Frequent Violations to Avoid We understand that no one wants to receive those pesky violation letters! The most frequent violations that can be easily avoided are: 1. Trash Cans: Remember to store them out of view from the street and your neighbors. They are not to be stored in front of your garage or on the side of your home. 2. Basketball Goals: Portable basketball goals are not allowed. An application is required for a permanent basketball goal. 3. Mailboxes: Please make sure that mailboxes are not faded and that mailbox numbers are easily visible. 4. Pine Straw: Refresh at least twice per year or as needed, especially if it has turned white or gray or if there is bare dirt showing. 5. Weeds: Lawn and plant beds should be free of weeds. Remember to treat or pull them on a regular basis. 6. Lawn: Your lawn should be mowed at least once a week to every 10 days during the growing season.

HOMEOWNER ASSOCIATION DUES The second installment of the 2019 Sterling on the Lake Homeowners Association assessment is due on April 1st, 2019. The Annual Assessment for 2019 is $920. If you have not already paid this in full, then on or before April 1st you need to make a payment of $460. A late fee (10% = $46) will be incurred if your payment is not received and posted through our processing center by April 15th. If you bring your check to the clubhouse after April 1st, we cannot ensure your check will arrive to the processing center and be posted to your account by the April 15th deadline. Homes in The Springs, The Village Center, The Townhomes, and The Hillcrest the 2nd Quarter payment for your landscape Maintenance Program is also due. Payments may be made by any of the following methods: • Log in to your HOA account online at www.cmacommunities.com to complete an electronic payment • Mail your check or money order to: SOTL Community Association c/o CMA P.O. Box 65851 Phoenix, AZ 85082-5851 • If your check is printed with a non-Sterling on the Lake address; be sure to include your address and account number on the payment. • Cash Payments cannot be accepted. As the weather gets warmer it’s time to get out on our lake. Come to the Clubhouse and check out a single or double kayak to take out on the lake. The cost is free, just bring your amenity card and ID.

We live in a fast-paced world and know everyone is busy, so we want to make sure you get the information you need from us in a timely manner.

ANNUAL MEETING Recap Thank you to the 200+ residents that attended our Annual Meeting at The Venue at Friendship Springs. The meeting was very informative, as residents engaged HOA management staff, board members, and committee members and asked important questions regarding budgets, expenses, future enhancements, maintenance projects, and a 2018 event recap and future events.

Congratulations to Joe Mezzanotte, who begins his term as the Resident-Elected Board Member. He joins Jim Mathis, our current Resident-Elected Board Member, who enters his second year of a 2-year term. YOUR HOME’S SPRING REMINDERS Spring is just peeking around the corner! It’s great to see everyone getting out and about beginning to enjoy the warmer weather! Maintaining your home, your number one investment, is encouraged. Please keep the following in mind as you start your spring projects: Grass, leaves and other debris should NEVER be blown into the storm drains or natural common areas. These items block proper drainage and pollute the lake, costing the HOA (you) money! You may be fined if you use the storm drains/common areas for disposal of trash or lawn debris. Landscape Beds: All landscape beds must be covered with brown or black mulch and/or pine straw. Rocks, stone or pebbles are not approved bed cover. Edging: The preferred landscape bed edging is a neat cut trench or natural stone; plastic or metal edging is not approved. Weed Control: All front, side and rear yards must have turf maintained on a regular weed control program to ensure it is free from weeds year-round. Grass: Grass should be mowed regularly, and all hard lines should be edged to prevent grass runners. Backyard: Your backyard is an extension of your front yard; it must be free of weeds and have fresh pine straw and/or brown mulch. If you back up to a road, your lot must have fresh pine straw at all times.

Fencing: It is time to stain your cedar fences. You have made a huge investment in your fence and regular staining will help maintain the investment. Staining your fence should be done 5-6 months after installation and every 1-3 years thereafter. Stain Colors: Homes within the Village Center are required to stain the 3-rail fence in #Behr SC-119. Homes located in other sections of the community are required to stain fences in Behr Weatherproofing Wood Stain/Sealer in “Natural Clear Cedar”. If you would like approval for an alternative color option, you must complete a Modification Form to submit to the DRC for approval.

Shrubbery/Ornamental Trees: All shrubs along the front of your home should be pruned to below window or porch rail height. Trim new growth to keep shrubbery shaped.

Mailboxes: Mailbox maintenance is simple and makes a big statement about your home! Are you missing numbers? For a limited time, you may order replacement numbers from the HOA Association office. Note that homes with repeated violations for missing numbers or mailbox disrepair will be fined.

