Board of Directors

A Message from the Board of Directors

We want to thank everyone who attended the 2020 Virtual Annual/Turnover Meeting! A copy of the Board's presentation and the submitted questions with answers is available at the Sterling-Life website at www.sterlinglife.com. This was our first year utilizing an online voting platform, and we are delighted with the community participation. There were 749 votes cast for a total of 48.5% of the households in Sterling on the Lake. This was an all-time record for the most votes cast!

Over the coming weeks, the new Board will be familiarizing itself not only with the accomplishments of the past but, more importantly, the work yet to be done. We encourage you to share your ideas for the community. Please send them to board@sterling-life.com for the Board to review. Another great way to get involved is to volunteer to serve on a committee! If you are interested in serving, please contact the designated Chairperson.

Get out on the Lake!

As the weather gets warmer it’s time to get out on our lake. Come to the Clubhouse and check out a single or double kayak to take out on the lake. The cost is free, just bring your amenity card and ID.

Have your own watercraft?

Residents who have their own kayak, canoe, or electric trolling motor watercrafts need to come to the Clubhouse to get your watercraft registered and receive a Sterling on the Lake Boat Registration Sticker Decal before taking it out on the lake. If you have questions about the lakes and trails, please contact lakeandtrail@sterling-life.com If you have questions about boat rentals or registration on your boat, please contact activites@ sterling-life.com.

Frequent Violations to Avoid We understand that no one wants to receive those pesky violation letters! The most frequent violations that can be easily avoided are: 1. Trash Cans: Remember to store them out of view from the street and your neighbors. They are not to be stored in front of your garage or on the side of your home. 2. Basketball Goals: Portable basketball goals are not allowed. An application is required for a permanent basketball goal. 3. Mailboxes: Please make sure that mailboxes are not faded and that mailbox numbers are easily visible. 4. Pine Straw: Refresh at least twice per year or as needed, especially if it has turned white or gray or if there is bare dirt showing. 5. Weeds: Lawn and plant beds should be free of weeds. Remember to treat or pull them on a regular basis. 6. Lawn: Your lawn should be mowed at least once a week to every 10 days during the growing season.

Pet Reminders Dear Homeowners, This is a friendly reminder to all our dog owner’s residing in Sterling on the Lake Community: Remember the Good Neighbor policy and keep in mind that not everyone loves dogs, so it is up to the dog owners to present a dog that is well socialized and under control. • UNLEASHED DOGS: We have been receiving more and more complaints about dogs not on leashes and roaming throughout the community. Please know that it is in violation of the Hall County ordinance. Failure to keep your pet on a leash may result in a citation and fines by the county. Make sure that your pets are collared and have an identifying tag, so that if they do escape, they can be returned to you. • BARKING: Bring barking dogs into the house immediately. Remember Hall County Animal Control Ordinance states a dog is a public nuisance if it makes vocalizations for more than fifteen minutes without interruption or more than thirty minutes if the vocalization is intermittent. Please be considerate of your neighbors and the County Noise Ordinances and keep pets inside during evening and early morning hours or during the day if they tend to bark regularly.

8

• DOG FECES: Always clean up after your pet when not in your own yard, including when on common area. For your convenience, we have several located “Doggy Stations” around the amenities and park areas in Sterling on the lake community to help aid in the disposal of your dog’s waste. According to the article, 5 Important Reasons to Clean up Pet Waste, written by Drs. Foster & Smith Veterinary Staff, pet waste is the greatest source of potential health risk for your pet and your family. Here are the top 5 reasons to dispose of pet waste: o Disease control o Make your yard more useable o Fly control o Responsible pet ownership o Preventing stool eating Note: It is not the Association's job to police the dog feces in the community; this is the responsibility of the residents of the community. IF YOU SEE A PET IN THE COMMUNITY THAT IS NOT ON A LEASH, PLEASE CONTACT HALL COUNTY ANIMAL CONTROL IMMEDIATELY TO MAKE A REPORT. HALL COUNTY ANIMAL CONTROL: 770-531-6829

