LA GALERIA Las Terrenas Presents Eugenio Occhioni ...they say that when a house is left open “witches” are about. Eugenio Occhioni dates back to that time of superstition and folklore in Las Terrenas. Of Italian origin, as far as we know he came here from Venezuela where he had worked in the oil fields. Soon the creative flame ignited in him. Light, shade, surfaces, textures... Deft with any material... creative like few others. He managed to transmit that down to earth feeling of life’s daily struggle through his works. Every single piece of his is a search, an experiment. His investigations went far beyond the mere materials. His quest was for sensations, to stimulate emotions, create explosions. Naïve, coconuts, bamboo, sheets, the last supper... all come from that time of dirt roads, bright days and nights... the cast-offs that fell into his hands were magically transformed, containers became ghosts, bags became covers. A

ll investments involve the placement of capital with a view to future returns and this means postponing an immediate benefit without the certainty of recovering the capital or earning a profit. Before investing, three main variables must be analyzed: first, the expected return, focused on the expectation of future profits, how much do you expect to earn?; second, the accepted risk, which means assessing the expected return potential, what are the chances of actually achieving the expected profit?; and; third, the timeline, referring to when that expected profit will be achieved. Every project involves a business risk based on the constituted capital and external factors. However, when the investment is made in the tourism field, there are other factors involved in decision making, such as, the stability of the tourism demand, variations in the prices of tourism goods and services, competition from other regions, and investment leverage. Likewise, the legal and financial guarantees of the receiving country play a determining role. In the Dominican Republic, tourism is and will continue to be the most important economic sector. In 2017, 6,187,542 non-residents were received, according to the Central Bank of the Dominican Republic. Currently, the focus is on the presidential goal of reaching 10 million tourists by 2022, which involves a greater effort in promoting investments and diversifying tourist attractions. To this end, the National Executive Branch enacted the Tourism Development Act No. 158-01, amended by Laws Nos. 184-02, 318-04 and 195-13, the application of which come under the responsibility of the Tourism Promotion Council (CONFOTUR) which offers incentives and tax benefits to qualifying tourist projects. To avail of these benefits projects must fulfill a series of requirements, which should be based on designing an appropriate tourism product in accordance with the local zoning regulations and based on a market analysis and a feasibility study which guarantee its success and profitability. Likewise, Law 16-95 on Foreign Investment in the Dominican Republic offers a series of advantages, in particular, equal treatment for foreign investors, complete exemption from profit repatriation tax on up to 100% of the capital invested, among others. To this effect, the country is characterized for its social market economy that promotes free competition and provides guarantees of legal stability to domestic and foreign investors, as well as favoring tourism investment. Therefore, developers need specialized technical advice to plan their project in a sustainable way and develop an adequate product able to compete on the market. During my 20 years as a consultant in the country’s tourism and environmental sector, I have advised about fifty tourism investment projects, 90% of which concluded successfully.

Alliances have been set up with the main banks in the country to serve as a link between them and clients buying properties through a RE/MAX agent. Associates were released from office quotas to become part of sales teams with a partnership contract with another specific associate. A telephone company was contracted to set up a fleet and provide mobile phones capable of receiving emails and text messages. Email addresses were created for each of the agents and administrative staff to be managed by the office. For the first time ever, an “agents” email was created allowing all the real estate agents in the country, but above all, all the agents outside of RE/MAX Metropolitana, to communicate. Additionally, very successful annual mortgage fairs were scheduled, held in the parking lots of the office facilities, aimed at promoting and benefiting the agents, their promoters and people looking to buy their own home. Bertrand, what part or city in France are you from and what brought you to Las Terrenas? I was born in the city of Dinan in Brittany, “Cotes d’Armor” (22). I am very proud of my region. I would say I am Breton first, French second! I love going to visit my family a couple of times a year. I travelled to the Dominican Republic for the first time at the beginning of 2004 and to Las Terrenas in September that same year. I moved here in March 2005. What made you start this type of business? After hearing so many people say they had to go to Nagua or even as far as Santo Domingo to find appliances, I started EMB in May 2005. At that time, the only place in town was Comercial de León. What was it like at the beginning? What do you recall? At first things were a bit slow, but I put a lot of effort into spreading the word and advertising to make this new business and service in Las Terrenas known. The originality was in the sales support: by catalog. Clients picked out the models and I was in charge of sourcing them, delivering them and even installing them in their homes. I printed lots of small catalogs and began leaving them in real estate and other businesses in the town such as pharmacies or supermarkets. They are good memories. Macorís... day and night, sunshine or rain... Up until 2010, I only sold by catalog. Describe your business. What do you do? EMB has been distributing household appliances, sound systems, video equipment, furniture etc since 2005. The company has been located on Calle Francisco Rosario Sánchez (next to the Central Electoral Board) since 2010. Opening a store to the public was the logical step for the expanding business and a response to the requests from clients. Six people make up EMB today. What makes a business successful? A very classic response: commitment, respect and responsibility at all levels, from customers to suppliers, not forgetting employees. All these elements make EMB a success. What was the biggest obstacle you had to overcome in starting or maintaining your business? The biggest obstacle was at the beginning, it was a problem of credibility. It took a lot of effort to win the trust of the suppliers. What do you enjoy most about running EMB? I enjoy it in various ways: in the search for new product lines, signing new projects, accompanying new clients, fixing equipment that isn’t working properly... Every day is different. What goals did you set for this year, 2018?

