need to know that ALL paint colors must be approved by the Covenants/Modifications Committee, and the color must be approved by your immediate neighbors – those that touch their border. This pertains to the base color and all trim, shutters, doors, decking, and railing. Exterior Landscaping and Maintenance:
1. A Form is not required to be submitted for ornamental trees. However, a Form must be submitted for screen planting (row or cluster style) and property line plantings.
2. Each Owner is responsible for removing debris, clippings, etc., from the property line to the center of the street. All planting areas should be adequately always maintained, and after the first frost, all affected material should be removed. It is suggested that the bare earth be covered with straw, mulch, or similar cover to prevent soil erosion.
3. Forms must include a description of the types and sizes of trees and shrubs to be planted, and it plans to show the relationship of plantings to the house and adjacent dwellings.
4. Landscaping should relate to the Lot’s existing terrain and natural features, utilizing plant materials native to the Southeast. The amount and character of the landscaping must conform to the precedent set in the surrounding community.
5. The preferred landscape bed edging is a neat four/sixinch-deep trench. Other edgings, if used, shall not exceed three inches above turf height and be of a uniform type. Any other should be approved.
6. All mulched landscape beds must be covered with natural pine straw, chopped pine bark mulch, or wood shavings.(Rubber mulch isn’t allowed)
7. Each Owner shall keep their Lot and all improvements in good order and repair, including, but not limited to, seeding, watering, mowing, the pruning and cutting of all trees and shrubbery, and the painting or other appropriate external care of all improvements. This should be done in a manner and with such frequency as is consistent with good property management and the precedent set in the surrounding community.
Vehicles and Parking:
8. No boat, trailer, camper, recreational, or other vehicle type may be parked or stored in open view on residential property for more than twenty-four hours.
9. All cars parked in open view and not in a garage must be operable and may not be unsightly.
10. No vehicle/golf cart may be parked on any yard. As a rule, parking vehicles on the streets within the community is prohibited. Temporary parking (four hours or less) is allowed if the Owner’s driveway is full, not a nuisance to neighbors or an impediment to traffic flow. The vehicle must be parked with traffic. Owners are responsible for guest parking and must ensure that guests park safely and do not impede access to other driveways and traffic.
Mailboxes:
Springtime is fast approaching, and what a great time to repaint your mailbox. All mailboxes must be functional with no broken or removed parts and be freshly painted using the approved black color, and the red flag and gold embellishments must also be freshly painted if they show signs of fading. Remember to use the approved mailbox.

The Empty Nesters Welcome a ‘White Elephant’ to the New Year!
The Reunion Empty Nesters kicked off the New Year with a White Elephant gift exchange, where some folks went home with some very cool stuff!
After a terrific array of entrées including chicken pot pie, vegetable soup, rigatoni, barbecue and many others— combined with some wonderful desserts—the Nesters were called to order by co-chair Joanne Giel. Joanne had asked Nesters to bring a Christmas gift that they did not need). More than 30 gifts were brought to the meeting, and random numbers were drawn by residents.
After some great laughs and a number of entertaining “swaps”, folks left with smiles and some items they would enjoy and others that, well, might have to wait for the next White Elephant exchange!

Cholesterol: Just the facts
Heart disease remains the leading cause of death in the US and worldwide. Over 600,000 Americans die from heart disease every year. However, there are many things that we can do to prevent developing heart disease. One of the major risk factors for heart disease is high cholesterol, which leads to buildup of plaque in the arteries of the heart, brain, and other organs. This plaque can obstruct flow to our vital organs, and when it suddenly clots and completely closes the heart or brain arteries, heart attacks and strokes occur.
Cholesterol is a type of fat that is made by the liver and is absorbed by the body from the foods we eat. There are 3 important parts of cholesterol:
1) LDL or low-density lipoprotein (L is for “lousy” and the “lower” the better): This cholesterol is directly related to development of plaque in the arteries. LDL level less than 100 mg /dL is ideal for preventing heart disease.
2) HDL or high-density lipoprotein (H is for “healthy” and the “higher” the better): This part of cholesterol helps remove LDL from the plaques in the arteries. Low HDL is a major risk factor for developing heart attacks. Cigarette smoking, being overweight, and being sedentary are 3 modifiable risk factors that lower the HDL and increase risk. Goal for HDL is at least 50 mg/dL, and ideally greater than 60.
3) Triglycerides are fatty compounds that are elevated in people with poor diets that are high in saturated fats, overweight, or have diabetes. Ideally, triglycerides should be less than 150 mg/dL.
Total cholesterol has the 3 components above along with some others, and the typical goal for total cholesterol should be less than 200 or 160, depending on the levels of the above components.
Food that is high in saturated and trans fat, including meat, poultry, full-fat dairy products, and certain oils like coconut and palm oil, all increase the cholesterol in the body. In addition, there are other risk factors that affect cholesterol, including being overweight, being sedentary with no exercise, getting older, and smoking.
It is important for all adults > 20 years old to have their cholesterol measured. It is also important to understand that quite often, people who look and feel healthy, eat healthily, and are even athletic, can have high cholesterol because of their genetics. High cholesterol can run in the family, because of genetic variants of proteins in the liver—and it is important to control the cholesterol with a combination of a heart-healthy diet and sometimes medications, in order to prevent the development of atherosclerosis (plaque buildup in arteries), heart attacks, and strokes.
So please make sure you know your cholesterol numbers and talk to your doctors and health care providers about how you can reduce your risk for developing heart disease.
