Roof Maintenance Tips for Home Owners

1. TRIM BACK YOUR TREES

Allowing trees to grow near the building or over the roof creates several potential problems. Falling branches & debris can damage the roof. Branches that are constantly brushing an asphalt shingle roof will accelerate granule loss. Branches that are close to the roof also make it easier for animals like squirrels, raccoons, and opossums to reach the roof and start nesting. And if the property is located in a stormprone area, having trees close to the structure drastically increases the odds of one of them landing on the roof.

2. CLEAR OUT VALLEYS AND GUTTERS

Clogged valleys and gutters are a major source of leaks and damage to the roof. These features are designed to quickly shed water & take it away from the property, but when they are backed up, they can’t function properly. This is when water intrusion starts, gutters become much heavier and start to pull out from the fascia, and valley rot begins as the debris starts to decay.

3. KEEP THE ROOF CLEAN

Algae growth on the roofs causes black streaks & stains that are common in most of the US. While they are not necessarily damaging in and of themselves, they are an eyesore, considered unsightly and if they’re left unchecked, they can make it harder to see other issues. We have found that Elite Pressure Washing, a local company, does a great job cleaning roofs using a soft wash method. You

If you notice that your roof has unsightly black steaks, please call them today to maintain your home to the Community Standard. Moss growth on roofs is also a common problem in many areas of the US. And unlike algae, moss can damage the roof.

Keeping trees trimmed back from the property makes the roof surface less conducive to both algae and moss growth.

4. SCHEDULE ROOF INSPECTIONS ON A REGULAR BASIS

The National Roofing Contractors Association (NRCA) recommends yearly inspections and most roof warranties require them as well. Regular inspections will help you catch damage early – when it’s easier and less expensive to repair. It also reduces the chance of leaks and resulting damage to the inside of the building. During the roof inspection, particular attention should be paid to the most common areas of roof leaks, deterioration, and damage from pests. Getting potential problems fixed before they develop into major problems will save unnecessary inconvenience, repair costs, and property damage. Traditions of Braselton

2019 Swimming Pool Rules

Swimming Season is from May 1st thru September 30th 1. All owners must have a valid Traditions of Braselton photo ID key card for entry. If you misplaced your key card, replacement cards are $25 each. Please schedule a time with Jenny Guess to have your new card issued: jguess@cmacommunities.com. Accounts must be paid in full to be eligible to receive an access card. 2. Children under the age of 14 must be accompanied by an adult. 3. Parents must always stay with children. No dropping off for the day is permitted. 4. All persons between the ages of 14 & 17 are allowed one (1) guest. All persons above the age of 18 are allowed five (5) guests with a limit of 5 guests per household at one time. 5. Owners must be present with guests. When an owner leaves, the guests must follow. Life guards will hold key cards of owner’s bring guests to help ensure that guests leave at the same time as the owner. 6. NO SMOKING! Cigarettes / Vapor / E-Cigarettes / Cigars / Pipes are all prohibited. You must go to the smoking area outside of the gate where you entered. 7. Sports equipment such as footballs, baseballs, sticks, bats, etc. are not allowed. Non-pool toys and water guns are prohibited. 8. All members must dispose of their own trash please. The lifeguards are there to protect lives, not clean up.

2019 SWIMMING POOL RULES CON’T. 9. Swimming diapers with rubber pants are required for all children that are not potty trained. 10. NO GLASS! Coolers will be checked upon entry to pool. Broken glass can cause serious injuries. Also, if broken glass gets into the pool, the pool will need to be drained, cleaned out and then refilled which would be very costly and very unfortunate! 11. NO RUNNING or rough play allowed! 12. Children are not permitted to play in the bathrooms during safety break. Please insure that your children are not spraying water or throwing paper towels/toilet paper around the bathroom. Parents we appreciate your help in this area. 13. No spitting, spouting of water or blowing nose in pool. 14. No swimming allowed during heavy rain or when thunder and lightning can be seen or heard. 15. No parties can be scheduled at the pavilion on weekends. All members must reserve the pavilion for weekdays by calling 678-985-4030 a week in advance. Forms must be approved and signed by the Community Manager. A $50 fee for an additional lifeguard may apply. NOTICE The pool area is under 24-hour surveillance. Any violation of the pool rules may result in loss of pool privileges and/or fines. Life guards are not in place to serve as babysitters and parents need to be alert and aware of what their children are doing at the pool; please do your part in making sure that the pool rules are obeyed. RECIPE

