Traditions of Braselton Monthly Update

2021 DUES

The 2021 assessment became due on February 1st, 2021; but don’t panic, if you have not already paid you have until February 28th for your payment to post before a late fee will be assessed. You can make your payment online, mail your payment to the address on your payment coupon, or drop your payment by the office (there is a lockbox located to the right of our door if we are not here when you come by). If for some reason you have not received your payment coupon, please send me an email and I will send you a copy.

FITNESS CENTER

We have ordered a new upright stationary bike for the fitness center and the anticipated delivery date is March 10th, 2021. Please let us now if you have any suggestions or problems to report for the fitness center. The Fitness Center Procedures will remain unchanged. SWIMMING POOL

Barring any shutdowns due to Covid-19 the pool will open on May 1st this year. We will be using the same reservation as last year; the only change will be that you will only be allowed to book your spots two weeks in advance. We are currently bidding out the pergola repairs and the work on those will be complete prior to the pool opening. We have ordered additional pool furniture and expect that to be here by the end of March in plenty of time for the pool opening; we think that this will allow us to add more spots in the reservation system.

Again, the 2021 assessments are due on February 1st which is when you will see the charge posted to your account. Payment coupons are not statement of accounts and only show the amount being assessed for the year, they do not show credit balances or balances owed (sorry to keep repeating these items, but I keep getting the same questions). ARB/CONSTRUCTION IN PROGRESS

There are currently 62 homes under construction, of these there are 18 presales and 44 specs (17 of the specs have been sold). This is a lot of activity which naturally can cause some inconveniences for owners and your patience is appreciated while driving through the neighborhood and as construction is taking place near your homes. COVENANT ENFORCEMENT

In the last 30 days 57 violations were generated; of those 31 have been closed, 8 were escalated, 4 were re-opened and 14 were new. Below is a snapshot of the types of violations generated. NEWS FROM THE MANAGER Please be mindful of the following: • Trashcans must be stored out of view from the street or neighboring properties; • Individual Yard/Garage Sales are not permitted. The Community hosts two community wide Yard Sales during the year. The next one will be in the Spring of 2021. • Please submit a modification request for any changes to exterior of your home; • Please keep your property in a clean, well-kept manner (yard tools, debris etc. should be removed promptly). This is including the rear of your home when your yard is visible from the golf course, any street or neighboring property; • Please ensure that your lawn has been properly treated for weeds and fertilized; lawn maintenance should occur on a regular basis and your lawn and landscape beds should be free of weeds and grass and ample pine straw or mulch should be installed at least twice per year; • Automobiles, trucks and vans must be parked in garages or driveways and may not be parked elsewhere on the property. Unlicensed or inoperable vehicles are considered a nuisance and will be removed. No motorized vehicles are permitted on pathways or unpaved common areas. For example, golf carts should not be operated on sidewalks; • Recreational vehicles including but not limited to motor homes, boats, jet skis, trailers, motorcycles, minibikes, scooters, go carts, golf carts, campers, buses, commercial trucks and vans must be parked in garages or be subject to removal from the property. Recreational vehicles may be operated on the streets within the neighborhood by a licensed driver in accordance with Georgia law; • The exterior of your home (to include the roof) should not have any rotting wood, missing shutters, peeling paint, mold or any other unsightly condition; • Yard signs are not permitted. If you have a contractor working on your home, please make sure they do not place a sign in your yard; • All pets should be leashed or otherwise controlled by the owner when outside a Unit and shall not be allowed to become a nuisance by barking or other acts. Owners must clean up after their pets; • Mailboxes should be properly maintained. You should have brass numbers on both sides of your mailbox, paint should not be faded or peeling, and post should be strait.

FOUR ROOF MAINTENANCE TIPS FOR HOMEOWNERS 1. Trim Back Your Trees Allowing trees to grow near the building or over the roof creates several potential problems. Falling branches & debris can damage the roof. Branches that are constantly brushing an asphalt shingle roof will accelerate granule loss. Branches that are close to the roof also make it easier for animals like squirrels, raccoons, and opossums to reach the roof and start nesting. And if the property is located in a storm-prone area, having trees close to the structure drastically increases the odds of one of them landing on the roof. 2. Clear Out Valleys and Gutters Clogged valleys and gutters are a major source of leaks and damage to the roof. These features are designed to quickly shed water & take it away from the property, but when they are backed up, they can’t function properly. This is when water intrusion starts, gutters become much heavier and start to pull out from the fascia, and valley rot begins as the debris starts to decay.

