Association Manager’s Corner

The Manager's Message

Dear Homeowners, Autumn has arrived! The leaves are changing and the colors within the community are beautiful. A great way to enjoy the fall in Sterling is to take a walk along the lake trails. The trail maps and mileage are located on the Sterling-Life website. The Sleepy Lagoon boat ramp entrance has had new gravel added to ramp and parking area. We have also replaced the bushes along the path. The Upper Tennis courts swings have been replaced, and swing mats have been added to all swings within the community.

The Board has approved replacing the grey water irrigation system for the parkways and common areas with a lake pump irrigation system. The pump will be placed in the main lake and will use the existing irrigation lines. Information regarding the system is available on the Sterling-Life site under the Lakes and Trails section. The Landscaping contract will be up for renewal in February 2021. The Board is currently preparing an RFP for distribution to qualified landscape service providers. Response will be due in November with final award being scheduled for year end. Regards,

HOA DUES AND HOW TO MAKE PAYMENTS The 2021 budget has been approved and posted on the Sterling-Life website. There will be no increase in the annual Homeowner Association fees in 2021. The annual assessment will be $1200, which will be paid in three (3) payments of $400, due January 1st, March 1st and May 1st. Service area fees for the Springs, Hillcrest, and Fellowship Townhomes will remain unchanged. Village Center fees will increase $12.00 annually. The increase will add $3.00 to quarterly payments. Residents will receive their annual homeowner fee and service area statements in December for your first payment in January. Please note that you may pay online at the Sterling-Life site or the CMA site. If you would like to set up your fee on auto debit, please access your account on the CMA site to make these arrangements by December 15, 2020 to ensure that your January payment is processed. FALL MAINTENTANCE SCHEDULE

Amenity and Common Area pinestraw will be refreshed after the leaves have fallen, scheduled to begin late November weather permitting. Please schedule to refresh or replace your pine straw or mulch within landscaping beds and around tree rings on your property as well. Residents may replace pine straw with brown or black mulch -as an option, Wood chips and red mulch are not permitted. We recommend that the seasonal flowers in the homeowner’s landscaping beds be replaced from summer flowers to the winter flowers that can tolerate the cold weather. Pansies are always a good choice. Please note that the deer in the area love pansies so you may want to invest in the deer-be-gone spray or netting.

Fishing Tournament Thank you to everyone who attended Sterling on the Lake Lakes and Trails Fishing Tournament. Who would have known we had a 13- pound striper in our little lake! Congratulations to our winners that walked away with $100 gift cards to Bass Pro Shop and a big screen TV! We could not have done this without the help and manpower from the Lakes and Trails Committee. Huge thank you to Greenwood Group for sponsoring this event, as well as our vendors: • Irrigation Management services for providing the big screen TV • Arborforce for the 3 $100 gift cards to Bass Pro Shop • Site One Landscape Supply for the sweatshirts and hats • Rain Bird Irrigation Systems for the sweatshirts and key chains

Modification Requests The holidays are right around the corner! If you plan to purchase play sets, basketball goals, etc for your children, be sure to get them approved by the DRC prior to installation! Most projects that are performed to a home or lot require prior approval from the Association. Please plan accordingly for all projects, including holiday and birthday gifts. Failure to receive prior approval may result in unauthorized modification fines. The Design Review process is outlined below. 1. DRC meetings to review applications are scheduled every 2 weeks. Contact the HOA office to confirm when the next meeting will be held. All documentation (2 copies) must be submitted the Friday before the meeting date. 8

2. Modification Application – can be found under the documents tab on www.sterling-life.com 3. Supporting Documentation – ensure all required documentation, including but not limited to, paint samples, roof shingles, plat/survey site, materials lists, renderings, etc., are included with your application. Failure to provide the required documentation may result in delays in the processing time. 4. Review Fee – there is a $75.00 review fee for most projects. Please confirm with the checklist if there are additional fees required. All fees must be paid prior to starting the review process. Fees are payable via check or money order. Rentals Sterling on the Lake rentals are up and running with a few changes. 1. Due to COVID restrictions we are only allowing 50 guests per rental in the Clubhouse and 30 in the Lodge. 2. Each rental will be charged an extra $50 for a full disinfectant cleaning after your rental. We are also booking for 2021, so if you are wanting to plan your little one’s birthday party or a graduation party give Maggie a call at the Clubhouse to check availability. These two documents will need to be turned into Maggie as well as two checks, one for your rental and a security deposit, in order to book your rental.

If you are a new resident at Sterling on the Lake, the SOTL Tennis Committee welcomes you! We have a very active tennis program that includes junior academies, adult drills, ALTA and USTA teams and social events.

PICKLEBALL:

Sterling on the Lake has four pickleball courts - located on Tennis Courts 7 & 8. Portable Pickleball nets and permanent pickleball lines have been placed on these courts. Co-Ed Pickleball is played Monday, Wednesday, and Friday from 9am-11am and Tuesday and Thursday from 6pm-8pm. Contact Bob Hayes at bhayes2011@gmail. com. Pickleball lines are also drawn on Courts 9 & 10, but no separate pickleball nets are located on these courts. When using ReserveMyCourt for Pickleball, they are designated separately as 7A, 7B, 8A, and 8B. If you are reserving the courts for Tennis, please reserve both 7A & 7B or 8A & 8B.

This service will allow you to check on court availability and make reservations from the Internet or iPhone App. All court reservations will be handled through this system, so please follow the instructions below to begin: 1. Go to www.reservemycourt.com and click on Player Sign-Up to setup a new player account. 2. Select Sterling on the Lake as your Home Facility. 3. Enter our Facility Code: 7005 4. Fill in the remainder of your information and click SUBMIT. 5. Login at www.reservemycourt.com or use the ReserveMyCourt IPhone App anytime day or night to reserve courts.
