Visitors

BOOKING SYSTEM This article outlines the procedure for making bookings on the Estate Visitor Booking System. Please remember that cellphones used for this system must first be registered at the HOA office prior to using the system. Visitor bookings are interlinked with the scanning system at the gates, which will enable entry for visitors to be more secure and easier.

BOOKINGS CAN BE MADE ON THE FOLLOWING BASIS: •

Sending a SMS to a dedicated shortcode for the Estate on 45371.

The benefit functionality to residents and visitors lies in the use of the SMS booking facility, where the one-time access pin code is used at the gates to identify the visitor. The one-time access pin code will not only alleviate pressure on security personnel but also a lot of frustration for residents and visitors. The one-time pin code provided will validate that a successful booking was made and the visitor will also have peace of mind that he/she was successfully booked on the system.

SMS BOOKING PROCEDURE

(Alternative if visitor’s cell number and/ or name and surname are unknown, e.g. contractor/service provider etc.)

Note: • No resident will be able to create a SMS booking if the cell number from which the SMS is being sent, is not specifically registered at the Estate Office for the purpose of SMS bookings. • Should the visitor’s cellphone number be left out of the SMS, the confirmation one-time access pin code will only be sent to the resident cell which made the SMS booking. • When no visiting date is include in the SMS, the system will create a same day booking. • Allow enough time for the booking

to reflect on the system in case slow GSM network response times are experienced. Do your booking timeously to prevent inconvenience. The one-time access pin code generated by the booking system only allows a specific visitor to access/exit the Estate one time. A new pin code needs to be generated for each new entry.

Should the visitor not have the one-time access pin code on arrival at the gate, the guard will only be able to perform a successful lookup in the system with the following information provided by the visitor: • Driver’s License or valid proof of identification. • Resident address to be visited. • Resident name and surname.

MEMORANDUM OF INCORPORATION

The Board of Directors in conjunction with the Estate Attorney have completed the draft version of the new Memorandum of Incorporation (MOI). An informative session on the MOI document for Wierda Glen Estate will take place on Saturday, 23 July 2016 at 09h00. The attorney responsible for the facilitating of the document, Cecilia Prinsloo – van der Linde, will do the presentation on the document and will address any questions from owners regarding the draft version of the MOI. This document replaces the previous Articles of Association and Statutes as stipulated by Legislation. Should you wish to receive a copy of the draft version of the MOI please contact the office to have a copy sent to you. A copy of the document will also be available at the office for viewing.

ANNUAL GENERAL MEETING

The Board of Directors have finalised the financial process and has set a date for the Annual General Meeting (AGM) for Wierda Glen Estate. This meeting is scheduled for 16 August 2016. The meeting will take place at the NG Church, Wierda Park South opposite the Spur. The documentation for the AGM will be distributed to all owners prior to the meeting.

VANDALISM ON THE ESTATE

Unfortunately, we have experienced

incidents of vandalism within our Estate. Those responsible jumped on the cement benches causing them to break in half.

RABIES

Recently the media have reported that there are cases of Rabies in the Gauteng area. We kindly request that dog owners ensure that their animals are vaccinated or alternatively approach your veterinarian in this regard.

TRAFFIC RULES

We kindly request that residents honour the traffic rules and regulations within the Estate as the road ordinance is applicable within the Estate. We have noticed that the number of residents ignoring the STOP signs has increased. This is affecting the safety of other residents. Residents can report offenders to the Estate Office. Pedestrians have right of way in the Estate but this does not allow the road to be used as a playground. Unlicensed motorised vehicles/scooters or skateboards are not allowed on the road. Residents can report offenders to the Estate Office. Your cooperation in this regard will be appreciated.

WATER RESTRICTIONS

Residents of the Estate are kindly reminded that the water restrictions are still applicable. The water restriction is

between 06h00 and 18h00 daily.

CASH PAYMENTS

Please note that the Estate Office is moving towards a cashless environment and from July 2016 will no longer accept

cash as payment. Payment can be made with any VISA or MasterCard. Electronic Fund Transfer (EFT) payments are welcome and debit orders can also be arranged. For any further enquiries please contact the Estate Office.

