276 Single family homes sold from January 1, 2018 thru September 1, 2018 vs. the 245 homes sold in 2017. However, the strength of the Guam real estate market continues to be residential rentals. Year to date saw an increase in the number of single family homes rented at 756 in 2018 and 573 in 2017. In 2018

151 Condominium transactions have been completed from January 1, 2018 thru September 1, 2018. Compare this to the 147 closings for the same period last year. Year to date saw a increase in the number of condominiums, townhomes, apartments rented from 519 in 2017 to current year at 787.

The average year-to-date home price of $334,220 was significantly higher than the $289,286 reported during the same period in 2017.

Average single family monthly rentals so far this year increased from $1,655 last year to current year at $2,385.

The average condominium sale price of $248,569 in 2018 was higher than the $221,192 reported during the same period in 2017.

The monthly rental rate for condominiums, townhomes, apartments decreased from $2,420 in 2017 to $1,692 for the same period in 2018.

On average, single family home sales in Guam take about 4 months to sell from date listed to date closed. Compare this to the closings for the same period in 2017 at 5 months.

In 2018, single family home rentals in Guam took about 8 weeks from date listed to date closed. Compare this to the closings for the same period in 2017 at 8 weeks. Interest rates are still very attractive with fixed rates hovering above four percent (4%). The inventory of homes on the market provides buyers with a good selection of properties to choose from. Get Your Unit Back in Shape Customer: I’m a new landlord and heard experiences of others when tenant ups and skips out. Sometimes leaving an un paid rental bill, and even worse, a unit left in terrible condition. Any tips on ways to get the unit back to good shape, and trying to save money at the same time? Duane: That’s a toughy! When the unit is left for dead, you just can’t believe someone would do that to your unit. But, it sometimes happens, so here are some ways to bring your unit back to life! If you’ve been a landlord for any period of time, you probably know exactly what I’m talking about. If not… don’t worry, you will. No matter how well we screen for the perfect tenant, you may still have a problem.

You can hire a local handyman to haul out the smelly carpet, the tenants junk, cockroach hotel, and do a quick cleaning of the place before you take over. It’s a win win for you and the people you hire.

You should be changing out the locks every time a tenant moves. After all, you don’t want to be responsible if a disgruntled tenant comes back to their old home and steals all the new tenant’s stuff.
