We would like to welcome two new Committee chairs to the Traditions of Braselton team: Joel Gatlin to the Grounds Committee and Portia Ocampo to the Hospitality Committee At the Annual Meeting we will have Committee signups for the next term of service which starts in March. If you have not been part of a Committee in the past, we would love to have you join us as we are always looking for new ideas to make improvements as well as bring our Community together! We will be sending out more details and Committee descriptions in the coming weeks. Message from Social Committee Chair, Sheila Anderson Water it and it will grow! We would have never imagined that a vision I had 5 years ago would come to be a reality! It is with a full and happy heart that We share with you that we donated $28,000.00 to iServe Ministries this year from the Sheila Fest Events here at Traditions of Braselton! This will go a long way to help iServe end generational poverty in our community! We cannot thank each of you enough for being a part of this year’s events, whether a vendor, sponsor, performer, or made donations, it is you that make this possible! The fitness center procedures will remain unchanged. To make a Fitness Center Reservation please use the link below: https://www.signupgenius.com/ go/30E0948ACAC2CA3F94-fitness • When making reservation for the Fitness Center please be mindful that this is a new system. • We need at least 24-hour in advance notice to ensure that your key card is activated. Jennifer programs the amenity key cards for the following day around 9 pm each night. • If you made your reservation the day before and have an issue with your amenity access key card, please text Jennifer Giacin at 404-414-6806. If you have any other questions regarding registration, please email Jennifer Giacin at manager@traditionsofbraselton.org • Please be mindful of other residents in the community when making reservations for the Fitness Center. If you know that you will not be able to attend the Fitness Center at the time that you made your reservation, please cancel your reservation as soon as possible so that time can be available to other residents in the community. • If you plan to use the Fitness Center, please read, and complete the following: Health Screening and Release of Liability Fitness Center.pdf. Please email or drop the document off at the office (if we are not there you may leave it in the lock box located to the right of our office door at the side entrance of the sales center).

CLUBHOUSE Since reopening, the clubhouse has been booked up for most weekends. If you have a date in mind that you would like to reserve the clubhouse, we encourage you not to delay in booking your time. You can reserve the clubhouse on the website www. traditionsofbraselton.org >Amenities>Clubhouse rental.

ONSITE MAINTENANCE PROGRAM Up and coming projects: • Complete. Stop sign replacements – there are many stop signs throughout the community that are faded and worn out that will be replaced; • Curb cleaning – we plan to start at the front of the neighborhood and work through the property; • Lay sod at the main pond; • Complete: Pressure wash (underway) perimeter fence and; • Re-painting traffic lines at the front entrance. *The special assessment delinquent amount increased because the developer lots were assessed at the end of May. The charges did not automatically post due to the accounts being marked as no fee, so the charges were added manually. Most of the special assessment refunds have been processed. We have been auditing previous owner’s accounts this week and did find many that had not responded, and we have reached out to them. There were some charges that were not voided in the initial batch that were voided in November and the beginning of December so that there should not be any outstanding special assessments on our delinquency report at the close of the year. 2021 payment coupons have been ordered but because payments are due in February, it will most likely be toward the end of December/beginning of February before they are delivered. Dues will remain at $850.00 and a 10% late fee will be assessed for all payments received after February 28, 2021. If you opted to have your special assessment payment credited to your 2021 dues, please remember to deduct this amount from your payment. Payment coupons do not reflect account balances or credits and only specify the annual assessment amount.

Thank you to everyone that came out to the meeting sessions on November the 16th it was so good to see many of you and we plan to resume regular quarterly meetings in 2021. If you were not able to attend, and have not done so already, please Traditions of Braselton

We are wrapping up the selection of the online voting platform and hope to have that information out to owners the week of December 14th. Because of notice requirements, we will also be mailing the voting information out in the annual meeting packet, which will be sent to all owners in accordance with the Bylaws for Association.

