Association Manager’s Corner
ANNUAL ASSESSMENT REMINDER You should have received your annual assessment payment booklet(s) in the mail before the December holidays.
The first installment of the 2019 Sterling on the Lake Homeowners Association assessment is due on January 1st, 2019. The Annual Assessment for 2019 is $920. You can pay this in full on or before January 1st or make two payments of $460 which are due on or before January 1st and April 1st. A late fee (10% = $46) will be incurred if your payment is not received and posted to your account by January 15th or April 15th. For homes in The Springs, The Village Center, The Townhomes and The Hilcrest, the 1st Quarter payment for your Landscape Maintenance Program is also due on January 1st. This deadline also applies to the shared driveway maintenance fee of Parkside homes. Payments may be made by any of the following methods:
FREEZING WEATHER FROZEN PIPE PREVENTION When outside temperatures fall below freezing for more than 12 hours, the potential for frozen pipes rises. A strong wind makes the potential for a problem even greater. Please consider the following: • Pipes do not always burst during the first freeze; it may take several freezes and thaws for them to crack, since they weaken each time. Just because you did not have broken pipes last year does not mean you will not have them this year. • Allow water to flow through pipes. You should leave at least one inside faucet, preferably in the bath, on a constant drip. Water temperatures should be lukewarm (combination of hot and cold pipes) with the drip being the width of a matchstick. Continue this preventive measure if temperatures remain below freezing. • Open cabinet doors under sinks allowing heat to enter the area around the pipes. • Before going to bed and first thing in the morning, check all faucets. Be sure they are flowing. Be sure to check your washing machine as well.
• Log in to your HOA account at: www.cmacommunities.com to complete an electronic payment
• Garden hoses connected to outside faucets almost guarantee broken pipes. Before freezing temperatures begin, disconnect garden hoses from outside spigots and cover the spigots with an insulated cap which can be found at your local hardware store.
• Mail your check or money order to: SOTL Community Association c/o CMA P.O. Box 65851 Phoenix, AZ 85082-5851 • If your check is printed with a non-Sterling on the Lake address; be sure to include your address and account number on the payment. • Cash Payments cannot be accepted. Have questions regarding your homeowner account? Please contact Michelle Foster at mfoster@cmacommunities.com or call 770-965-3980.
• Plumbing along perimeter walls or in unheated areas like garages are especially susceptible to freeze damage. • If a pipe breaks, immediately turn off all water to your home. Go ahead and now locate your main water valve. Most of them can be found in your front yard close to the street. If the break is in a hot water pipe, shut the valve off on top of the water heater. Also, be sure to switch off the heater at the circuit breaker and immediately call a plumber.

Healthy New Year’s Resolution Tips from our SOTL Fitness Instructors 1. Be realistic – consider setting several smaller goals instead of one large overwhelming one. 2. Get an accountability partner – we tend to be much more successful when we are held accountable to someone. 3. Be specific with your goal – instead of saying “I want to lose weight this year” –say “I want to lose 1 pound each month this year.” 4. Be patient and remember that 12 months is a long time – every little step helps! 5. Focus on the bright side – not what you are giving up – but what you are gaining by living a healthier lifestyle

New Children's Book Library at the Clubhouse Opens in January 2019!
The Jacob Braselton Chapter of the Daughters of the American Revolution (DAR) has organized a new Library for children in the lobby of the Clubhouse. On the bookshelves there are all types of books for grades pre-k, k-5 children to read and several Read Aloud books for toddlers and preschool children. Mary Lou Goehring, DAR Regent, and Brenda Weaver, DAR Literacy Chair (both former Reading Teachers) have selected books that will be interesting and engaging for your children.
So, come in, browse the shelves and take home a couple of books... Read them for as long as you like and return them when you are done with them. If you have children’s books that you would like to contribute to the library, please bring them over to the Clubhouse and put them in the basket labeled, “Return Books or Donate Books” and they will be shelved for other children to enjoy.
We hope you enjoy reading the books with your children and help all children learn to love reading books!

Congratulations to Jamie Floyd’s 5.5 combo team on their third-place win at the USTA State Championships! Friendsgiving Round Robin- The Sterling on the Lake Tennis Committee gave back to the tennis community by having the First Annual Friendsgiving Round Robin. We had a fabulous turnout with over 60 participants including both residents and their friends. The weather was brisk, but everyone toughed it out and had a great time. The Tennis Committee provided pizza and beverages to the players. This year’s Annual BBQ Competition was a success! The Sterling on the Lake Community volunteered to serve the food as many eager people lined up to try all the BBQ recipes. 11 teams submitted their special recipes and the tournament while was judged by Jerry Richardson, long-time resident and tennis player, Rae Vaughan with Smoke House BBQ, and Gary Vogel with Oakwood Ace Hardware. The David Bell Band put on an excellent show for everyone that came out. Congratulations to this year’s top 3 winners!! 3rd place: Brandon Immonen, Craig Tabor, and Adam Wallach 2nd place: Dave Thompson and Rob Riding 1st place: Chad Hammock We would like to extend a special thank you to all our wonderful volunteers for their hard work this year. We could not have done it without you! The proceeds from this event were used to host the First Annual Sterling on the Lake Friendsgiving Round Robin. 26
