3 benefits of owning one of the new exclusive condominiums for seniors

The anticipation is mounting as Vancouver Island's latest luxury senior retirement community moves closer to assume occupancy, which includes 34 one- and two-bedroom exclusive condominiums for ownership, situated on the scenic 9th and 10th oors.

In addition to condo living, The Vista by Avenir Senior Living—a well-appointed 11-storey building—is positioned to deliver a continuum of care with extended support services into any of the 95 independent rental suites. There will also be 48 dedicated memory care studios on two oors, with 24-hour support.

The ultimate in maintenancefree condo living allows you the freedom to live well without compromising on a luxury lifestyle as you age. As a Vista resident, you'll have the ability to age in place with a menu of services that can be provided in your private suite.

1. PRESERVING YOUR CAPITAL

"Condo ownership allows individuals that are normally divesting themselves of the long-term family home to be able to preserve their capital rather than putting their money into continuous rent," says Wayne Melvin, general manager of The Vista. "Then they're just transitioning to standard condo fees that they would have in any condominium. Further fees allow residents access to all the services and amenities in the building."

Fees for one- and two-bedrooms are paid monthly as per the service agreement, while additional

service plans are available à la carte, for instance, meal and dining plans; housekeeping service plans; as well as, a support service plan whenever needed.

2. HIGH-QUALITY INTERIOR FEATURES

The Vista adheres to a model of sustainable elegance by offering bright, beautiful living spaces and quality modern nishes. Choose between a sophisticated design of two oor plans: one-bedroom, one-bathroom with approximately 670 square feet, or two-bedroom, two-bathroom, with approximately 922 square feet.

Every condo and rental suite has a private balcony with panoramic ocean and city views, and space to accommodate a two-person bistro table, perfect for enjoying your coffee or al fresco dining. As outdoor temperatures uctuate, you'll be comfortable indoors year-round with individualized climate control:

air conditioning and heating. Pet-friendly suites means your dog or cat will be content, too.

Stylish and functional kitchens include marbled quartz countertops and premium appliances, like the Fulgor built-in wall oven and induction cooktop, Blomberg built-in refrigerator and dishwasher, and Panasonic

microwave. "The refrigerator and dishwasher have nished fronts that blend seamlessly with the custom kitchen cabinetry," reveals Melvin. "Condo bathrooms have heated tile oors, and the twobedrooms have walk-in showers; the second bathroom has a tub. Each suite is also out tted with their own washer and dryers."

3. SERVICES AND BUILDING AMENITIES

Being a condo owner and a member of The Vista Club means you have access to a continental breakfast every morning and use of all amenity areas and patios. "Owners have options for meal plans in the building's different dining rooms, too," explains Melvin. "The condos have full kitchens whereas the rentals have kitchenettes."

A heightened focus on social engagement and active living is evident in the tness studio and art studio on the top oor's Grand Salon, with a stunning 360-degree view of downtown Victoria and the ocean, out to the Olympic Mountains. On the ground oor, you'll be delighted with the convenience of the beauty salon and 42-seat movie theatre. Plus, you'll experience a variety of dynamic entertainment and stimulating daily social events, plus concierge services. Other services

include: scheduled transportation; transportation assistance; 24hour emergency response system (pendant purchase required); and basic cable TV, with suites wired for internet and Wi-Fi.

"We have a list of vendors for the furnishings," reveals Melvin. "If somebody comes in and loves the bedroom suite, for example, we can share that information."

"The Vista's new director of sales, Sharon Unsworth, brings over 10 years of seniors' housing experience to her role. Sharon is currently conducting tours and getting everybody prepared for the opening," says Melvin. "We're excited to be in the nishing stages of the building, and are looking forward to announcing our opening date in the coming weeks."

For more information, visit liveatvista.ca , or to book a tour, call 778-678-8530. The Presentation Centre is open Tuesday to Saturday, 11am - 5 pm, to view the show suite.