GROUNDS Up and coming projects: • Enhancements to the back roundabouts; • Enhancements to the main pond area; • Enhancements to Cotton Gin Row fence line and Links monument area and; • Enhancements to the front entrance (behind the retention ponds). The Grounds Committee would like to remind residents of the Golf Cart Policy for the neighborhood. ARB/CONSTRUCTION IN PROGRESS We are projected to close on 120 new construction homes by the end of the year. There are currently 67 homes under construction, of these there are 18 presales and 49 specs (22 of the specs have been sold). This is a lot of activity which naturally can cause some inconveniences for owners and your patience is appreciated while driving through the neighborhood and as construction is taking place near your homes. If you have an issue to report regarding construction in progress, please email: arb@ traditionsofbraselton.org; ARB management is very quick to respond and have issues corrected. NEWS FROM THE MANAGER our members from enjoying spending time at the club. This fall has been filled with great golf tournaments, community charity events, and amazing social events, Traditions Golf and Country Club was proud to support our community by hosting the SheilaFest Golf Tournament. We had over 70 golfers participate in the event as we raised donations for iServe. The golfers had almost as much fun playing in the event as they did enjoy all the amazing bands at SheilaFest. Our members really know how to party! We hosted our 1st Annual Halloween Party at the end of October. Costumes were mandatory for the Halloween party and the members did not disappoint. From Joe Exotic to “Fat Thor” we had it all and it was a night we won’t forget. The club hosted its 1st Annual “Boss of the Toss” cornhole tournament on the Saturday following Thanksgiving. 42 twoperson teams competed in a double elimination tournament to determine who really was the “Boss of the Toss”. Participants also enjoyed amazing burgers from the Burger 21 food truck and delicious milkshakes from the Bama Q food truck. The turf care team is hard at work on winter projects. They are clearing brush from our forced carry areas and cleaning up areas around ponds and creeks. Our bunker renovation project will begin in January. We cannot wait for spring to get here and see how the course has been transformed by all these projects. Through the support of our members and community, Traditions Golf and Country Club continues to reach new heights. We now have over 300 members which is more than double the highest amount under Canongate/ClubCorp.

COVENANT ENFORCEMENT In the past 30 days there have been a total of 98 violations generated. Of these 76 violations have been cured/closed, 7 were pre-existing or escalated, 1 was reopened, 2 placed on hold and 12 were new. Please be respectful of your neighbors and do not leave your dogs outside to bark all day or night long; this can be very nerve racking. We still have a lot of people that are working from home! Below is a graph showing the types of violations that were noted during our last inspections: Please be mindful of the following: • Trashcans must be stored out of view from the street or

neighboring properties; • Individual Yard/Garage Sales are not permitted. The Community hosts two community wide Yard Sales during the year. The next one will be in the Spring of 2021. • Please submit a modification request for any changes to exterior of your home; • Please keep your property in a clean, well-kept manner (yard tools, debris etc. should be removed promptly). This is including the rear of your home when your yard is visible from the golf course, any street or neighboring property; • Please ensure that your lawn has been properly treated for weeds and fertilized; lawn maintenance should occur on a regular basis and your lawn and landscape beds should be free of weeds and grass and ample pine straw or mulch should be installed at least twice per year; • Automobiles, trucks and vans must be parked in garages or driveways and may not be parked elsewhere on the property. Unlicensed or inoperable vehicles are considered a nuisance and will be removed. No motorized vehicles are permitted on pathways or unpaved common areas. For example, golf carts should not be operated on sidewalks; • Recreational vehicles including but not limited to motor homes, boats, jet skis, trailers, motorcycles, minibikes, scooters, go carts, golf carts, campers, buses, commercial trucks and vans must be parked in garages or be subject to removal from the property. Recreational vehicles may be operated on the streets within the neighborhood by a licensed driver in accordance with Georgia law; • The exterior of your home (to include the roof) should not have any rotting wood, missing shutters, peeling paint, mold or any other unsightly condition; • Yard signs are not permitted. NEWS FROM THE SOCIAL COMMITTEE And thank you to the brand-new resident that had only lived here I think three weeks prior. He bought my last leftover golf shirt… Thank you. I had been speaking with his wife and had told her I was trying to get to my goal and was $141.00 short…When he brought me his check it was for $141.00 and said I heard you were short of your goal… Everyone on the Social Committee hopes that everyone has a very Merry Christmas and a Happy New Year! We are hoping 2021 will be a much different year than 2020. We worked hard last year to make events be a normal as possible and we are looking forward to having some fun in 2021!

Community…that is what it is all about…coming together as one force with love in our hearts! Which brings me to what Sheila Fest is all about…community!

