early everyone dreams of a house by the beach and enjoying a warm tropical climate all year round. Whether it´s a holiday home or simply an investment, the dream has to live up to your expectations and should not put the capital you invest at risk.
Dominican Republic is the country to have registered the biggest economic growth among Latin American and Caribbean countries. Despite the worldwide economic crisis, this growth throughout the country has notably favored the real estate sector in Las Terrenas, making it one of the biggest booming destinations in terms of sales and construction. Apart from the undeniable natural beauty of the area, clear property legislation, facilities available to both Dominican and foreign buyers from the main banks, tax incentives and lastly, the professional advancement of real estate agents and legal firms, account for this progress. Although these are basic positive elements, but when it comes to choosing a property, be it a home or a real estate investment, there are other fundamental elements we should not ignore, namely the title deed, price, location, the quality of the property and maintenance costs. Documentation must certify the ownership of the property in the land court records as well as clear and free title, namely, no mortgage liens or community debts, in the event the property is part of a condominium. On the other hand, buying at a competitive price implies a higher added value, higher annual returns and the revaluation of the property. Currently there is no market price list so it is important to analyze several proposals before deciding which one is a good investment.

A property in a good central geographical area close to basic services and attractions is much more comfortable and improves the quality of life, increasing the number of customers interested in renting. The quality of construction, upkeep, accessories, comfort and surroundings play a major role in defining the value. Nor should we underestimate the costs that the property generates, for example, when it´s part of a condominium. Also, if the property has a swimming pool and / or garden or is very isolated it is important to assess the necessary maintenance and services costs while occupied and vacant. All these are fundamental factors and must be carefully weighed up before making a final decision. Las Terrenas offers a wide range of prices to suit different pockets and buyer profiles. A property in this area can provide significant income by renting per night or week, securing a usable cash to cover expenses. As an owner you can enjoy the house during holidays and at the same time have a home for when you retire. Nonetheless, individual circumstances vary greatly and therefore advice from a professional to assist you on this adventure and help you find the property that best suits your needs and budget is essential.

SIMPLE FLUJO I
love the unexpected… I love places, scenery and people that take me by surprise.
A while back, I was invited to have coffee with some friends and arrived at the home of our hostess. We were greeted at the front door of her modern yet clean and simple home, like the ones featured in “Insamana”. Suddenly, my eyes were drawn to a huge picture, a beautiful wooden cabinet and a lamp made of intertwined metal and wood, at the back of the large room. Stunning! These three simple elements were enough to fill the place, inviting me sit down and leave my worries at the doorstep. Walking around Plaza Colonial I spotted what I thought was the same picture I had seen in the house just a few days beforehand so I went in. On display were pieces of furniture combining iron and woodwork, wooden lamps bowing at me, paintings that seemed to speak to each other. I am talking about pure art, a selection of paintings by various artists and yet not one of them was out of place, all blending perfectly with each other. Then I bumped into Istvan Lalic, a Serb living in Las Terrenas for more than 20 years, who kindly threw some light on the place. He told me how this group of artists got together to design spaces, all very different from each other but with one common vision of creating harmonious synergy and, to tell the truth, they really have achieved it with Simple Flow. These artists´ works are on display in dozens of cities around the world, Madrid, Vancouver, Hamburg, Saint Tropez, Herzegovina, Paris, Nice, Santiago de Chile, Caracas and many more. It is hard for anyone visiting Las Terrenas not to be tempted to buy one of these beautiful pieces… even I fell under the spell of one of Istvan´s works, an abstract landscape with a light that draws me in. CASA NITO LIFE STYLE
Simplicity and authenticity in the middle of nature
A
holiday in Las Terrenas can have karma, at least for some. So it was for Nito, who was entranced by its magic and beauty 25 years ago and decided to build a house, although he prefers to call it “his cabin,” a place to disconnect and where returns on vacation year after year. He found a large piece of land, perfect for what he had in mind: a quiet location near the sea and the town center, a parcel where he could have built ten houses but preferred a large garden. Meeting Doumé and Pipo was essential - the die was cast. They connected instantly: they would build a main house and a guest bungalow, both Creole/colonial style, although years later he went on to hand build a typical Dominican cabin on top of a rock for his son. A cluster of buildings designed for this climate and to live in harmony with nature, without frills but with all the amenities.
insamana 25
Just like the polished concrete floor and wooden roof with sandwich like insulation, the white walls of treated wood lend a cool air to the place. A few touches of bright colors here and there make the Caribbean heart beat. The carefully chosen furniture and decorative objects are simple yet austere. Everything is simple, functional and welcoming, an invitation to relax, almost in homage to simplicity, reminding us that we need very little to be happy. The garden plays the leading role. It envelops you in its sweet, romantic, peaceful atmosphere, especially if you visit when the flamboyant is in bloom. It is an extension of the house, like a protective blanket wrapped around it, but full of oxygen, life and color at the same time. At Nito´s place luxury lies in having this huge garden, a place to live and enjoy the view. The concept and decoration revere authenticity. Its beauty lies in the natural materials which, like a good wine, get better with age. Time and perfect maintenance have added a coat of history to this dwelling whose flaws are celebrated because life has passed through them enhancing their beauty and fragility. It is an aesthetic and philosophical set of ideas that invites us to a more spiritual in the art of living. Newer is not always better – amen to that! 26 insamana

