South Seas Rental Management provides Owners a worry-free and effortless experience, the potential for the highest rental revenues, and exclusive guest access to the expanding list of South Seas amenities.
Luxury leisure travel is our sole focus. Our vertical integration allows us to offer complete end-toend servicing and create truly effortless and unforgettable experiences for our Owners and guests. From inquiry to departure, Owners and guests enjoy a seamless experience, which ensures their satisfaction and loyalty and drives rental income.
Our team of in-house specialists in the fields of sales, marketing, revenue management, distribution and public relations know how to effectively achieve results. When you rent with South Seas, your home will be included in our strategic sales and marketing plan, which includes:
• targeting our growing audience and pre-qualified database of thousands of customers
• leveraging our existing relationships with over 6,000 luxury travel agents around the world
• employing partnerships and resources available exclusively to South Seas
Our sales professionals leverage their long-standing relationships with luxury travel partners to target high networth individuals. Our rental portfolio outperforms the market average rate historically, based on a trailing 12-month average daily rate for similar accommodation.
Having a scaled portfolio also allows our team to be costefficient and better utilize resources. Listing with South Seas means you have a partner who is invested in your success. We take care of everything, with our dedicated on-premise teams providing continuous care for every home and stay, while driving more revenue for you.

Unlimited personal owner enjoyment, although availability for rentals during peak periods optimize opportunities for high-value rentals
Club Captiva membership - a waived initiation fee of $50,000(offer valid until January 31, 2025).
How does South Seas promote my residence?
Through specifically selected marketing channels including direct to consumer, travel agents, wholesalers and tour operators, and southseas.com—we connect with a pre-qualified database of thousands of travelers and our existing relationships with over 6,000 luxury travel agents around the world.
What is my share of rental income?
South Seas Owners receive 65% of Net Room Rental revenue. South Seas’ rental management fee is competitive with the local market and industry as a whole, and it ensures South Seas can deliver unmatched guest and Owner experiences.
What is the difference between the gross rental rates advertised to the general public and our Net Room Rental?
Net Room Rental is gross rental revenue net of channel fees (12%), travel agent commissions (if any), and credit card fees (3%). These are monthly deductions. There are times when we will package golf or an adventure program to compensate for a soft demand time of year or to drive a longer length of stay to yield more rental revenue.
The South Seas team has decades of international hospitality experience with some of the top brands in the world. Through an expertise in hospitality sales, revenue management, reservations, public relations, digital marketing and accounting/billing. Our luxury rental program has potential to maximize owner revenues, while introducing South Seas to a broad audience.
When you rent through South Seas, you and your guests (when accompanied by you) enjoy exclusive access to South Seas amenities, including: resort pools, beach chairs and umbrellas at Sunset Beach, golf at The Clutch, fishing pier, restaurants and bars, and Captiva Landing (opening 2025).
Our South Seas rental management team is dedicated to generating revenue from our on-site reservations department while seamlessly upselling resort amenities and custom-curated experiences. Our revenue management team evaluates pricing, market elasticity and conditions to optimize pricing and offers, and provides guidance to our sales and marketing teams.
To further generate revenue, our marketing team uses a combination of integrated strategies, analysis and optimization, while monitoring multiple data sources and performance-based metrics. Our focus is on partnering with conversion-focused platforms to increase our brand awareness, site traffic, inquiries and vacation rental bookings.
Our pre-qualified database incorporates demographic and geographic data to target the right messaging to the right audience, while keeping our initiatives cost-effective. Using strong visuals, incentives and calls-to-action, our strategy focuses on our luxury rental opportunities—highlighting amenities, activities, local events and offers.
We work closely with a local and nationally recognized public relations agency to target key local, regional, national and international press. We also have a very strong social media presence—actively monitoring our channels, engaging with existing and potential owners and guests, and using a combination of paid search and display ads to build brand identity, increase conversions and generate revenue.
Our sales teams travel globally meeting with luxury industry partners, showcasing our rental properties and procuring contracts with booking partners.

Excellent weather conditions, pristine waters, shallow coast, no large reefs, and an impressive variety and abundance of fish—more than 50 types in its coastal waters. It’s no wonder Captiva Island and nearby Sanibel are world renowned fishing destinations, a mecca for anglers.
Private captains are available to take you and your group out for a memorable time on an offshore fishing charter. Each charter is a private charter with 4- or 8-hour trip options accommodating up to 4 persons per vessel.

Bayview Fishing Pier offers some of the best back bay fishing, and no fishing license required The Fishing Pier is licensed through the resort and exclusive to Club Captiva members and South Seas guests.
Elevate your maritime adventures at the Yacht Harbour Marina, offering short- and long-term dockage for vessels up to 120’ in length and 6’ draft with 3,000 linear feet of dockage. The Marina offers non-ethanol gasoline, dyed off-road diesel, oils, charts, bait buckets, and bait.
The Bayside Marina offers dockage for vessels 25’ and under, along with the resort’s only boat ramp. Each slip has water for rinse down and 110-amp outlet to charge batteries.
Ease your vacation even more with one of our new EZGO electric carts (4 and 6 passenger options). South Seas rental resort carts include free charging and convenient on-resort parking. These resort carts are only available to South Seas guests and members.
