From now on, you too can live in a real Jan Snel This is a special edition of our magazine. To start with, it is the tenth edition. If you do a quick calculation, you’ll see that we have already filled more than 500 pages (!) with articles, background pieces and, in particular, a great many amazing, inspiring projects. That’s great, of course, but rather than looking back, we’d like to look ahead with you. And so we come to the second reason why this magazine is not just the next JNSNL. You see, this is the edition in which we definitively announce our move into the housing market. Of course, we were already active in student housing (an understatement if you consider that we built the largest student housing complex in Europe), but the market for private houses is an entirely different segment. And it is precisely in this segment that striking developments are currently taking place. The most conspicuous of these is the explosive growth of small households. In the next twelve years, there will be an additional 500,000 to 750,000 oneand two-person households in the Netherlands. Housing associations are working on adapting their strategic housing stock in the light of this, because the available range of small, affordable rented houses is much too small. Project developers are also looking at the figures: in 2030, four out of ten households will consist of single persons. In order to satisfy their housing needs, a new way of building is needed. Flexible, fast, affordable and sustainable – and that’s precisely what we are good at! On pages 6 and 7, you can read more about our new, revolutionary housing concept, the Relax.snelwoning.nl. What we also want to emphasise here is that we are proud of the fact that the new house is more than 94% cradle-to-cradle. So we are proving once again that building flexibly is the sustainable way forward. And at Jan Snel, we are indeed going forward. Therefore, we are in sore need of new people at different levels and locations within our organisation. You will find an overview of the current job vacancies at jansnel.com. Feel free to pass this tip on to people whom you think would suit us, so together we can build toward the flexible future of the Netherlands. The most flexible magazine ever!

The figures Until the year 2040, 1 million newly-constructed houses will be added. That’s 70,000 per year. By way of comparison: in 2015, the figure was 45,000.

hou•sing Of course, at Jan Snel, we already have a lot of experience with flexible housing solutions. Just think of the 800(!) students who live in the Ravel Residence in Amsterdam. Now, we are going to open up the housing market with our Relax.snelwoning.nl. Everyone deserves the chance of a comfortable and affordable home so we are happy to contribute to this.

You: relaxed, we: fast!

Relax.snelwoning.nl: the answer to the housing demand On the eve of the PROVADA (the largest real estate trade fair in the Netherlands), Jan Snel is introducing the Relax.snelwoning.nl. An innovative housing concept that is the answer to the rising demand for affordable single-family houses. For us, it is an expansion of our expertise: from the building of hotels and student residences to complete land-based single-family houses in serial construction. You affix the square cards and hooks to each other yourself, and in this way you create a personal work for display on the wall. HAY Elastic ball Rubber bands themselves are the epitome of flexibility, of course. But the problem is: how do you store the rubber bands in a somewhat organised manner? The Danish design brand HAY has thought up something for this: the Elastic Ball. The idea is so simple that it must be a stroke of genius. The ball keeps all the rubber bands neatly in place and the black-and-white tangle looks cheerfully pleasant too.

Telephone holder Telephone holders are available in all sorts and sizes, only they are not all equally handy and sometimes you can’t get them turned to the right angle. This telephone holder seems like a fairly flexible gadget to us. The suction cups are located on both surfaces, so you are entirely free to fasten it. Place the holder and the telephone in a way that you like, and you’re always safe while you’re on the road.

Snel Transport

Glimpse of the digital future The future of goods transport is digital. In order to remain relevant as a transporter and to increase the capacity to distinguish, improvements are necessary. In the coming months, therefore, we are putting two processes into operation. Simeon Roodenburg, director of Jan Snel Transport, tells us:

Looking for young talent

Jan Snel in the leading role

Snel tells

In the construction and transportation sector, it is time for new talent, because in the coming years many experienced staff members will be leaving. Thus, there is a need for young people who would like a career in the construction or transportation sector, who are well-trained and are entering the labour market with a full backpack of theoretical and practical knowledge. We are conscious of our role in the training of young talent; therefore we offer them the chance to gain work experience during their studies. As a recognised training company we dedicate ourselves to reducing the gap between school and the labour market. Aside from the training courses, we also do this by lending our cooperation to films made by the Samenwerkingsorganisatie Beroepsonderwijs Bedrijfsleven (SBB – Business-related Vocational Education Collaborative Organisation).