Since 1975, Avenir Senior Living has been a proven leader in developing, designing, marketing and operating exceptional senior care communities across North America. Their newest upscale boutique retirement community, The Vista, in Esquimalt, British Columbia, is a resort-style living experience with industry-leading extended support services to comfortably age in place.

The CHIP Reverse Mortgage: A retirement solution made for today

Everyone can use a little extra cash in retirement. Maybe you want to help a child with a down payment on their rst home. Perhaps you want to pursue your passion for travel. Or maybe in ation is taking a bite out of your savings and you don't have a company pension to fall back on. With higher costs for everything from groceries to energy bills, three-quarters of Canadians say they can't keep pace with the cost of living.

That's why the CHIP Reverse Mortgage by HomeEquity Bank is a solution that's growing in popularity. If you're a Canadian homeowner aged 55 and older, the CHIP Reverse Mortgage allows you to access up to 55% of your home's value and turn it into tax-free cash. You don't have to make any

regular mortgage payments or pay back the loan until you move or sell. Best of all, you get to stay in the home you love – a dream shared by more than 90% of Canadians. As the money you receive from a reverse mortgage is a loan, it's not added to your taxable income and does not affect government bene ts like Old Age Security (OAS). The funds you receive can be used to meet any of your nancial needs, including:

• Home renovations or retro tting

• Paying down or consolidating debt

• Travel and leisure

• Medical expenses

• Helping a child with a down payment on a home

Since the CHIP Reverse Mortgage is designed for Canadians 55+, it's easier to qualify for than other lending options. Your home must be used as your primary residence and the amount you qualify for will depend on factors such as your age and the appraised value of your home.

To learn more about the CHIP Reverse Mortgage from HomeEquity Bank, contact one of the experienced agents at Select Mortgage.

How to Know if Independent or Assisted Living is Right for You?

Refresh and Renew this Spring

When it comes to deciding if retirement living is the right step for you, it’s important to nd out if independent living or assisted living is better suited to your needs. Here are a few of the basic differences between independent living and assisted living to help you decide.

WHAT IS SENIORS INDEPENDENT LIVING?

Are you looking to maintain your independence while enjoying the added perks of less home maintenance, less meal preparation, and more social opportunities? Independent living is typically enjoyed by seniors who can do most things by themselves but may not want the hassle of everyday chores. This type of living is particularly great as it connects seniors with each other through organized recreational activities - that means you’re sure to nd new friends. Another added advantage? 24/7 staf ng. Retire and rest-assured that someone will be there for you in case of emergency.

WHAT IS SENIORS

ASSISTED LIVING?

Assisted living enjoys the same perks as independent living but includes more care services. Seniors who may need more assistance with their daily routine

and things like bathing and dressing can bene t from a move to an assisted living community as they are often staffed with welltrained care or nursing staff. At Ross Place in Victoria and Lakeside Gardens in Nanaimo, both assisted living and independent living options are available, which means you can age in place with the assurance that care can be arranged for you when you need it.

If you’re thinking about making the transition to a seniors residence, come speak with the friendly people at Ross Place or Lakeside Gardens and discover the difference an independent and assisted housing community will make.

Visit rossplace.ca or call or 250.381.8666 to learn more about Ross Place in Victoria.

As we age and begin to lose our mobility and sense of balance, bathing can not only become difficult but also a cause of additional stress and anxiety Fear of falling and a fear of not being able to get out of the tub are two of the most common occur rences with many of our seniors today Walk-in tubs have become extremely popular in the last decade and estimates show that people who g o ahead and install a walk-in tub in their homes today, will be able to live independently for an additional five years