Recycling Legislation THE NEW NATIONAL WASTE ACT

The National Environmental Management Waste Act (NEMWA) , which came into effect on 1 July 2010 (Act No. 59 of 2008), requires that waste minimisation be considered by municipalities in addition to the traditional municipal waste management services such as cleaning, collection and disposal to landfill. The National Domestic Collection Standards clearly states that separation at source must be encouraged and supported in line with the relevant industry waste management plans, and in addition: • All domestic waste must be sorted at source (i.e. households) in all metropolitan and secondary cities • The service provider/ municipality must provide clear guidelines to households regarding types of waste, the sorting of waste, appropriate containers and removal schedules for each type of waste • Community involvement in recycling must be encouraged • Many South African cities are faced with the situation of having to close down their landfill sites arising from stricter environmental regulations being imposed and also due to existing landfills having reached their full capacity.

(NEMWA Act No.59 of 2008). The new waste hierarchy places waste avoidance and reduction, and recycling at the top of the pyramid. The foundation of the NEMWA and the new National Waste Management Strategy (NMWS) is based on the waste hierarchy. All integrated waste management plans are required to encompass the whole concept of the waste hierarchy. Central to this theme is recycling, which is seen by many as a platform for the creation of jobs in waste management.

There has been a lot of controversy surrounding waste management issues, and it is only now falling into place with implementation of the New Waste Act

Recycling is not a new concept but it is somewhat of a habit, a ‘lifestyle’ or shift in mindset that needs to be adopted by each individual if we want to implement a change. Waste salvaging has experienced significant growth with the emergence and growth of recycling companies. However, until such time that wastes are separated at source, the efficiency of any recycling initiative will be hampered with the resultant problems of financial viability and sustainability. Internationally, case studies have proven that where wastes are separated at source, efficiencies in recycling reach high levels and there is a drastic reduction in wastes going to landfill.

Recycling 1 ton of PET plastic bottles saves 1.5 ton of carbon, it also decreases the need for raw materials and saves energy. Recycling a single


plastic bottle can conserve enough energy to light a 60W light bulb for up to 6 hours. According to the e-waste Association of SA, only 10% of the electronic and electrical equipment waste stream is currently being recovered. Recycling one aluminium can saves enough energy to run your television for 3 hours or light one 100 watt bulb for 20 hours. Aluminium takes 500 years to break down. Recycling new aluminium cans from used cans takes 95 percent less energy than using virgin materials.

The Estate would like to contribute to a greener environment and as most of you know, we already have a recycling project in place. This is run by The Waste Group. By supporting us you will be “Proudly” part of a Community Recycling Initiative and also contributing to a “Greener Tomorrow”.

The bags will be collected every Monday by The Waste Group. Bags can be obtained at any of the access gates or the HOA office. Please note that the bags work on a replacement system and bags are provided based on the bags collected. Only use the provided bags for recycling as those are the only ones that will be collected.

WHAT CAN BE RECYCLED? •

Paper: Flattened and folded cardboard, any paper, newspaper and magazines.

Glass: Rinsed bottles and jars. Plastic: Any plastic bags, rinsed bottles and containers. • Metal: Rinsed food tins, cans and scrap metal. • Tetra Pak: Foil lined juice boxes and milk containers. Please remove all caps and lids from bottles and containers before you place them into your recycling bag

HOW DOES IT WORK? • • •

There is NO sorting required. Place ALL recyclables in the same bag provided. Place the bag on your pavement on Monday mornings for collection by The Waste Group.

NEIGHBOURLINESS Living in an Estate means being part of a community of people who opted to share a secure high-quality lifestyle. Conduct rules for the community would therefore provide a means of protecting this lifestyle. The HOA rules are aligned to and comply with the normal municipal rules, but also take the member circumstances into account. The HOA rules seek to ensure a safe environment and good order among members, residents and neighbours. The HOA will always apply the “audi alteram partem” rule for complaints, translated to let the other side be heard as well where any two parties or more are involved and call for the intervention of the HOA based on the HOA rules All Members, Tenants, Visitors and Contactors shall treat and be treated with respect and equal fairness on any conduct within the Wierda Glen Estate (WGE). All complaints, requests or suggestions shall be channeled via the HOA`s official communication channels in writing and no instructions may be given to the Employees or Contractors of the WGE Estate by a Member, Resident, Visitor or Contractor. Happy and harmonious community living is achieved when members, residents and/ or occupants use and enjoy their private property as well as the public areas of the Estate, in such a manner that they show