“ For this, they combine four days of work at Jan Snel with an average of one day a week at school.”

Important role For us, it’s nice to bring the company to the attention of young talent in this way. Thus we are actively making our contribution to the future of skilled workers. A role to be proud of!

As a training company, we teach young people to become drivers or mechanics. For this, they combine four days of work at Jan Snel with an average of one day a week at school. The education is well-matched to the practical reality. If they turn out to be suitable, we offer them employment once their education is complete. For us, it cuts two ways: we get new talent in-house and we are actively passing on our experience. Reaching young people In order to reach young people, a brochure or a website alone is not enough. So, the SBB makes short films in which the central focus is on a pupil with his or her practice

flex•i•ble Versatility, sharing ideas, customisation within modular solutions. Building flexibly is Jan Snel’s great strength. With our new construction concept Relax.snelwoning.nl, we are now going to considerably shake up the housing market too. We have focused everything that makes our flexible housing solutions so successful on housing construction. The question is: how flexible will traditional construction companies be when they see what we are capable of from now on ...

One care less Huis in de Wei (ENA), Scherpenzeel The Huis in de Wei is the unusual name of a residential care facility in Scherpenzeel. During the thorough renovation, which takes about a year, the residents have to be housed somewhere else temporarily. Zorggroep (Healthcare group) ENA asked Jan Snel to realise a full-fledged residential care complex, consisting, among other things, of 37 care rooms, 6 office spaces, 2 living rooms and a large recreation room with a professional kitchen. The building covers more than 2,400 m2; we completed it within six weeks. One care less for Zorggroep ENA.

The site has its own fire brigade station, built by Jan Snel, which is intended to remain in use for at least 15 years. The fire station houses four crews of five people, various vehicles and support services such as the breathing apparatus workshop. Thanks to its favourable location, the fire station also accommodates the Security department. A multifunctional building, constructed in no time, ready for many years of intensive use.

CSA, Miele, Brisbane (AU) What once started with the construction of a trial operating theatre in our factory in Montfoort rapidly grew into a worldwide success. The mobile sterilisation unit – the so-called CSA – which we built for Miele Germany, has been of great value in various countries. Commissioned by Miele Germany, we recently built a modular CSA which, in the meantime, has been delivered and assembled ‘down under’ in Brisbane, Australia. This is by far and away our most distant project ever. Meanwhile, requests are regularly coming in from other parts of the world.

A textbook case of educational accommodation 2.0. The new school building of the Gemeentelijke Basisschool Relegem (Municipal Primary School, Relegem – to the north-west of Brussels) was constructed lightning-fast and is now perfectly suitable for permanent use. The building consists of two storeys, with a total of six classrooms and two toilet areas. After careful preparation in Jan Snel’s workplace, the construction period on location amounted to just two (!) weeks.

At Kloosterboer, they know how to go about things, and that’s exactly why it clicks so well with Jan Snel. In Vlissingen, within a period of two weeks, we built a new canteen and changing rooms for Kloosterboer’s harbour staff. Signature on contract, constructed, delivered and finished. That’s what we like!

Ready for the future Covestro, Antwerpen (B) The former Bayer Antwerpen was established in 1961, being one of the first chemical companies in the port of Antwerp. Today the Antwerp site, with 850 employees, is part of Covestro. At the entrance to the grounds, Covestro wanted to expand its building with office spaces and a new porter’s lodge. Jan Snel realised the construction within six weeks, including the connection to the existing building. Heat pumps attend to sustainable energy provision and not only make the building suitable for permanent use, but also make it entirely future-proof.

“Jan Snel realised the construction within six weeks.”