Fer Ailleurs

know-how and passion
T
he blacksmith trade is one of the oldest known professions, a job that requires strength, ingenuity, skill and many secrets which have been passed down directly from mythical Hephaestus, the Greek god of blacksmiths who used a volcano as a forge. Looking at Fer Ailleurs´ creations one could easily take it to be a simple job, a question of mere of brute force, but when Mané heats up the iron till it turns bright yellow and then places it on the anvil with those giant tongs and hammers it into the exact shape, size and curl he´s looking for is when you see the precision, even the passion and love he has for what he does. Born in a Parisian quarter where he lived till he was 20 years old, Mané first emigrated to Sub-Saharan Africa with his parents and then onto many other countries around the world. He came to Las Terrenas in 2004 where he met Fabrice – a life changing encounter. Together with “El Rubio”, as the renowned ironwork artist was known before passing away in 2014, they began making furniture, gates and all sorts of decorative objects out of wrought iron. Initially they worked mainly for friends and individuals, but soon their art found appreciation among builders and professional decorators who began placing orders for restaurants, hotels, residences... pieces that can be seen especially in the Fishermens´ Village and Punta Popy. Following Fabrice´s death, Mané took stock of his artistic heritage and teamed up with Cédric. The company flourished and they invested in new machinery and started using new techniques. Nowadays, they are qualified to fill any blacksmithing order, creating and renovating furniture in metal and stainless steel. “Whatever you want, however you want it” is the company motto reflecting the positive attitude and willingness of these two enthusiastic young men perfectly.