Make sure fire hydrants, electrical boxes, light poles, street signs and sidewalks are unobstructed.

Paint: The time has come to repaint your home and replace the rotting or missing boards.

Structures: Your home is your castle, make sure it reflects that! If you are changing the color or shade of your exterior, you will need to submit and receive written approval from the DRC (Design Review Committee). All aspects of your property must be well maintained.

Thank you, generous residents of Sterling on the Lake! The food drive held January 31st – February 3rd , in conjunction with the Empty Nester’s “Souper Bowl” Party, was a success! Sterling residents donated to the Georgia Mountain Food Bank (GMFB) AND generated 135 pounds of non-perishable food items. PET REMINDERS Dear Homeowners, This is a friendly reminder to all our dog owners residing in Sterling on the Lake: Remember the Good Neighbor policy and keep in mind that not everyone loves dogs, so it is up to the dog owners to present a dog that is well socialized and under control. • UNLEASHED DOGS: We have been receiving more and more complaints about dogs not on leashes and roaming throughout the community. It is not only prohibited as stated in the community covenants, but it is in violation of the Hall County ordinance. Failure to keep your pet on a leash may result in fines assessed by the association as well as being issued a citation and fines by the county. Make sure that your pets are collared and have an identifying tag, so that if they do escape they can be returned to you. • BARKING: Bring barking dogs into the house immediately. Remember Hall County Animal Control Ordinance states a dog is a public nuisance if it makes vocalizations for more than fifteen minutes without interruption or more than thirty minutes if the vocalization is intermittent. Please be considerate of your neighbors and the County Noise Ordinances and keep pets inside during evening and early morning hours or during the day if they tend to bark regularly. • DOG FECES: Always clean up after your pet when not in your own yard, including when on common area. For your convenience, we have several conveniently located “Doggy Stations” around the amenities and park areas in Sterling on the Lake to help aid in the disposal of your dog’s waste. Foster & Smith Veterinary Staff, pet waste is the greatest source of potential health risk for your pet and your family. Martial Arts Classes at Sterling on the Lake CHILDREN’S MARTIAL ARTS March 9th from 10am-12pm at the Clubhouse For ages 5-9. An introductory class for children which will teach some basic stances, drills, and techniques. A fun way to start the day. At the end of the class all children will have a chance to break a board.

INTRODUCTION TO MARTIAL ARTS FOR TEENS April 20th from 10am-12pm at the Clubhouse For ages 10-17. An excellent introduction to martial arts teens which will touch on the basics of striking, takedowns, and ground techniques. A great way to learn about various aspects of martial arts techniques, training, and history.

Instructor Doug Jarus is a Black Belt and Internationally Certified Instructor in Gongkwon Yusul (Korean Mixed Martial Arts) and has also studied Taekwondo, Judo, Brazilian Jiu-Jitsu, Combat Jiu-Jitsu and US Army Combative. He is the owner and head instructor at Dynamic Martial Arts of Flowery Branch which is about 2 miles away from Sterling on the Lake.

Meet Our Fitness Instructors Laura Shatzel, PIYO instructor for Thursday evening classes. Her family has lived in Sterling on the Lake for thirteen years and being healthy and fit has always been important to Laura. Laura has been an instructor here for 3 ½ years and is certified in Yoga, Active Aging, PiYo, and Barre. Come out and try a class! Christy Recinella, PIYO instructor for Monday and Wednesday morning classes. Christy has been a PiYo student for 5 years and an instructor for almost 3 years. Christy and her family live in Sterling on the Lake. “I love PiYo and how it is a full body, sweaty, heart pumping workout without impact and can be done by all fitness levels.” Join Christy and other residents in one of her morning classes at the clubhouse. Stefanie Long, YOGA instructor for our Monday, Tuesday, and Thursday morning classes. Stefanie is a registered Yoga Teacher (RYT) with the Yoga Alliance. She has been teaching for a little over 8 years, everywhere from a traditional yoga studio setting to boot camps. Stefanie has experience and training in a variety of yoga styles, such as lyengar, ashtanga, vinyasa, restorative, and power yoga. Additionally, she specializes in training and has certifications in trauma sensitive yoga, Christ Centered Yoga, yoga for teens, PiYo and paddle board yoga. Most of Stefanie’s classes are multi-level classes. She offers a lot of options and you choose what is best for your energy level, experience, physical limitations etc. Stefanie focuses on body alignment to maximize the benefit of the practice on your body and to keep you safe from injury.
