28 Single family homes sold from January 1, 2018 thru February 1, 2018 vs. the 26 homes sold in 2017. However, the strength of the Guam real estate market continues to be residential rentals. Year to date saw an increase in the number of single family homes rented at 67 vs. 57 in 2017.
15 Condominium transactions have been completed from January 1, 2018 thru February 1, 2018. Compare this to the 13 closings for the same period last year. Year to date saw an increase in the number of condominiums, townhomes, apartments rented from 98 in 2017 to current year at 83.

The average year-to-date home price of $343,704 was significantly higher than the $275,910 reported during the same period in 2017.
The average condominium sale price of $245,473 in 2018 was higher than the $199,462 reported during the same period in 2017.

Average single family monthly rentals so far this year decreased from $2,501 last year to current year at $2,347.
The monthly rental rate for condominiums, townhomes, apartments increased from $1,688 in 2017 to $1,802 for the same period in 2018.

On average, single family home sales in Guam take about 5 months to sell from date listed to date closed. Compare this to the closings for the same period in 2017 at 5 months.
In 2018, single family home rentals in Guam took 67 days from date listed to date closed. Compare this to the closings for the same period in 2017 at 60 days. Interest rates are still very attractive with fixed rates hovering above four percent (4%). The inventory of homes on the market provides buyers with a good selection of properties to choose from. We checked with the registrar of corporations for the Government of Guam and discovered that ABC Corporation had folded in 1992, shortly after selling the property to the Babauta’s. It would have been impossible for Mr. & Mrs. Campos to know that the people that sold them the house only owned a 3% undivided interest in it. For that