Patrick Grellier Originally from Nantes, France, he is the developer of the renowned Valcaoba Pool, Garden & Spa Residence. Having studied business he then specialized in Information Technology and Decision Systems at ESSEC, Paris. He lived in New York working as a Systems Manager for a French company. “Julia and Sofia are my two eldest daughters. They are also my two most accomplished achievements. I need to build one more for my youngest daughter, Emilia”
Patrick, how did your “Terrenero” adventure begin? Like so many others living here now, one visit was enough. I came on holidays in 2004 and bought 2 sites straight away. Two months later I was back looking for architects and over the next 8 years, I was back and forth to Las Terrenas every seven or eight weeks for a fortnight or more each time. Four years ago I swapped things around, settling here and going back to France three or four times a year. Exactly what convinced you that Las Terrenas was a good place to invest in? The beauty of the place, the international ambience, the smiling Dominican people! What are your best assets as an investor? Is it daring, creativity, a sense of vision, or what? I was taught that honesty is always the best quality so I always insist that each of my customers or partners earns as much as the developer or investor. Besides, I have always been fascinated by architecture, impressive hotels, fine restaurants, and also the beauty of certain natural places since childhood. For many years, life allowed me to travel to many great places in the world, holidaying in exceptional hotels that have served me as a reference… Now, the idea of bringing my own interpretation of those experiences to life in one of the most exceptional places I know, Las Terrenas, gives me tremendous pleasure. The best deal of your life? The next ten projects I´m dreaming up in my head!
40 insamana
And the worst? Hasn´t happened yet! I love them all, I find a project is always better than its predecessor. Why? Because the joy of creating them is most important to me. Who are Julia and Sofia? My two eldest daughters. They are also my two most accomplished achievements. Villa Sofia and Villa Julia are properties with very particular designs that we are renting really successfully. I need to build one more for my youngest daughter, Emilia. How do you choose a project and get it right? First of all, the most important thing is the location. For the rental villas I wanted top quality locations for holiday use. So the main features had to be beach, quietness and/or panoramic views. As for my latest holiday apartment complex Valcaoba, I needed to find a place that was near the sea but, above all, close to the town center and its amenities. You also need to adapt to market changes, and never, at least as far as I´m concerned, compromise the quality of the product you´re offering. With Valcaoba I was aiming at a high quality complex with affordable prices: these two basic features were not compatible with a residential area directly facing the sea, but I found the perfect location with easy access to beaches, restaurants, bars and shops and, above all, it allows me an affordable sales price.
INTERVIEW
Do you think this is a good time to buy? A good time to buy is when you feel ready to make what is one of the most important decision in your life. It´s a mixture of desire, economic opportunity and finding a project or a promoter that answers to that. Investing only for economic reasons only takes all the pleasure out of this type of adventure Anyway, I am totally convinced that it is always a good time to buy in Las Terrenas: there´s nowhere else as lovely in the world! Has the profile of the investor or tourist changed over the years? The market has changed from an atypical individual and elitist tourism to a more standard tourism. I think it has become a more classic destination, mixing short-term tourism with medium-term tourism especially for seniors. The capacity of local and national authorities to improve infrastructure and attract larger groups of investors (international hotel chain, golf course, etc.) will have a greater impact on the profile of tourists we attract in the future. Destination Las Terrenas has it all, all we lack is infrastructure and a unified policy to communicate and give us national and international visibility. By offering an alternative tourism product we can exist side by side with destinations like Bavaro Punta Cana. Tell us about Valcaoba, what has you enthusiastic about it? Valcaoba has two strong points: the location which is really central, close to everything, and the standard of the finishes which will equal, if not exceed, those of most local so called “luxury” complexes. The fin-
ishes, which are made almost exclusively from top quality imported materials, will benefit from the unique experience of our builder who is specialized in building luxury villas in Punta Cana, Cap Cana and Santo Domingo. In addition, this building professionalism ensures Valcaoba owners high durability in their investment. Personally speaking, I am delighted to be working with so many highly professional people all totally involved in our project, the likes of our Technical Director and Sales Manager, Fabrice Garret, with whom I share all the success of Valcaoba.
“Valcaoba has two strong points: the location which is really central, close to everything, and the standard of the finishes”
What was the biggest challenge you had to face while developing the project? Dealing with the red tape with government agencies and local institutes - that delayed us a lot! Despite being supported by a team of lawyers and architects who did exceptional work, the number of taxes and fees to be paid here and there is a problem for the final administrative costs as well as the delays they cause. On the contrary, the technical and constructive aspect went without any hitches thanks to the excellent work done by our builder. Building has already started. When will the pilot apartment be ready? They are already ready and most of the units will be ready by the end of the year. What about the future of Las Terrenas – what do you see? Blue skies, palm trees and sandy beaches full of tourist! insamana 41

