Happy Holidays from your HOA Board!

2021 has been an eventful year for Sterling on the Lake. We transitioned to a resident-led board, negotiated a new landscaping contract, and are currently looking for an onsite property manager. The really big news is that we were also able to obtain a 75% approval from homeowners to pursue damages from the developer for damage to Lake 3 and its tributaries. The HOA Board is currently trying to negotiate a settlement in lieu of filing suit. A HUGE thank you goes out to Sue Barcus and her band of nearly 40 volunteers who worked tirelessly to get the votes we needed. What you accomplished was considered by many to be “unobtainable.” Without the efforts of these neighborhood volunteers, we would have never received the votes needed. Thank you again to Sue Barcus, Tracy McDaniel, Frank Debold and all the volunteers who helped, and to you the homeowners for your support! The Board is also working on making Sterling on the Lake the best and most beautiful neighborhood in Georgia! 1. A tree cutting initiative for the trees in the beauty strip that’s between the curb and the sidewalk. In January/February you will have an opportunity to sign up for tree trimming with Russell Landscaping. More details coming soon. Trees should be trimmed up a minimum of 12 feet from the curb and 10 feet from the sidewalk. 2. Covenant compliance remains a top priority. The most common violations are visible trash cans, peeling paint, failure to treat weeds in lawns and flower beds, failing to renew/ refresh plants with color and commercial vehicles parked in driveways. Please do your part to avoid any possible fines. 3. Overnight parking is not allowed in any HOA parking lot. Towing signs have been ordered and we will begin towing vehicles as soon as the signs are installed. 4. RMS, the company hired to manage communications with rental/investment properties, has made significant progress bringing these homes into compliance. All rental properties are required to provide CMA with a copy of their lease. Did you know that it is against the covenants to “sublet” your basement or any other part of your home? Residents Welcome! The mission of the SOTL Finance Committee is to assure SOTL funds are in order and properly allocated so our community runs smoothly and efficiently. It provides financial oversight and acts as an advisory group to the Board. The Committee meets monthly on the second Wednesday of each month at 6:30pm in The Clubhouse. The volunteer committee is composed of seven voting members and other interested non-voting attendees. SOTL residents are welcome and encouraged to attend the monthly meetings, as they are a great way to learn and understand the SOTL community on a number of

Safety and Security Committee Article Sterling on the Lake’s Safety and Security Committee (formally known as the Neighborhood Watch Committee) is happy to announce that we are ready to serve our neighborhood. The Safety and Security Committee’s responsibility is to advise the Board of Directors on issues, concerns, and recommendations about matters related to safety and security of our neighborhood. It also serves to educate residents on these matters.

This committee, which meets every 4th Tuesday of the month at the Lodge, is open to anyone who would like to attend. Additionally, we welcome any suggestions you may have regarding the programs you would like us to organize, as well as ideas to make our neighborhood a safer and happier place to live.

We will be organizing an informational program, such as CPR/AED courses, bicycle safety briefings, car seat installation demonstrations, etc., to promote the general safety and security of our community.

Neighbors, Did you know that our charter has guidelines for lake shoreline management? The Lakes & Trails Committee is working on developing more detailed guidelines to present to the board for approval that will supplement our charter guidelines.

Rules and Ordinances Governing the Lakes 9.2. Maintenance of Area of Common Responsibility. The Association shall maintain the Area of Common Responsibility in accordance with the Community-Wide Standard. The Area of Common Responsibility includes, but is not limited to: (a) the Common Area, except that the Association may, but shall not be obligated to maintain the 25. foot wide nondisturbance buffer around the shoreline of lakes within the Community or the 50foot wide nondisturbance buffer along stream beds

within the Community, except to the extent that the Board determines that general clean up of these areas is appropriate to remove fallen trees, limbs, or obstructions, it being the intent that such buffers areas remain in a natural, undisturbed state; The Association may, but shall not be obligated to, enter upon the nondisturbance buffers adjacent to lakes and streams within the Community to perform lake maintenance and repair, remove dead or diseased trees, shrubs, and plants, and to control any condition or remove any things that constitutes a potential health or safety hazard.

Tennis Corner

Sterling on the Lake Tennis and Pickball Effective January 1st, Threadgill Tennis (Travis Threadgill, owner) will be the new Tennis Management company contracted by the HOA to provide tennis coaching for SOTL residents. Travis has coached in our neighborhood in the past, and the T/PB Committee is excited to welcome him back! 2022 Tennis Programs will begin the week of January 10th and will include Adult Clinics in the morning and evening and Junior Academy on Tuesday and Thursday. Specific times and fees can be found on the Sterling-Life website. Look for the “Tennis/ Pickleball” page, listed under “Activities”. Tennis Courts 7 and 8 (located at 7406 Lake Crossing Drive) have been transitioned to permanent Pickleball Courts. Six pickleball courts with permanent nets are now located at this spot, and these courts will no longer accommodate tennis play. The Pickleball Courts will be numbered 9, 10, 11, 12, 13, and 14. The courts located at

6705 Winding Canyon Road, previously numbered 9 and 10, will now be numbered 7 and 8. You will see these changes on the courtside numbers and on the Reserve My Court website. In addition to offering recycling at the courts for plastic tennis ball containers, the T/PB Committee is now offering recycling for used tennis balls. There are labeled boxes at the Pavilions at courts 1 and 4. ALTA Teams Spring season registration opens January 1 and closes January 20. Teams will include Thursday morning and Sunday Women, Saturday Men and Juniors. Outdoor Modification Requests It’s a new year with new goals in mind. As you are planning for that new deck or that new pool addition, please keep in mind that any modification to the exterior of the home must be approved by the Association. Please plan accordingly for all projects, including holiday and birthday gifts. Failure to receive prior approval may result in unauthorized modification fines. The Design Review process is outlined below: 1. DRC meetings to review applications are scheduled every 2 weeks. Contact the HOA office to confirm when the next meeting will be held. All documentation (2 copies) must be submitted the Friday before the meeting date. 2. Modification Application – can be found under the documents tab on www.sterling-life.com 3. Supporting Documentation – ensure all required documentation, including but not limited to, paint samples, roof shingles, plat/ survey site, materials lists, renderings, etc., are included with your application. Failure to provide the required documentation may result in delays in the processing time. 4. Review Fee – there is a $75.00 review fee for most projects. Please confirm with the checklist if there are additional fees required. All fees must be paid prior to starting the review process. Fees are payable via check or money order.
