amily-owned RockSalt Milk Bar is ready to serve Newnan with homemade ice cream and milkshakes. The shop is located in the former space of Cookie Barr at 8 East Washington Street, just off the square. Owner Cynthia Hendricks and her son Grayson invite the community to the shop’s grand opening on Saturday, May 18 beginning at noon lasting until 9 p.m. RockSalt offers sixteen flavors for their homemade classics. Some of their current flavors will become standards, and others will rotate as the team develops new flavors and responds to requests from their valued customers. At least one non-dairy selection will always be available. In addition to all these delicious treats, there’s a surprise - Sarah Barrs’ cookies. “My favorite flavor is the classic fresh strawberry that is made with strawberries from Dickey’s Farm in Musella, Georgia,” Cynthia said. “A close second is orange cardamom or caramelized banana. We also have an

with cream from grass-fed cows at Working Cows Dairy in Slocomb, Alabama. When possible, they use locally sourced fresh fruits and flavorings. After a successful career as an air traffic controller in the FAA, Cynthia found herself ‘retired but not done.’ Her son, Grayson, had recently moved back to Georgia. After settling in Newnan, he was searching for his next step, and she wanted to help him. Cynthia had talked with her friends who own an ice cream store in Virginia, and they absolutely loved the ice cream business. She thought, “Why not open an ice

Once the idea started to take flight, they decided to visit the best ice cream stores in the country that were practicing the business they envisioned. They visited stores in San Francisco, Washington D.C., Cleveland, Florida, and points in between. Cynthia says her family chose Newnan because they love the vibe of the square. She continues, “We lived in Fayetteville for over 10 years and have always loved this area. Developer seeks to revamp Caldwell Tanks in downtown

A
n Atlanta-based developer is hoping to create 340 luxury apartment homes and an accompanying parking deck in downtown Newnan. The Residential Group recently submitted an application for the rezoning of more than 6 acres located on East Broad Street for the purposes of renovating the Caldwell Tanks Site. The developer is seeking to rezone the property from CBD (Central Business District) to MXD (Mixed Use Development District) for the purpose of developing a mixture of commercial businesses, offices, and apartments. The plan calls for the renovation and reuse of the 1800s-era office building and attached three-story warehouse for a development called “The Village.” Three hundred and forty apartment homes would be organized around a new street between East Broad Street
and Salbide Avenue, along with a proposed 408-space parking deck. The plan proposes commercial building frontage on East Broad Street to close the gap between existing businesses to the east of the property and the Caldwell Office building. For the 348 residential units, the plan calls for 50 percent one-bedroom apartments, 38 percent two-bedroom apartments and 12 percent studio apartments, for a total of 410,153 square feet. For the commercial aspect, developers would utilize 5,700 square feet of the R.D. Cole building and 20,100 square feet of the warehouse. Initially, the 5.5-acre site was the home of the R.D. Cole Manufacturing Company, which began operations at the site in 1854 and closed in the early 1970s. Graver Tank owned the facility for about a year, then Brown Steel purchased it.
Brown Steel was sold to Matrix Services of Tulsa, Okla., in the mid-1990s, though Brown Steel continued to operate fairly independently through the ‘90s. Caldwell Tanks Alliance LLC bought the facility from Matrix in 1999. In 2013, Caldwell Tanks shut down the facility in Newnan and moved shop operations to its headquarters in Louisville, Ky. According to tax records, the property is owned by Broad Street Forum Inc. The idea of redeveloping Caldwell Tanks has been the subject of several redevelopment plans conducted by the city. In the 2016 Comprehensive Use Plan, in which public input was solicited, a desire was mentioned for developing higher density housing on the property. The study indicated a mixed-used development program would benefit the downtown area by “providing new
goods and services for existing residents and workers, adding more 24-hour life and spending power, creating more of a

shley Nelson, a second-grade teacher at Ruth Hill Elementary School, is the Coweta County School System’s 2019 Teacher of the Year. Nelson was honored Wednesday at the Nixon Centre for the Arts, where Teachers of the Year from all 31 Coweta schools are recognized each year. Nelson was one of three 2019 finalists, along with Elizabeth Deganian of Newnan Crossing Elementary and Lindsey Haralson of Brooks Elementary. “I am honored,” said Nelson, who is in her fifth year of teaching at Ruth Hill. “This is just unreal to me.” Teachers of the Year are selected by their fellow certified educators for the quality of their teaching, professional development, teaching philosophies and methods, community involvement, contributions to education and ability to inspire students of all backgrounds and abilities to learn. Nelson said she originally intended to become a child advocacy lawyer, but her career goals changed after she spent a required college semester in a kindergarten classroom, witnessing the impact
the teacher had on her students. After spending the first three years of her career teaching fourth and fifth grades at Welch Elementary School, Nelson relocated to Massachusetts to teach a self-contained emotional and behavioral program for grades 2-4. She piloted a similar program for high-schoolers and led that unit for two years before returning to Georgia and joining the staff of Ruth Hill. In her five years at Ruth Hill, Nelson has taught fourth grade, second grade and school-wide math intervention. She currently leads the school’s Positive Behavior Interventions and Supports (PBIS) team as well as the Soaring Eagles Girls Running Club, which she founded to promote self-confidence and inter-
personal skills in female students. Ruth Hill Principal Aaron Corley described Nelson as a teacher who is successful because she holds her students – and herself – to extremely high standards. “She knows that true love means expecting the best from her students at all times,” Corley said. “She has sympathy, but she teaches them to be overcomers and not victims of their circumstances.” Nelson also will be the Coweta County School System’s nominee for Georgia Teacher of the Year. The school system’s annual Teacher of the Year program is co-sponsored by the Coweta County Board of Education and the Newnan Pilot Club.

In the city’s 2014 Livable Centers Initiative plan, participants recognized the property as an important development asset. Although suggested future uses

The Downtown Development Authority recognized the development of Caldwell Tanks as a top priority for their 2018 strategic plan – indicating the possibility of utilizing the property for housing opportunities. The Newnan City Council heard an “information only” rezoning request during Tuesday’s meeting, and no action was taken. A public hearing is scheduled for May 13 at the Historic Train Depot, located at 60 E. Broad St., and will start at 6 p.m.