Speed four times over

Snel in pictures

Syntus, Montfoort, Mijdrecht, Bunnik and Amersfoort Yet another advantage of building flexibly: we can simply realise the same solution at multiple locations. For the transport company Syntus we built a starting location and office spaces for bus drivers, at four different locations. In Montfoort, Mijdrecht, Bunnik and Amersfoort, the construction progressed quickly and efficiently. And that was really necessary, too, because a judgement by the court was delayed for so long that Syntus was only able to issue the order two weeks before these constructions were to officially enter operation. No problem for Jan Snel, we do love a challenge.

Consultations of vital importance

Snel in pictures

UZA, Edegem (B)

For the Antwerp University Hospital, we constructed as many as 16 pre-operative consultation rooms and one SAS. The construction lasted approximately three months and involved several specific challenges, including the connection to the current building. The existing rooms remained operational during the activities, so good coordination with the hospital was crucial. This was very much the case, because the construction site lies near the entrance to the Casualty department. Good communication and timing were thus literally of vital importance.

Together, they comprise a small student village. The building has a catering area, offices and launderette. It is expected that the project will be completed for the start of the new academic year (September 2017).

Money, money, money Rabobank, Heeg We emplace many cash dispensing kiosks for the Rabobank. We’ve been doing that for quite a few years, and we’re proud of that. This project too is worth highlighting for once. Therefore, we present this cash dispensing kiosk in Heeg (Friesland), with its attractive masonry facade. The construction time for a cash dispensing kiosk was exceptionally short, although naturally all security requirements were observed.

in the Limburg Heuvelland By now, the building of (semi) permanent school buildings is among our specialities. Still, every project is different. The challenge with the Sophianum in Gulpen lay in the terrain and the timing: we ‘simply’ completed the job during the school year. Hans Hupperetz, principal of the Sophianum, talks about his experiences. The Sophianum is a consortium of schools with intermediate preparatory vocational education (VMBO), intermediate general secondary education (MAVO), senior general secondary education (HAVO), pre-university education (Atheneum) and grammar school (Gymnasium), situated in the splendid Limburg Heuvelland. This is a school with a long history: in 1886 a girls’ school was started in the Klooster Bloemendaal in Vaals, which was later given the name Sophianum as a homage to the founder, saint Sophia Barat. In 1968 it became an ordinary regional school and, as a result of a number of mergers, the institute grew into a broad consortium of

schools. The current location in Gulpen has existed since 1980. Shrinkage and expansion At the moment, the school numbers approx. 1550 pupils; this figure will drop in the coming years to approx. 1250 pupils. “That is a fact”, says Hans. “South Limburg is a shrinking region. Young people are moving away and settling elsewhere. Besides that,

We have written previously about the Admiraal De Ruyter Hospital (ADRZ) in Goes. Earlier, we built the new Centre for Nuclear Medicine for them. Central to this article is the construction of six operating theatres in an entirely new wing of the hospital. Snel in conversation

Exchange of words Certifications

Two people, one theme. In this section, two people shed light on one subject. This time we are talking with Edwin van Duivendijk, Jan Snel’s coordinator of HSE, quality and FPC, and Erik Boone, lead assessor of certifying authority DNV-GL, about improvement processes and certifications.

Edwin van Duivendijk “Jan Snel is conscious of and actively engaged in the improvement of processes in all sorts of areas. The primary purpose of this is to keep improving ourselves and to challenge ourselves. Also, we have to comply with the rules and legislation. At Jan Snel, we naturally set the bar high; in our eyes, to stand still is to regress. By actively engaging with the audits and certifications, you create a sort of cycle of improvement. DNV provides us with the certifications in accordance with ISO9001, ISO14001, ISO3834-3, EN-1090-1 and VCA. These are the certifications in the area of processes, environment, safety and CE. They are an independent party, but they are one with whom we have collaborated over a longer period. An audit report points out defects and possible improvements; but they are not concrete recommendations. But DNV does join in thinking with us: they look to see where there are leads. The contact is pleasant: they know us and know that we go into the audits