2017 ended with the best sales volume to date for the company, I hope to repeat this result again this year. What would make you jump for joy? I am very happy with what I have. What is EMB’s strength and weakness? From the beginning, EMB’s strength is in the service, the product line, the sales exclusivities, and the fact that we install the appliances... When you lose a sale what is the lesson you learn? In business, sometimes you cannot reach an agreement with a client for various reasons. The most important thing in these cases is to respect their decision and analyze the situation and try not to repeat it in the future. What improvements are you currently working on? EMB is always striving to improve its position in the market, both with its product line and with the quality of the service. Signing exclusive distribution agreements with household appliance manufacturers is our main goal for the coming years. We also want to improve the distribution chain through direct importation: a major challenge for the company in a very competitive market. What was the hardest change you have had to face? How did you handle it?

In 2017, you sponsored the Epic MTB Las Terrenas mountain bike competition. Will you do it again this year? I will indeed sponsor the Epic MTB Las Terrenas again next October 28. I am a fan of bikes in general, so naturally my company supported this event. I get lots of requests for sponsorship every year, but you can’t support all events.

It would have to be when I opened the store, everything was constantly changing from one day to the next. You had to be alert all the time and try not to forget anything. What was the most difficult experience you had with a client? How did it work out? I always try and avoid letting the situation get out of hand. Some clients are more demanding than others, it is important to adapt and always “say what you mean and mean what you say”. What do you like selling the most and the least? As far as a business is concerned there are no preferences, as long as you believe in the product, you will always look for the best

arguments to close the sale. In your opinion, what are the main differences between European and Dominican business owners? Difficult to answer without touching some sore points! On the subject of sales, which is the one I know the most, I think customer care is different, I personally look for a long term relationship with clients. If you could give advice to a novice entrepreneur, what would it be? Do not think it will be easy. The “tropical touch” of sun, sea and blue skies, help but they are false friends... and beware of excesses! Effort, volume of work and commitment will be the guarantee of success.

A classic question. What does the future hold for Las Terrenas? The town (soon to be city) will continue growing. Witness to this are the numerous projects underway or in the pipeline. Las Terrenas will be a destination for local rather than international tourism. Controlling this development is crucial for the future of Las Terrenas. The authorities must continue investing (investments that seem less than in other parts of the country) to solve recurrent problems: sewage treatment, solid and liquid waste, coastal erosion etc. The future is inflected in the harmony among the various communities making up Las Terrenas, accepting the differences in each others’ lifestyles. icole’s passion for horses was forged in her early years in her native Switzerland. Who could have guessed back then where that passion would lead?

While travelling the world in 2003, she discovered Samaná and, having fallen totally in love with the place, decided to make her home in Las Terrenas together with her lovely family. At 40, Nicole Clausen’s dream of having her own horse came true. Shortly after, she bought another one and then finally, in March 2015, she and Sophie Dubost opened a ranch offering excursions to tourists in Playa Cosón. In the beginning, things went really well but soon problems started to arise such as sourcing proper fodder for the horses, finding good staff, etc. Not everything was that obvious but, bit by bit they figured things out and built up the right contacts. When Sophie returned to France, Nicole was faced with a new challenge. Having decided to carry on the business on her own, she now needed to transfer the ranch from Playa Cosón which was

becoming increasingly busy and with few options for excursions. La Barbacoa turned out to be the ideal place, with fabulous landscape, close to the beaches, lots of countryside and mountains, and endless space for excursions for all levels and ages. Encouraged by the kindness of the people from El Limón, who often asked for advice on how to cure or relieve an ailing horse, Nicole quickly settled into her new premises. In an ongoing effort to upgrade the services she added some facilities to her ranch. Today, Rancho Playa has a stable of twelve magnificent horses, a 600 m² riding arena, 15 paddocks covering a total of 250 m² with shelter and a large covered area to care for the horses. In the future, Nicole wants to develop more day trips, get the children from El Limón involved in the club, make them aware of animal suffering and share experiences. She would also like to expand the ranch and add a rescue shelter. Even though she still has a long way to go we are quite certain she will make with her professionalism and enthusiasm.

O

n a day like any other, Alexandra was in her boutique when she saw a woman pass by with a bag that caught her eye. She had always loved hand crafts and even as a child had loved creating all sorts of things. So, suddenly she got out her old sewing machine, a quick dust, and set to work... the first Dream Bag was born. She had hardly finished it when a friend asked her to make one like it from fabric she herself provided. These first creations soon became popular among Alexandra’s friends, and soon she decided to dedicate herself to this only. She reduced her shop space, as she didn’t need such large premises, and on the spur of the moment and without much forethought she launched herself into her new adventure. Everything changed after that, but her goal remains the same, to do something she likes and enjoys. Each piece of fabric, ribbon, zip and accessory has its own personality and Alexandra likes to give them importance, let each item tell its story. Sometimes she needs to leave the fabrics and accessories “rest” on the workbench so she can absorb them and begin to “understand” them before working with them. She tries to give them a chromatic and conceptual meaning so they look as if they were born to be together. In a way, she’s not the one who mixes and matches... it’s the fabric that guide her and determine the final result!