respect for the rights and safety of other Owners and/or persons lawfully using and enjoying our Estate including its amenities and facilities. Compliance with the HOA Rules and general consideration for each other assists in achieving a happy community. In the event of annoyances or complaints, the involved parties should first attempt to settle the matter between themselves, exercising tolerance and consideration. In instances where problems cannot be resolved, the matter should be brought in writing to the attention of the HOA Board of Directors or Estate Manager in the prescribed manner.

No business activity or hobby that could cause aggravation or be a nuisance to fellow residents may be conducted. Music, parties, television and conversations should be kept to an acceptable noise level for adjoining properties. Please lower decibels even further after 13h00 on Sundays, 23h00 on Saturdays and 22h00 on all other days. The use of lawn mowers is restricted to the following hours: Weekdays and Saturdays: 07h00 to 17h00, Sundays: 08h00 to 13h00. The use of power tools is restricted to Weekdays between 07h00 and 17h00 and Saturdays between 07h00 and 13h00. Fireworks may not be set off within the Estate.

Celebrating MOOtastic fathers this June I’m sure all the MOOthers out there enjoyed MOOther’s Day just as much as I did this year. Not only were all my wishes for a fun-filled Destination Irene experience fulfilled, but Bill went the extra field and treated me with an additional Camdeboo Day Spa Voucher which I will probably use during the winter to ensure my coat gets the treatment it deserves in this cold weather. I returned to my MOOtherly duties the next week feeling MOOrse relaxed and the delicious milk I produced was proof thereof. After another busy day of grazing in the pastures yesterday, I arrived at the barn only to find a note attached to my bale of hay: MOOve over Mom June is Daddy’s turn for spoils! No doubt Bill had something to do with my calves reminding me that 19 June 2016 is Father’s Day… Attached to the note was a list of activities that Destination Irene has on offer, proof that it’s not only me that loves this destination, and I was so excited to see that there are so many ways to spoil Bill on this special day. African Pride Irene Country Lodge is still running their Family Fun Promotion. Bill and I love to get away from the calves every now and then but when we do, they always MOOan that they are being left out. If I book this promotion, the calves will enjoy the weekend as much as we will.The package includes accommodation, a complimentary interleading room so the calves don’t feel completely alone, scrumptious full breakfast buffet for all of us and two hours of calf-minding services to ensure Bill and I can have a quiet romantic dinner. But then I saw that Meadow Green Restaurant is

offering a Father’s Day Lunch and I got even more excited. MOO’s around the pastures have been that Meadow Green Restaurant has recently launched a Smoked BBQ Menu within their buffet and I know that Bill would just be over the MOOn if he could get a taste of that. At R350 per person, this lunch is sure to win Bill’s heart over especially since it includes a welcome drink for Dad’s on arrival and a craft beer voucher for them to redeem at any point during the lunch. Of course, Bill won’t openly admit it to the other bulls in the field but he’s a fan of Camdeboo Day Spa and this Father’s Day I’ll be sure to include a Hot Rock for Men treatment in his bag of gifts. A self-heating sugar back scrub with steam, 30 minute back, neck and shoulder massage with hot rocks and an application of a muscle relief gel for circulation will certainly do. I think I’ll sneak in an extra voucher too so he can join me when I book to relax and rejuvenate my winter coat. Oops, I nearly forgot father-in-law! I know how much he loves the Irene Dairy Farm and their Father’s Day Lunch Buffet looks MOOlicious. For just R239.95 per person (R119.95 for calves under 12 years old and calves under 6 years old are free), the menu includes salads, veggies, seafood, carveries and everyone’s favourite, dessert. Dads will also get a gift – 1l of farm fresh milk which they will certainly enjoy. With so MOOny options, I’m going to have to hit the hay and sleep on what to choose. At least I know that whatever we end up booking for Father’s Day, Bill is going to love being spoilt at Destination Irene. Wishing all Dad’s a MOOtastic Father’s Day…
