Create the Perfect Getaway wi th a She Shed We’ve all heard about the growing prevalence of man caves for years, but get ready for a lot more buzz about she sheds. The she shed gives you a great opportunity to invest more time and intention in your passions. If you’re an artist, whether professionally or as a hobby, create a space dedicated to your craft. Finish it off with a free-standing bookcase or mount some quick and easy shelves on the wall to hold all those books you’ve been wanting to read.
Exercise or Office Space
If your passion is yoga, pilates, or weight lifting, you can turn your she shed into a space where you can blast your favorite music in a dedicated work-out space. The National Association of Realtors studied the outdoor features are most appealing to prospective buyers, and having a nice lawn was at the top of the list, so get out the lawnmower, edger and fertilizer before you list your home.

Top Design Trends for 2019
At the start of each year, the Best in American Living Awards (BALA) recognizes dozens of new projects from the previous year that featured the most innovative layouts and eye-catching design elements. Whether you’re looking to buy a new home, thinking about renovating your current one, or you’re just interested in what’s new in home-design, here are some the biggest trends you’ll see dominating in 2019.
Open but defined floor plans.
Instead of one large, undefined space, open floor plans will evolve to include more definition in 2019, whether it’s by shifting materials, adding columns, or changing the ceiling height. This way, you can still get the airiness of an open floor plan while giving each section its own definition and style. Lana Schafer, with Changing Spaces, says the majority in Southwest Louisiana still desire the expansive look and feel of the open floor plan, though it can be difficult to define each space – but not impossible. “In an open floor plan, it is best to stick to one overall neutral wall color and use furniture, accessories, and architectural features to help define each space. Because there is less wall space in an open floor plan, some furniture will “float” in the room. Adding a sofa table behind a floating sofa is one way to help create a defined space. Adding an area rug to each set of furniture will visually define each space as its own area. A foyer can be a great place to add a pop of color or texture with the use of paint or wallpaper. Or define a space with the placement of lighting. A statement chandelier will specify the dining space and a carefully placed ceiling fan can determine the living area. A statement ceiling can also help define open floor plans, for example adding beams in the kitchen.
Restored and repurposed.

as adaptive reuse projects, are becoming increasingly popular with multi-family designers and developers. Adaptive reuse projects are particularly sought-after by millennials who love the story behind a repurposed building and want to live somewhere stylish, unique and chic. Schafer says thrifting and re-purposing is not a new trend, but it’s moving toward a more modern vibe. “In the past, there have been a lot of painted and distressed finishes. I see the trend for wood furniture moving toward the restoration of the original stain of an antique piece as opposed to re-finishing in a painted finish. The idea is to mix styles and periods to create a collected, layered feel. Have fun with it. Don’t be afraid to use a graphic contemporary fabric to reupholster an antique chair or hang an abstract painting over an antique console.”
Right-sized kitchens. Leave massive
kitchen islands in 2018. You’ll be seeing far fewer double islands appearing in 2019, and even single islands are being designed to be smaller and more proportionally sized with the kitchen and adjoining rooms.
Spa-like baths. Who doesn’t want to
feel like they’re stepping into a spa every day? Bath design is trending toward refinement and sophistication, with home baths becoming more and more reminiscent of upscale hotels and spas. Tasteful and luxurious are the two words that will define baths in 2019. Floating vanities and stand-alone tubs will also be more popular this year. Schafer recommends the following to create your own spa-like bath. • Keep wall colors light and calming. • Clutter creates anxiety so organize the space with everything in its place. • Purchase soft white fluffy towels and a robe for a robe hook. • Adorn the room with plants and candles. • Add touches of wood such as a teak
bathtub tray, floor mat, or shower bench. • Upgrade your shower head, for example rainfall or steam. • Decorate with glass apothecary jars. Fill them with soaps, bath salts, or body scrubs.
Clean details. You’ll notice clean, simple lines and detailing in homes everywhere. Forget about overly-ornate decor and shift toward thinking more minimally. It will make your home feel fresh, new, and uncluttered for the year ahead. Metal and wood exterior details.
You’ll be seeing this trend a lot this year, particularly on single-family homes. There will be an increased use of metal and wood in exterior details, with the two materials often combined to create interesting, two-tone facades for both traditional and contemporarystyle homes. It gives the impression of bringing the past and future together into one cohesive idea, making homes seem modern and sleek without sacrificing a warm, natural feel.
Whites, grays and charcoal paints. Gray is still a strong trend with home buyers, and Schafer says white, cream, and warmer neutrals are gaining in popularity. You’ll see more monochromatic designs that add variety by incorporating multiple textures instead of pops of color. For example, think about a white kitchen with quartzite countertops, a white shiplap ceiling, white cabinets, and airy white window coverings. This creates a clean, multi-layer look guaranteed to compliment itself and please a wide variety of buyers. Schafer adds that while wall colors are still trending neutral, accent colors are becoming richer and more vibrant. “Jewel tones like navy and emerald green are very popular right now. Shades of raspberry and mustard are also being seen as accents.”