I want to thank Departure the Journey Tribute band for coming back and doing a concert for us! Who would have thought five years ago that a little dream I had in my head would have grown to such a big event in our community…? I could not be happier! iServe Ministries The first time I met with Jeff, I knew at that point this was someone I/we needed to support. Jeff and Sherry Grant’s commitment to ending Generational Poverty in our area, mentoring our children, and helping families in need… give and serve the Jackson County community tirelessly. I got to see this firsthand this summer when I volunteered to deliver food when the bags of love, they do for kids in our schools stopped because of the virus. Jeff and Sherry got 50-60 volunteers together every Wednesday and we delivered food to up to 300 families that their children would have gone hungry that week otherwise. As Jeff once told me we live in a bubble here at Traditions and our little area. If you go out into the rural areas of Jackson county, you will see so many families in need…and that I did! We here at Traditions love iServe Ministries!

New Resident Meet and Greet Happy New Year!!! We want to extend a warm welcome to all our new residents! As we look back at last year, we closed out the year with an incredible Meet and Greet where we welcomed seventeen new families. Also, we ended the year with an array of festive lights at our Parade of Lights event. Community participation was astounding. It was a pleasure seeing so many neighbors decorating their homes for the benefit of others. Our community pulled together at the last minute to bring holiday cheer and joy to those who needed it most. On behalf of the Hospitality committee, we appreciate all of you. Look out for upcoming events from the Hospitality committee. Now that we are beginning a new year, our committee will continue to establish traditions for all families and help each of you feel welcomed. Please keep in mind that there are many activities available for our residents such as: Tennis, Golf, Pickle ball, Yoga, and others. If you need weekly encouragement, drop in on the Bible study group on a Wednesday. Other groups or committees are not limited to but include, Card playing, Empty Nesters, Social Committee, homeschoolers, and much more. You can find an array of activities to suit your lifestyle. GOLF GROUPS LADIES’ GOLF GROUP

Currently, the ladies have standing tee times are Mondays at 11 am and Tuesday through Friday at 10:20 am. You need to call the pro shop 48 hours in advance to reserve your spot. You can make reservations for up to two weeks at a time. Do not worry about handicaps since the skill levels vary widely. These women golf for fun.

SENIOR MEN’S GOLF GROUP

The senior men gather to play an organized format of stroke play on Monday, Wednesday, and Friday. You never know who you will get paired with on these days, so it is a great opportunity to meet your fellow neighbors and make new friends. On Tuesdays

and Thursdays, it is just playing with whomever you like (assuming they want to play with you too). Our block of tees time starts at Monday at 11 am and at 10:30 am Tuesday through Friday. JUST A REMINDER FROM THE COURTS

The Courts are open, and Tennis continues at Traditions. Tennis Court Reservations The Courts can be booked online by going to http://traditionsofbraselton.org and clicking on the Amenities Tab. Under that tab you can reserve a court for up to two hours. We ask that if you cannot fulfill your reservation that you cancel it as soon as possible to keep up with the demands for courts. Tennis Court Rules Please take a moment to refresh yourself with the tennis court rules. Courts are used at your own risk, please do not come to the courts while you are sick, physical distancing required, no shaking hands and no glass. Pets are not allowed on the courts as well as skateboarding. Courts are to be used for Tennis only. We want to give a huge shout out to the C3 Men’s team for winning their division! Captain’s Lance Tomlin, Jason Woodall and their team brought strong sportsmanship, enthusiasm and played hard this season. Way to go guys!!! New Year Fitness Plan Happy New Year! If losing weight is a priority this year, you are among the 90% of the US population who want to. And rightly so. Maintaining a healthy weight for your body size and having optimal metabolic numbers will not only expand your life expectancy but will drastically improve your QOL and well-being today. Furthermore, of those 90%, I would venture to say that most know what they need to do when it comes to losing those extra pounds, eating healthy foods, and getting some physical activity every day. Or, put differently, their awareness of a poor diet or inactivity that may have caused a weight problem is also no guarantee of successful weight loss (nor is a nagging spouse, concerned friends or discerning physician admonishing them to lose weight or change their eating habits). Knowing exactly what changes you need helps, but can we agree that knowledge is not the same as action. Maybe this year the missing ingredient is your personal commitment to yourself or others to make the specific changes in your day-to-day behavior that will finally result in permanent weight loss. Weight loss will come when you change your mindset and behavior. Giant steps, baby steps, one behavior, or the whole plan it is your call. Just make sure it something you are willing to follow through on, because the consequences of not doing so can ultimately be fatal. I encourage you to make that commitment today with some helpful (I hope) tips below: 1. Make yourself accountable – whether you sign up at a gym or check out the TOB fitness room, hire a Personal Trainer, or commit to working out at home, be accountable to yourself or at minimum another person. If you do not follow through, have a consequence for not doing so (do 20 burpees đ&#x;˜ ) and if you do, reward yourself (preferably with something besides food!). 2. Plan and write it down - once you have decided on the changes you are going to make and the consequences of blowing them or rewards for hitting them, devise a plan of action. Be very specific such as making SMART goals. A written plan to achieve a goal will dramatically improve your chances of success. Traditions of Braselton