We have found that Elite Pressure Washing, a local company, does a great job cleaning roofs using a soft wash method. You can reach them at: 678-346-5352. If you notice that your roof has unsightly black steaks, please call them today to maintain your home to the Community Standard. Moss growth on roofs is also a common problem in many areas of the US. And unlike algae, moss can damage the roof. Keeping trees trimmed back from the property makes the roof surface less conducive to both algae and moss growth. 4. Schedule Roof Inspections on a Regular Basis The National Roofing Contractors Association (NRCA) recommends yearly inspections, and most roof warranties require them as well. Regular inspections will help you catch damage early – when it’s easier and less expensive to repair. It also reduces the chance of leaks and resulting damage to the inside of the building. During the roof inspection, particular attention should be paid to the most common areas of roof leaks, deterioration, and damage from pests. Getting potential problems fixed before they develop into major problems will save unnecessary inconvenience, repair costs, and property damage.

3. Keep the Roof Clean Algae growth on the roofs causes black streaks & stains that are common in most of the US. While they are not necessarily damaging

GOLF GROUPS LADIES’ GOLF GROUP

Currently, the ladies have standing tee times Monday at 11:00 am and Tuesday through Friday at 9:20 am. You need to call the pro shop 48 hours in advance to reserve your spot. You can make reservations for up to two weeks at a time. If you just show up without a reservation, you take the chance of there not being an opening. SENIOR MEN’S GOLF GROUP

The senior men gather to play an organized format of stroke play on Monday, Wednesday, and Friday. You never know who you will get paired with on these days, so it is a great opportunity to meet your fellow neighbors and make new friends. On Tuesdays and Thursdays, it is just playing with whomever you like (assuming they want to play with you too). Our block of tee times starts at 11:00 am on Monday and 9:30 am on Tuesdays through Friday. You need to call the pro shop 48 hours in advance to reserve your spot. You can make reservations for up to two weeks at a time. If you just show up without a reservation, you take the chance of there not being an opening. Play as often or as little as you like; just show up at least 15 minutes before the first tee time. This is a social group with members of varying skill levels. Medicine, and Sports Nutrition through the ISSA. I am CPR/AED and First Aid Training certified through the American Red Cross. I carry my own liability insurance which allows me to teach anywhere and protects the students, the venue, and myself.

I have a vast variety of classes I can teach from children’s classes to Adults, with focus on Restorative Yoga, Power Vinyasa Yoga, Hot Yoga, Buti Yoga, Kids Yoga, Hoop Fitness, and Aerial Arts. Thank you for allowing me to be your guide through the wonderful Art of Yoga. Allow me share with you a little bit about myself and my journey that began this wonderful path for my life. I am a happily married, Mother of three beautiful children, ages 12, 16, and 18. My husband, Craig Lagos moved our family into Traditions 13 yrs. ago. I have been teaching Yoga for 12 years and Aerial Silks (Hammock and Tails) for 7 years. I taught Yoga, Fitness, and Aerial Silks for several years in the North Ga. Dance and Music Factory (Braselton) and owned my own studio (The Zen Den) at The Infinity Floating and Healing Center for 2.5 years. My certifications include 200hr. RYT in Vinyasa, Hot Yoga and Buti Yoga among additional weekend trainings in Buti Yoga and Buti Deep. I attended the “YogaFit” Mind Body Fitness Conference in 2008. I am ACE certified in Levels 1 and 2 Vinyasa and Kids Yoga through the Yoga Fit/Yoga Alliance. I have received extensive training through Acro yoga workshops and retreats, as well attended an 8-week course of Thai Yoga Bodywork with Nationally approved CE provider, Michael Sitzer. I have taken safety courses through The Art of Alignment and the Art of Assist with Jody Struminger. I was a performer in the Aerial Arts for “Liquid Sky Atlanta” for 1 year and took many safety and rigging workshops with Brett Copes during that time. The Psychological Side of Spending Your Retirement Savings Many investors worry about outliving their savings. As a result, they sometimes underestimate what they can comfortably spend in retirement. For years, you’ve been saving and investing for retirement. But what happens when you finally retire and it’s time to switch gears from saving to spending? It turns out, many people are so focused on accumulating assets that they never really think about actually withdrawing the money. In fact, recent studies show that many retirees aren’t drawing down their retirement portfolios, opting instead to live on Social Security and the minimum required distributions (aka RMDs) so their portfolios can continue to grow. This may lead to unnecessary sacrifices in a retiree’s standard of living. After almost two decades in retirement, most current retirees still have 80% of their pre-retirement savings, according to research from BlackRock.