YOUR HOME'S SPRING REMINDERS Spring is just peeking around the corner! It's great to see everyone getting out and about beginning to enjoy the warmer weather! Maintaining your home, your number one investment, is encouraged. Please keep the following in mind as you start your spring projects: Springtime Landscaping Reminders Grass, leaves and other debris should NEVER be blown into the storm drains or natural common areas. These items block proper drainage and pollute the lake, costing the HOA (you) money! You may be fined if you use the storm drains/common areas for disposal of trash or lawn debris. Landscape Beds: All landscape beds must be covered with brown or black mulch and/or pine straw. Rocks, stone or pebbles are not approved bed cover. Edging: The preferred landscape bed edging is a neat cut trench or natural stone; plastic or metal edging is not approved. Weed Control: All front, side and rear yards must have turf maintained on a regular weed control program to ensure it is free from weeds year-round. Grass: Grass should be mowed regularly, and all hard lines should be edged to prevent grass runners. Backyard: Your backyard is an extension of your front yard; it must be free of weeds and have fresh pine straw and/or brown mulch. If you back up to a road, your lot must have fresh pine straw at all times. Shrubbery/Ornamental Trees: All shrubs along the front of your home should be pruned to below window or porch rail height. Trim new growth to keep shrubbery shaped. Make sure fire hydrants, electrical boxes, light poles, street signs and sidewalks are unobstructed.

14

Do you plan on working on the outside of your home this spring? The Modification Application is online for you to complete. Please visit www. Sterling-Life.com > Login> Owner Forms> Modification Form to view and print this document. Structures: Your home is your castle, make sure it reflects that! If you are changing the color or shade of your exterior, you will need to submit and receive written approval from the DRC (Design Review Committee). All aspects of your property must be well maintained. Sculptures/yard art/play equipment: The DRC must approve the placement of any exterior decorative and recreational items, except for holiday decorations which should be removed within 15 days of the holiday. • Play equipment must be approved by the DRC and be behind the house (some screening may be required). • Basketball goals must be pre-approved BEFORE installation and constructed with a single black metal pole with a Lucite or clear backboard. Placement is approved by the DRC. • NO portable Basketball Goal or Trampolines are permitted at any time. Fencing: It is time to stain your Cedar Fences. You have made a huge investment in your fence and regular staining will help maintain the investment. Please visit www.sterling-life.com for fence guidelines. Mailboxes: Mailbox maintenance is simple and makes a big statement about your home! Are you missing numbers? You may order replacement numbers from the HOA Association office. Note that homes with repeated violations for missing numbers or mailbox disrepair will be fined. Paint: The time has come to repaint your home and replace the rotting or missing boards. Same Color: • If you are repainting your home the

www.Sterling-Life.com

SAME COLORS as originally painted from the builder, you are not required to get approval from the DRC. Changing Color: • If you are CHANGING COLORS, you are required to complete the approval process before beginning the repainting project to avoid fines. • Remember that the covenants require that ANY exterior changes, additions or improvements of all kinds, including landscape renovations, retaining walls, fences, edging, color changes, etc. must have the prior written approval of the DRC (Design Review Committee). Miscellaneous Reminders Resale Signs: The community allows only one type of "For Sale" sign for home sales. No realtor signs are permitted. Visit www.Sterling-Life.com > Homeowner Association Info. > Community Documents > Resale / "For Sale" Sign Guidelines to view and print the Resale Sign Guidelines. Your agent is required to follow these guidelines. No Realtor directional signs are to be displayed. Your Realtor is encouraged to connect with the Newland Marketing Team at the Information Center to join in Community Open Houses and other offered resales initiatives. Parking/suspicious activity: Street parking creates safety hazards for motorists and playing children. It can also make it difficult for school buses and emergency vehicles to navigate the community. Report street parking or suspicious activity to the City of Flowery Branch Police Dept. at 770-967-6336 or Hall County Dispatch at 770-531-6797. Street Lights: If you notice a street light out, please call Jackson EMC at 770-5362415 and give them the numbers placed on the front of the street light pole. Working together we can ensure that Sterling on the Lake remains a premier community in Hall County and a place that people are proud to call home!