3. Go public – another opportunity for accountability is to tell others or at least tell a trusted friend of your commitment to change your behavior. Tell someone who will not only hold you accountable but will support and encourage you. Enlist someone close to join you on this journey! 4. Get ready, get set, go! – Now, make a trip to the grocery store and stock up on healthy foods. Get rid of the items in your kitchen that are sabotaging your new eating plan. If potato chips or cookies are your weakness, throw them out or take them to work. Schedule or write in your daily/weekly calendar your exercise program. For instance, schedule a specific time and duration every week to walk (cardio), adding at least 2 days a week of strength training. Of course, do not forget to stretch before and after exercise. Write down whatever activity you have committed to and do it. 5. Reap the rewards of your efforts – Give yourself a few weeks staying committed to your plan to see results. If you are not, re-evaluate or tweak it. Ask your accountability partner if they notice any areas where you are falling short and make the changes you need to. One option though is to not to give up! You can do this. You now have personally committed to yourself and others, you know what to do, you have accountability and a written plan, healthy food in your kitchen, all the things you need now to be successful! Of course, I am here if you need more specific direction and help. My plans are simple and easy to follow. You can eat real food and will not have to diet, fast, or restrict any food groups. I design a plan which includes your food preferences and activities‌a plan that is effective in which you can use the rest of your life to maintain a healthy weight. I hope everyone had a wonderful Christmas, and a great start to the New Year 2021! Let us hope it is a lot better than 2020. Boy, was it a rough one!! But we survived it! Congratulations!!! So, why is it that we get the bug to get into shape at the start of the New Year? Maybe it is because we indulged in yummy yet not so healthy food over the holidays? Or maybe we drank more than usual while celebrating the holidays. Perhaps it is because it is a New Year and a perfect time to make a fresh start! Or maybe it is because Spring is just around the corner and we want to look good in our bathing suits. Whatever the reason, they are all very valid and it only makes sense to begin the New Year with a healthy new regimen that will make you look and feel great! No matter what you do, one thing to remember is every “body” needs a healthy lifestyle that includes cardio, yoga, water, and a balanced, nutritious diet! Those are the 4 key essentials to accomplish a healthy lifestyle. *Cardio to get the blood circulated and the heart pumping. *Yoga to keep our muscles flexible, our joints healthy, and our bodies strong and in balance. *Water to stay hydrated and keep our organs healthy. *Diet that is well balanced and nutritional to provide our bodies with adequate vitamins and minerals to sustain. It is not so much about getting into shape but more importantly about feeling great! Once you achieve that, you will notice you have more energy

and stamina to get into shape! The worst thing you can do is go on an unhealthy fad diet to trick your body into losing weight. Focus on the inside more than the outside and all else will fall into place. It will surely be your saving grace! So, loose the scales and be yourselves! Be patient and kind to your body and in return your body will certainly be kind to you! After all, we only have one body to carry us through this life, let us make it last!!! Happy New Year!! THE STRAIT GATE AND NARROW WAY Jesus Christ sacrificed His life to create a pathway for all who would believe. The Holy Scriptures teach us that Jesus is the way, truth, and life (John 14:6). As believers, we must be aware of the way and learn its many truths so that we can live the life; and in turn, reflect the image of our risen Savior! Every Christian must divest completely from any and everything that will divert us from this new and living way so that we can walk the straight and narrow. We must desperately seek to walk this path and live our lives with this goal in mind. For His redeemed ones, it is not an optional venture, but instead, it is a calling to enter through that strait gate because in His presence the fallen fleshly nature of man can never receive glory. For all have sinned and fall short of the Glory of God (Romans 3:23). 1 Peter 4:18-19 teaches, “And if the righteous scarcely be saved, where shall the ungodly and the sinner appear? Wherefore let them that suffer according to the will of God commit the keeping of their souls to him in well doing, as unto a faithful Creator.” Today, however, Christianity has drastically veered from this pathway and forked off into another, which is very appealing to the flesh or fallen man (a wide gate ministry). This road propagates a doctrine that everyone will receive Heaven based on their confession of Christ alone regardless of one’s spiritual disposition before the Lord. Our Lord contradicts that thought in Matthew 7:21, where He says that not everyone that calls Him Lord will enter into Heaven. Therefore, if any man be in Christ, he is a new creature: old things are passed away; behold, all things are become new (2Corinthians 5:17). This means that anyone who belongs to Christ has become a new person. The old life is gone; a