Erik Boone

“I’ve been collaborating with Jan Snel for 6 years now. In those days, they were in Montfoort and Sas van Gent and the building in Hulst had just been built. In the first instance, I was there only for the ISO9001 and VCA certification. Last year, the ISO14001 followed. That latter certification already indicates that they like to go a step further and take quality control – in the environmental sphere, in this instance – seriously. The certifications of the ISO3834-3 and the EN-1090-1 fall outside my scope; for those, another auditor from DNV-GL has been appointed. To me, Jan Snel is an example of an organisation which sees the certifications as opportunities rather than obligations. An example of this is the accommodation in Hulst. For this, all the improvements from Montfoort were carried over into the building which was to be newly constructed in Hulst. A great deal of effort has been put into making it as efficient and safe a location as possible.

in a transparent manner. We actively put forward challenging projects, such as the processes involved in the construction of the student housing projects. With the points arising from the audit, we were really able to go a step further as regards the safety and efficiency of the production and implementation process. And every year, we choose a focus area to which extra attention is paid during the audit. During the last audit (October 2016), that was the environment, because we were going to get certified for the ISO14001-standard and currently we are actively engaged with sustainable policy and the elaboration thereof.”

48

magazine

And although we are not allowed to give formal advice, we do indeed make recommendations in our reporting. Jan Snel always gets down to work on them diligently. The fact that they are open and transparent in their processes makes my work easier and more pleasant. They like to show what they are doing and how they do it, and give an added value to the process involved in certification. An ambitious client and one that is eager to learn: that’s Jan Snel as far as I’m concerned.”

fast Currently, fast seems to be the keyword for success in every sector. That certainly applies in the housing market. Anyone who doesn’t react quickly to the latest developments stays behind. From the time of our founding, we have had SNEL (fast) in our name and know exactly how to combine speed with quality. Ultimately, that’s what it’s about. No-one is interested in hasty work. But anyone who delivers fast and good work, is sitting on a goldmine.

The cycle of improvement

07 In the ACT phase, the management review is drawn up. But that does not mean that the process is complete. This information is input for a new improvement cycle (in accordance with the PDCA-model).

Whether it concerns our products, services or processes: we want to improve every day. We do that by listening to our employees, clients, shareholders, authorities, suppliers and sub-contractors. Every day, our employees ask themselves how they can do their work even better. In order to guarantee the quality, safety and sustainability of our business operations, we are certified in accordance with ISO9001, ISO38343, EN-1090-1, ISO14001 and VCA. What does such an improvement cycle look like? We are happy to show that.

06 During the check at strategic level, we analyse the quality, safety and environmental records and we determine the necessary measures.

05 At the tactical level, we carry out internal audits. In this phase, we also conduct OOG rounds (Healthcare Agreement Consultations), focused on safety and the environment. Hereby, we lay the basis for process improvement.

magazine

Snel internal The PLANNING phase is the

01

start of the improvement cycle. In the course of this, we lay down the strategy and establish the goals and performance indicators. Input comes from the management review.

02 In the DOING phase we implement the improvement measures and we communicate them. Where necessary, we give practical instruction.

03

The CHECKING phase measures performance at all levels in order thus to improve tactically and strategically.

04

Check at the operational level: we measure the product quality, conduct workplace inspections and make improvement proposals (by means of sessions and reports via our QHSE system).

Temporary home If there are mottoes for projects, then for this project it should be ‘Strong Together’. We are discussing the building of 70 temporary lodgings for the inhabitants of houses which have suffered damage due to the earthquakes in the province of Groningen. Through close collaboration, extremely short lines and a joint commitment, we are building – in record time and at three locations – complete, compact mini-residential districts. Barry Dolk, Jan Snel’s project manager and Erik van den Broek, project manager for Centrum Veilig Wonen (CVW), talk about the project and the collaboration.

Cooperation with Ferm Werk Also, people who are disadvantaged with respect to the employment market get plenty of chances and opportunities at Jan Snel. We collaborate with various authorities who dedicate themselves to people who come within the scope of the Participation Act. So, we are particularly happy with our collaboration with Ferm Werk, an intermediary bureau for municipalities and employers in Woerden, Oudewater, Montfoort and Bodegraven-Reeuwijk. Together, we connect people who have a labour disability with suitable work. In this way we are contributing to a strong, regional economy and we are seeing to it that this group of people too can participate.