Casa Carpe Diem Casa Carpe Diem embraces both garden and shore. Elizabeth added a charming seaside cottage to her holiday home where she goes to enjoy her days on the beach.
Views of the garden
Carpe Diem is discreetly out of sight encased in a tropical oasis just a hundred meters from Playa Bonita. Elizabeth´s beautiful and lovingly cared for tropical garden keeps the intimacy of her home intact. Life goes on inside and outside of this Caribbean home, with the doors open, as if the inner and outer boundaries had been erased.
insamana 43
LIFE STYLE
Carpe Diem was conceived going by the standards of Caribbean construction, favoring dark or natural wood, railings and covered terraces, and with many shaded corners to enjoy at will the delicious comforts of every minute of the day. The living room, dining room, office space and the relaxing outdoor veranda were conceived as real life spaces, comfortably furnished with elegant decorative elements. Refined and attentive to detail, traveling veteran Elizabeth has decorated this “end of days” mansion with passion, giving it an air of a “family home” in the tropics by choosing sumptuous furnishings and objects fondly collected during her many trips. Her collection of Haitian paintings attests to her live interest in local art and traditions. 44 insamana
Carpe Diem is not just a holiday home it is a haven of peace that reflects the passionate life of its elegant owner. Spacious yet cozy, Carpe Diem has five bedrooms (all with bathroom), three first floor rooms overlooking the garden and another designed for friends, is in a separate bungalow which opens onto the pool. The master bedroom on the first floor overlooks this luxuriant oasis at canopy level, with coconut and palm trees sensually swaying in front of the windows. Carpe Diem is an intimate spiritual house.

An avid sportswoman, she decided to build a cheerful house by the sea, designed by Philippe Bussière and built by Philippe Fourcault, right at Punta Bonita so she could enjoy the pleasures of a day at seaside to the full in the complete comfort of her home. Under the shade of coconut palms and almost at the water´s edge, again in Caribbean style made entirely of wood following the traditional rules her day house by the sea has a large living room (with kitchen, shower and toilet) and a magnificent covered veranda facing the sea. Of course Elizabeth´s extreme refinement has led her to furnishing it like a real home, this time combining white furniture with numerous decorative pops of color, turning her guest´s day out into a magical experience. insamana 47

A THOUSAND AND ONE JOURNEYS
B
by Josée Bazin
ehind Laksmi Shop selling oriental furniture and decorations in Las
Terrenas, we find Josée Bazin, French by birth, Dominican by choice, a natural traveler who journeys around the world in search of furniture and complementary decorative artifacts. 54 insamana
Like many young people her age, in 1973, Josée set out on her first trip to India with a one way ticket and a backpack full of dreams. Captivated immediately by the rich craftwork everywhere and already feeling at home there, little by little she got the idea of combining her two passions: travelling and decoration. From then on, Josée traveled to India frequently, hunting through local supplies of furniture and decoration, always with an eye open for something original but beautiful and good quality at the same time. She started singling out and buying the pieces she liked at the source to then display them in a friend´s interior decoration shop.
PUBLI-REPORT
India is still Josée´s biggest source of inspiration. It is easier to find beautiful old pieces there, thanks to its ancient traditions of weavers, woodworkers and artisans.
As time went by her travels included visits to Indonesia and Mexico where she found a selection of perfectly crated original pieces suitable for enhancing any style of interior decoration. She travelled around the world for many years collecting all sorts of artifacts and after many crossings she decide to settled down in Las Terrenas, ironically having found many things in common here with her beloved India. Once her lovely Mexican-Caribbean house was built, she set about decorating it with an assortment of souvenirs from her travels, transforming her home into a kind of living exhibition. That´s when many residents and friends started asking her to
bring back pieces for them from her next trip. That´s where she got the idea of opening up her own shop with all the treasures she knew where to source. With her first container choc-o-block with furniture and ready to sail her idea of exporting oriental furniture to Dominican Republic became a reality. And so, some years ago, Laksmi Shop was born - a multi-faceted cross between an Arabian bazaar and an antiques market, a miniature souk where each piece on show is exciting because of its history and what it´s made of and, ultimately, because each piece is unique. insamana 55

pon entering the store you will be dazzled by Chantal´s radiant smile, the creator of Côté Soleil, nothing nicer during the holidays.
Following the conversation it will become clear that Côté Soleil is primarily a love story between the creator, the sun and the beach. Even as a child in the seventies, she spent her summers in Saint Tropez and that´s where her unconditional love of small coastal towns comes from. Since the eighties, she has lived in Rosas, Cadaques, Ibiza, Marbella and finally back to Saint Tropez where her son was born. 15 years ago she stumbled across the Dominican Republic and was completely enthralled by the country and its people, so sweet and charming, and she fell madly in love with this cosmopolitan piece of paradise with its unpaved roads and dazzlingly beauty beaches called Las Terrenas. She didn´t let up until she settled here, a dream that came true ten years ago. Having lived in the Mediterranean for nearly all her life, she was used to a certain style of clothes which she could not find anywhere locally. So, three years ago, she put everything she had into a private collection, just