new life has begun! The two people are entirely different. Travelers of this contrary road believe that their life before their confession of Christ and after their confession of Christ should look the same. However, the Bible teaches that the two are entirely different. Another misunderstanding has droves of people adhering to misunderstood scriptures regarding God’s love. Many believe that He does not require any demonstration of reciprocated love – which is a false teaching. Ezekiel 33:13 teaches, “When I say to the righteous that he shall surely live, but he trusts in his own righteousness and commits iniquity, none of his righteous works shall be remembered; but because of the iniquity that he has committed, he shall die”. An attribute of God is His holiness 1 Pet. 1:16, and the second is love, John 3:16, and 1 John 4:8. These attributes of the Almighty do not conflict but rather complement each other. Because God loves humankind, He did not withhold from man the measurement of the way that leads to His holy presence which is the strait gate and the narrow way. God wants man to be with Him in eternity. Jesus said, “Enter ye in at the strait [narrow] gate: for wide is the gate, and broad is the way, that leadeth to destruction, and many there be which go in thereat: Because strait is the gate, and narrow is the way, which leadeth unto life, and few there be that find it’ (Matt. 7:13,14).

MAKING OUR MARK LEADING INTO 2021 The word is officially OUT! No longer content with being Northeast Georgia’s best kept secret, the news continues to spread about the beautiful homes that enhance the scenic landscape and resortquality amenities that enhance the lifestyles of the homeowners of Traditions of Braselton. Having had our best year to date with the sale of more than 100 homes throughout the community, we are struck by the fact that it occurred during one of the worst years in our nation’s history. We do not merely claim to be an oasis for colorful marketing content, it would seem we ARE an oasis – a world away from the cities hardest hit by the COVID-19 pandemic. We have quietly gone about the business of doing business, as have so many of you and that hard work has been met with stellar results. We are most proud to announce that Traditions of Braselton has been listed among the Top 25 Communities in the Atlanta Market for annual closings vs. annual starts by Metrostudy. This ranking also places us at #2 in Jackson County behind The Seasons at Pendergrass and at #1 for the number of active builders among those Top 25. Spreading the word about Traditions of Braselton not only helps grow awareness, sells homes, enhances our already awesome resident base, and improve home values, but it also helps reinforce a sense of community during a year when we needed it most. This was perhaps most evident during last year’s SheilaFest. A great example of what novelist Catherine Ryan Hyde declares, “If you can’t pay it back, pay it forward.” Between the golf tournament, charity dinner and

open-air concert that suffered the rainout of one of our headlining bands, SheilaFest 2020 managed to raise an astounding $28,000 in support of iServe Ministries. The nonprofit ministry is devoted to bridging the gap between church and community. Its programs include: • Bags of Love: A school-based program that supplies food for the weekend for 250 families in need during 34 out of the 36 weeks of school. Currently active at 12 local schools where 50-60% of the students are eligible for free or reduced lunch. • Feeding Northeast Georgia: A mobile food pantry which distributes 30,000 pounds of food three times a month from the back of a 48-foot tractortrailer. Within Jackson County alone, there are 8,900 people living under the food insecurity rate, and sadly, 4,400 of those are children. Through Feeding Northeast Georgia, iServe Ministries can feed up to 500 families per truck, providing 10-12 days’ worth of food. That $28,000 raised through SheilaFest will go a long way in helping our neighbors in need. As we look ahead to the coming year with great hope, we cannot help but recognize our blessings.
