Customer Surprise!

N April 28th, Security Title was honored to host author, motivational speaker and business coach, Darryl Turner, bringing him to Guam as part of our “partnering for success” commitment to the Guam Association of Realtors. Over a monster drink, Darryl and I talked about the concept of customer service and his ideas surprised me! Darryl explained that there are three realms of perspective when it comes to Customer expectations and service. The first realm is “Reactive Service”. This is the most common definition of the literal word “Service”. This is what we provide when someone asks us for something. This is what we do when we return phone calls. This is what we do when we deliver a title report to a customer, or a commission to a broker.

In other words, with this type of behavior, we are reacting to someone’s request. The simple fact is that anyone can do that. If we think this type of service separates us from the competition we are not only wrong, it is worse than that. This type of service confirms that we are exactly like the competition! The second realm is “Responsive Service”. Have you ever considered what it would be like if your customers never asked for a return phone call because you were actually available to take the call when it first came in? Wow, what would things be like if we could respond to our customers’ needs by making ourselves available to them at the time they needed us? It is sad when the customer no longer expects anyone to be available to take a call. It is also not easy to make the change toward being available!

Better known as “Customer Surprise”. If you want a customer to never forget your service, surprise them! According to Darryl, it is just as simple as this. The more you do for them without them asking for it and then communicating that to them, the more you have surprised them. In conclusion, you will not keep your customers by simply serving them. You will keep them by surprising them!

Don’t Get Duped: Scammers Peddling Good Credit Scores By John Voket

W

as your credit negatively impacted by the downturn? Don’t be lured by the promise of a raised credit score, Freddie Mac warns. Schemes that falsely raise credit scores will land borrowers in scalding hot water—as well as cost time and money combating both origination- and servicingrelated fraud. Consumers should watch for any person or credit repair service trying to “help” with one of these three common fraud schemes: 1. Disputing Credit with Credit Bureaus 2. Falsely Claiming Identity Theft 3. Misusing Credit Privacy Numbers (CPNs) Your Credit Privacy Number (CPN) is a nine-digit number that can be used in lieu of a Social Security number (SSN) for credit reporting and other financial purposes, like applying for a loan. Given that it helps shield your finances from the public eye, it’s most commonly used by borrowers in the public eye, such as celebrities and politicians. But some consumers with poor credit acquire a CPN with the intent of creating a new, clean—and misleading—credit profile. It’s important to keep in mind: This is an illegal use of a CPN;

The third realm is “Proactive Service”.

• CPNs were not created for this purpose; and • Mortgage loans originated using a CPN are ineligible for sale to Freddie Mac. Borrowers who use a CPN with the hope of leaving their bad credit histories in the rear view mirror are in for a rude awakening. As the Federal Trade Commission (FTC) points out, “By using a stolen number as your own, the con artists will have involved you in identity theft,” for which you may face legal trouble. Remember: • Credit scores aren’t used unfairly to block you from accessing credit; • Credit scores ensure successful repayment of borrowed money. Ploys to circumvent official credit controls will likely set up consumers to fail. The best way of raising and maintaining a healthy credit score is by consistently paying bills on time. Basement Blues: More Millennials Living with Mom

M

ore millennials age 24-34 live with their moms than at any time in the last decade, according to Zillow’s latest analysis. In the U.S., 21 percent of 24-34 year olds live with their moms, a number that’s been steadily increasing since 2005, when just 13 percent lived with their moms. El Paso, Texas has the biggest percentage of millennials living with Mom, almost 34 percent -- a 12 percentage point increase since 2005. Other places with a large percentage of millennials crashing with their moms are Miami, Los Angeles, Philadelphia, and Ventura, Calif. U.S. rents are on the rise and incomes have not kept up, especially for young adults, who have faced a sluggish job market over the last decade. Over the past year, rents have increased almost 3 percent, while incomes have increased just 1.8 percent. The decision to stay with Mom could be driven by affordability or culture. In general, Hispanic families are more likely to live in multigenerational households, and many of the places with a large share of young adults living with Mom also have large Hispanic communities.

“With today’s high rents and lagging income growth, many young people are having trouble setting aside enough money to buy their own home, delaying home ownership,” says Zillow Chief Economist Dr. Svenja Gudell. “Living with their parents may allow young people to continue to do things like continue their education, save enough money for first and last month’s rent, or save for a down payment.” The median rent in the U.S. is $1,389 per month. Zillow forecasts rents to increase about 3 percent over the next 12 months to a Zillow Rent Index of $1,426. For more information, visit www.zillow.com.