The problem with uncertainty So why aren’t these retirees spending their nest eggs? Some may be spending as little as possible to leave behind a larger sum for their loved ones or philanthropic pursuits. But in many cases, it’s because they aren’t sure how to determine a sustainable withdrawal rate that accounts for their total lifespan. They worry about the “what ifs” retirement may throw their way and want to be prepared. You may be able to relate. This latter group understands that over the course of a long-term retirement, inflation can erode savings. Portfolio returns can vary, and healthcare costs can quickly escalate. And they may be concerned about outliving their savings – only 25% of baby boomers believe their savings will last throughout retirement, according to the Insured Retirement Institute. By spending less and allowing their savings to potentially grow in the early years of retirement, they hope to offset some of the uncertainty. Collaborating with your financial advisor can help increase your confidence about having enough money to live comfortably in retirement. Just like in your working years, you can establish a just-in-case cash cushion or line of credit that helps put you at ease. And having a sound distribution strategy in place – one that takes into account your income sources, lifestyle, asset locations and tax situation – can help you enjoy the retirement lifestyle you envisioned.

Withdrawing your money When it comes to withdrawing your retirement savings, here are a few things to consider: Organize your expenses: Three typical categories include essential expenses (think food, housing and insurance), lifestyle expenses (vacations, hobbies) and unexpected expenses (healthcare costs, auto repairs). Consider paying for your essential expenses with guaranteed income sources such as Social Security or annuities. Use growth or income investments to pay for lifestyle expenses, and maintain a cash reserve for any unexpected costs that might occur. Be flexible. For instance, a downturn in the market is a good time to tighten the reins on your spending. But if you experience some unexpected investment gains, the timing might be right for that dream vacation. There’s little doubt your income needs will fluctuate during retirement. The early years may be filled with travel and other big-ticket items that require more substantial withdrawals. As time goes on, you’ll likely travel less, but your healthcare expenses may increase. Studies show that spending tends to decline in the later years of retirement, most likely the result of less travel and similar pursuits. People ages 55 to 64 spend on average $60,076 per year, while people ages 65 and over spend $45,221, according to the Bureau of Labor Statistics. Building in flexibility allows you to go with the flow. Just be sure to regularly touch base with your advisor so your budget can stay on track. Review your plan. Work with your advisor to develop and review your retirement income and distribution strategies. You can run hypothetical simulations based on different withdrawal rates, how many years you will live in retirement or any other contingencies, which will allow you to develop a better idea of how much you can comfortably and confidently spend in retirement to help achieve your goals. Everyone’s retirement situation is different. You may have encountered some unexpected circumstances, such as a layoff or forced retirement that occurred earlier than you planned, and you weren’t able to save as much as you hoped. On the other hand, leaving a legacy may be your primary goal. Whatever the case may be, establishing a withdrawal strategy that’s right for you – while also keeping your emotions in check – is often a good plan of action.

Tribute to Beth Eggleston I wish we could do it all over again. Wouldn’t it be nice to start from the very beginning and di it all over again? I remember the first time we met at the Hohman’s pool party. We were having such a nice conversation and then somehow, we got lost from each other. Then as fate would have it, Janice Barbieri would bring us all back together again on a second encounter. We infamously became the three amigos and for eight years we were inseparable and reigned supreme. We had so much fun! Empty Nesters parties, card games, trips, and shopping. Our husbands and our children became friends, and I watched your grandchildren marry and have babies of their own. I feel like we have spent a lifetime in eight years. Thanks,

CHEERS!: FINDING GOOD FORTUNE IN INCREASED PROPERTY VALUES

During a month most often associated with green beer, leprechauns, four-leafed clovers and the luck of the Irish, it’s the perfect occasion to shine the spotlight on the good fortune we’ve all been experiencing lately where our property values are concerned. Over the course of 2020, property values in Traditions of Braselton have witnessed a steady climb across the board. The best news is – they continue to rise in 2021. While many factors are at play there – including the quality of our amenities, our role as one of the only current new construction golf course communities in Georgia, the broad mix and excellence of products offered by our builders, and steady increase in interest from homebuyers – one builder stands alone in its investment in the vision of Traditions in recent years. Since it first started building here in 2016-2017, Paran Homes has remained dedicated to elevating the image of our community to area agents and prospective new neighbors. In 2020, roughly 30 of the homes closed or under contract in Traditions of Braselton were the work of Paran Homes. That’s one-quarter of all homes sold in our masterplanned community last year.