a few well designed models she manufactured herself in Italy, with prices just right for the market... the success was immediate. Year after year she built up her collection and now offers a great range of models. All this time spent in the sun, Chantal still has an unconditional love for white and a taste for refined fluid forms that let the body move and breathe freely. She only uses quality lightweight, cool materials, like cotton muslin, prewashed linen and silk. Although she adores white she also offers her models in several colors, depending on the different dyes, available from year to year. Apart from the collections of Chantal´s own creative, everything you need during the holidays is available at Côté Soleil: swimsuits, towels, Havaianas flip-flops, Panama hats, summer jewelry, shoes, belts, bags and accessories. DESIGN
A Bohemian air… Boho-Folk style W
e are all familiar with the Bohemian style but who knows exactly what “Boho” style is? It is simply bohemian decor revisited. Taking inspiration from the four corners of the earth, this trend, advocating eclecticism, enters our homes creating unique, far-away environments. Ethnic inspiration has a soul and it is this very spirit of freedom combined with the air of a traveler that sets the pace for this inspiring, assorted decorative style steeped in memories. Associated with the Folk trend (from the Old English word for people, or kinfolk, meaning family or parents), the Boho-Folk style is very like the “ethno-chic”
style that was so popular in 2015. Kinfolk is the art of living, really going back to ones roots, back to essential values and traditions. Close to nature, the style calls for healthy nourishment, wellbeing through homemade foods, it is a return to companionship and what´s natural. The movement comes from the United States and is against industrialization and the consumer society. The concept touches and influences the art of eating, the way people dress and, naturally, interior decoration. The growing trend of “Folk” décor is
The “Boho-Folk” style is characterized by the use of neutral soft tones with lots of white, green, brown and grey. 58 insamana
Features such as animal skulls, arrows, feathers, skins, dream catchers, woven wall hangings and cacti are all among the essential elements of this very “folk” style.
inspired by Amerindian craftsmanship and imagination, a style known as “Boho-Navajo”. The atmosphere is refined and the tones are soft and neutral with a lot of white, green, brown and grey. We use coarse raw materials (wood, metal, leather, ceramics, clay, etc.), furniture with a time worn vintage look, textiles made from natural fibers with traditional ethnic prints (fabrics, curtains, cushions, kilim rugs, etc.). Even though it is calculated to a certain extent, we recuperate the objects we have found here and there and create a soft comfortable, indulgent, calm atmosphere. Like a salute to the symbols of the Wild West, some “reference” elements are called for. Objects such as animal skulls, arrows, feathers, skins, dream catchers, woven wall hangings and cacti are among the essential elements of this very “folk” style. Other miscellaneous small objects, such
as unique souvenir talismans, secret puzzle boxes, homemade candleholders, etc., add a more personal touch. The art of flower arranging also comes into play, collecting whatever nature leaves in our path and enhancing the value of plants in the simplest way. Mineral and organic inspirations also help create a modern atmosphere that is pure, natural and far-away at the same time. Natural materials, ethnic inspiration, handcrafted objects filled with history or symbols - “Boho” décor is based on “Folk” culture and is designed to add a hint of poetry to our homes. Nature´s own invitation, guaranteed escape, melodies fluctuate freely; rather than an offbeat form of decoration, it is a way of life punctuated by the sweet notes of Bohemia.

Medicinal plants from the Caribbean in our gardens U
sing plants for medicinal purposes goes back to ancient times. In the not so dis-
tant past, the remoteness of doctors and pharmacists and bad sanitary conditions made a good knowledge of medicinal plants absolutely necessary. This widespread knowledge, a result of centuries of experience, was passed down from generation to generation and is an essential feature of traditional Caribbean culture. PINEAPPLE (ANANAS COMOSUS)
Originally from Brazil and Argentina it is known as “piña” in Spanish, the word comes from the native Taino language of the Greater Antilles meaning “fruit flower” or from the Guaraní people of Brazil who called a pineapple-like bromeliad “anassa” or “nana”. The fruit of the pineapple is rich in natural sugars, organic acids, mineral salts and vitamins A, B, and C. Recommended uses: Digestive Stimulant: eat the fresh fruit after meals Anti-inflammatory: bromelain reduces swelling and pain caused by abscesses, gingivitis and tooth extractions. Aids slimming diets: eat as much fresh fruit as you like for its diuretic and proteolytic properties (protein breakdown). Prevents arteriosclerosis: Eating fruit regularly at least twice a week prevents arteriosclerosis. LEMON GRASS OR OIL GRASS (CYMBOPOGON CITRATUS)
A member of the sugar cane family originating from India it is called lemon grass because of the scent it releases when crushed.