BALSAMIC AND BROWN SUGAR BRISKET Prep Time: 15 Min Total: 4 hrs 40 min Servings: 8

INGREDIENTS: 4 – 5 pounds beef brisket

2 bay leaves

1 teaspoon kosher salt

1 ½ cups beef or chicken stock

1 teaspoon freshly ground

⅓ cup balsamic vinegar

black pepper

1 tablespoon red wine vinegar

3 tablespoons vegetable oil

⅓ cup packed brown sugar

3 red onions, halved and thinly

2 teaspoons onion powder

sliced (6 cups)

1 teaspoon garlic powder

8 cloves garlic, thinly sliced DIRECTIONS: Preheat oven to 325°F. Season brisket with 1 teaspoon each salt and black pepper. Heat 2 Tbsp oil in a Dutch oven or 12-inch skillet over mediumhigh. Add brisket. Cook 8 to 10 minutes or until browned on both sides. If brisket does not fit all at once in skillet, halve and sear in batches. Remove brisket; set aside. Add remaining 1 Tbsp oil to Dutch oven. Add onions, garlic, and bay leaves. Cook, stirring often, 5 to 10 minutes or until onions soften and mixture is fragrant. Meanwhile, in a bowl whisk together stock, vinegars, brown sugar, onion powder, and garlic powder. Transfer onion mixture to a roasting pan; top with brisket. Pour balsamic mixture over. Cover tightly with foil; transfer to oven. Cook meat 2 hours. Remove from oven. Uncover; carefully flip meat over. Re-cover with foil. Cook 2 to 2 1/2 hours more or until meat is fork-tender. Transfer meat to a cutting board. Cover loosely with foil; let rest 10 to 15 minutes. Slice meat against the grain. Using a slotted spoon, remove onions from pan, discarding bay leaves. Arrange onions around brisket. Skim fat from pan juices. Spoon juices over brisket before serving. Refrigerate leftovers, covered, up to 4 days. Makes 8 servings. Traditions of Braselton

EMPTY NESTERS

Laissez Le Bon Temps Rouler MARDI GRAS AT TRADITIONS

The day was Saturday, March 2nd, 2019. The place was the Owners’ clubhouse. The who were forty-three Empty Nesters that had come to PARTY. The decorations were over the top thanks to a monumental effort by the Planning Committee with our special thanks and kudos to Nancy Bolen and her “student”, Jill Loftus. They spent most of the day blowing up balloons and creating the standout balloon arches and pieces for the dining table and island centerpieces. Mardi Gras colors of purple, green and gold were the main highlights and appeared in table settings, balloons, beads, masks, wall décor and many jazzy and zany outfits. While we munched on appetizers provided by some of our members and had our beverage of choice or a glass or two of Beth Grimes’ yummy Hurricane Punch, we played Party Gras. Each person got a bead necklace and a card with questions/directions. The object was to get others to do or say whatever was required on the card. If you succeeded, you got a strand of their beads. So it went. At the end, Cindy Hohman had garnered the most beads and won a fabulous prize. We introduced two new members to the Empty Nesters Family, David and Pat Andrews. We hope they enjoyed themselves and will come back often to play with us. Our ‘N’Orlens’ Mardi Gras dinner was a true feast. Sherry B’s on the Green cooked up delicious Shrimp Etouffee and Chicken and Sausage Gumbo. It was accompanied by salads, white rice,

dirty rice and red beans and rice, assorted breads and a variety of yummy desserts including the requisite Mardi Gras King Cakes all provided by the membership. The King Cake babies were found by Bruce Higbie and Debbie Fratini. Legends has it that they must throw the next party. When we had eaten as much as we could, there was French Quarter Bingo (each bingo card was a quarter). The quarters at each table went into a cup. If someone at the table bingoed, they got the quarters. Everyone anted up again at that table and on we went. If memory serves, John Eggleston and Barry Rutherford were the Bingo winners and took home all the quarters at their tables. After much good food, drink, comradery, laughs and fun, we called it a night and cleaned up the food and beverages and turned out the lights. Since there was nothing scheduled for the next day at the clubhouse, we opted to come back in the morning after breakfast, or at least a couple of cups of coffee to take everything down and put it away. GOLF GROUPS COUPLE’S GOLF