Walk-in tubs are exactly what the name implies, tubs that have large doors that open, and you simply walk in and sit down on a 17-inch-high seat. You close and lock the door and the tub fills rapidly while you are sitting comfortably and safely inside All the taps and controls are easily accessible at your fingertips Once you are done your bath, tum the dial and the tub quickly drains and you simply open the door and walk out of the tub The various models all have numerous g rab bars and nonslip surfaces making getting in and out wor r y free Walk-in tubs are designed for an aging population who desire to remain independent for many years to come

Manufacturers have optional tub designs accommodating ever y shape and size of person and bathroom. There is a tub size that will fit in the space where your existing tub or shower is Walk-in tubs can be as basic as a soaker tub to as deluxe as your own personal spa. Offering numerous options such as heated back, multi-speed war m air jets, water jets, ozone, light therapy, aromatherapy, and more

The benefits of a walk-in tub are numerous Many people crave being able to confidently have a bath again and find relief by just soaking in a war m tub. Owners say they believe they sleep better after a soothing bath. The war m air or water jets give a deep massage and help to stimulate circulation, thus car r ying additional healing oxygen throughout the body to the hands and feet This has shown positive results increasing mobility and helping to relieve the pain and symptoms of such conditions as arthritis, chronic back pain, fibromyalgia, diabetic and peripheral neuropathy, as well as various other acute and chronic conditions

The Canadian Government website states that 1 in 4 seniors fall ever y year,

and 25% of these falls are serious, leaving the victims per manently disabled and bedridden. A large percentage of these

falls take place in the bathroom. Aside from all the pain and suffering it also ends up costing the Canadian medical

Perhaps, one of the best decisions I’ve made is when I decided to go ahead and put a walkin tub in my house. I no longer have a fear of falling and this will help me live in my home for many more years to come.’

system two billion dollars annually Therefore, the British Columbia and Federal Governments are helping many people who decide to purchase a walk-in tub now The help comes in the for ms of a tax credit, a Provincial Sales Tax waiver, and in certain qualifying cases a $7,500.00 Government Grant

As we all age and the years fly by, many seniors are faced with the reality that taking proactive steps today and deciding to retrofit their homes with a walk-in tub is one of the best investments they can make to help them age in place, comfortably and independently in the home they love.

When I was young, I remember reading the poem Footprints by Margaret Powers, which is still one of my favourite pieces of writing today. It impacted me greatly, particularly the part where the individual sees only one set of footprints in the sand. When you continue reading, we nd out they haven’t been abandoned, but rather had been carried during the lowest and most hopeless times in their life. This poem reminds me of the human connection we have for one another. To know that someone cares so deeply for you, they would bear some of the weight when they are needed most. That’s special. It only seems tting, and in our nature, to want to provide that time-honoured tradition of carrying our dearly departed loved ones to their nal resting place.

Being asked to be a pallbearer for a family member or close friend who has died can be a very emotional yet meaningful experience. Being chosen is a clear sign that you are a trusted and valued individual who has played a signi cant role in the person’s life to be given this responsibility. You want to make sure it is done with the dignity and respect it requires. Possibly, you have participated as a pallbearer before or perhaps it is your rst time …maybe even your rst funeral. Rest assured, there will be a team of funeral professionals on-site to guide you and lead you in the process.

Including pallbearers in a service is a time-honoured tradition that should be considered even if a cremation is chosen as the nal disposition. We also see individuals chosen to carry the urn for a service, on its own or with 2 to 4 urn bearers using an urn arch. This is a

beautiful way to enter and exit the chapel and the cemetery with an urn.

There are no rules to who can perform the respectful duty. Even if someone is unable to carry to the casket or urn physically, perhaps due to a disability or being of a young or old age - they can still participate by walking beside the casket or urn as an honourary pallbearer. As our family members age, we are often faced with less family and friends available and it’s a good idea to have the conversation about who you would call upon, when the time comes, for you and your family members. It is also okay for you to let important people in your life know, it would be something you would be available and honoured to do. It is so impactful to watch a casket being carried. The weight that is being taken on is more than just the individual themself - it is also the love, the loss, the honour, the memories, and the realization of this being the nal journey, that will be taken together.