Recommended uses: Digestive stimulant: drink a cup of infusion of 15 grams of fresh leaves to one liter of water after meals. Insect repellent: small bags of dried lemongrass leaves keep moths away from clothes. Slowly burn some dry leaves to ward off mosquitoes. High temperature, flu: drink the infusion of 15 fresh leaves to one liter of water three times a day. It is important to trim the leaves 10 cm from the ground to allow for regrowth. BOAT LILY OR MOSES IN THE CRADLE
(RHOEO SPATHACEA)
Native Central America succulent herbaceous plant. The Mayans used the decoction from boat lily leaves for face painting. Recommended uses: Diuretic: drink the infusion of 30 g of leaves to one liter of water several times a day. Healing agent (sores and wounds): apply a compress soaked in the infusion of 30 g of leaves to one liter of water or a poultice of warm leaves. In Dominican Republic, warm leaves are applied to the head to relieve headaches. ALOE VERA (ALOE VERA)
This plant is part of the garlic family. Over 3,000 years ago the Egyptians used it to embalm their mummies. The word “aloe” comes from the Arabic word “alhoch” which means bright, bitter. Recommended uses: Laxative: take a teaspoon of the juice of one leaf mixed with honey before bedtime. (Do not exceed 3 teaspoons a day). Superficial skin problems: apply the sap or cut leaf to wounds, ulcers, burns, insect bites, abscesses, boils, eczemas or herpes. Eye antiseptic: sap can be applied to the affected eye twice or three times daily, particularly cases of conjunctivitis. External painkiller: remove the outer spurs, warm the leaf and apply it to the sore area (muscle and tendon pain, headaches, etc.). Expectorant: blend the crystal of one leaf with honey and orange juice and drink two or three glasses a day (excellent for smokers).

CHINESE HIBISCUS (HIBISCUS ROSA-SINENSIS) Native to Asia and a member of the Malvaceae family. The word “hibiscus” in Greek means “plant dedicated to the ibis”, a bird considered sacred by the ancient Egyptians. Recommended uses: Coughs and colds: drink one cup of the infusion of three leaves to half a liter of water sweetened with honey three times a day. Lemon, lemongrass, shell ginger, etc. can be added to the infusion. Hair lotion: grind fresh leaves in cold water, the resulting liquid is used as shampoo for a shiny, silky hair. Mild sedative: At night, drink the infusion of 30 g of dried hibiscus flowers to one liter of water as a mild sedative. The same preparation also relieves tired legs. Do not use if you are pregnant or trying to get pregnant because of its abortive properties. AVOCADO (PERSEA AMERICANA) Part of the laurel family and native to Central America, the word comes indirectly from the Spanish word “aguacate” which, in turn, derives from the Aztec term “ahuacalt”. The pulp and core are rich in fatty acids, vitamins A, B, C, D, E, PP and proteins. The nutritional and cosmetic use of the fruit is well known. The avocado is recommended for diabetics because it is low in sugar, for people with heart and kidney failure because of its low sodium content, however, anyone suffering from liver disease should avoid it. Recommended uses: Growth and convalescence: highly nutritious and easy to digest, the avocado is recommended for children during growth and for convalescents, as it restores the overall tone in cases of muscle weakness. Diuretic, mild anti-diarrheal: drink three cups of the decoction from 3 g of leaves to one liter of water per day (Pregnant women should not use this decoction). PAPAYA OR PAWPAW (CARICA PAPAYA) From the Caricaceae family and native to Central America. The name is probably pre-Columbian since, at that time, the Indians used papaya juice in dermatology.