This group has three consecutive tee times every Sunday morning. In Spring, Summer and Fall, they begin play at 9:30AM More tee times can be added depending on how many couples wish to play. Currently, the ladies have two standing tee times Monday thru Friday starting at 8:30 AM. If you are interested in joining the Ladies Golf Group (even occasionally), please email Pam Poppe at ppoppe@mindspring.com if you wish to be included. Each Friday, Pam sends an email to the group asking which days you are interested in golfing during the coming week. She only asks for a 48-hour notice so she can add or cancel tee times. Don’t worry about handicaps since the skill levels vary widely. These women golf for fun! If the morning times don’t work for you, please let Pam know if you are interested in playing 9 holes at other times of the day.

SENIOR MEN’S GOLF GROUP

The senior men gather to play an organized format of stroke play on Monday, Wednesday and Friday. You never know who you will get paired with on these days, so it’s a great opportunity to meet your fellow neighbors and make new friends. On Thursdays, it’s just pair-up and play as you like. The course is closed on Tuesdays. Currently, our block of tee times starts at 10:00 AM. You can play as often or as little as you like; just show up at least 15 minutes before the first tee time. This is a social group with members of varying skill levels. Every spring and fall the men gather at the club grill for a fun evening with their significant others. SPRING CLEANING FOR YOUR FITNESS ROUTINE? The spring season represents rebirth, renewal and growth. It’s a time to welcome longer and brighter days (sometimes I wish they would just leave the time alone!), bidding farewell to brown trees. It’s also the perfect time to start a new or rejuvenate a tired routine, or integrate new activities into your workouts. Although humans are creatures of habit and comfort, frequently changing our workout program is necessary to avoid and/ or overcome a plateau, achieve performance gains and accomplish new levels of fitness. But how do we know when the time for change has come? The body (and mind) experience boredom when a workout routine has worn out its welcome. If you experience any of the following signals, it’s time to infuse new energy into your program. • We no longer feel a sense of joy for the activity or routine. • We stop seeing results or making progress. • We find ourselves watching the clock instead of our form. • We don’t feel energized after completing a workout. • We feel unusually fatigued or don’t feel energized or inspired. Knowing when to change a workout routine or revise a workout schedule requires reflection. Develop a sense of awareness about how you feel before, during and after exercise. Hone your sense of self and honestly assess whether or not your current routine is doing its job. If not, revise, refresh and relaunch your program. Ask these four questions: 1. Does my current workout routine match my fitness goal(s)? 2. Does this (any component of the routine or specific exercise) still bring me joy? 3. Do I look forward to the next workout? 4. Do I feel challenged physically? If you answer NO to any of those questions, it’s time to switch things up. Fortunately, there are endless ways to refresh your workouts. Here are seven ideas to help you give your routine a much needed (and deserved) springtime facelift. Take it outside. Sometimes a change of venue is all that’s necessary to shake off the winter blues. Try doing outdoor yoga, a boot-camp class or a high-intensity interval circuit in the park. Register for a run (or other activity). Nothing provides motivation like a deadline. Spring tends to be the “kick off” to events such as 5Ks, dirt duathlons and hiking challenges. Check out what opportunities are coming up in your area and start training.

