188 Single family homes sold from January 1, 2019 thru July 1, 2019 vs. the 199homes sold in 2018.

HOMES RENTED

Year to date saw a decrease in the number of single family homes rented at 398 in 2019 and 413 in 2018.

116 Condominium units have been sold from January 1, 2019 thru July 1, 2019 vs. the 125 units sold in 2018.

UNITS RENTED

Year to date saw a decrease in the number of condominiums, townhomes, apartments rented from 570 in 2018 to current year at 540.

The strength of the Guam real estate market continues to be residential rentals

AVERAGE SALE & RENTAL PRICE HOME SALES

The average year-to-date home price of $354,775 was significantly higher than the $332,869 reported during the same period in 2018.

HOME RENTALS

Average single family monthly rentals so far this year decreased from $2,338 last year to current year at $2,302.

UNIT SALES

The average condominium sale price of $254,841 in 2019 was higher than the $238,518 reported during the same period in 2018.

UNIT RENTALS

The monthly rental rate for condominiums, townhomes, apartments increased from $1,645 in 2018 to $1,694 for the same period in 2019.

AVERAGE DAYS IN THE MARKET HOME SALES

On average, single family home sales in Guam take about 5 months to sell from date listed to date closed vs. the closings for the same period in 2018 at 4 months.

HOME RENTALS

In 2019, home rentals took about 8 weeks from date listed to date closed vs. the closings for the same period in 2018 at 9 weeks.

Interest rates are still very attractive with fixed rates hovering above four percent (4%). The inventory of homes on the market provides buyers with a good selection of properties to choose from. Coupled with low interest rates, it’s a great time to buy. ~ Anthony Godwin, Principal Broker

Unit sales in Guam took about 3 months to complete transactions in 2019. Compare this to the closings for the same period in 2018 at about 3 months.

In 2019, unit rentals took about 8 weeks from date listed to date closed. Compare this to the 8 weeks for closings during the same period in 2018.

INDEPENDENCE AND FREEDOM In anticipation of Independence Day on July 4th and Guam’s Liberation Day on July 21st, I started thinking about sovereignty and land ownership in the Mariana Islands. How did we get to where we are today? Guam and the Northern Mariana Islands have a long and fascinating history. Settled over 4,000 years ago, the Marianas archipelago was found by Spanish explorer Ferdinand Magellan in 1521 and a Spanish colony was established in 1668. The colony lasted until 1898, when Spain ceded Guam to the United States in the Treaty of Paris which ended the Spanish-American War. Following the Treaty of Paris, Guam was placed under the jurisdiction of the US Department of the Navy. In 1899, as a result of the German-Spanish Treaty, Spain sold the Northern Mariana Islands to Germany. In 1919, Japan acquired administration of the Northern Mariana Islands from the League of Nations after World War 1. On December 8, 1941, just hours after the attack on Pearl Harbor, Japanese forces located in the Northern Marianas invaded Guam and held the region for over two years. Between June 15th and July 9th of 1944, during the Battle of Saipan, the US Military took Saipan and not quite two weeks later, on July 21, 1944, US forces recaptured Guam. In the late 1940’s a group of CHamoru leaders successfully convinced the US Congress to enact the 1950 Organic Act of Guam. That act transferred administration to the US Department of the Interior. Among other things, it also established three branches of local government: • Executive – the Governor of Guam was still appointed by the President of the United States until 1968, when Guam residents were given the right to vote for our own governor. • Legislative – Guam residents acquired the right to choose our own representatives who create laws governing Guam (albeit still subject to the laws set by the US Congress). • Judiciary – local court system with judges appointed by the Governor of Guam and re-elected by the voters of Guam. In the spirit of the Independence and Freedom, it is with deep gratitude for the sacrifices made by the members of our armed services that enable us to celebrate the freedom we enjoy today.