When we are at our most vulnerable and no longer have the ability to carry ourselves, what an amazing gift and duty we perform for our loved ones, ensuring they are carefully transported on that nal journey, by those who loved them most. Many times, it is those who once carried us as children, that we may one day be called upon to carry ourselves, and our two sets of footprints, will again become one.

Senior Driving Education vs Assessment

Many geriatric researchers presenting at safety conferences agree that education, not testing, is the answer to seniors driving longer and safer. Prior to intervention by family, government, medical personnel or police, seniors should take charge of their driving situation. It is best to prepare for an impending driver assessment well ahead of time. It will relieve the stress of the unknown and the arrival of the dreaded letter. Seniors should be proactive, not reactive, when it comes to all sorts of things, particularly as it pertains to driving. Many people believe seniors have a higher-than-normal crash frequency. This is not true. They do have a much higher chance of injury in a crash because of the frailty brought on by advanced age, particularly those over 75 years of age. Two presenters at a DSAA conference made a very strong case that senior-driver harassment by governing bodies exists throughout North America.

The most common crashes listed in order of frequency and cause of injury are:

• The left turn at intersections, crossing multiple oncoming lanes of traf c, causes injury for all drivers. This type of crash is often due to declining depth perception in seniors and lack of experience in teens.

• The fact that oncoming vehicle drivers could change to the outside through-lane at an intersection, without warning, and be hidden behind the inside lane of two lanes approaching, was also a factor. For both seniors with slower reaction times and teens lack of experience, lack of scanning contributes to this crash.

• Rear end crashes are very common. This is caused by all drivers not understanding time and distance for stopping. Understanding the consequences of tailgating is a lesson to be learned by all. Again, seniors are more likely to experience more injury than a teen.

• Many crashes happened at night. The hypersensitivity of seniors to the bright lights of oncoming traf c is a recognized contributing factor. For teens it is teenage myopia.

Many of the geriatric researchers I have spoken to at various conferences agree that education, not testing, is the answer to seniors driving longer and safer and the same for new drivers. It is best to prepare for an impending driver assessment well ahead of time. It will relieve the stress of the unknown and the arrival of the dreaded letter. Redefining retirement for a new generation at Tapestry

With seniors today living longer and healthier lives, 75 may actually be the new 65. But how? Researchers have been studying a group of 70+ year-olds who have the mental or physical tness of decades-younger counterparts. This emerging area of study suggests that aging has less to do with genetics and more to do with choices such as exercise, continuous learning, a balanced diet and positive mindset.

Tapestry was created on the belief that traditional models of retirement living would be rejected as seniors enjoy fuller and more active lives. At Tapestry, every aspect of the community is designed with residents’ health and wellness in mind. A daily schedule of events and programs

offers tness classes, social clubs, learning opportunities and more. Residents stay engaged and socially connected while enjoying beautiful amenity spaces including a reside lounge and a rooftop terrace that overlooks the Inner

Harbour. Every day, residents are discovering new hobbies, activities and events - all while meeting like-minded friends. Residents also enjoy exceptional services such as weekly housekeeping, concierge and transportation.

Complete with full kitchens, the beautiful and spacious homes within Tapestry at Victoria Harbour allow residents to remain independent while enjoying the bene ts of being

part of a community. If residents don’t feel like cooking at home, they can opt for healthy and delicious meals at the in-house restaurant or casual pub, where professional chefs create mouthwatering options using local, fresh and sustainable ingredients.

To celebrate spring, Tapestry is offering unique promotions. If you prefer to purchase a home, save up to $57,000, equivalent

to 5% GST on that home*. Or if you prefer to rent, you can receive up to $5,000 towards moving costs*. To experience the Tapestry difference for yourself, join them for a personalized tour of the display homes, enjoy a complimentary lunch or even stay the night and try it out.
