Webster’s dictionary defines contingencies as:
Sale of Current Home. The sale of the buyers current home is another very common contingency and one that can be a significant issue in a transaction depending on the current real estate market and how long houses are taking to sell. Your Realtor can guide you through the process and provide very valuable insight as to how much time it can take to sell the existing home and what amount of money you can expect to earn from the sale.
1. Depending on the fulfillment of a condition. 2. a contingent event; conditional on something uncertain. 3. something incidental to another event. It is very common for an offer to purchase a property to contain one or more contingency’s. Let’s explore some of them! Loan Approval. If you are the seller, you should be aware that the buyers application for the loan is not a guaranteed thing. Most banks will issue the buyer a conditional approval that will give you some comfort that the buyer is qualified for the loan. However, this conditional loan approval also contains CONTINGENCIES! The loan will certainly be conditioned upon proving that the buyers income is sufficient to repay the new loan,
Status of Title. Another CONTINGENCY on a purchase agreement is for the buyer to review the title report issued by the title company. Our title reports disclose items that affect the property and you would want to make sure that there are no items that might affect your use of the property. For example: •

inding and purchasing your first home is a dream for all of us. There are many elements that make a successful home purchase possible. The first thing that every homebuyer should do before beginning to look for a home is to get prequalified.
Prequalification is the process of meeting with a loan officer and calculating your budget for your home purchase. This process basically compares your monthly income against your monthly debt to figure and an affordable amount for your monthly mortgage payment. The mortgage payment and your monthly expenses must fall within a certain percentage of your monthly income. My recommendation is to choose an experienced Realtor who has knowledge of the financing options particular to your situation. The ability to find the type of financing that fits your situation is the key element to a successful home purchase. If you qualify, you may be eligible to receive 100% financing. Your realtor will be able to explain to you the guidelines of this program. Veterans are also eligible for hundred percent financing. There are certain guidelines for using a VA loan as well. There are many options to financing from conventional, 20% down to 100% financing. If a bank declines you, don’t give up. Go apply to a different bank! Your Realtor can be a key element to ensue that your financing go as smoothly as possible and can be of great assistance to help find the solution to any financing issues. Once you know your prequalification amount, you can begin looking for the home of your dreams. If you need help finding a realtor, ask your friends who helped them with your home purchase.
