Holbeck Urban Village A community newsletter from Ingram Row Limited, a subsidiary of Dandara Plans for new homes Leading property developer, Dandara, is delighted to announce our revised plans for a residential-led development at Sweet Street/ Manor Road in Leeds. The site benefits from an existing planning consent for a similar residential-led development, however the current proposals look to improve on this scheme and regenerate this part of Holbeck Urban Village. This community newsletter provides information on the proposals and how you can have a say on them.

The project Dandara is asking local people for their views about our plans for a residential-led development at our site which is bordered by Sweet Street and Manor Road. The scheme will consist of 750 new properties, made up of a mix of unit sizes to provide choice, including; studios, 1-bed, 2-bed and 3-bed apartments. In addition it will include: New pedestrian routes through the site Extensive, landscaped courtyard space accessible to the public

Private garden/terrace space for residents Car parking spaces and cycle spaces Commercial floor space for retail and/or leisure use Pedestrian links to encourage connectivity with the city centre With a mix of high quality residential accommodation and new commercial space, the proposed development will contribute to delivering the wider regeneration of Holbeck Urban Village. Open space will be a key feature of the development and a significant proportion will be publicly accessible which local people will be able to enjoy. Extensive planting will enhance the appearance of the new buildings and create an attractive space for the community to use.

Delivering quality accommodation in Leeds The project If approved, our project will regenerate the 1.5 hectare Sweet Street and Manor Road site which is located within Holbeck Urban Village. Currently used as a temporary car park, the site would be transformed with a mix of residential and commercial space with easy access to the City Centre. The new apartments would be managed and maintained by Dandara.

Indicative proposed development

The proposed development will be a collection of buildings set around courtyard spaces linked by landscaped walkways. Ingram Row would be upgraded and made into a pedestrian focused route to enhance the routes though the proposed development and link to other parts of the city.

Studio apartment

In terms of design, the buildings are of a scale, mass and height that responds to Holbeck Urban Village and the materials that will be used will be chosen to complement the other buildings in the surrounding area. The mix of unit sizes will suit a variety of people who want to live in this fantastic location. For example, our studio apartments will be popular with young professionals who are looking for affordable accommodation. A proportion of the three bedroom units will be located on the ground floor and will be designed to appeal to families who wish to benefit from the proximity to the city centre and local amenities. They will have access to their own outside space or open onto the courtyard space with a private garden area. 1 bed apartment

Having your say We’d like to hear your views about our proposed development before a formal planning application is submitted to Leeds City Council later this year. As part of this we are holding a public exhibition at Bewley’s Hotel, City Walk, Sweet Street, Leeds LS11 9AT on 17th June between 3pm and 8pm.