Get up early. Spring (and summer) gives us lighter days in the morning, so take advantage of it and greet the day with a good sweat. Try a new mode. It’s easy to keep doing the same thing over and over, but if you want to move your fitness threshold a bit further, try a new type of activity. For example, if you like to stick to free weights, try incorporating some other strength tools such as resistance bands, sandbags or Kettlebells. Invest in new gear. New workout clothes and shoes might be just the ticket for you to get moving. Hire a trainer or try a new class. A trainer can help you be accountable and can help you set some new goals or show you new exercises to try. Group fitness classes can be the gateway to new forms of movement. This type of environment also offers valuable social support you may not experience otherwise. Take a lesson. Outdoor sports can be a fun way to combine activity with family, couples or friend time. Consider tennis or golf (or any other activity that seems intriguing). Whatever changes you choose to integrate into your fitness plan, prioritize joy. If an activity feels like torture, your commitment to being active will eventually wane. If you try something and decide it’s not the right fit for you, move on to something else. Living actively does not look the same for everyone; rather, it’s as individualized as you are, and enjoyment is a crucial ingredient in the active living formula. Raised in Relationship with Christ

As we celebrate Easter, let us not forget the spiritual significance of this holiday. It represents an important event that defines all true believers; the resurrection of Jesus Christ from the dead. Our faith in this event is what empowers us, strengthens us, and gives us hope for better things to come. Are you a Christian but find it difficult to live like Christ? Christians are given power and authority to live, enjoy, and share in the victory of the risen life of Christ. There is no reason to live in solitude because of our mistakes, fears, depression, addictions, or scars from the past. We are called to a higher plane; a risen life. In the Bible, Colossians 2:12 (New International Version), says, “having been buried with him in baptism, in which you were also raised with him through your faith in the working of God, who raised him from the dead.” His resurrection provides us “newness of life,” which charts the course for how we live the “here and now.” Romans 6:13, encourages believers to, “neither yield ye your members as instruments of unrighteousness unto sin, but yield yourselves unto God as those that are alive from the dead, and your members as instruments of righteousness unto God” (King James Version). Faithful followers of Christ are empowered by God to live this newness of life before Him. An article written by Robert B. Kruschwitz, explains that the “resurrectional” power that lives inside of believers does not merely give Christians a jump start for discipleship by freeing them from the temptation of sin; however, it makes it possible for Christians to resist their distorted practices and desires, and aids their growth into Christ-like virtues throughout their lives. Moreover, Christ’s resurrection power not only breaks one’s entrenchment in rebellious living but His power frees us from the shame that is associated with depraved living. Do not live another day bemoaning over a past that you cannot change. Consign yourselves to a life of prayer and

praise unto to God. Believers are called to walk by faith and not by sight. We must find credence in the words of God. Matthew 4:4, “But he answered and said, it is written, Man shall not live by bread alone, but by every word that proceedeth out of the mouth of God” (King James Version). Pray for a heart that will be hungry for a deeper relationship with God. Then and only then will we as a community, church, and family live higher and cease to be divided by ethnicity or socioeconomic status but united through love, respect, and faith. Way to GROW, Neighbors! A little over a month ago, Paran Homes and the Traditions of Braselton HOA played host to a Homeowner Launch Event at the Owners’ Clubhouse. Thank you to the more than 60 neighbors who were in attendance to enjoy hors d’oeuvres, refreshments, tours of the Discovery Center and the exciting reveal of Traditions of Braselton’s new direction for 2019. For those who were unable to attend, the event included the debut of a new lifestyle-focused brand image for the community and kick off the innovative Ambassador Program. Through the Ambassador Program, current residents are paired with families considering a move to Traditions of Braselton. Ideally, families are matched according to shared interests and similar family structure. After meeting prospective new neighbors at the Discovery Center, Ambassadors take them on a tour of Traditions while sharing favorite features, amenities, memories and insider tips about the surrounding area. On the marketing front, the rebranding of the community includes signage that is already in place throughout the community and surrounding area, marketing materials – which were shared during the event, a new website that is currently under construction, and a new commercial that will be airing through Comcast on channels such as Fox News, ESPN, Food Network and HGTV (be on the lookout and let us know what you think!) “By coupling fantastic new branding across a range of platforms – print, web, outdoor, TV – with good old-fashioned word of mouth from our neighbors who know this community best, we are predicting a rebirth of sorts for Traditions of Braselton,” said Whit Marshall, CEO of Paran Homes. “Creating a buzz is only half the battle. No one has a handle on how incredibly special this community is quite like the people who already live here. While our marketing is designed to drive people here, our Ambassadors will help make the difference in building a lasting following and GROWING the resident base.
