t’s been nearly two years since the pandemic, quarantines and restrictions began, and building material costs are still increasing. The prices of iron, steel, wood, plastic, aluminum, copper, concrete, etc., have been climbing non-stop worldwide for months, with two immediate effects: first, developers will earn less with the properties they have sold off-plan; second, properties going on the market from now on will be much more expensive. However, contrary to what some skeptics think, real estate investments in the Dominican Republic, or so-called real estate tourism, remain one of the great revenue generators and one of the safest investments in the entire Caribbean and Central American area.

Cinco y Más Creating and restoring lampshades When Melissa arrived in Las Terrenas she began looking for decor accessories and lamps to furnish her house. Finding nothing to her liking, she decided to make them herself. To fill a true decorative void, she began making her first lampshades from home for herself and her friends... word of mouth did the rest. In November 2017, she founded the Cinco y Más workshop. Initially unable to source most of the components she needed and finding the quality of the materials available unsuitable, she decided to import all her supplies from France, thus making sure she could deliver a quality product with high-end finishes. illa Manglar is situated on Calolima beach (El Portillo, Las Terrenas) to enjoy the magnificent surroundings, the mangroves and coconut trees, and quiet beaches where the quality of the sea water is more than 95% pure. A great variety of marine life is easy to spot among the mangroves. At dusk, many different species of birds perch among their roots, and their songs, along with the compelling sound of the sea breaking on the reef, brings total relaxation. Once night falls, the tree in front of the sea, lit up with rattan lamps, creates a dreamlike atmosphere. The somewhat rustic decoration lends a distinctive and very cozy feel to this modern style villa with five bedrooms, all with full bathroom. The upper floor comprises three bedrooms with king size bed, two with spectacular sea views, in addition to the master suite, with its perfectly located bathtub, making it a very romantic room. The ground floor has two bedrooms, (one with two twin beds that can become a queen size) and a large specially fitted bathroom for people with reduced mobility. The other room has a queen-size bed and a twin-size bed in the loft, full bathroom and smart TV. insamana 31


There are also two courtesy bathrooms, one inside and one outside directly accessible from the pool and garden areas. It also has a spacious living room with smart TV and a modern fitted kitchen. The villa is designed for a family with members of all ages, so everyone can enjoy their own space and comfort. We hope everyone who comes to Villa Manglar feels the same and, like us, can’t wait to come back. The comfortable cozy porch area features a table for twelve, made of samán wood with the legs made from materials recovered from the old Sanchez railway. Much of the furniture and decoration was made by local artisans using wood and materials from the area. All the details of the villa were chosen to blend in with the surroundings, some pieces from Spain were also added to become tables, lamps and other decorative elements. Our great friend Jordi Sicilia (El Tallers de les Flors) helped us give it that special touch and make us feel so happy in Villa Manglar that it’s almost impossible to leave.

Pitahaya, the dragon fruit The dragon fruit, a nutritional treasure trove The pitahaya is called dragon fruit for its unique colorful appearance.

It comes from southern Mexico and Central America, although production has expanded to other regions of the world. Its name means “scaly fruit” and was given by the colonizers. It is oval shaped and three varieties can be found: yellow on the outside with a seedy white pulp on the inside, and red on the outside with either a white seedy pulp or red seedy pulp on the inside.

The word pitahaya is of Antillean origin and means scaly fruit.

Although it can also grow in dry climates, the pitahaya is actually a tropical plant and prefers warm, semi-humid climates. It has a very pleasant mild sweet flavor with a unique bitter-sweet smell of citrus fruits. It is a great anti-aging food, preventing degenerative and cardiovascular diseases. Pitahaya helps create red blood cells. 90% of the fruit is composed of water and is rich in iron, calcium and phosphorus; it also contains vitamins B, C and E. Its energy value is 210 kJ/100 g. Its pulp is rich in captin, a component that serves as a cardiac tonic, stimulating healthy heart function. It has antihistamine properties and is very suitable for people suffering from asthma or sinusitis. The fruit is rich in prebiotic fiber, boosting beneficial bacteria essential for the proper functioning of intestine, improving not only digestion but overall health. The main producers in the world are Nicaragua (biggest producer in Central America), Colombia, Peru, Ecuador, Vietnam (biggest producer in Asia), Thailand, Malaysia and Israel.

Tropicalmax Real Estate Tell us how you arrived in Las Terrenas, and how you started with Tropicalmax. I arrived in Las Terrenas in 1987. At the time, it was my parents, my older brother and I. We came to work on a private farm in the Hoyo del Cacao area and then, two years later, we moved to the Abra Grande area for work reasons, where I grew up with my parents and brothers, and where I live to this day. I started working in real estate as a private employee in 2006. I worked for the same company until July 2015, the year I decided to start my career. That same year, I opened my first real estate agency. I was very proud of that achievement: I named it Jaseli Gestión Inmobiliaria, in honor of my first two children, Jasmine and Elisama. In 2016, my friend and brother Arnaud Charlemagne offered me a partnership and we have been working together since then, in good times and bad, supporting each other and with an eye on progress, not just for us, but of all those working beside us. As a result of this partnership, what is now Tropicalmax Real Estate was born. In 2018, we decided to merge efforts and open a single company where we would work together as partners and at the same time form a work team to respond to the demands of the market. Today, Tropicalmax has 12 real estate agents from different countries, with a variety of languages that allow us to communicate with the world. How much is my home worth? Every real estate agent must know their limits, each to their own area and, whoever doesn’t understand this, will live making mistakes, because they think they are a lawyer, a surveyor, a builder, etc., in short, you think you can master everything related to real estate. In our case, we know the market and always recommend our clients have an appraisal done with a professional in that field. In many cases, the owners prefer to assign the value to their house themselves. The wisest thing is to do an appraisal with an accredited professional. As an owner, when setting a price, you don’t take into account your emotions and you could assign a totally off-market price, based on what you consider to be your property. I strongly recommend an appraisal be made in order to get the real value of a property.