Rocks may be unwelcome when you are installing fence posts or digging a hole for a tree, but don’t toss them away just yet. “Stones can add color and texture, and larger rocks can create their own unique focal point and add dimension to your landscape,” says Everage. Patios and Walkways. Is your backyard patio a square or rectangular slab of concrete? Expand or replace that drab slab with a rounded or flowing contoured patio. Everage says there are many options to choose from, and even the least expensive materials like concrete have come a long way with varied textures, visual appeal and durability. Add a meandering walkway through a landscaped garden 2019
blocking out, the daylight sun with wooden structures like pergolas adds welcome shade without creating a barrier between you and the outdoors you are enjoying. At night, these same structures can feature lighting elements designed specifically for outdoor use to add a soft glow in the evening. Everage says lighting can also be put to great use along your patio and walkways, providing a lit space for safety and appeal.
Outdoor Living and Kitchens. It’s becoming more
common to see cushioned chairs, benches and tables arranged on a separated patio or adjoining the home, often under an awning or roof but still very much in the open air of your backyard. Everage says a properly installed and graded patio of stone or concrete will provide a solid, lasting foundation on which to enjoy meals or just have a comfortable place to relax with friends and family. Some go further and create an outdoor kitchen complete with a grill, sink, refrigerator, and countertop and storage space, often built right into a patio’s stonework.
Fire Pits and Fireplaces. Another popular trend is having
a freestanding brick or stone fireplace near a seating or entertaining area in your backyard. “This can create a sense of privacy, as well as providing a welcome glow and warmth during colder weather,” says Everage. “On a smaller scale, firepits can also be permanently installed as part of your backyard landscape.”

The Latest in Smart Home Technology Today, more and more Americans are taking advantage of low interest rates and moving into their dream homes. The pace of homes sales in the last two years reached post-recession highs and the pace of residential construction is doing its best just to keep up with demand. This reinforces the fact that Americans view purchasing a home as one of the soundest investments. Even if you aren’t ready for a new home, innovations in smart-home technology have made it possible for consumers to make modifications to their existing homes to increase efficiency and comfort—while also enhancing value and improving marketability when the time eventually comes to sell. “According to Consumer Reports, smart home features can boost your home’s resale value by up to 5% -- that’s $10,000 on a $200,000 home,” says Jason Brown, Director of Sales and Marketing at Acadian Total Security. “Consumers prefer the equipment to be included in the home when purchasing so they don’t have to come out of pocket after the sale.”

Smart thermostats – Among the most popular and arguably the most effective at improving energy efficiency, smart thermostats can learn the temperature preferences of the homeowner and autoadjust to his or her schedule. “They are very user friendly and make it easy to set schedules, geofences, rules (i.e. door/window is left open so it turns up the temperature) and min/max temperatures, which work great living in the south where our weather can have extreme temperature changes in a 24-hour period,” says Brown. “They also save an average of 15% to 30% on energy bills. This is a huge savings during the summer and winter months.” Smart security systems – The price points and options are seemingly endless, but highlights typically include remote/mobile-

& access and control to security camera footage and auto-locking doors. “No more need for keys!” exclaims Brown. “If you have kids, you no longer need to hide a key or make sure they keep one with them. You can also set temporary PINS if you want to give someone access to your house like a maid or exterminator and these codes will only work during the date and time you specify.”
Smart light bulbs – Certain energy-efficient light bulbs can illuminate or dim at desired times and sync with smartphones so the lights can turn on when you’re not home.
