Through specifically selected marketing channels— including direct to consumer, travel agents, wholesalers and tour operators—we connect with a pre-qualified database of thousands of travelers who are already loyal to the Timbers Resorts brand. Additionally, we leverage our existing relationships with over 6,000 luxury travel agents around the world.
How much does Timbers Luxury Rentals charge? Our rental management fee varies by property and is significantly less than the customary 35% to 50% you will find with other vacation rental companies and the rental industry as a whole. You receive a percentage of the Net Realized Revenue. We share the costs of renting your residence with you. Net Realized Revenue is the gross rental revenue less marketing and reservation channel fees and credit card commissions.
What is the difference between the gross rental rates advertised to the general public and the Net Realized Revenue? The Net Realized Revenue is net of marketing and reservations channel fees and credit card commissions. Marketing and reservation fees run between 10% and 30% and are paid, as a general rule of the market, across the entire industry. Credit card commissions average 3%. There are times where we will package golf or an adventure program to compensate for a soft demand time of year or to drive a longer length of stay to yield more rental revenue. This is an example of another shared cost.
Why do the marketing and reservations channel fees vary so widely? Channel fees vary based on point of sale. Some channels charge more based on the expanse of their distribution.
